Q: I have found that plots in these sectors of noida are cheaper in comparison to other areas. Can some body give me more insight future prospects of buying plot in sector 122 or 72 of noida?

Q: Post the sudden increase in circle rates in Delhi recently, the circle rate valuation of the DDA LIG flats at Rohini has increased from 25 lacs to 50 lacs approx (since the circle rate has doubled from 30000 to 60000 for built-up flats having four/more storeys). In effect, the sale of a flat which was selling at around 30 lacs (market value) would not be registered if it is sold for less than 50 lacs (circle rate). I was planning to sell my flat and had a buyer ready for 30lacs but now considering the circle rates have increased, do you foresee a rise in market prices. The latest market price I am aware of is around 32 lacs. If you have different information on the market price, it shall be good to know. Should i wait for some time before selling? How would the sale be registered if buyers is available for, say, 32 lacs and the authority refuses to register below 50 lacs?? Please advise. Thanks.

Hi Mr Sharma, DDA has already announce list of wait listed applicants who may be alloted flats, if flats alloted in the scheme are surrendered . The waiting list is valid only for a period of 9 months. A draw will be held only once after six months, from date of issue of demand letters, for allotment of the surrendered flats to the wait listed registrants as per the priority decided initially. Real estate in Delhi NCR region is more positive and have profitable returns. Sonipat is growing, but Yamuna expressway, Noida expressway and Gurgaon are already on the track. There are good projects in Sonipat but as said my Mr. Jain they will take some time. Try for Gurgaon. What is you budget so that can give you perfect details of the projects. Real estate in Delhi NCR region is more positive and have profitable returns. Sonipat is growing, but Yamuna expressway, Noida expressway and Gurgaon are already on the track. There are good projects in Sonipat but as said my Mr. Jain they will take some time. Try for Gurgaon. What is you budget so that can give you perfect details of the projects.

Hi Guys, In my point of view, both options are good, as per current price and location Noida Extension has an edge because of following reasons. Its close proximity with NOIDA City center 7 Km. The City Centre Metro line will be extended till Eco Village via Sector 71. Out of the planned four stations two will be in Noida Extension. Sectors 18, 32 or 62 in Noida are barely 5- 15 minutes from Noida Extension.
Hi Sufia, As per my knowledge, in year 2009, the average residential price was 1750/sq-ft. After many ups & downs this price showed some improvement. In year 2014 this average residential price touched 3450/sq-ft. Definitely expected return will be high for investors.

Hi, if you are planing to buy a flat in the same tower then you can directlyt ask them for the GDA documents , i mean the approval documenrs for both the towers and the floor in which you want your house . I think towers are approved till 14 floor but builders have made more than 20 floors. So before you invest check the documents. Hi, frnds i have also come to know that the appreciation of this project is very nice. The project was launched just a year back with a price of Rs 2000 per sq ft, whereas right now they are selling units at the rate of Rs 3500 per sq ft. Yes, let me add to that. The plan is to provide direct connectivity with the existing line at Sector 32. The Metro will be extended up to Noida Extension via Sector 72 and this 7km stretch will cost around Rs 1,400 crore. It is planned under the PPP plan and both the Noida and Greater Noida authorities will raise Rs 1,100 crore, depending on the territory falling under their jurisdiction.
So how many stations are to be expected?

The price in this area is quite competitive for an area that is on delhi border..the average price here is around Rs 3400-3800 per sqft. and you can easily get a 50 sq yards plot for Rs 4 lakhs and above.. This place is very near to area in North and North west delhi like rohini, pitampura and model town

Well they are planning for G+4 floors with parking on the ground floor. There will be power back up and water supply as well as 24 hour security. The apartments will be planned as per vaastu and there will also be club, gym, kids play area and park within the compound.

Well the locality is quite nice... this is on the Delhi -meerut bypass and near the shubharti university and a little bit in front of the township of ansals called as sushant city. The project is near the institutions and so good rentals are projected in the area as well.

Yea, last month only there has been a death in the construction sit and that makes it a total of 6 fatal accidents at the DLF site since 2011.
Delhi govt has asked the worked to be stopped at the site and has initiated safety audit of the site. This safety audit has been conducted and reports are awaited.It is only after that the work will be allowed to resume.

To ensure that a Bidder does not submit a Dummy Bid or back out at time of tender opening, Government Department collects a small refundable fee from each bidder, which is called EMD. Q: I would like to purchase a plot of land in Gautam Budh Nagar. I have identified one plot which is owned by real estate company in a village falling under gram panchayat. The land is currently Agricultural Land, which the company says will soon become Non Agricultural Land or Residential Land. The company has developed the land in 3 phases and is selling plots of residential and commercial (for shops) land which are 50-60 square yards each. For the residential plot, it is charging some Rs. 4000 per square yard. Someone I know has already purchased a plot and got it registered there. Please tell me, What precautionary measures should I take. .Specifically, HOW DO I ENSURE THAT:- 1. the plot which has been shown to me actually belongs to the real estate agency and no one else has claims over it - I know we have to see the title deed for it. But how does one know that the title deed that is being shown is for the land that contains the plot that I am being sold and not some other land. How can I know that the my prospective plot of land falls within the land for which I am shown the title deed? 2. the plot will become non-agricultural or residential within the specified period; 3. the plot offered to me will be of the specified dimensions (60 square yards); (will that be specified in the agreeement, or the sale deed, or the torrence plan or map of my prospective plot?) 4. will be at the specified location (i.e. how do I know that the plot that is being sold to me is the same that I have seen on my site visit and on the layout map of the township); 5. will be registered to me alone (i.e. how do I ensure the same plot has not been sold to other people as well?); 6. will not be disputed in any time in the future by any previous owner or anyone else who may also be sold that precise plot of land (What do I need to see for this - the title deed, the previous title deeds; get the encumbrance certificate? How do I get the encumbrance certificate? What do I look for in these documents?) 7. will have all the promised infrastructure facilities (roads; electricity poles, lines, connections, meters; water pipes, connections; drainage; boundaries, etc.); 8. will have the promised infrastructure facilities within the specified time frame (I will have paid the entire cost of the property within a month of booking. However, the infrastructure will only be ready later. Then can I be sure that the company will put in all the infrastructure even after it has been paid all the amount?) 9. will not be liable for payment of any dues (such as remaining taxes etc. Can I ask them for the Tax Paid Reciepts - what does one see in the tax paid receipts even if they do show them? How do I know that the tax paid receipts include the plot which is being sold to me); 10. I will not have to pay more than what I have been told i.e. the cost of the land (area x cost per square yard) + the registration charges as specified by the government.

Hi Anjor, I understood your problem. As per my knowledge, in India, the real estate sector often pilfers with the law governing it. Therefore, it is advisable for land buyers to check Original Land Deed of the current owner, known as the 7/12 document and also the previous owners with the proper names on the title. Receipt from payment of stamp duty charges: Now, you can get your land registered in the sub-registrar's office or have your name added in the village office records, as may be the case.
Hi Anjor, According to me House Plan Approval is necessary. The State Municipality Act requires that a prior sanction be obtained by a person who wants to undertake construction activity for building a new house or modifying an existing one. The process has been made automated in most states and isn't time consuming. Your contractor, engineer or architect needs to take care of this.

People want to register there property need not run from office to office for registration. This easy process will people to register their property quickly with out any glitch.
Yes Mr Tushar, you are absolutely right. 11 district sub registrars have been directed in a circular that the agreement to sell between buyer & developer or builder must be duly checked, verified, acknowledged & registered. So that after buying any property buyer will not run from office to office for getting clarification or verification of document.

Hi Akash, As per my knowledge, the stamp duty is applicable to builder buyer agreement or collaboration agreement to develop a fresh project. This new rule by DDA says that in keeping with directions of Delhi HC, properties booked by municipal corporations under unauthorized construction are prohibited from further registration.

Hi Neeraj, In my point of view, major advantages of living in this area is connectivity , transportation & infrastructure. The Blue Line of the Metro, which starts from Dwarka, connects Vikaspuri to Connaught Place, Pragati Maidan, Anand Vihar ISBT and Vaishali. Vikaspuri will also benefit from the Delhi Metro's Phase III, which will be completed by March 2016. The metro station is barely a km away. It is also well served by autos and rickshaws. It is well connected to the airport, railway station and ISBT.
Hi , According to me, this project is now completed, you can get a 3BHK, apartment of 1200sq-ft in resale . Builder quoted price is around 11250/sq-ft. So 1200sq-ft ,3BHK will come around 1.35cr. This project is developed in DDA alloted land. So basically no legal issues. & project located in prime developed location , so no civic issues either.

Hi Guys, It is very much necessary to make green clearance on line in state, because state level authorities are approving environment clearance to different developments. E-window for this green clearances will be launched in phases , which will be a continuous process. Phases will be on line depending upon state capability & work load. So if work load less, process will be slow.
@ Akash, This will be a instant goal by ministry. Major priority is giving to state of Maharastra, other states will be taken care later. This on line system for green clearance will bring transparency in application process, stage wise approval, real time monitoring & compliance mechanism.

As the proprietor, you can basically do what you wish with your home gave you keep within planning rules. In leasehold; the ownership is given by the govt for residency of 99 years.
