Hi Ramya!! The project focuses more the natural part. It is spread over 210 acres of land with 100 acres of open cum green space.
The project offers 3 and 4 bhk villas and the rate per sqft going on is Rs 4000. The base selling price of villas ranges from Rs 75 lakhs to Rs 2 crores.

The project is having three phases. Phase I is completed sold out and the possession date is by next 8 months. Phase II the construction work is going on and the possession is by 2 and a half year. The construction for Phase III has not started yet.

How is the reputation of the builder and is the area good for investment purpose?
Hey Seshagiri, There is hardly any information available over the internet about the builder.Hosur road was once an outskirt locality in Bangalore but now Hosur Road has good connectivity to downtown city areas by BMTC bus services. The commuting will become more easy and smooth once the proposed Namma Metro gets operational. The National Highways Authority of India has constructed a 10-kilometer-long elevated highway from Madiwala and Electronics City. This toll road has made travel to Electronics City a lot easier. The portion of road between Madiwala and Electronics City is the busiest. To ease the traffic in that road, the city traffic police have blocked the movement of trucks in this stretch during the peak hours.

VAT and service tax is only paid for under construction apartment. Service Tax is 3.09% of Total Cost(means 12.36% of 25% of total cost) and VAT is 5.5% of total cost = 8.59% of total cost. For a resale property ine does not have to pay service tax and VAT
The new provision calls for TDS to rollback at 1% of the amount given by the buyer of immovable property, regardless of the capital gains. The rate of TDS turns 20% if a particular seller lacks the Permanent Account Number. The property in question can be land, apartment or buildings, however, deduction is not enforceable on agricultural land that is not positioned within municipal limits.

Dealing with Brigade group is quite safe in that respect although you need to check all the documents and paperwork before signing on any deal or agreement to avoid any complications in the future. You can choose between Brigade Palmgrove at Bogadi Road, Brigade Sparkle at J.P. Nagar and Brigade Horizon at Siddhartha Layout depending on your budget and choice of property.

In its recent move, the central government has gained the spotlight by implementing tax deduction at source(TDS) on the transfer of immovable properties. The present provision finds its due relevance in all transfer of immovable property transactions of property worth Rs 50 lakh or more
The new provision calls for TDS to rollback at 1% of the amount given by the buyer of immovable property, regardless of the capital gains. The rate of TDS turns 20% if a particular seller lacks the Permanent Account Number. The property in question can be land, apartment or buildings, however, deduction is not enforceable on agricultural land that is not positioned within municipal limits.

If someone is buying a house in an area he will look for things like connectivity and all other infrastructural facilities like schools, hospitals, banks, etc. available in the vicinity or not. I feel Marathahalli and Kundalahalli are two areas that are directly connected to many other areas in East Bangalore through Old Airport Road, Outer Ring Road and Marathahalli Bridge. Marathahalli is a complete city within a city and moreover it is the centre of east Bangalore
I second you Mr Bijoy, but the negative point about this area is that it does not have metro connectivity for which Whitefield and KR Puram is seeing good response from investment point of view as the areas will have metros. :( :'(

No Rameswari... they are not giving any discounts but you can have a conversation with the builder for further negotiations. Since the project is almost sold out, I don't think so they will give any discounts.

Yes Gajendra and some of the children from my residential society go to this school and have good things to say about the quality of education. If distance is the main criteria i suggest you can chose between DPS and Indus International School. Both are within 5 Kms radius from Concorde Teachers Town.

The area has no evident history of any theft or vandalism although this hasn’t deterred the various Townships to employ state of the art security mechanism in their projects in the area. Located between Hosur and Whitefield, Sarjapur has good police patrolling all through the day. Hey guys even I also visited the property site, they said the price Rs 2,700 was in pre-launch offer and now it is increased to Rs 2,800. There are 56 flats coming up and currently only 12 remaining now. The foundation work has been started and on the entrance side.

The project is known to be approved by BBMP and banks like SBI and LIC Housing Finance. Sonestaa Silver Oak is under construction and the estimated possession is by 2014 mid. :) :) Property price is increasing in this area so I feel it will be a wise decision if you are investing in this project and locality. :) :)

It seems BBMP is also giving an option to the land owner of paying the betterment charges in four installments. But if some of the owners want to pay through more than four installments should pay 1.5% interest per month.

The major disadvantage of projects under construction is delays, price escalations, variance from the planned layout, etc. Home buyers opting for these plans for their first home, will have to shell out money not just for their new home which is under construction but also for their rental accommodation.

Q: i am planning to buy villa plot in gated community named sri sai gardenia in Hulimangala panchayat, near electronic city at 800 Rs per SQFt in the gated community, which is really low as compared to adjoining areas. it is in Bangalore Urban so developer says it may soon come under BBMP. its not DC converted. Hi , I booked a plot here after going through almost 20 - 25 projects in bangalore for 2 months . I felt them to be more professional , part of CREDAI , not far from ITPL , forum value mall ....I hesistated in the begining as roads were not so good but is just around 4 - 5 kms from varthur lake..so not an issue is what i felt...But compared to all other projects atleast this is not far away from center like others like sarjapur , jigani etc ....Best part is i felt them more professional unlike others i visited who were too opaque and not transparent ..

Is the booking still on? What is the process of booking a plot in this project?
The booking is closed for Phase I but I think the booking is still open for Phase 2. You have to make the payment in four installments in between 30 months of time period. Booking of the plot will be accepted on 30% of down payment of total sale value. The remaining balance amount has to be paid in 3 installments as and when demanded depending upon the development of the layout.

They are planning to launch the project by next month. Banks like SBI, ICICI, Axis and LIC Housing Finance have approved the project. Asset Bliss will have 120 plots.

How is Electronic City Phase I from investment point of view?
EC Phase I as the area is already developed and all big and branded builder like Ajmera, Concorde etc already have their presence in Phase I. One can expect good rent in EC Phase I as 75 percent of IT guys stays at Phase 1. In Electronic City, residential properties are much more affordable when compared to other areas of Bangalore. The area has also seen maximum supply of residential properties within affordable budget range.

Yes, that is why they are looking to maintain margins and reducing the size of their apartments to make up for lower prices. 1BHK apartments/flats, which would earlier start from 550-600 sq-ft, are now being reduced to 400 sq-ft.

Customers being so valuable today that companies want to offer everything that is on their wishlist. The project is still under construction and the expected possession date is by end of this year. The project has got approval from BBMP. The rate per sqft going on is Rs 2799 and the cost of an apartment will be around Rs 29.99 lakhs on wards.

If I am buying a property in Kanakpura Road for investment purpose, will it fetch me future appreciation.
Kanakpura Road is a better option and you can also expect future appreciation in this area as the are is surrounded by many educational institutions and the connectivity is also very good.

Currently the base price ranges from Rs 4250 to Rs 4300. The price of apartments all inclusive falls in the bracket of Rs 41.30 lakhs to Rs 65.21 lakhs. The project is spread over 17.75 acres and there will be a total of 1608 units.

As far as I know the project has got approval from all the leading banks and you just have to pay Rs 1.9 lakhs today to book an apartment.

Yeah they are giving European Kitchen absolutely free if you are booking an apartment now. Hospitals near by: Narayana Hrudayalaya Multispeciality Clinic 4kms and Motherhood Maternity Hospital 4.8 kms. Schools near by: Primus Public School-0.8 km and Harvest International School is 1 kms

Project has been approved by BMRDA and banks like LIC-HFL, HDFC Bank, ICICI Bank, Indian Bank, Axis Bank, DHFL, PNB, Federal Bank, South India Bank and Vijay Bank. The price of a 2 bhk apartment will cost you around 22.5 Lakhs approximately.

Interested to know much much will be the price of an unit in this project and what is the open space. Can I expect good rentals?
The price of an apartment in this project starts from Rs 27.89 lakhs on wards and the project will have 70% open space. There are special offer going on like a) No pre EMI till possession and b) rental scheme for 2 and 3 bhk for 2 years after possession. 2BHK- 12,000/- & 3BHK -15000/-

The real estate market in this stretch is fast developing and lot of projects are coming up in this belt by reputed builders. Investing in circles is a better option as you can see fast development happening. You can expect a good return after 3 to 4 years.

Hey Jagdish, As far as I know the builder have completed only one project in Bangalore and three projects are in different level of construction. Jains Aashraya is one of the ongoing project and the estimated possession date of the project is by 2017. Hello Priotosh, How about the rate per sqft going on in this project? How big is the project and which all banks are providing home loan for the same?
Presently the rate per sqft going on is Rs 3845 sqft. The apartment in this project will cost you in between Rs 48 lakhs to Rs 1.17 crores. The project is coming up in 1.28 acres of land and there will be a total of 142 units. Banks like Axis, LIC, HDFC and Indiabulls are providing home loan for this project

As said by the sales person, they are going to provide A Khata and for time being Cauvery water connection is not there buut bore wells will be there for water supply. No , I have not booked property yet but I have shortlisted this project as I am planning to buy a property in Begur road itself.

Abbigere is an emerging residential hub which is located in North Bangalore has attracted Foreign Direct investment for residential properties Other factors which is luring investors are connectivity and good infrastructure. Nearest metro stations are Peenya Industry, Dasarahalli and Nagasandra.

How much is the rate per sqft the builder is quoting and what about the approvals? How is the locality?
Rs 3290 is the present rate per sqft going on and all the approvals are under process. The project is expected to get approvals from BDA and all the major banks. Initially a sleepy suburb, this region transformed into a satellite town under the wings of Bangalore Development Authority. Still developing, the locality happens to be a prime location with good connectivity to the other parts of Bangalore via NICE Road and Mysore Road. With the metro coming up here in the near future, this area is likely to witness phenomenal infrastructural improvement.

As far as I know the project has got approval from Bangalore Development Authority and all leading banks. I heard that the project is surrounded by many good schools. Please provide me the names of the school. Who all has approved the project?
Bren Champion Square has got approval from BBMP and all the leading banks. Some of the good schools close to this college are Delhi Public School which is 4.5 km Harvest International School is around 1.5 km and Orchid International School is about 4.8 km
