Q: Is Vijayanagar Extension a good place to buy a family home?
My replies to this discussion
There are good schools and colleges in Vijayanagar. You will also have plenty of places to go shopping for your monthly household needs. You can catch buses for the rest of the city from the bus stand. The roads are wide and well maintained and there are several finished as well as upcoming real estate projects in this area. The drainage system is excellent, with continuous water supply and electricity. Overall Vijayanagar is definitely a good place for you to move into with your family. There are good schools and colleges in Vijayanagar. Q: How much Stamp Duty will I have to pay for a 2BHK apartment in Vijaya Nagar?
My replies to this discussion
Hey, in Mysore the stamp duty is actually evaluated based on the property value guidelines and not on the selling price of property. The property values are calculated from the guidelines retained by the sub-registrar’s office and they are usually around 30% higher than the actual value of property. So the property value calculated from the guidelines of a 1500 sq. ft. 2BHK apartment in Vijaya Nagar is around Rs 52 Lakhs. The stamp duty amount you have to pay is 6.65% of the calculated property value i.e. around Rs 35,000.Hey, in Mysore the stamp duty is actually evaluated based on the property value guidelines and not on the selling price of property. Q: When will the Blue Valley Nice Vistas project be completed? What is the square foot price of the plots there?
My replies to this discussion
Hey, are you planning to buy an apartment in the Blue Valleys Nice Vistas project in Mysore? That is definitely a god choice but you must hurry up as plot construction has already been completed and it has been ready to be occupied since March 2014. The per square foot area of these plots are just Rs 800. The plots each vary from 1200 square feet to 400 square feet. The unit types haven’t been declared yet, but they will be mostly villas with some apartments.Hey, are you planning to buy an apartment in the Blue Valleys Nice Vistas project in Mysore? Q: What are the major upcoming residential projects in Mysore?
My replies to this discussion
I think the Yesh Greens III is the most important real estate project that is going to be developed. It is slightly outside Mysore, located on the Mysore-Coorg road, near Yelwal. The plots have been up for sale since March 2014. This is a highly reliable project as MUDA, DTCP, and all leading banks have approved it. You can choose from the three types of plots available here - 30x40 sq. ft, 30x50 sq. ft., and 40x60 sq. ft. The price range lies between Rs. 4.5 to 9 Lakhs. Q: I’m a government employee and I’ll be retiring in two years. I’m planning to move to Mysore with my wife after that. I was looking to buy a 2BHK apartment for us. Will the Sankalp Central Park be a good option? What is the locality like? Can someone give me some extra information on this?
My replies to this discussion
The Sankalp Central Park project is a preferable option for a retirement home, because one of its special services is a senior citizen centre. I’m sure you and your wife will enjoy interacting with the other residents of this apartment project. There is a clubhouse, a beach pool as well as an herbal garden. Q: Should I invest in real estate near the Devaraja Market?
My replies to this discussion
Hey, if the Devaraja Market is finally refurbished as proclaimed by the MCC, then I think it will be a good idea to invest in real estate around this area. But you must take care not to go for residential areas too close to the market. People tend to avoid living too close to noisy commercial areas. Find a property that is accessible from the market at the same time not too close to the noise and traffic of the market. Q: Any idea when the Bangalore-Mysore track doubling will be completed and do you think it will really help in anyway?
My replies to this discussion
Oh, are you serious? The track doubling will of course help. Now, express trains take around three hours to travel from Bangalore to Mysore. But once track doubling is done it'll take around two hours to travel between the two cities. It will surely be beneficial for many people who travel from Mysore to Bangalore daily for work. It will also reduce the rail traffic in the region. Now many trains have to wait for signals and waste time. The railway officials first said that the track doubling will be completed by end of 2014, but now it looks like it can be completed only in 2015.Oh, are you serious? My replies to this discussion
Yeah, I think that Kuvempu Nagar is a good locaclity. But if you are looking for a quiet locality with a lot of greenery, you can consider Vijaya Nagar or the Bogadi area. Q: My work requires me to shift to a 1 bhk apartment on Bannur road in Mysore but will the incomplete ORR project cause any traffic and electricity problems in the locality?
My replies to this discussion
You should definitely get a house on Bannur road. Do you have any idea how the real estate sector has prospered because of this ORR project? However property owners within a 500 metre radius had to levy a betterment task and now that the work is almost complete, it is such an efficient highway that is extremely well lit. I read here http://www.commonfloor.com/search/public?q=apartments+bannur+road+mysore that you won't be facing any electricity issues and you get some really nice apartments in that locality. Q: Hi I might have to move to Mysore because I got a job there. I am actually from Hyderabad and I'm very clueless about Mysore. Can somebody please tell me if Mysore is a nice city to live in? Whether it has good infra facilities and real estate value? What are the negative points about living here?

According to me, the main reason why Mysore and Bangalore differ so much even though they are neighbouring cities is because Mysore has a horrible airport that can barely even be considered an airport. Don't even get me started on the bad roads and transport facilities.According to me, the main reason why Mysore and Bangalore differ so much even though they are neighbouring cities is because Mysore has a horrible airport that can barely even be considered an airport. Q: Can anyone tell me about what MUDA has stored for Bogadi. What sort of projects do you want to introduce here and how will it affect Bogadi's growth and development?

My replies to this discussion
As much as Mysore needs this sudden expansion, I don't think it's ready for it yet. Already there is water shortage problem, frequent power cuts, bad roads and open drains. Q: What’s the status on the Mysore Airport expansion project? I’m a real estate investor, and I’m interested in buying property in Mysore. I’m asking so that I can figure out how the Mysore infrastructure is at the moment, and what are the prospects for growth.

My replies to this discussion
I had heard that about two months back the state infrastructure development ministry had decided to acquire 84 acres of extra land into this project. Its not so simple. The AAI also has claimed that the NH212 will need to be aligned properly. Currently the highway is cutting through the land needed for expanding the runway from 1780m to 3400m. So they need to change the path of the national highway so that it doesn’t interfere with the runway. Q: Hey friends, i came to know that mysore which was once known for its individual row of houses is now turning to multi-storied building. Does anyone have any information about this. Please share it with me.

My replies to this discussion
Yeah, that's the point. but, when you take the case to the place in the Mysore-Hunsur road, you can see that the plot sale is very active there. I was given an approx. info that over 25000 plots have been sold in this area. but, this growth in this area of Mysore is because it is in distance with the main city area and the residents there have very less access to services and amenities.Yeah, that's the point. but, when you take the case to the place in the Mysore-Hunsur road, you can see that the plot sale is very active there. Actually, the mysore urban development authority has identified around 800 acres of land in the outskirts of the city for developing the proposed layout. The MUDA has already approached the state government to seek its approval to partner with the landowners for the development site.Actually, the mysore urban development authority has identified around 800 acres of land in the outskirts of the city for developing the proposed layout. My replies to this discussion
Prices for the sites are not set as of now. Because when the project was started three years ago, MUDA took into consideration the inflation that might arise in the land prices, so they have decided to price them when the development is completed with all the civic amenities.Prices for the sites are not set as of now.
