Q: I have made a booking with Kashish Manor ONe, Sec 111, Gurgaon. The agreement talks about a Price Escalation Clause. Whatever be the construction cost of the facility, at the end of 3 yrs, a buyer shall have to pay for inflationary cost. This can increases the price significantly more than the agreed price. Say, Inflation is 7% pa. This makes it an additional increase of 30% in price of apartment. I am contacting the management but to no avail. Request other KASHISH MANOR ONE owners to take note .

@ Kamalesh, As per my conversation with builder executive, I got to know that, this project has approval from GNIDA. Banks approving loan for this project are Corporation Bank, HDFC Bank ,Axis Bank ,Bank of Maharashtra & ICICI Home Finance.

PPle even Uttar Pradesh PWD officials commented that minor works like making road lines and welding parts of the fencing are left and would be completed while keeping the bridge open. I think now as the budget is also passed, you should check with the authority for the perfect percentage . Because there will be some change in the percentage. Guys i have noticed one thing recent trend of Gurgaon in terms of demand and supply, demand is higher and slowly getting inclined towards the newly launched projects. This will help the investors to invest in more projects and they require to pay just 10 percent of the total cost as booking amount whereas around 70 percent of the total cost needs to be paid for a project that’s ready or nearing completion. Hi, you need a buyers deed, your bank statement if you are taking loan. Yes i agree with Indu , when the road from Niho Scottish garden to NH-24 is done, the problem will be solved and the area will see a good price jump. As of now its a 'kucha' road and no signs of any development from GDA too.

When to comes to connectivity Noida Extension is very good as it has connectivity with 130meter wide link road Between Noida and Greater Noida and NH-24 also runs close to Noida Extension which provides a best link with Ghaziabad as well. This is one of the reason which draws the attention of the buyers...
Definitely, the route for phase 1 of rail expansion is proposed by DRMC which will connect the Noida City Center to other areas like Expressway and Knowledge Park 4. There is also a proposed metro link for Gaur City Chawk. :)

And second project is Cosmos Shivalik Homes which is offering 1-2-3 bhks and the price ranges between Rs. 15.87 lac to Rs. 39.87 lac.

@Indu as per my idea,Sector 150 is a very prime location in Noida. Many projects are run there like ATS, BRYS, Antrish, Subhkamna and logix etc. It is very near to Jaypee Aman and Nehru Place Extension. All the facilities are available in this locality.

Hi, this project has residential and commercial areas here. The ground and first floor are reserved for commercial spaces and the possession is expected by Diwali. the rest of the floors are for residential area and there are options for 2 and 3 bhks.

Hi Shaliaja, i do not think that there will be any problems as such because the ongoing legal problem is regarding just one project wherein it happened. As of now theere are configurations of 2 and 3 BHKs offered in this project and the basic price is around Rs 3750-Rs 4000 /sqft area.

Well this is a 13 acres township project with 10 towers planned. the location is quite nice and the noida city centre metro station, Fortis hospital and Shipra mall are in the 10 Km radius. Amenities planned include swimming pool and club along with water supply and power back up.

Solitairian City by Solitaire Realinfra Pvt. Ltd is located on Yamuna express way. It is a prime location for investors. Here 3bhk apartments are available in area range of 1425 sq-ft to 2080 sq-ft. It's current price is approx 3350/sq-ft. Yamuna Expressway is India's longest Six -lane expressway. It is connecting Greater Noida with Agra. Around 2010 this location has 2250/sq-ft price but now in 2014 it rapidly moved upto 3000/sq-ft. So you can see the price trend ,how it is increasing. So in my point of view this location is right for investment.

@Mukesh Discussing about price trend in my point of view in 2010 this location has minimum price 1962/sq-ft and in 2014 it increased to 3952/sq-ft. It shows how the price is rising constantly .
