Q: I had opted to buy a penthouse apartment on 16th & 17th floor in Labanya, but I have been left very confused due to some points. PHouse plan is not mentioned in their brochure & they fail to show us any sanctioned plan for the same. Home loan can only be taken from 2 branches of their choice of SBI & HDFC banks. Few disadvantages while entering the buying circle at a latter stage in life are as follows: 1. After 40 plus, an individual starts approaching his retirement and thus want to accumulate funds for retirement. 2. If during such a life stage, one takes a home loan to buy a house, then it may hurt him during retirement.

Thanks dear for updating us, can anyone tell me what is the time duration required to obtain EC?
Hi Kaustav,The time taken to obtain an EC is usually 15-30 working days. While an EC may give the details of the encumbrance on a property, there are certain documents that are exempt from being registered at the sub registrar's office. As such, these will not appear in the EC. Hence, it is advised that the buyer obtains both the EC and possession certificate as a proof of complete ownership of the property.

When we asked for accounts they started to deny.After a group of people approached to MD, he agreed for give their accounts. The actual rate was 1.3-1.4 as discussed with residents and balance they were taking to their own pocket. Rajarhat and Gopalpur Municipal Corporation has approved this project and all the leading banks and financial institutions are funding. When builder himself is telling that you can buy then I think there's no issue in buying.. Nice discussion guys.. I agree with both the answers. And I would like to add another reason. People in Noida prefer to buy lower flats as the chances of earthquake are high in this region. Hi Nandakishore, the flyover collapsed on Sunday early morning at around 4.30 am. The quality was not good, that's why it collapsed. Good to hear that you are planning to live in South City residential complex. According to me, South city is by far the best area to live in Kolkata city. Buying a 3-4 BHK in South city could be an expensive proposition but it’s a good idea to stay within the city if you can afford the high price. The price can vary between Rs 80 Lacs to one crore in these new South city apartments. On the upside one can easily rent the flat between Rs. 25-30,000 per month if the property is only for investment purpose. Is your confusion regarding the prices? Make sure all paper work is clear before buying any property and hidden costs are taken care of as well to avoid unnecessary hassles.

I agree with Utpal. The canal road is in bad shape now and not in used. But that road may turn out to Keshtopur Road as projects like Sunrise, etc will have only that road. In case a bridge comes over the canal, it will benefit this project too. Security outside the project is still a question and that is why distance from MAR is important. Inside the project, security should not be an issue.

Both these markets are in a productive spot and have never had an asset bubble. Hello Sir, The stamp duty and registration charges have been revised in March 2014. In West Bengal the Registration charges is 6% within Municipal boundary and 5% outside Municipal Boundary and the Registration Charges is 1.10% for both.
Hi all, Even the State Finance Department, Government of West Bengal issued an order in January 2014, allowing the original members of co-operative housing Societies across the state to pay stamp duties as per cost of construction of their property, not on the prevailing market price at the time of such registration. A notification by West Bengal Government, original members of co-operative societies to pay stamp duty according to cost of construction of the property. Post notification all the owners of flats or houses constructed on or before March 2013 through co-operative housing societies will get this benefit.

A 2BHK apartment, of size 938 to 1065 sq-ft, costs between Rs 30 to Rs 40 lakh, while a 3BHK unit of 1015 to 1600 sq-ft, costs within Rs 45 lakh approximately in Rajarhat.

Hi, Kestopur is a very important realty junction on the VIP Road. It is located near Salk Lake City, one of the best townships in Kolkata. It is also near Ultadanga crossing, an important connector between Salt Lake, old areas of North Kolkata include Sobhabazaar, Shyambazaar etc. and the Eastern Metropolitan Bypass. Prices here range between Rs. 3050/ sq.ft. to Rs. 4600/ sq.ft. depending on the location. Airport is within 8 km and Howrah station is with 15 km distance. Considering the rate per sq.ft, flat cost is still cheap compared to other localities without so much advantages of Kestopur. This area is good for end users. This project is under WBSEB and Boaring water is available here. We haven't seen frequent power failure. That may be the one reason of increasing rate of property rate here.

Hi Subhajit, In Kolkata there were too many ups and downs in realty market, it is more or less a static market and one can consider it for investment. The prices are still at very realistic levels, if you planning to invest you have to do a lot of homework. First the location is important and secondly who is the developer and what kind of project is being planned. Sis months back the property rates in the locality is between Rs. 2525-2675/sq whereas the current residential value is Rs. 2550-2625/sq-ft. Madhyamgram area came into the limelight after the promise of Metro. I was quite hopeful of that metro showing up by 2022 or so, but not anymore now.

Hi Priya, Major developers like the Merlin Group, the Diamond Group and Jain Group have taken a keen interest in and around Madhyamgram. Present infrastructure prospects in Madhyamgram earmark this destination as having a potential for growth and secondly the areas like Rajarhat have become comparatively expensive, where the average price is Rs 3,800/sq. ft. Given the connectivity and future prospects in terms of physical infrastructure, Madhyamgram is a livable option.

Hi, Since its for investment and not for immediate end use, you better look for under construction property. From this perspective Siddha Sphere looks good, location is also near the New Town connector. Under construction property would be much better in terms of investment. Well Rajarshi, Rajarhat is the Gurgaon of Kolkata. Located between Airport and Salt Lake/New Airport Town. This area is witnessing tremendous growth in infrastructure, housing, transportation network facilities and amenities etc. Already metro networks being rolled out in Rajarhat. Located near 6 lane expressway, Avion is a promising investment which is very much in Kolkata. All the daily basic necessities are in place and within few mins distance. So investing here is a wise decision.

As far as its connectivity is concerned it is 1 minute from Reckjoani Crossing, 2 mins from 6 lane expressway, 3 mins from Newtown Metro Station, 5 mins from City Center-2, 10 mins from Sector-5, 15 mins from Dumdum International Airport etc.

Q: is investing in Lord City 6 katthas Bunglow a safe investment for retired life? I am planning for retirement home where all amenities like Medical facilities, day-to-day requirements, good open space like parks are available in the complex or nearby areas. The builder seems to be new .... but does not matter, if their current transactions are transparent. My worry is whether there will be good appreciation in future. Another, why people are selling their properties bought from this builder?

in late 2012 i booked one 4 cottah apartment in lord city. i was told my 2nd phase flat will start on mid 2013 and i will get my aprt on 2017. but in reality i saw that even 1st phase apts were not started on late 2014. so i decded to stop my instalments and moved out of the project, losing 500000rs in the process!! please DONT BUY ANY APRT FROM THIS FRAUD COMPANY!! THEY DONT HAVE ANY OWNERSHIP OF THE LAND!! THEY WILL BUY IT FOR U ONCE YOU GIVE THE MONEY TO THEM AND THEN BUILD THE APARTMENT!! IT WILL TAKE AGES TO COMPLETE THIS PROJECT!! prjct was launched in 2010 and still only model aprts are ready. BEWARE!! YOUR MONEY WILL GET BLOCKED FOR A VERY LONG TIME!!

Q: Try to have "THE CONVERSATION !!!!" face to face in person with any of the current flat owners randomly before moving to any decisions. Poor construction, no maintenance at all, power-back up poor, walls plaster are peeling off, seepage from walls, poor security-anyone can enter the flat without any permission, Sri block is not even 100% complete, as per CRISIL's fake ratings and report . Flat Owners of Sri Block are facing problems due to low thinking capacity of Pawan Bajaj, builder. Once he receive the complete payment for the said he won't give you any service even though after receiving maintenance charges. He even tried to raise maintenance charges but with the unity of the flat owners of Sri Block, he couldn't do so. Want to see real face of the Sri Radhe Krishna Garden. Like us and listen from current flat owners. DO PHYSICAL INSPECTION RATHER THAN ONLINE INQUIRY.

Q: Is it required for the Applicant to be present at the time of property registration in Kolkata? It is ready to occupy new Flat in Birati, kolkata - 700051. My father is a co-applicant of the property and will be present at the time of registration. But me, being the primary applicant, will be out of station. HI Koushik, There are several procedure if you are not available at the time of registration then a POA works. You can transfer the POA to your father. But remember there are several procedure (a) If the principal at the time of executing the power-of-attorney resides in any part of Indiain which this Act is for the time being in force, a power-of-attorney executed before and authenticated by the Registrar or Sub-Registrar within whose district or sub-district the principal resides. (b) if the principal at the time aforesaid 25 resides in any part of India in which this Act is not in force, a power-of-attorney executed before and authenticated by any Magistrate. Within 15KM from the project we have Airport like NSCB International Airport , 5km from the project we have Mall like City Centre II. Home Loans providers include HDFC Bank, Axis Bank, LIC Housing Finance Ltd, State Bank of India, DHFL, IDBI Bank, ICICI Bank have approvals for this project.

@Vinay.... It is heard that the Trust had filed a Public Interest Litigation last year in this matter, in which it alleged that apart from its failure to stop illegal constructions, the civic body has not initiated legal action against the officers concerned.
You can not do anything Rajat. They are all well connected to each others. They paid a large portion of the amount to the higher authorities. How can they take any action on them. Chief of Nagrik Welfare Trust, Ramashankar Tripathi criticized the MBMC over its failure to act in accordance with the Maharashtra Regional and Town Planning Act, 1966.

Hello Majumdar, I think Jadavpur and Salt Lake will give good rental appreciation in current market.The presence of educational institutions and commercial establishments in nearby areas are the main reason for rental hike in this area.
Thanks, Kaustave, I think areas like VIP road and EM Bypass is good for residential appreciation in next 5 to 6 years and have a lot of supplies but little demand for homes on rent as there are few commercial hubs close to this location.

Hi, In case of sale and gift deed executed in favor of women in respect of land and house, stamp duty shall be charged @4% instead of 5% as the state govt. remit the stamp duty.
Hi, Current rate of Stamp Duty is 7% and Registration fees is 1 % of the market value or agreement value whichever is higher. There is also VAT (Sales Tax) applicable at 1% of agreement.

Hello Amit In June 2017, the state government decided to waive off the registration and court fees on properties registered in the name of women. Jharkhand is the only state in the country to waive off the entire 7% fees for registration of property in a womans name.
Absolutely right. And it is a very bold step by Ranchi Govt. to promote woman's contribution in Indian Real Estate. Earlier, for registration of a property, one needs to pay an additional 7% of the entire property cost, of which 4% is stamp duty and 3% is court fee. But as the fees are waived, the number of property being registered in women's name have been increasing y-o-y.
