Well this is a good location, posh south Delhi with metro connectivity, reputed schools and hospitals nearby but the flip side is that these are/where illegal colonies so please be cautious and look for papers ad get legal opinion before putting in your money.

Hi All, i was looking to invest in this project and was in conversation with the broker/developer.. i was told of availability on phase 2 as phase1 is already sold out and the development activity for both the phases will start jointly... giving preference to phase 1 which will be completing in 1 and half years time and the phase 2 which will take 2 and half years time.

Yes, Harilal, you have heard the right news, DDA is planing to come up with 10 lac houses, within 2021. Actually this is a due effort of DDA and the Ministry of Urban Development.According to the surveys, the population of Delhi is expected to go over 2.3 crore by 2021 and the authorities have started concentrating on ways to accommodate this high population.
The development body and the MoUD have together come out with an abstract solution which includes a number of developmental projects in the city outskirts. And about the appovals, they in the verge of finalizing the areas.

See, Noida is a place where you have to wait. This place is for long term investment, not short term. If you invest in a project now, you will get proper returns after 5-6 years. each and every place needs to develop, after that resale value increasing, be it plot or units. The question you have asked about returns in this sector, i can assure you, your money will doubled after 5 years or so… Within two years, the average capital values in Noida will touch the sky !! So do not worry about returns.

Apart from that permission for internal roads which will connect these sector with each other is already granted by the authority . Hmm this sector has witnessed a very good price graph. The sector’s price trend was Rs 3879 per sq ft Jan March 2012, but it jumped to Rs 4835 per sq ft in Jan March 2013. Since then the price is going upwards. Right now the price is Rs 5005 per sq ft is the rate. There are much more chances for the price to move up.

Guys not only that , they have also said they will fats track the documentations. The application of the new legislation, the whole process of land acquisition and rehabilitation should not take more than 3-3.5 years in the country.

Well, i think the quote that i received said a all inclusive price of Rs 4500 /sq ft. They have 2 and 3 bhks and size ranging from 995sqft to 1500 sq ft. the project is in soft launch phase and the construction has just started. the builder promises to deliver project in 2 and half years time.

well sooraj, i do not think that there are any land issues here and the representatives assured that the project layout and plans have been approved by greater noida authority and other concerned agencies. Hafeez contractor is the designer of the project and the construction has already commenced..work of ground floor is ongoing and there will be 14 floors with possession expected at end of 2016.

Hi, there is a writ petition filed with the Delhi High court by senior advocate Aman Lekhi against the redevelopment plans in the already saturated area of south delhi. Development should be there but not on the cost of other facilities.
True Farhan, in this case the roads from south extension to the 2 major hospitals of Delhi: safdarjung and AIIMS is already dealing with huge traffic jams, these work will further disrupt traffic flow and as teh judge rightly pointed what is the use of development if you can not reach hospital in time of emergency?

Hi Mr Ranganathan, the per sqft price in the area is around Rs 9300/sqft for individual floors /builder floors. And guess for an independant house the price should be around Rs 80-85 lakhs... although the price will also depend on the location of the house... proximity to main road and other factors...

Hi Himangi, I came to know from news that both housing schemes are suitable for people. People actually preferring both schemes. But major thing is both schemes have some advantages & disadvantages . The concept of housing scheme is aim to provide houses to those EWS or LIG category people. So according to me , this scheme is bringing some major changes in India Real Estate.
As per my knowledge, HUDA ’s affordable houses in the neighborhood are cheaper by near 50% to 60%. HUDA ’s scheme is offering housing units at the rate of Rs 3,600-4,000 per sq ft in NCR locations like Gurgaon, Sohna Road, Sonipat, Faridabad and Palwal. Yet another factor that goes in favor of HUDA is the resale of a property.

Hi Himangi Deshmukh, As per my knowledge, Delays in construction, delivery and false promises by developers are a few problems that real estate buyers are facing today. Most of them don’t know how to deal with the situation. In India delay in project possession is common now a days. Developers are including grace period which is generally 6 months ,in their agreement with buyers. Still there are some projects which are taking more that 1-2 year to give possession.
Hi Himangi, According to me, in case the developer refuses to pay the delay-in-possession charges,you can send him a legal notice. One, the foreign investor can exit on completion of a project or after developing main infrastructure like roads, water supply, street lighting, drainage and sewerage. But there are some reason which is creating doubt in investing in India real estate market.

Hi Deshmukh, Essentially, luxury means that you have ample living space. It is not only the ticket price that defines luxury. There are only two types of properties, luxury and the rest. Luxury properties necessarily come in with a host of other facilities, the ease of approached, technologically sound and ideally located. If your property qualifies these standards, surely it is luxury. However, if it doesn’t, it would be hard to consider it luxury despite the heavy ticket price.
Hi All, I agreed with Mr Amit Comment. But according to me, this does not mean that all the money would be spent on revamping your interiors. Revamping the interior designing can neither disproportionately increase the value of your home nor add any extra bit of luxury to it. If you are a connoisseur of space, design and luxury, do study how much extra you would need to maintain what you have bought .

Hi Amit, The Competition Commission is likely to pass its ruling in next two to three weeks on the alleged unfair business ways in the realty space, a case where about 20 entities came under the regulator's scanner. As per Mr Ashok Chawla CCI will come out with order. He also assured people that they would fly to the temple town of Shirdi this year as the new airport would be made operational soon. Thanks Vrinda, The Maharashtra State Road Development Corporation, which built Bandra Worli sea link and roads in many cities will come up in new initiatives to modernize highways and expressways in order to maintain the primacy of the State in industrial development, tourism and service sectors and to develop employment opportunities, a programme for creation and modernization of roads, highways and expressways would be undertaken by MSRDC.

Q: There are multiple costs one needs to pay while buying home. Apart from other costs, some builders also take an additional charge called the preferential location charge. Can anybody explain it?

Hi, PLC is a premium cost which a home buyer pays while booking a unit with a better location situated in the same apartment complex. An apartment facing a sea, swimming pool, lake or a park, or Vastu compliant home will be charged a PLC at per sq-ft. rate. Hi Shailja, One can calculate the PLC amount by multiplying the super built-up area of the apartment with the rate specified in the developers rate card. PLC usually varies from Rs 40-150/sq-ft.
But remember, each floor may also have a PLC which is popularly known as the floor rise premium. It usually goes up once you cross the 3rd floor. Higher floors have a higher floor rise charge. This may usually vary from 3-4.5% of the total apartment cost.

Well Shailja, Due to excessive heat, floor charges in Delhi-NCR is higher for lower floor apartments. On the opposite, in cities like Mumbai and Bangalore, the floor rise charges is more as one goes higher up.

@ Kaustav, you can count on sectors 62 and 61 which is located on the western outskirts of Noida. Sectors are very close to NH 24. Their second project was Morpheus Bluebell which was initiated in 2010 but its construction is still going on. It had one more project as Morpheus Violet which stopped after few months of its launch. It is an alternative link road between Delhi and Gurgaon that has been developed with the aim of facilitating the traffic situation on the Delhi-Gurgaon Expressway. Reliance-HSIIDC SEZ is the prominent Industrial aspect of Dwarka Expressway. In addition, there will be a number of residential colonies in the area.
I am agree with you Nithin. And the construction of Dwarka Expressway route shall be fully developed by June 2017. It will have the largest commercial belt of the Gurgaon-Manesar Masterplan 2031. The Dwarka Expressway will provide a robust transportation network and will be accessible through multimodal mix of transport systems and Gurgaon's rapid metro system. Because of that a lot's of residential and commercial projects are coming up at Dwarka Expressway.

Q: Hello. I was doing research because I would like to buy a property (house) with back garden. I live in Europe and villas with own garden are a normal thing. Unfortunately I cannot find even one house with back garden in Bhopal. Why they dont build that kind of properties? I dont understand, it is warm there and not having a garden is just ridicolous for me. I could put a slide for my kids, inflatable pool, bbq etc. I would really appreciate if someone can show me that there are actually villas with back gardens, because maybe i just cant find it.
