As per my understanding point that need attention when purchasing a flat from the resale market: 1. Checking the documentation carefully is the foremost thing that demands due consideration. 2. It is essential to check whether the seller is the true owner of the property. 3. It is also vital to ensure that the seller doesn’t have any dues to the society, building or against the house that you may have to pay later. 4. It is imperative to check the physical condition of the flat before investing your hard earned money into it.

The east zone had seen the highest price increment of 3.9% in the Rs 2,000-3,000 per sq ft budget category. Localities like Uppal and Sainikpuri are the major localities in this zone and both witnessed a price increase of 4.4% and 3.5%, respectively.

Hi Massetti, Considering the historic trend we can expect steady increase from current price level and the year 2014 should end with around 10% increase, with respect to 2013. The prices of land and plots also will appreciate during the year. Once the Telangana state presents its budget, everyone in Telangana including Hyderabad will forget about Andhra, that being a different state! The prices of real estate in Hyderabad will zoom up to match with those in Bangalore & Chennai. The dream period of low prices of properties in Hyderabad is almost over. A new chapter will open soon, which will be bad for buyers, since they have to pay much more that they were used to.

The whole project will get completed by March 2017. The project is spread over 4 acres of land and there will be 5 blocks with a total of 378 units, Cellar+Stilt+14 floors structure. The project has got approval from HUDA, GHMC and all major banks. The project offers 2 and 3 bhk units with size ranging from 57.11 lakhs to Rs 90.41 lakhs approx.
The area of 2 bhk ranges from 1295 sqft to 1395 sqft and the area of 3 bhk unit ranges from 1735 sqft to 2050 sqft. @Sridhar: Pravallika is right and another important factor is that the government already has a good land bank in Amaravati which is enough to build a capital city and will not have to acquire as would have been the case with other cities..

First preference are independent houses in gated communities but then if the area is green then apartments will also do. Q: One of my bathroom is leaking through the floor and it is spreading to the below flat. I am ready to repair the leakage but have asked the below flat owner to bear 50% of the amount since it is effecting both of us. They have disagreed to that and have complain to the association. In terms of pricing, i think that the project is pretty good. The 2 BHK apartment costs between Rs 41.5 lakh to Rs 44 lakh, while the 3 BHK is priced at Rs 48 lakh to 55 lakh. When I enquired about the company, I got to know that DILL is a Company registered under the Companies Act, 1956, as a subsidiary of Andhra Pradesh Housing Board (APHB) before bifurcation. APHB holds 57.44 per cent of the Equity and Government of Andhra Pradesh (before bifurcation) is holding 42.56 percent equity. Neptune is an established company in Mumbai and has delivered quality of project .This project is executed by Siddhi Infra and I am not aware of their previous projects and track record. Keeping that aside it has got excellent floor plans wide range of choices and very good amenities. Construction has already started and is available at a lesser price when compared to Indiabulls. Q: Dear All, I happen to evade a very big scam recently. As I was planning to buy a 2BHK apartment at Prajapati Elite which is a reasy to move in set-up. After finalising the total cost of apartment, Mr Balaji who is whole and sole in charge of the hyderabad operations told me that as per the new rules sketched by Prajapati Group all new members need to do registration on the total cost of flat i.e. inclusive of car parking ,water and electricity meter. I was shocked after hearing this when my father is in the same profession in Mumbai. Secondly, this guy argued that this is our company rule and they are least bothered about Telangana government registration rules which provides a consumer the right to do registration on only the flat cost i.e. price per sq ft multiplied by built-up area. I did the same for my Bangalore apartment. Infact, a colleague has already bought an apartment in the same phase (3) and his registration was done as per government rules. Now my question is this guy Mr Balaji above Telangana/India government? and if not seems he is trying to fool people who are outside from Hyderabad. I been a resident of this state for 7 years now. Do we have some protection against such kinda marketing guys in India?

Not really, that you wont face water problem because of lake... Water crisis in Hyderabad turns worse this summer. Many apartments owners have to wait for 3 or more days for their order on the metro water supply and sewerage board to be served. The project has got approval from HUDA and banks like LIC Housing Finance & State Bank of India. For the time being I do not think there is any villas available for sale here. As per my knowledge in Hyderabad 5% Stamp Duty, 1.5% Transfer Duty & 1% Registration Fee is applicable for residential project. I think it is the same for resale property as well. Q: Swimming pool is not locked for maximum time as few bunch of dumb owners group have decided it. Being a tenant you cannot ask for the amount which you are paying as maintenance.Except this group no one is interested in issues not the builder, other owners etc. you will be given new issue every weekend to fight with. Better to stay out then paying high maintenance and not using it.

Yes, LRS stands for Layout Regularization Scheme. Under this scheme, all illegal layouts or plots registered under the municipal area in Telangana can be regularized. However, this regularization is only for plots or layouts that are sold through the sale deed before March 3, 2018.
