CV Raman Nagar is very much liveable and it is developing slowly and steadily. You can expect appreciation after 2-3 years. CV Raman nagar is well connected to Old Airport Road, Old Madras Road and KR Puram. As my point of view the area is good for long term investment. From investment point of view CV Raman Nagar is a good option. The area is close to metro stations like Swami Vivekananda Station and Byapannahalli metro Station, well connected to IT Parks like Bagmane Tech Park and RMZ Infinity. The important thing is that the road s are broader in compare to others area like Kaggaduspura and Jagadishnagar

The tripartite agreement will share the responsibility on all the three stakeholders and the initiative is expected to be successful. Bulk generators have agreed to pay 90 paise/kg for transportation which applies only to commercial bulk generators. It is noted that the Housing Ministry has accepted a proposal of a Parliamentary panel's recommendation on the Real Estate Bill to make the provisions stricter and increase the 50% threshold but not lower it. The Housing and Urban Poverty Alleviation ministry has also accepted all 38 recommendations made by the 21-member Rajya Sabha select committee which submitted its report last week.Hey folks...... The built up area of the apartments ranges from 435 sq. ft to 1350 sq ft. The price falls in the bracket of Rs 11 lakh to Rs 34 lakh.
The price per sqft of an apartment is around Rs 2900. They are ready to negotiate on top of that.

Arekere is located on the Bannerghatta Road in South Bangalore and the area has started developing very fast since 2000 because of the establishment of large number of IT and BPO companies. Tumkur Road has now transformed into a part of the city owing to its rapid growth in real estate sector which was considered as a village in the outskirts of Bangalore. Till today, around 17 residential apartment projects were launched and it is expected to supply about 5,099 units in the micro-market on a collective basis.
According to the market reports, it further confirm that the region encompassing the 4-5 km radius on both sides of Tumkur road is likely to grow as an influential zone for the proposed corridor. The residential belts near Hesaraghatta, Magadi road and Jalahalli to Yeshwanthpur are likely to spur because of the proposed corridor. Road widening of the 22 Km stretch from Hebbal to Bengaluru International Airport is part of the five signal free corridors of Bangalore City. The project is definitely bound to act as a catalyst to increase real estate prices along the stretch. But the project may take a long time to get completed. It is hard to say when the project would finish. The Bruhat Bengaluru Mahanagara Palike (BBMP) invited tenders for the five signal-free corridors but the submitted bids have been lower than expected. BBMP officials are likely to announce new bids for the project as well as the other four signal free corridors. Prices in Hebbal are already at a peak and are unlikely to increase exponentially before the road widening project gets operational.
I heard that the project is expected to get completed by 2014 or latest by 2015 mid :) :)

I completely agree with Mr Sagar. India has always been a sluggish market when it comes to civic infrastructural development. Bangalore being the premier IT hub of the country has been facing this problem for a long time. The five signal free corridors were expected to reduce travelling time, traffic bottle necks and provide good infrastructure to the residents. Sadly the project is delayed. There are rumors that it the government is unlikely to reduce its minimum bid prices and hence real estate development companies are skeptical joining hands with the government. Since the projects have already been delayed due to miscommunication between various government departments, I think it is unfair to pin any hopes of real estate prices unless the road widening work is completed.
It will be a six lane elevated road that will start from Kodigehalli gate. The project will have a series of seven flyovers from Hebbal to the Trumpet junction near the airport. (:

Due to many residential establishments and upcoming IT companies, Sarjapur road has seen an upward demand by the denizens of Bangalore. Today Sarjapur road stands equal posh residential localities of the city such as Indiranagar or Sadashivnagar. The majority of the area is residential but side by side, it is also developing its commercial space. Sarjapur is slowly and steadily blooming into a commercial sector. Almost all the popular developers and builders are investing in real estate of this area. The investment in the area is liable to be fruitful and turn out as smart money.
I have been to KR Puram and the area is a mix of both old and new Bangalore. However the property price has gone up in last couple of years and it is expected to continue for some years. It is expected that in the next five years, the area would witness an average price appreciation of 91%. So as feel investing in this area will be a good idea rather than Sarjapur road.

The price trends on K R Puram have been witnessing various ups and downs. The price per sq. ft. was at Rs 3315 in Oct-Dec 2012 quarter and then price depreciated to Rs 3114 in the quarter of Jan-Mar 2013. In the Apr-June quarter of 2013, the locality price appreciated to Rs 3215 per sq. ft.

This document is given by BMRDA to developer mentioning which all sites have been released for registration first 60% and then final 40%. Sometimes what happen developers register sites if you pay the whole amount if it is not released by BMRDA for registration.

It is a document given by the local authority that certifies that the building construction is legal and approved by the various government authorities. It is advisable that home buyers should not occupy the building without occupancy certificate.

Hey Aashay, Water problem is everywhere in Bangalore and you cannot stop it and I do not think you will face electricity problem. But I do not think it is a good idea to buy a flat or a property where mosquito issue is there. You may face serious issue later. Dhammanagi Lilium Gardenia is one of the ongoing project by Dhammanagi Developers. The project was launched last month and the possession is expected by 2016. The current rate per sqft going on is Rs 3600, Rs 3650 and Rs 3700
Recently they have launched the project and the booking is open for Phase I. The basic price going on for 2 bhk is Rs 34.81 lakhs on wards and for 3 bhk it is Rs 42.01 lakhs on wards. The prices are not negotiable.

Accroding to the sources, they have extended the period for filling application to one year from three months. The authority will issue regularization certificate to the applicants , once the documents are complete and spot inspections are done.
Although the penalties for violations have been fixed in the guidelines, however, they are not finalized yet. The guidelines are prepared after acquiring the permission of the Governor.With the guidelines coming in, the government is expected to mop-up a revenue of Rs 5000 crore from the city. As per the government, the money can be put to use for the development of towns and cities of Karnataka, including Bangalore.

Hello Govindharajan, Astro builders has completed two projects namely Silverwood Regency and Greenwood Regency. Astro dont do much PR or marketing and most of their houses are sold by word of mouth. Some checks before opting to rent a room:- 1) Check if the room is furnished or un-furnished, as there is a significant difference in the rent of both types of rooms. 2) Some rooms come with facilities like housekeeping, laundry and other basic utilities. Q: I visited their other sites and spoke to the marketing people, owners and visited the site to see the construction quality. Pros and cons are as follows: 1. marketing people are nice, I was interacting with a lady by name puja and also talked to one more person by name nihar. 2. despite being a tier-3 builder, they provide wall mounted commodes unlike a lot of other tier-3 builders. but the door and window handles are dirt cheap quality aluminium that you can bend and destroy. 2. the commends from ownerukn in this thread are actually true... I also found that you are forced into agreements that the builder will maintain the property for 10 years. they are mimicking the model followed by some tier 1 builders like total environment but the difference with TE is the money is collected up-front for prop maint (and inflation of 7% is considered). with ukn, the charges are hiked every year by 10% every year and cost of DG fuel, water etc. is over and above it. 3. dec 2014 is the promised date for delivering phase 2 in esperanza, and the progress suggests that will not happen. It seems they charge all the money by promising what is on paper (e.g. flooring) but leave most work necessary to move in and the actual completion happens after an year. 4. during the recent sand crisis, they started using mud and husk mixture materials to make progress on construction in various projects like miraya near shell, the issues with that will come up only after three or four years. i decided to go for other builder, there are too many risks with these people.

E Khata is merely the computerization of the actual Khata. It is useful for a person to pay property tax. A computerized version of Khata will contain all the details that have been recorded manually.You can obtain receipts when required with the help of PID number. Still builder does not have BBMP approval and they are committing to complete feb 2016 and providing CC & OC. Is someone booked there or planning to book? As far as I know all buildings constructed before October 19, 2013, are eligible for regularization.
Only the rightful owner of a property can apply under this scheme provided the violation is with respect with the floor area ration and set back area and within the permissible limits. Hi @Nagesh I too have visited the site a couple of times but astonished that there is no physical advertisement. Moreover last week they said they are yet to get approval from all the above banks and financial institution mentioned by them in the brochure. But investment wise and cost wise the project is very lucrative but 1 thing is they say they'll complete the project in 3 years which is a bit strange as all builders take 2-2.5 years for similar projects. How can I verify their authenticity?

Builder has nothing to do with road as its come government authority & every government has CDP plans,moreover the bulilder Mr. Shyam Sundar is so humble seating in office of Sonestaa Meadows. Any one can go Sonestaa Meadows apartment , their marketing office is on first floor .Mr. Shyam Sundar seats in marketing office and politely solving all the problem of owners.Even they are helping owners to form community , organizing event etc. Fire NOC is not required as its not high rise apartment- Please read the guidelines carefully before raising concern.Builder has applied for A Khata , Its under process.If any one has any doubt, He may double crosscheck as the application is in concern office

Q: I could see many Cracks in few of the flats that were to get completed by the plaster and the water leakages is few of the flats probably is a bad construction despite the fittings being very good. Common Sewage near the swimming pool probably might make the amenities useless..Overall a good project with an arrogant builder.

The project is spread over 8.5 acres of land with total of 628 units. There will be 5 towers and B+Podium+18 floors structure. The project will offers 1,2 and 3 bhk apartments with size ranging from 610 sqft to 1618 sqft.
How much will be the price of an apartment and what kind of facilities will be offered?

Even I want to know if there is a delay in possession, if yes, then why as I am bit confused, should I go for this project or not. The current rate per sqft going on is RS 7250 and the concern person told me that the project has got approval from all the leading banks.

Hi Vijay, I bought a flat in Sonesta Iwoods Apartment last year. It has all legal approval from and providing A-Khata. Yes, there are few 2BHK, 1245 sqft (Built-up area) available for sale (new) by the builder and its current asking rate is Rs.4200 per sqft. For EMI related query, you can directly talk with the builder. Yes, Salarpuria Sattva Misty Charm is a RERA Registered project and RERA Registration number is PRM-KA-RERA-1251-310-PR-180507-001635. As far as govt. approval is concerned, BBMP and BDA have approved it and almost all the leading banks and financial institutions are offering loan for it.
