Hi Anil, I visit the site and has seen the following: 1. Structure completion of final tower (10+ floors). 2. Interior plastering is going on throughout tower. 3. Completion of inner areas such as pool area, clubhouse structure, parking bays. Tower 1&2 would be handed over in next 2 months i.e. May end Tower 5 would be possessed by Sep-October Tower 3 & 4 would be handed over by the end of this year.

Hi all, Locality is good for end users as the infrastructural development in the locality is tremendous. Indirapuram, located on NH-24, has been able to establish a strong image as a residential sub-urbia with social infrastructure, multiplexes, shopping malls, ecology, educational centres and city infrastructure like metro rail, flyovers, by-passes, water supply and adequate power. It is the prime residential area and most preferred locality in NCR due to its proximity to Delhi. There is a four lane leading to the township soon to be converted to a 8-lane expressway.

Gud morning Ketal, Service tax is levied on all services, expect a small negative list. These are advertising, air travel, services of architect, certain type of constructions, credit card, even management, and tour operator are some of the important services which attract tax.

Now it is mandatory for builders to provide one car parking space for each housing unit in a building developed on a plot area of over 100 sqm. If builder has to provide like this then the land required for parking area is going to increase. And because of this the number of housing units in the project may reduce. The Ghaziabad Development Authority (GDA) is set to implement a proposal to allow online approval of building plans. Under this process, developers who intending to construct structures in Ghaziabad will be able to submit building plans online. No-objection certificate will be issued after thorough evaluation of the plan and the concern parties will be informed as well.
For now the authority will finalise the details of the tender and the project will comw into place in the next few months.

Hi, Vandana, there are chance for FAR to go up in metro corridor areas. Hence, if the FAR is increased then constructing of floor above second floor will be allowed. The approvals are yet to get green signal. first check what is FAR for your area, accordingly you can take the step.

See according to the news, Delhi-Gurgaon-Alwar stretch is 180 km long and there will be around seven lakh people who will travel everyday.
There are additional five corridors like Delhi-Faridabad-Ballabgarh- Palwal, Ghaziabad-Khurja, Delhi-Bahadurgarh-Rohtak, Ghaziabad-Hapur and Delhi-Shahadra-Baraut which will be soon added to the second phase.

Hi, yes it is no doubt a very favorable time to invest in property in Ghaziabad. With concern to the declining tendency, the Ghaziabad Development Authority (GDA) has decided to halt any further appreciation in property prices from August.
Aare, you need to thank GDA vice-chairman Santosh Kumar Yadav. It is he who pointed out that the property prices in Ghaziabad had been upraised two and a half times in May 2012.

How many BHKs are you looking a . Normally they have kept the price for 3 bhk is Rs 5600 per sq ft. This is their launching price, so after few years months there will be appreciation.

See in terms of investment , right now the place is not ready to give you immediate returns.Raj nagar ext is not a recommended locality for investment as this are is saw a very low growth rate from past few years and expectation is it will move slow for next few years. if you are looking for investment point of view i would suggest explore option in Gr. Noida and expressway or if you are looking in GZB go explore option in indirapuram.
Soon, the area will be connected through a six lane expressway connecting GT Road with NH-58, which eventually goes straight to Dehradun via Meerut. The Metro Rail is also on the verge of knocking the doors of Raj Nagar Extension, which will surely help residents and transform the area.

I would like to say that Raj Nagar is good for investment but for long term. If you are expecting a good return within 2-3 years, this is not the place.The area need infrastructural development which will take a lot of time… approx 5-6 years. The profitability of investment in these sectors can be anticipated by studying past performances, recommendations and also based on personal experiences.
In the first quarter of the year the real estate was falling badly..but now it has stabilized and so can be good as investment.. but one cannot ignore the fact that there is unsold inventory and shortage of liquidity cash... Stocks too were not doing well but now after the stable government in the centre the situation has improved highly and has also crossed the Rs 26000 limit.... so it is very good as of now..

Actually Sector 17 is a HUDA property hence it might be a problem for purchasing those plots. The price they are quoting is Rs 80,000 per sq yard. The area is good and it is the main old Gurgaon but not at all safe and you have to face a lot of noise and pollution as it is situated on the highway. One of the good project will good amenities near sector 22 and 23 is Gurgaon One. You can also check project by ATS in Palam Vihar.
Guys the connectivity of the area is very good, but bit risky in both investors and end users. If you want to do investment go for Sohna Road and MG which will give you much better returns .And if for end use, Dwarka Expressway is one of the best place… If we have good options why to to waste money in old areas of Gurgaon!

Hello yash, well its the same project as the project is still in the pre launch phase and they have 2 bhks and 3bhks on offer and the price quoted to me was Rs 2399/sqft +other charges like the car parking, club membership, power backup etc and all this inclusive come to approx Rs3000/sqft. yeah Ravinder..the DDA had hinted at this project in dec last year and was expected to be launched by march or April this year but due to the Lok sabha elections code of conduct it got delayed. There is further some delay as they have to get central governments approval and that is in process. so finally by July this will be launched.keeping fingers crossed.
Hey, i also got to know that this scheme will include not just the new houses that are to be built but also already constructed houses that are lying vacant because of delay in payments or defaulters or any other reason.

Hi Vikas, In my point of view Bhopura has the potential to become an investment destination of choice owing to infrastructure development and upcoming residential projects. Bhopura is a fast developing locality in the NCR. The area still offers affordable prices because the occupancy rate is low here. At present, Bhopura offers a good deal to those who have an appetite to hold the property for at least 3-4 years to see a noticeable appreciation.
@Vikas, In my point of view If you have a tight budget and are looking to invest in a property, Bhopura offers a wide range of affordable properties. According to the latest news Apr-Jun 2014 quarter, the locality offers properties in a range of Rs 3,000-3,700 per sq ft.

Hi Mr Roy, Yes I heard the news , GDA going to launch a new housing scheme in Rajnagar extension, Ghaziabad and the project for the housing scheme will be constructed over 20,000 square meter land. The GDA developers will construct G+10 and G+12 floor group housing towers, 2 BHK and 3 BHK flats will be developed in these towers. Hi Mr Anand, In a path breaking step, the deeds of declaration (DoDs) of apartments, which have not been provided to buyers, will now be prepared by the Ghaziabad Development Authority's (GDA) own architects. DoDs not provided to flat buyers in developers' buildings, in effect keeping the buyers ineligible to demand their rights from builders, under the UP Apartments Act, 2010.
Hi Anand, Despite circulars sent to builders by the GDA, asking them to provide the DoDs to flat buyers at the earliest, only about 50 of the about 250 builders had responded. GDA architects will now survey complexes constructed and sold by these builders, and prepare DoDs at the builders' cost. These DoDs will then be passed on to flat buyers.

It is a good move by the UP Governement. Relaxations offered by the government will go a long way in encouraging small developers and land owners in Ghaziabad and the state. As much as 20 small developers are likely to benefit from this amendment.

Hi everybody!!!! I need your help. I Bought 2280 sq-ft. size flat in Gaur Sportswood, Sec-79, Noida in April 2014 at the rate of Rs. 1.17cr which now Gaur Sports wood is selling at 95 lacs. I am thinking that i have cheated. What should i do now? Any suggestions!!!!!
Hi Anup, I understand what you mean but at that point of time, probably you might be thinking it to be a excellent deal. Now that things have changed, you feel cheated. Such aspects will always continue. If Gaur lowers its price further next year, will the current ones doing booking in the 21-21 scheme feel cheated or not? The 2280 sq-ft flat is a spacious layout. Be maintained if they give you timely delivery. It is very bad out there with most of the other builders, people are waiting for more than 3 yrs to get their flat possession. Imagine the situation of people who are out on streets shouting slogans and yet waiting to get their flats delivered.

Check you registration clause, is there any clause for compensation for delay in possession? If yes, then consult a good lawyer and file suit against builder. Hi, Buying is better only if you stay for 7 years or longer. India’s realty market is driven by investors rather than end users. Thus, if homes prices continue to remain flat for long, investors will start losing interest, as they are in the market for a good return on the money invested. Return comes in two ways—capital gains from the appreciation in the home prices or rental income. At present, apartment prices are either stagnant or witnessing a mild correction in most parts of India, and more so in the NCR. So renting is always a best option.
Good evening Rahul!!! Apart from that, expenses on account of property taxes, society maintenance charges and the normal wear and tear of the apartment includes around 20% to 30% of the rental income depending upon the age and location of apartment building. Then, you also have to consider capital gains taxes in case you decide to sell. But in rented property, you don't have to think about all that.

I agree with Yash......It doesn’t make any sense to buy a 2BHK apartment for Rs.2 crore and enslave yourself for life in a bad job. Why buy when you can rent it out for just Rs50000 a month at the most. I stay in a house that is priced at Rs 40L, but I pay only Rs.8000 a month as rent when home loan interest rate is 11.5%. Why can’t you?
Thanks Murali, Till a few years ago, living in a rented house was not an intelligent move. You could buy the house and pay the EMI instead. But this is no longer true. The latest ArthaYantra Buy or Rent report shows that except for Hyderabad, Ahmedabad and Kolkata, renting a house will be a more cost-effective option than buying it.

Hello Vishal, When is the last time you have discussed with the builder regarding your flat possession? As most of the property portal is showing that possession has started or project completed. One last time discussed with the builder and ask for the possession. People who have invested their hard earned money still waiting for their flat possession. Q: Hi, I had booked flat in Tower D in subversion plan. As per the agreement, EMI should be started after possession and possession due date is in Dec 2018. Now when i am contacting them for possesion, they said possession will be delayed by March 2019 but my EMI will start from Nov 2018. I have been following them since 2 weeks but no response. You should make a complain with the state RERA authority aginst your issue. You can also file a case in the consumer court for not refunding of amounts.
