Q: i just got the news that blossom county has not paid its dues to noida development authority and they are served a notice to stop work , this will definately delay already delayed project.. the developer needs to be pressurised to abide by the laws and not play with hard erned money of its investors.

I want to say that some news may be fake because some people want to spoil the reputation of the company. I am a buyer and I have purchased a residential flat in Noida from Logix Group and I think he is the best real estate developer in NCR.
Hi Guys, In my opinion , i will say that if there is any kind of news or rumor about this project, then before being panic try to find out the truth. So better discuss with other flat owners of this project. If still you are not satisfied then go & talk to builder. Discuss with builder about this issue, let him give you a clear picture about the problem.

Hi Guys, Well, if you are planning to invest in Gurgaon then i will suggest sector 51 & sector 68. Yes it is true that some other sectors are developing in Gurgaon, but i am suggesting you these sectors , keeping in mind about the transportation ,connectivity , civic issue & ample amount of return in investment.
Hi Sumit, In my point of view, currently, the property values in the sector range from Rs 8,300-9,000 per sq ft, approximately Rs 1,500-1,600 per sq ft higher than the last year. The proposed metro at the Golf Course Extension Road and the availability of ready-to-move-in residential units are the major reasons behind the soaring prices in the region.

Hi Richa ji , I had seen KG3 area long back, then it was arnd 30-35L depending on floor etc. Area was around 50-60Yds. Registry ws on 8L. Yes, it seems builders are pumping out ground water illegally for their constructions even after a clear ruling that says this is illegal. That’s not all, the government is so corrupt that Greater Noida city magistrate Pushpraj Singh was transferred to Bulandshahr, allegedly after he took on the influential realtors over this issue.
It is sad to see the way the government is openly supporting these unlawful builders. Over a hundred realtors active in Gautam Budh Nagar district pump out over a crore litres of water every day despite an express ban by the National Green Tribunal (NGT) on using groundwater for construction activities.

Ms Pramela the project is offering 2 and 3 bhkls with a sq ft sizes ranges between 930 - 1765 sq ft. If you are looking for 3 bhk they have sizes 1455 - 1765 sq.ft. The price they are quoting is Rs Rs. 4850 - 5000 per sq ft , for 3 bhks.

Hi Manisha, The stamp duty in Haryana is dependent on different criteria s eg: sales deed or conveyance deed, whether within the municipal boundary or not and finally its also different for male and female. 1. Sales deed and within municipal boundary then stamp duty for males is 7% and females is 5%. 2. Sales deed and outside municipal boundary then stamp duty for males is 5% and females is 3%. 3. Conveyance deed within municipal boundary is charges at 7% and, 4. Conveyance deed Outside the municipal boundary is charged at 5%.

Hi Chintak, Me from Gurgaon. I am planning to buy flats for end use there. I visited the builder's office where they show me the floor plan, approval documents and the cost sheet. But i am a bit confused about the charges which they mentioned i.e EDC and IDC? Can you explain me what are those charges?

Good afternoon Shefali!!!! Yes, the IDC varies from developer to developer and city to city, but can range anywhere between Rs 35-300/sq-ft. It is also important to know that some builders may term this charge differently and may just call it generator charge or BESCOM/BWSSB (in Bangalore) and MTNL and BSNL in Delhi/NCR or something else. EDC:- This is an important charge as EDC plus IDC in total accounts for nearly up to 10% of the overall base per sq-ft. price.
Your welcome Sukhpreet, Yes, and once the building is ready for possession and handed over to the buyer, some builders may continue to maintain the property for one year or two after which the Corpus Fund collected by each unit in the project is handed over to the new association formed. Later on, the association fixes a maintenance charge (per sq. ft.) for the project which has to be paid by the house owner either yearly, half-yearly, quarterly or even monthly, depending on the policies of the respective project.

Configuration, benefits, amenities & appreciation are the things always changes from location to location as well as builder to builder. According to sources, from all neighboring resale markets, Gurgaon real estate market is more active & having good growth. Here you can buy, rent & sell your 2BHK easily.

Thanks for your response guys. As I am new in the field of real estate. In these 10 days I discovered so many properties on Dwarka Expressway, but all they are quite expensive and not in my range. I keen to know about Manor One that is located in Sector 111 how about this project? What is the price of a 2 BHK flat and how much money I have to pay for the booking.
As per sources, construction work is on full swing. Strucuture work has complete. There are approx 9 towers in this group housing project. All are high rise towers. Expected possession of this project is around 2017 Mid. Axis Bank & HDFC Bank are funding this project. This project is approx 2.5km from existing metro in Dwarka Sec-21.

Hi, In Delhi NCR you can invest some of areas like; Yamuna Expressway, Noida Extension, Dwarka, Rohini, New Gurgaon, Sohna Road, Faridabad and Ghaziabad these ate the top NCR localities where you can invest.
Yes, i agree with Nikhil. In Delhi/NCR region I would like to recommend Gurgaon as the best option for the investment. The city was developed primarily as an IT and BPO business center, and it has managed to capture quite a few of the Fortune 500 companies in North India. The city has the third largest per capita income in India after Mumbai and Chandigarh and this makes it one of the richest cities in the north.

Yes, the MCG had decided in March 2015 to waive property tax for the financial years 2008-09 and 2009-10. The relief will be provided to self-occupied residences with owners who do not have any pending dues till 2008. According to MCG, property taxes of those who have already paid for the said period will be adjusted against future payment.
Good afternoon Praneetha!!!! The MCG should provide services and only then can it demand property tax. But owners will must give MCG in writing that they have not leased their property. This document need not to be a self-attested letter.

Hi Ankur, I think you should try to look at some other options as well. You could find decent 3BHK builder floors at nearly 85-90 lacs as well. Hi folks, I heard about this plan. And i am sure as well that the GSPR will help people to reach Manesar easily and will reduce traffic load on the section of NH-8 in Gurgaon. They held a meeting in this regard with the NHAI recently.
Yes, even i heard last week that the department was going to discuss the construction of this road with the Delhi government and National Capital Region Planning Board (NCRPB). Soon they will held a meeting to discuss the issue.

Is it a single tower project or more? Are all approval in place? Which local body and banks have approved it? What are the amenities provided by the developer in it?
No, Raheja Vanya is coming into 5-phases namely Gulmohar Tower (Phase-I), Amaltaas Tower (Phase-II), Palash Tower (Phase-III), Chandan Tower (Phase-IV), Parijaat Tower (Phase-V) (Future Development). Gulmohar, Amaltaas & Palash Towers are G+19 whereas Chandan Tower is G+34. As far as local body is concerned, building plan is approved by Directorate of Town & Country Planning, Haryana, Chandigarh. NOC Obtained Memo No. A-1-2016-NOC-06-163 Dt. 21.03.16 Office of the Administrator, HUDA, Gurgaon. And state RERA id is 18 OF 2017, 19 OF 2017. Banks such as HDFC, LIC Housing Fin, DHFL, PNB, SBI, ICICI etc are offering loan for it.
