The possession of the property with home loan should not be much older then 12 months before the sale of the property. The family property which you have sold as a successor must have been held for atleast three years. I had booked a flat in this project in 2010 and after few months they started asking for extra payment which was scheduled to be paid later. I feel online portal is going to work because you can register online and avail the service for free of cost. If the residents are not paying for the garbage collecting people then the corporation with discontinue the service. some of the specifications are like R.C.C framed structure with 200mm concrete block walls using first quality materials, designed for seismic resistance. Main door is Teak wood frames with OST flush door, front side varnished shutter, back side painted with branded locks. Balconies and sit-outs would be laid with ceramic Tiles or terracotta finished tiles. Glazed ceramic tiles will be fitted in toilet walls and anti-skid tiles would be laid in toilet floor and service areas.

Yes, as far as i know it is good option for investment, as chennai airport is just 17.5 km and nearest railway station Urapakam is just 1 km from this project. Rent for 2bhk would be around 15,000 per month and for 3bhk would be around 20,000 per month.

The BJP government finally went into action on 2011. I think around thirty acres of land was acquired for widening of the road...
Hey guys he government had already sanctioned Rs 177 crore for converting the 10.5 km stretch between Alur Venkatrao Circle in Dharwad & Hosur Cross in Hubli into a four-lane concrete road. The 13.5 km stretch between Vidyagiri to Unkal Cross was to be 55m wide while from Vidyagiri to Alur Venkatrao Circle and Unkal Ccross to Hosur Cross the width was to be 35m.

The Phase 1 construction was completed during April 2011 and the Phase 2 Temple Green Heights was completed by December 2012. It is located near Vallakottai Murugan Temple, Mathur Village, Oragadam.

@Srinivas; Poonamallee is very fast developing area due to the latest connectivity to outer ring road, bus depot and proposed mono rail etc. It is an upcoming and most happening suburb of Chennai and also it is one of the most connected places by road in Chennai. As far as I know it lies on the Bangalore High Way and happens to be the west entrance for the city. The proposed airport expansion and city expansion (satellite city) is happening in its vicinity. Located nearby the major industrial workhouses, Hyundai, Nokia etc. It serves as an ideal destination among the city suburbs. It is said that this locality is good for investment, you can get good returns in 3 to 5 years. The town of Poonamallee is situated at a distance of 23 kilometers from Fort St George and 17 kilometers from Sriperumbudur on the Chennai-Bangalore Highway. It is located at the end of the Mount-Poonamallee Road, 11 kilometers from Guindy and 13 kilometers from Chennai Mofussil Bus Terminus on the Chennai Bypass.

Q: I am planning to buy a resale flat in Sembakkam, Chennai. The flat is 1.2 km away from Velachery-Tambaram main road. The flat is 3years old with 1200sqft. Selling price of nearby newly constructed flat is 4000-4300/sqft. How much I can afford for the 3 year old flat? Do I need to pay separately for parking area while buying the resale flat?

Hi Vino, I think the current price of a 3BHK 3-5 years old resale property will be around 4000-4500/sq-ft. Car parking and open terraces are supposed to be a society's common area. Parking spaces are not considered a part of the FSI and hence, cannot be sold as a separate entity. Developers can sell parking spaces only if they manage to prove that they have used the FSI allotted to them to develop the parking space.

Hi Javed, As per my knowledge, Nanganallur is the well known place of Chennai. It is an excellent place with all the basic facilities like schools, colleges, hospitals are nearby. Vegetable markets, shops, hotel, hospitals, banks, super markets are available in this locality. Nanganallur is one of the most promising location of Tamil Nadu and newly constructed road and all basic amenities within reach.
Hi Javed, In my point of view, investors, particularly NRIs, are also looking at Nanganallur as a potential investment destination. The locality has witnessed an exponential growth in capital values in the last few years. In year 2009, the average residential price was 3100/sq-ft . Price was mostly increased in year 2013. In year 2014, this price has touched 6450/sq-ft.

Hi Sarvanan, As per my knowledge, Madipakkam is a very nice decent residential location. As of now average residential price is around 5500/sq-ft. According to me if you look in to year 2009 , average residential price, you will see the price was 2750/sq-ft. So this difference shows significant improvement in price trend.
Hi, Madipakkam is a very good location in Chennai and IT corridor is very close. Also, the roads are well connected to Tambaram and Velachery and nearby all facilities restaurants like A2B, Grand sweets & snacks. Temples, hospitals, banks and supermarkets are also available in Madipakkam. The area is developing and many new apartments are coming up in this locality. Roads are under development. Power cut is less. Panchayat water supply available regularly avilable in this area.

The Corporation plans to screen all road registers of coastal areas to identify unauthorized roads and layouts that have been developed in violation of CRZ norms.
Hi, As per my knowledge, Mapping will be done of illegal roads in a 500-metre coastal strip extending over 55 km between Ennore in the north and Uthandi in the south. Corporation officials are likely to suspend issuance of planning permission or building approvals on such roads till the study is completed, likely by March.A few months ago, residents of areas such as Uthandi reported a number of cases of illegal layouts and roads on land that belongs to Govt near the coast.

Hi, As per my knowledge, the highway road projects, worth around Rs 320 crore, are waiting approval from the government. High way authority are close to completing DPRs (detailed project reports) for these projects and expect to complete them in a month. This project will give a different look to Chennai infrastructure.
Hi Kiran, As per my knowledge, a detailed project report usually costs about 1% of the project. The DPRs will have the final alignment, cost of the project and area of land that has to be acquired. The government will give us financial approval based on the DPRs, after which we will float tenders.

I will comment that , DTCP is the town and country planning authority, it is vested with the powers to approve any building plans and layouts. Panchayat does not have the power to approve any layouts. Patta is an extract issued by the register of land holdings maintained usually at the office of the concerned Tehsildar.
Hi Mr Alex, According to me, GO is the Government Order from the State Government which is the final order approving the application. Usually, GO is issued after the CMDA or DTCP approves the building plan. Having a GO approval but not a CMDA approval is a rare case. In such cases GO will only be released subject to permission from CMDA.

As per my knowledge, existing rail and road connectivity, upcoming metro rail and expansion of elevated MRTS rail facilities, conversion of ECR into a four-lane highway and the expansion of OMR into six-lane are some of the major factors which will help the growth pattern of South Chennai. The availability of large land parcels in the southern parts of OMR, GST Road and along the outer ring road will play a major role in the future developments in South Chennai.

hi all you can also consider Kottivakkam and Palavakkam since both places boasts of connectivity to both ECR/OMR and GST thru radial road.apart from them have a look into medavakkam santhoshapuram. Q: The builder has provided two lifts. But the Apartment Residents association has restricted the lift usage saying that only one lift will be available for the whole 24 hours and they could provide both the lifts for 24 hours whenever we are there. I am in US and I visit there once in six months. Meanwhile my mother would go there whenever her health permits. My question is this: I am paying the maintenance regularly even though I am not there continuously. This lift restriction will pose me a problem when I want to sell or rent the apartment. I cannot be reporting to them whenever I come and ask them to turn the lifts on. Can I hold on to my maintenance amount till this issue is resolved or can this be addressed legally? Please guide me.

Hi surya, I don't think "KG Earth homes" is providing plot project. This is purely residential apartment project.The location is near to the Sipcot IT Park. I work there and I have passed by the site a few times. Regarding the current status I'm not exactly sure. I visited the project few days back, sales guys seem to be professional and construction is in full swing almost completed and builder is giving finishing works to this project. Q: I am one of the co owners of a 12 flats in a TNHB apartment . The building is pretty old and we are to reconstruct the property . Normally in TNHB allotment schedule of property the footprint of the flat shared with others alone is mentioned in the Sale Deed and not the overall size of the plot. Pl specify if Land patta is required for the same . Also let me know whether we can view the Chennai properties patta online in TN Govt website .
