one of the worst builders. 1. biggest eyewash is kaveri water connection. The amount is taken by the builder as "amenities" and the builder didnt even care to apply for kaveri connection with BWSSB. same thing done at Charitha Blossom and Charitha classic. 2. Gym is not provided. 3. within 1 yr flats have developed cracks. So no care taken to do proper curing during construction. 4. Solar water heating system is another farce. The pipes got corroded (due to usage of tanker water) and now the solar water system is unusable. 5. duct covers are of poor quality. one huge wind and the duct cover got blown away leaving the duct open to sky during rainy season huge problem of water getting collected 6. 3 bores were promised. But by the time the owners occupied only 1 bore was working and it got exhausted in 6 months. Now with no kaveri and no water in bore, need to rely only on the 600+ TDS quality tanker water. This causes the water purifiers maintenance very frequently.
Seriously now-a-days it is very difficult to understand which builder to trust. There will be some or the other problems with all the builders.

The SRA had released some development rights to HDIL which was sold in the market for Rs. 2,400 crore. It accused HDIL that the company was bound to complete the project as per agreement, but it had refused to give possession of the tenements that were already built to SRA. When the Housing Development Infrastructure Ltd (HDIL) won the contract of rehabilitating the slum dwellers encroaching the Mumbai Airport land, it was like a jackpot for the company and its investors. This was country's largest slum redevelopment and rehabilitation project and involved building new tenements for 85,000 families. This would free up 276 acres of Mumbai International Airport Pvt Ltd (MIAL) land which could be used to build a new terminal with other facilities while expanding the runway.
With the Mumbai airport slum reallocation project declared 'terminated' and the blame game between different entities involved, the future of the project and hence the land belonging to the Airport authority as well as SRA remains uncertain. The Mumbai high court verdict will be crucial and will decide the future of the project.

The rate per sqft they are quoting is around Rs 4250 on-wards. The project has various modern amenities like Garden, Swimming Pool, Play Area, Health Facilities, Recreation Facilities, 24Hr Backup, Security, Intercom, Club House, Rain Water Harvesting, Gymnasium, Basket Ball Court etc.
The base cost of ₹ 4250 is applicable only for the first 4 floors, floor rise charges of ₹ 50 per sq.ft. is applicable from 5th floor onwards, pool and courtyard view units are charged ₹ 50 per sq.ft.

Additional cost include ₹ 2.75 lakhs for car park, ₹ 2 lakhs for amenities, ₹ 40,000 as solar charges. This sums the base price to ₹ 4700 approximately without VAT, maintenance and other charges.

Increased Water bills in the city for the month of June, which was totally unwished for, have been called upon by the BWSSB to be at the helm of water usage in the city.You are absolutely correct @Armaan. For example, if a housing complex of 100 apartments, each having 4 members, will consume - 150 ltsx100 apartments x4 members per family x 30days = 1800000 lts per month. With the increase in water tariffs from Rs 6 to Rs 19 per 1000 lts, the housing complex would require to pay water tax of Rs 34200 per month instead of Rs 10800 (1800000 lts x Rs6)

The project has two phases. Phase I they have already completed and Phase II will get completed by another 22 months. The projects is known to be approved by BMRDA and all the major banks. The project is around 17 kms from Ecity.

Hi, OC is issued by the BBMP only after the building is constructed as per the sanction plan approved by them as well as all the Bye-laws. the maximum deviation that they approve of is 5% and that too is decided on a case basis.. so you need to check with the BBMP office and the builder..... I think this is issued after completion and this is an under construction project.

Demand for residential properties in Budigere has been rising constantly owing to factors like good connectivity, availability of land parcels, and lower property rates. Budigere is located nearly ten kilometres away from Whitefield and ITPL, major IT hubs of Bangalore. Prime areas such as Old Madras Road, K R Puram and CV Raman Nagar are in vicinity. All the neighbouring localities have become highly congested due to lack of land parcels. Budigere on the other hand offers wide open spaces as land parcels are easily available.

Due to some legal issues the project is still pending. The best thing would be to visit the builder personally and inquire for the long delay in completion. Under the new project, the BWSSB is expected to draw nearly 6.44 tmc of water (by the end of 2017) out of 10 tmc released by the state government. As per BWSSB officials, without the additional water supply, Cauvery water cannot be released to the 110 villages, which are merged with the Bangalore City.
The detailed project report (DPR), "Water Supply and Underground Drainage System", envisages supply of 400 million litres of water per day (MLD) to these areas and laying an elaborate sewerage network in the villages. According to sources, the state cabinet is all set to approve the project in the budget session and it will then be sent to the Centre for its consent.

The project was launched almost one and half year ago and the construction work is going on. The possession is expected by June 2015. Banks like SBI, LIC, HDFC are tied up with this project and BBMP has approved the project. No, they are not ready to negotiate.

I completed do not agree with Mr Roshan Singh. East Bangalore is a good option for investment purpose. Areas in east Bangalore like KR Puram, Old Madras Road, Whitefield and Budhigere are on top of the heap in terms of real estate investment, due to their proximity to city center. For value seeking buyers, East Bangalore has singled out as the ideal place for residence since the region has emerged into a micro-market with a wide across retail and residential developments.
@Dwarkesh, At this point of time you should invest in North Bangalore because of the improved infrastructure, developing social infrastructure, planned commercial developments, proximity to the international airport and enhanced connectivity have resulted in north Bangalore grabbing more of the limelight. Rental values will also witness appreciation. The Information Technology Investment Region (ITIR) and Aerospace SEZ planned by the government will provide further impetus to north Bangalore with a growth horizon of 3-5 years.

The project comprises 657 units. The apartment sizes vary between 1,290 sq ft and 1,322 sq ft for two BHK and between 1,585 sq ft and 1,695 sq ft for three BHK configurations. The project will also comprise a skating park and a racing bay built specially for kids.The property will include a first-of-its-kind pet park. The project will also include a multi-sport playground, a massive lake-facing open amphitheater etc.

Sobha Green Acres is still in pre launch situated at Balagere Bangalore. It has 1 BHK and 2 BHK apartments with premium specifications and world-class amenities. No idea when they are going to launch the project.

Q: I am in search of an apartment/flat in electronic city and near by area in bangalore for 30-35Lakh. I got response from many of the builders and owners . But when i checked with them i came to know that none of them are providing Occupation certificate. When i checked with some reputed builders they were providing OC , But the price is above 40lakh . Is it not possible to get OC for the flats within my budget range. 'or can i go with any flats without OC

Occupancy Certificate is mandatory. If you are staying in a flat of which the builder has not yet got the Occupancy certificate it may lead to future problem. After the building is completed you are required to file an application for Occupation certificate. The prescribed authority will inspect the building and after ascertaining that the building is as per the sanctioned plan, will issue a certificate. This certificate is called the Occupancy Certificate.
Hey Sandeep, I would say that it is better to buy a property which is having OC as you are going to put your hard earned money. There can be risks if the building is not having OC.

The detailed project report was tabled in the council in the year 2004, but the plan was dropped after civil engineers came up with the idea of a core Inner Ring Road to ease the city's traffic woes. :( :(

Not much information over the net about builder. Looks like they have deviated from earlier plan of building 7 floors to 9 floors now. No confirmation on getting OC either. One aspect to check if area in front of the plot is marked empty and not sure who owns the same... if someone builds there, how to approach?
The project was suppose to get completed by June 2015 now they have extended to August 2015.

Q: At Century Marvel Apts. Hebbal Kempapura, even after 2 years of occupation of Apts., common facilities like Club House, Swimming Pool and STP (Sewerage Treatment Plant) are still not functional. We are yet to get BWSSB domestic water connection. There is just one borewell which is inadequate to cater to the requiremnts. Despite the Owners Association regularly following up with Century Builders, hardly anything has happened. There is a long list of Pending points too which are yet to be attended by by the Builder..

According to the sales representative, the registration of the property was suppose to start on June or July. DTCP is Directorate of Town and Country Planning. The department looks after the subject of planning and development in urban and rural areas.

Kumar, Roshan - Going after the builder is waste of time in the present scenario. If by gods grace the real estate bill passes and GOK forms a separte body then we would get justice. Until that time we are the slaves of white and whites who drive fortuners :-(

Yes the project has got approval from BBMP and they are going to provide A Khata for the same. Advantages are as follows 1) Faster possession due to construction technology. 2) Sports and recreational facilities. 3) Project has been priced very competitively 4) Sobha is a brand 5) Location and good connectivity and the only disadvantage is that the last few miles of the road is narrow.

BDA has approved Whitestone Verosa and you can avail home loan from banks like HDFC, Axis, SBI, ICICI, Federal Bank. The project is expected to get completed bu last quarter of 2016.

Absolutely, if you are looking for long term invest, you can invest in Hoskote-Chintamani corridor. The development in this belt is largely concentrated around plots and a few apartments. Long-term growth is expected in the affordable and mid-range housing segment, due to the availability of large-sized land parcels when compared to the other belts around Hoskote.

No I have not booked an apartment yet but I have enquired about the same. The project has got approval from BBMP and banks like SBI, HDFC, Axis and ICICI. They are going to provide OC, CC and A Khata.

Hey, Can you please let me know what is the current average selling price going on in this locality? How is Haralur Road from both end use and invest point of view?
The price trends going on in this locality is Rs 5500. Harlur is a very prime location to live for and have good connectivity to other parts of the city by ORR, E- city and Sarjapur road.. The area is very safe to stay with a family. But the only disadvantage is that the area is having a very narrow roads which create traffic congestion.

Phase I is spread over 9 acres of land with 166 plots. The price of plots here ranges from Rs 16 lakhs to Rs 21 lakhs approx. You can avail home loan from banks like ICICI and LIC Housing Finance.

There will be two phases. Phase II will be developed on 3.05 acres of land with 60 plots. Facilities that the builder going to provide here are underground electric wiring, covered drainage, footpaths, street lights, under ground water connection, park and play area.

Electronic City area provide the home buyers several options in affordable and mid segment housing. Electronic City corridor is well connected to the rest of Bangalore. A new line will be added to the existing green line which will cover most of the areas on the Electronic City Corridor, which will be completed by 2020.
I do not completed agree with you. Central Silk Board still faces a lot of traffic congestion all day long for which investors are rethinking to invest in this corridor. There are no good malls and social infrastructure is yet to catch up.

Hi Ismail, Have you checked with the builder regarding the possession date, if not then kindly check with them once and if there is a delay you can ask for compensation if it is mentioned in the clause.
