Importantly, the sub region has pulled off the crowd from the capital to its heart. Noida, Gurgaon all this were villages, which now became residential place.
I agree and moreover the subs are more helpful because there is a lot a transit population which Delhi have so with the increasing population the NCR regions residential properties are in demand.

Q: I booked a flat in this project , now after one month the builder is asking me to sign a paper where it is written that i dont have any issue if the builder changes the FAR ratio. I feel cheated as the builder can change anything if we all give consent to that. When i asked their marketing people he said that it is normal in Gaur project and if they want they can change anything. I just want to know if any person who have taken flats in Gaur project also signed these type of papers ?

Hi, Mukesh the FAR normally gets changes, although this is a good practice. The builder can even change the floor plan , so ....its ok to sign the document.

There are two new districts that came up i.e., Bhiwani and Mahendergarh in Haryana and Bharatpur in Rajasthan that have been included in the NCR club. Hi there, yes it’s absolutely true. With the expansions in the city in the recent years, industrial clusters such as Okhla Industrial Estate, Mayapuri, Naraina and Mohan Cooperative, which were in the outskirts when they were set up in the 1950s, '60s and '70s, are now surrounded by prime residential areas. DDA is now considering allowing group housing on about 20% of the land set aside for such clusters.
Oh! Yes, this shortfall trend will then fuel property prices, which I read somewhere has risen almost 60% in the last two years.

Hi, the project is located in Sector 77 , that is one of the posh area in Noida. You have FNG corridor, walking distance to sector 50 and 20 min from NH 24, hence the location and area is very good. What do you think, is it better to invest in a plot or unit in Sector 3??
See firstly, one thing you need to understand about sector 2 and 3 , that both have adabi portion attached to the land. Sector 3 has a portion of land with Bisrakh village and few parts with Jalpura Village. This villages are the most affected areas in the whole land litigation issue. Hence builders will may have a late delivery of projects due to clearance issues, but if you go ahead with plots, you can sell it any time.

Heylo the sector is connected with Noida Greater Noida Link road, NH 24 . You have a link road on the other side of the sector which connects with NH 24 and goes till Gaur City. The Noida Greater Noida Link road also connects to NH91, which will help the people to travel to Ghazaibad and all.. Hence i see a good connectivity in this sector.

According to my statistics, it says that the residential segment of Greater Noida West Sector 16 B and Sector 16 mostly comprises of multi-storey apartments and group housing projects with affordable prices that fits in all kinds of pockets. The approximate price range of apartments is around Rs 30 lakh to Rs 50 lakh.

According to my statistics, within past 12 to 18 months the price of this sector took a steep high slope...In 2010 the price was near about Rs 2100 to Rs 2500 per sq ft . Whereas in mid 2012 , the price went upto Rs 2800 to Rs 3500 per sq ft… And now is its more than Rs 4500 to 5500 per sq ft.
The way the demand is going up, i feel within 2-3 years the price will range up to Rs 6500 to Rs 7500 per sq ft , minimum.. So you can guess, if you wait for 5-6 years, Noida Sector 121 will make you rich sir ji!! :P

Hi Gwal Pahari is the area located on the Gurgaon- Faridabad road. The area was actually a village few years back and the area is facing a lot of land litigation problems. At first developers were very keen to invest in that area.. due to the good connectivity but after the land issues there are hardly any developers that are coming in !

Hi Guys, As per my knowledge, the much-awaited Faridabad-Noida-Ghaziabad Expressway is finally coming on track and will provide fast connectivity to daily commuters of the area once complete; apart from this, it is also emerging as an excellent stretch for real estate development.
@ Richa, With the completion of the extension line of the Metro towards Greater Noida and FNG Expressway, the connectivity of New Noida with Delhi and other regions of the NCR will certainly improve. The Metro route will come as an extension of the existing Sector 32-based Noida City Centre Metro line, which will be extended up to Greater Noida West via Sectors 72 and 121. The completion of FNG expressway will further improve the connectivity between Ghaziabad, Faridabad, and Gurgaon.

Hmm even few news papers have stated that the cost of finance has increased in the light of banks’ reluctance to fund what is currently perceived as a high risk sector. In addition, most of the private financial institutions have also switched from providing equity funding to debt funding.
So what is the status of the whole problem now?? Who and how will this be taken care of ? Also are there any risk thats there!

Well Mr Anil, the builder has commited to 36 months to complete the project so it will be early 2017. The project is on the Yamuna Expressway and is sorounded by plots...so the view offered is the expressway views... then there is Gautam Bhudha University that is close by as well as projects by supertech, ajnara and the cosmic group.

Oh yes the aprovals from the yamuna authority came long back and this is part of their sports city. Many banks are also proving upto 80% loans. banks like HDFC,LIC,Axis, IDBI,PNB etc are giving loans. and yes they also haev flexible plans and lumpsum payment option.. after you book your apartment, you will be paying 20% in another month and another 10% in 2months time...and then after each construction phase..

You are right about the not much development happened here on yamuna expressway...many had expected the place to be one of the happening places right after jaypees F1 track comes up... but that has not happened.. but the area still give sme hope.. i do think that in thelong run,it will fetch me returns.

The location is very good near the FNG expressway as well as the yamuna expressway, the area is about 3 kms from Pari chowk. the developers will lay the sewage , roads and electricity and the water level here is 40-50 ft and can be got through the borewells.

Hi, In my point of view, a lot of new development is happening around the Noida Expressway, which can be considered for investing and for self use. Living along this passage has its own advantages in terms of direct access to both Noida and Delhi. Infrastructure development is also going on which is another reason that the area will have more appeal in the coming years.

More and more companies such as MNCs, manufacturing, power & utility, automobile and IT, ITES are making Noida their base for operations. Residents of a project in Bengaluru's Electronic City area called Ajmera Infinity took to Twitter and Facebook to post videos of armed goons inside their housing complex at the marketing office of the builder Ajmera Housing Corporation. While the police did not file a first information report initially, but the social media forced police to file an FIR after residents posted videos online. Mittal complained the builder was trying to make amenities of their housing complex common with a new villa community it has built next door.
Yes, i heard about it. The group planned a protest against Congress vice president Rahul Gandhi for his party's stand against not letting consensus bills pass in the budget session of Parliament. Q: Hi, I have booked flat in Amrapali Centurian Park Tech zone IV, possession (low rise). Booking was done in 2010. But on the name of possession builder is lying. Every time I meet them they says in next 6 month you will get it. Last week (10-may-2016), I visited the flat and surprised to see that construction is stopped from last 5-6 months. Only flat skeleton is there. By looking into situation it seems it won't be ready in next 2 years also. I want to file a legal case on builder. If there is any buyers association please link me with them. I am struggling a lot as I am paying rent and EMI both.

Hi Kumar! I booked a flat in the L tower seventh floor of Amrapali Golf homes project on July 2010, in the builder- buyer agreement it was mentioned that the flat would be handed over by 2012 Dec. Since then they are giving a new possession date every time. Now they have a given a new date of possession i.e April 2017 and i am very much sure that wouldn't be able to give the possession this time too.
Hello Amelia!!! You are right. Last week I visited the project site and saw there was no sign of any work going on. There was no labor and no machinery, the construction work is almost closed there, the staff themselves were blaming the builder for non performance. I still doubt whether they will start construction work for this project in near future or not. I am still waiting for the flat to be completed because I have to pay a heavy amount as EMI since 2010 to the bank. Seeing the current construction status, one can easily say that it will take another 2 yrs to finish the whole construction.

Hi friends!!!! It is total lawlessness on part of Government that such builders are misusing so much of public money easily. I have booked my flat in 2010 in Golf Homes but still after 6 yrs , no rays of hope for delivery. Even they don't care for builder-buyer agreement. Builder Buyer agreement is totally one sided for them. God knows when any regulator like SEBI/TRAI will come in real estate sector.

My suggestion to you all that you should write a mail to the builder and asking for the possession with compensation for delay and if you are not getting positive response then file a case in Consumer Redressal Forum for delay possession. But before that you have to create a WhatsApp Group and unite all the buyers of this project. Court will take action soon if u file a case in a group basis. Thanks....Hi Piyush and Saurabh!!! Hi Gaurav!!! Existing flat owners may transfer their flat ownership to immediate family members if the proposed owners meet all eligibility conditions. If there is more than 1 proposed owner (maximum 4 owners can be allowed for each flat), they would need to decide on the manner of holding the flat upon the transfer of ownership, whether by joint-tenancy, or tenancy-in-common.
Yes, and you can add your father as owner of your flat by Transfer of Flat Ownership Act. But before submitting an application for the transfer of flat ownership, existing and proposed owners should consider the following: 1) Eligibility conditions, 2) Finances required. Submit application for transfer of flat ownership with the required supporting documents to the managing HDB Branch for assessment and approval. An appointment to complete the transaction will be scheduled approximately 10 weeks* after HDB receives the application and required documents.

Hi Gagan... The builder has provided 4 payment plan options. In Option-1, 100% of the total cost to be paid within 60 days from the date of issue of allotment letter. In option-2, 50% of the total cost to be paid within 60 days from the date of issue of allotment letter. Remaining 50% of total cost shall be payable in two equal half-yearly installments calculated from the 61st day from the date of allotment. But this shall be calculated with interest @12% p.a on reducing principal amount. In option-3, 30% of the total cost to be paid within 60 days from the date of issue of allotment letter. Remaining 70% shall be payable in 7 equal quarterly installments calculated from the 61st day from the date of allotment with interest @12% on reducing principal amount. Yes, the per square rate will be higher seeing the basic amenities. Currently, it is 22500/sq-yrd. Apart from that, they are charging for IDC-Rs.2000/sq-yrd, EDC-Rs.2000/sq-yrd, Electrification charges-Rs.500/sq-yrd., Club Charges-Rs.1000/sq-yrd, IFMS-Rs.600/sq-yrd, Maintenance Advance (Payable at the time of offer of possession) Rs.20/sq-yrd./month.

On 23rd May 2016, residents of Paras Tierea Society in Sector-137, protested against the builder alleging poor quality of construction, high maintenance charges and lack of security in the locality. Even, the building doesn't have sufficient power back up. Hi folks!! Do you know why Indian govt. has launched this new Yojna? It is because that the Indian Govt. has realized that the economy of any country depends on its countrymen. Larger the number of employed people better be the economy. They know Indian people have the potential to work hardly, all they need is, a promising start up. People dream of starting their own business but due to financial issues are unable to do so. So, the Indian Govt. in the leadership of Narendra Modi has decided to offer gift as a nation wise programme know as "Start Up India".

Hi, There are some civic issues in the locality such as open dumping, burning and probable water contamination being caused by a garbage pile up along two lakes at sector-91. So, i would like you to suggest that visit the project site, ask in the neighborhood, check the condition of water and electricity, check the street lights in the locality, ask nearby residents about the locality pros and cons and then proceed.
Good Evening Saras!!! Apart from that, the only source of water in the region is the ground water. So, eventually, the toxicity will seep into the water. This can be highly carcinogenic. It is important to press the panic button now so we do not push the city to such irrevocable damages. The problem is bigger than just garbage being piled up at the sector.

It has been almost five years and the company has not even constructed 5% of the project. You will die calling them but they will not answer your call. They never reply to your mails or letters. Q: FACILITY IN PARAS TIEREA IS WORTHLESS.Paras Tierea sector 137 Management is charging huge amount for Maintenance but BASIC AMENITIES ITS NOT ABLE TO PROVIDE.Its not able to provide water to its residents. Daily some towers face ACUTE WATER SHORTAGE. Facility in Paras Tierea do not respond to calls. If you register a complaint the they do not bother to come and rectify. Even some facility persons are VERY RUDE.Recently in Tower 24 , lift doors opened and there was no lift inside. You will find STRAY DOGS moving very easily inside the society. Guards are not bothered. When school children to board bus in the morning, cleaning staff starts brooming near gate at that time only. If you request them to do after 10 minutes daily to allow school children to board the bus , he is not bothered.

Hi, I would like to advise you not to pay any maintenance charges from now onward and take the confidence of other owners of the society. Ask for a society meeting and raise the issue with the secretary of the society and ask for the solution. If you are not getting any proper response from the builder 15 days, file a suit in the civil as well as in the consumer forum for deficiency of service by the builder.
Yes, I am agreed with Giri. Call for a society meeting first and with the help of other owners of the society force the builder to provide the said amenities and security in the society. Better, if you take the advice of a legal expert in this matter. He will show you the right way.

The National Company Law Tribunal (NCLT) appointed interim resolution professional Anuj Jain has agreed to allow refund to 350 homebuyers, who invested into Jaypee Infratechs 3-projects - Aman-III, Udaan and Jaypee Yamuna Vihar. Please, be carfeul before invsting your hard earned money in their projects.

Q: None of the bank is providing new home loan for this project as the builder has not cleared dues of 12.54Cr of Greater Noida Industrial Development Authority(GNIDA) and list of defaultor builders posted dated 12-feb-2018 on GNIDA website. Attached copy of the same. See page no. 7 Sr. No. 88. Only NBFCs like Indiabulls, DHFL, IIFL are funding to this project as they donot have boundations to follow RBI rules. This was found by one of the bank during due diligence check of this project. If you want to verify this info then you can get it check from any of the bank. Since they have taken this land on lease from GNIDA with construction linked plan so if pay Rs 1.88 Cr then their payment schedule will get revised. Then only any of the bank will consider new home loan application. The major effect of this issue is on getting the completion certificate of this project from GNIDA which they will not issue untill dues are cleared as per payment schedule. If the builder provides possession without clearing dues then also GNIDA will not do registry of this property. This is the current status and update as on 07-Oct-2018. IF ANYONE HAS ALREADY BOOKED THE FLAT OR GOT ALLOTMENT THEN PLEASE SHARE THIS INFO TO ALL TO CREATE ALERTNESS NOT TO RELEASE THE REMAINING PAYMENT TO BUILDER UNTILL ALL DUES ARE CLEARED FROM HIS SIDE.
