The project has Mahesh Bhupathi Tennis Academy, Cricket Nets, Mini Golf, Swimming pool, Skating rink, Basketball, Badminton, Squash, Table Tennis, Kids zone and Gymnasium, 24x7 Power Back-up & Reading section which attracts all people.
The highlights are fine but the thing is that I have heard that there is some issue with the project?

Q: Hi, I have booked an apartment in Electronic city, Bangalore. The flat is under construction and will be available for possession during feb 2013. The builder has given us the cost break up which has Rs.2,62,000.00 as service tax and VAT on the property which cost Rs.32Lakhs (basic cost + car parking). Kindly clarify me, what is the calculation for service tax and vat? Also pls clarify me what is the need for two separate agreement, say sale agreement and construction agreement? Now my builder is telling me that he will be giving me only one agreement. Kindly advice me on this. your clarification will be much helpful for me. Kindly help me. Thanks Rona

How to calculate service tax on under construction Property ?
When you buy a house, you pay for two components: 1) Value of land 2) Construction offered by the developer (service provider) Service tax is payable only in case of construction services and not on the value of land. In cases where it becomes difficult to ascertain cost of immovable property and service cost separately, government has come up with the provision of abatement scheme where an amount is levied on the total amount.

The expected completion date of the project is by November 2015. It seems it has got approvals from BBMP and all the leading banks like HDFC, Axis, LIC Housing Finance, Dena, Indiabulls and DHFL.

The rise in luxury residential housing demand has given a new face to the Bangalore metropolitan city. According to Indian Housing report, the raise in demand is because of increase of living standard, purchasing power and changing lifestyle, especially in metro cities.
In 2014 Bangalore city witnessed a launch of about 35 luxury residential projects of 6000 units, in 2013 the market saw a launch of 18 projects of 4200 units and during 2012. Most of the prominent developers are coming up in localities such as Richmond Road, Vittala mallya Road, Sadashivnagar and other localities to turn as hot spots.

Q: Hi All, I am blocking an apartment in E-City Town by GM Infinite builder; up front it looks like a steal. Nothing is much said about them but there has been a buzz here and there about the builder. They could be intentionally posted by their direct/indirect competitors as well. Nothing very substantial on the net. Their project Springfields is running on delay of 3 years but it is the same dismal situation for all high rise apartment in Bangalore. Request you to do some recce as well and do not forget to post your comments. Please advise and suggest on the quality of construction and credibility of builder. Please Help !!! I am really not sure but I hope it is good. With Neo in the back drop it will definitely be a cheese cake provided they deliver in time and to what they had promised. As per the rules regarding tax deduction, property purchasers have to take a tax deduction and account number from the tax authority to file a return and they need to issue a TDS certificate to the seller. After the deduction on taxes, real estate developers can claim credit on such TDS against its tax liability. If you are thinking for long term investment then I think Ozone Urbana is one good choice. They are planning a huge development - both commercial and residential. Q: I recently booked an under-construction apartment (95% work done) of super built up area 970 Sqft. in Bangalore. The builder sales guy calculated Service Tax (12.36%) on 25% of construction value ( Flat Cost + Car Parking - Land Cost). But after booking during agreement he is saying that norms has changed now and service tax will be charged at 40% of the construction value. He is saying that norms changed since 1-Jul-12 however they did not get confirmation and now only got the confirmation. Please suggest what is current service tax rule is. He is making 2 agreements (1 for land and another for construction). And he did not reveal the modified service tax till I paid booking amount. Also he is asking for 4% VAT on Construction Value. Is it correct and is saying that later on he may charge service tax on maintenance cost as well. Please advise.

I did a background check on the builder and they seems reputed. The company is part of the ferns builders. A relativeof mine stays in one of their gated communities. They have been building for more than 18 years but mostly have done gated communities. The project seems good and the specifications they are promising also look good. Hope they deliver on their promise. BTW... the apartments are on 7 acres land the remaining 17 acres are independent villasI did a background check on the builder and they seems reputed. If you are working and your office is in Whitefield then it is a good idea to rent a flat in Whitefield. Finnaly the CM has approved the much awaited Karnataka Town and Country Planning (Regularisation of Unauthorised Developments) Rules 2013, better known as AkramaSakrama.
With the help of AKram Sakarma the government aimed at standardizing the deviation of upto 25% in commercial buildings and 50% in residential ones But according to the survey done, it seems the violation are more in most of the cases.

BBMP town planning department have conducted a random survey in Chickpet, Herohalli, A Narayanapura and Vidyaranyapura. Out of the 400 building surveyed, three buildings were found to have flouted one or the other rule.Not even one per cent of the buildings fit in to sanctioned plans and other civic rules

Bangalore metro works may again be in the limelight, since the Karnataka High Court is likely to issue orders to BMRC to stop the construction work in the city. The sole reason for such a downside is the violation of the labour laws by BMRC in regard to the metro work.
On observing that breaching of the labour laws is equivalent to a violation of human rights, the High Court tipped off the Bangalore Metro Rail Corporation that it will put the Namma project work to a halt if the contractors do not go along with the labour laws. As an attempt to curb such violation, the government has asked the authority to put up with a list of all the sub-contractors and contractors involved in the project along with the total number of workers.

The key factor for this growth will be infrastructure. When the international airport came to Devanahalli, it brought with it the promise of realty growth for this region. This part of the city is slowly showing signs of emerging as the next IT hub. What are the plot size available and what is the price?
Plots are available ranging from 1200 sq ft to 2400 sq ft and the price starts from 6.75 lac onwards for site measuring 1200 sq ft and goes upto 13.25 lac for plot measuring 2400 sqft.

When was the project launched, its possession date and what are the amenities?
The project was launched 6 months back and possession date will be around mid 2014. It has individual tap connection, childrens park, security, club house. The project is DTCP approved and is just 14 kms from airport. There are reputed schools, hospitals which are approx 2 kms from the site. It has 30X40 feet wide roads, titles are clear, underground drainage system , rain water harvesting.

Akshaya Tritiya is one of the auspicious occasion for buying gold and property but this time it failed to enthuse the realty market. The reason behind this is the ongoing election, high property prices in many ideas and may be vacation season.
According to sources, property developers could hardly sell 10 properties on the occasion of Akshaya Tritiya compared with 25 to 30 apartments during Gudi Padwa. :( :( This proves that home buyers do not wait for festivals for booking a property.

The main and the common violationis with the regard to setback area (the minimum distance between two buildings). The percentage of setback violation is 93.25%. This has led to complaining of encroachment, blocking of ventilation and neighbours fighting. Hi Lakshya, as far as I know the project is expected to launch by next month. The project is coming up in Thanisandra, Behind Manyata Tech Park, Chokanahalli, Opposite to Sobha City/next to Provident Harmony. The pre launch booking charges for a 2bhk apartment is Rs 3 lakhs.

I visited the location, this is far away at the Sarjapur road and after crossing the town the place where they are trying to construct this project. My opinions are: 1. Very far no advantage of buying at Surjapur road 2. Cost is high 2350 / sq ft they are quoting now and will be ready in 2017 Mid ( as per they are saying) 3. SNR is very new in market so no completed projects are there

Hi Monica, According to me due to heavy pressure from Urban Developement Ministry & PM's Swachh Bharath abhijan ,BBMP woke up from it's deep sleep & started throwing rules & regulation to every one with out judging anything. Just think of how come apartment people will manage the waste they generate . That the civic body collects Rs 60 as garbage cess from every property tax payer has only rubbed salt into their wounds.
Yes , I completely agreed with Manjunath. In my point of view, this new rule is not suitable for small apartments. I think BBMP can't go beyond court proceedings and burden smaller apartments. Hi, BSCPL Bollineni Silas, Whitefield is in Kadugodi village, about 2 km from the Kadugodi-Hoskote main road. When the project was launched the per sq-ft rate was 3850 and now even after 2 years they could not raise the price anything more than 4000 per sq-ft. This area is full of dry and dust and its completely isolated from any main road. The Hoodi local railway station is other 2 km that side and Hosokte main road is also at a distance of 2 km.
Yes, apart from that, none of the promised facilities like functional STP, RO water, Club House, Swimming pool etc. have been handed over to the association even after 5 years, maintenance is going from bad to worse while builder is collecting heavy amounts every month, they are refusing to attend to in house problems but would attend only common area issues.

Hello Karishma You can convert agricultural land into residential or industrial land by paying a nominal fee known as conversion fee. You can get a change of land use after obtaining the necessary approval from the local authorities. You have to apply to the commissioner of the land revenue department, explaining the purpose of conversion. Along with the application, you need to attach certain documents such as ID proof, mutation letter, original sale deed or gift partition deed, latest tax paid receipt and certified survey map. There is a fee to get the land converted, depending on the nature of the property and its location.
Yes, I am agreed with Vaibhav. The details of the extent of land, names of the present and previous owners, kind of soil and crops, mortgages etc also need to be provided. Certified copies of these documents can be obtained from the revenue office or the tahsildar. All outstanding dues should be paid in full and copies of payment proof should be attached. The district or deputy commissioner, or collector, who is authorized, may permit conversion of land if satisfied that the prescribed conditions have been met and there are no pending dues or litigations on the property.

Hello Ganesh, As you have said that you have booked an under-construction project, then ask for the Karnataka RERA approval from the builder. If your builder has KARERA approval, then you do not have to worry. Aisurya, At the time of property purchase, many people are not aware that flat they are buying is from landowners share. Client came to know only on the day of property registration that his flat was landowners share. Builder kept him in the dark. Normally landowners get up to 40% share in property which is developed jointly. The biggest advantage of a flat from landowner is that you can get discount of up to 20% compared to rates quoted by the builder. In my personal opinion, it is advisable to buy flat from builders share to be on safer side.
Kindly, get the services of competent lawyer for getting correct legal advice for the given case. It is not uncommon where land owner and builder do some financial re-settlement based on market value of the land and construction cost. This is normal but the paperwork for such settlement should be clean and should not have any source of litigation. The clauses should not have any scope for any of their heirs to put claim on the property.
