Hi Victor, I think due to lack of space often leads people to buy a bigger home or new home for your family but personally I think renovating the existing home might be a better and, more importantly, economically wiser alternative.

Q: What happened to Completion Certificate from CMDA? It seems a mystery about handing over possession of Phase II Apartments. No word is coming from MD of Plaza Group. It was expected to be over by May 2012, got postponed to Aug.2012 to Sep.2012 to Oct.2012 to Nov.2012 and now to End of Dec.2012! Will it be possible?

Important standards that are evaluate before awarding this certificate include : 1. floor space index, 2. basic structural design, 3. land identification of the building, 4. number of floors, 5. quality of the structure, 6. height of the structure and many others.
Hi I think you are right. adding to your wording that this certificate is also necessary for getting basic amenities for the structure such as electricity, water and others.

Q: I am an owner of a flat in RSK Orchid Garden, Navalur. I wish to connect with other buyers who have bought flats in this gated community. I feel there is a delay in the project completion and would welcome other's opinion in this project. There is also design flaw in the kitchen.

Still Work is in progress. i am not sure about the completion date. i am sure that RSK MD also not known the completion date. He also tells about that this issue and that issue. While booking the apartment he will sweetly told that it will complete in 18 months. Now 4 years nearing the project started. Still work in progress. If they (RSK) fully determined it may complete in 3 to 5 months. Otherwise god knows.

This project offers 1 BHK, 2 BHK & 3 BHK apartment , area ranging from 677 sq-ft to 1334 sq-ft. Builder quoted price is around 4400/sq-ft. Expected possession is around April 2015.

Q: Olympia Opaline are totally unreliable people. They promised delivery of Amber block flat in April 2011. They are delivering in April 2013. ( Even now, lifts are not operational fully ) Everytime they were extending the time by around 3 months. Only second rated companies and totally unreliable companies will do like this i.e. will delay for 2 years. Olympia Opaline has joined in that group. Buyers should be careful while selecting a buyer. Otherwise, they will be forced to incur huge loss by way of ( bank loan ) interest for the delayed period. When the question of compensation arises, they will speak about agreement. When the question of honoring of their own commitment arises, they will function like a second rated company. BUYERS MUST BEWARE.

Customers are saying that since the project is delayed it should be completed first for pending payments to happen. How can one avoid legal issues later? I am an interested buyer.

I have visited site last month and i found that layout of project is almost completed and floor development is going on . Hi Mr Kumar, As per my knowledge, Flat owners association can be registered under Tamil Nadu Societies Registration Act, 1975. The number of people needed to form a flat owners association is 5. Before apartment ownership act 1994, the minimum number of owners needed to form the apartment owners association was 7.

A registered apartment or flat owners association has the right to mediate small disputes that might arise between the owners without the use of legal procedures. Even if legal intervention is required, a registered association can be used to sue or defend any legal position.

Hi Mr Venu, As per my knowledge, Adyar is one of the posh locality in Chennai , which has all daily basic amenities like school, college, hospital & banks nearby. For investors & end users this place is a gold mine . Situated in a prime location it always attracts IT people ( for rent) , home buyers & investors. From connectivity point of view, this place is easily accessible by city transport & train.
Hi Venu Gopal, According to me, another factor that has contributed towards reviving interest in the locality is the recent cleaning of the Adyar River. The drive to clean the river that was initiated in the beginning of the year has certainly helped localities on the bank of the river. Adyar is one such location.

As Mr Ravi Kumar said , there may be some issues you will find out later. It is not advisable to go for a 28 years old apartment in a prime location like Adyar, where you can got a luxurious 2 BHK apartment in 60 lac.

Hi Priya, To make some new changes in city infrastructures & to provide best assistance to physically handicapped people , Chennai corporation has taken this step. Chennai Corporation will direct private buildings without disabled-friendly infrastructure to make necessary modifications. Corporation focus will mostly be on private buildings that are used as public premises. Until now, the civic body had been taking measures to regulate only public buildings.
Officials in all the 15 zones have been instructed to conduct a ward-level survey to identify private buildings frequented by persons with disability and serve notices to those without suitable infrastructure. Corporation officials will survey all buildings and also offer to set up the necessary infrastructure. The cost can be recovered later.

Hi , it is true that property tax is cludded with the sewage charges. as seen in that Chennai residential is facing problem of huge tax and maintenance charges , residential is refusing paying charges to the authorities. to cover come this issue govt has taken necessary step in this matter.
Municipality are unable to take maintenance charges for the underground sewages system from most of the Pallavaram residents, who refuse to pay saying the charges are too high hence the municipality has clubbed these charges with property tax charges from April.

Hi Kashal, When I was contacted with the salesperson for this project they said that project is in pre-launch and project is expected to complete till dec 2016 and Project is close proximity to Pari Chowk and Formula One Circuit and behind global hospital, off OMR Perumbakkam.

Hi, If you are only looking for price appreciation and rental market then I consider you must invest in Begumpet vicinity. Begumpet has recently been in the news as the Telangana government has set its eyes on the 700-acre Begumpet airport.I think the definite price in this area will be double in next 5 yrs.
And if you look towards the western part of the city, The demand for western part of the city is coming from IT/ITes professional. The localities as Kondapur, Gachibowli, Manikonda, hi-tech city and Madhapur are already established IT/ ITes destinations. The Serilingampalli market is the upcoming IT/ITes destination. Oh only for first 5 booking.....that's sad... What will be the rate per sqft after launch and what will be the total numbers of apartment? How much will be the built up area of an unit here?
Post launch the rate per sqft will increase to Rs 16.250. There will be total of 38 units and all 3 bhk with 3 toilets and the built up area will be 1800 sqft. It is stilt + 19 floors structure.
