Hey as far as i know, the tolls are collected so that the company can use the amount to maintain the roads so, i don't mind paying a tax if it ensures a hassle free ride on a good road.
Hmm.. i heard that the toll tax across haryana is scheduled to be decreased and there is also some initiative anmong the companies to reduce waiting time as i recently saw some collectors walk upto the waiting cars in queue to collect the toll and reduced waiting time at the plaza.

Yes, there was a plan to start a fast metro line i.e airport line metro between Greater Noida via Bodaki, Pari Chowk, Expressway's Sector 93 to Badarpur and Chhatarpur. The travel would take only 50 minutes. Although the recent update of the news says, the proposal for the fast Metro between Greater Noida and IGI will be through a separate 60km Metro line. According to the proposal there will be six stations and we estimate that around 8 lakh passengers will use this facility every day.

Hi, Diviyansh flora has a very good location in terms of location.It is situated in the main road. NH 24 is just 2min away and FNG Corridor is again 3 min or so.. hence if your are looking for investment , i do not think you have to worry about it !!

I would like to add that in that case of urban areas, the affected family will be thrown open to two times the market value of land, which will trigger the land cost and fuel the end products to climb the price ladder. Escalation of the land cost by 150 percent, will lead new projects towards a downward trend and make real estate projects much costlier.
But i thought the new bill will rise up the economy, it will be great help for the real estate sector, as there will be no more bandhs and protests from the farmers side and builders can easily develop the place.

well sufia as far as i see the prices have not changed much and the market has been more or less stagnant here... this is good for both investment and end use perspective as the areas now have good connectivity. the average in all the three areas is in the range of Rs 3500- 4000/sq ft.

Hi, yes there are few new infrastructure developments thats coming up in Delhi for better connectivity.. one of them is a six-lane flyover which has been planned to be built at the Hero Honda Chowk along the Delhi-Jaipur highway (NH-8), Gurgaon. Also i got to know that the cost is estimated to be around Rs 100 crore which is given by the Central government.

Hi, to talk about the area, i would first say that the area has one of the best connectivity, when we compare other sectors of Noida like Sector 65 , 68, and 69. These sectors are the neighboring sectors of Sector 121. The land parcel is huge and twin cities Noida and Greater Noida are attracting maximum buyers from different parts of Uttar Pradesh and the capital.

Hi, Akash, yes i also have heard the same news that DDA is coming up with new farmhouse policy which might change the dynamics in the the city’s in terms of the luxury residential segment. I guess premium Gurgaon project and South Delhi’s will be the most sought after addresses will come up with new addresses.
Y! guys dont you remember that DDA had last year regularized all farmhouses that came up prior to February 7, 2007. Also the proposed urban extension areas by allowing construction of up to 20-30 percent of the floor area ratio.

If we talk about developers, then promotions by developers, there are good opportunities to buy in the secondary market as several investors who had bought apartments over the last two years are desperate to exit and are willing to offer good discounts.

Sector 75 is always a good decision for investment option. There are 3 aspects to it A: good connectivity . B: Good projects by renowned builders C: Developing sector. You can choose any project according to your budget. One thing I would like to highlight that for Noida return should be expected after 6 years not before than that. The new land acquisition legislation gives a one-year time frame to other 13 related legislation, mainly Coal Mines Nationalisation Act, 1973 , National Highway Act, 1956 and Land Acquisition (mines) Act, 1885 to make necessary changes conforming to the new legislation. So there are possibilities of no more land related problems to come up and pause the development of the places!
As per the authority, land acquisition for special economic zones (SEZs) would not be covered under the new legislation as SEZ is not mentioned in the 13 related legislation. !!!These rules will lay down processes for the conduct of social impact assessement and will also provide details for obtaining the consent of affected people.

Hmm there is this tussle between the 3 civic bodies of delhi and the DDA over whether or not the DDA is supposed to pay property tax... they argue that since DDA is a property of Union of India, its not supposed to pay tax. as far as i know the matter is in court now.
The mayor of north Delhi has sent a letter to the Lt Governor of Delhi asking that the taxes be paid to them as they are facing shortage of funds in the absence of the government.. DDA has filed a writ petition in the court stating that it is liable to pay only service tax

Sure asmita, the area wil develop... but cannot commit to a 5 years period...but the area is set for development..if the NCR planning board is taking up places like sonipat and bhiwadi... this area is within the territory of Delhi and will be first developed....

Hi deepak, In my point of view , you can ask the builder the reason of project delay. May be they have some approval problem or something related to that.You should discuss with the builder about it. Without proper knowledge of it ,no need to take any step. Otherwise if you think you are stuck in this project or not interested in this project anymore. Then you can resale it.

Hey Guys!!!!! We are almost on the final stage of the amended real estate regulatory bill which has several penalties clause for the builders. As per the current news, the Parliamentary Select Committee for the Real Estate (Regulation and Development) Bill 2013 is likely to push for more strict clauses that may lead to imprisonment of builders if they do not fulfill their obligations to home-buyers.
It sounds really good Nitin, If it is true then it will certainly help a lot to the home buyers because financial penalties alone won't work since private developers will simply factor in the cost of these penalties in their projects and pass it on to home-buyers.

Hi Kajal, In my point of view, builders constructing project in many places of cities are sometimes affecting the environment , residential sectors & corporate world. Choosing a right place & plan according to that place is a hectic lengthy process for builders.

Well Jamuna, Projects that did not find bidders are being examined and now being let out for bids in smaller sections. In most cases, small stretches of land have either not been obtained or are yet to get environment or forest clearances, which could deter a developer. So those sections are being removed so that the rest of the road can be made.

Even the ministry is equally keen to widen participation by fragmenting the projects. Some of the projects being restructured include the Hisar-Dabwali highway project (Haryana) and Panchkula-Yamunanagar (Haryana) highway project.

Hi Harilala, As per my knowledge, this bill is certainly a step in the right direction and all the stakeholders hope that this new legislation will be supplemented with necessary rules and regulations which will clarify any ambiguities or gaps that exist in the bill. This bill is a nice initiate taken by govt to get rid of builder buyer issues.
@ Harilala, A common complaint is that developers and builders do not deliver what is promised when selling apartments. This bill will get rid of this kind of issues. While their advertisements show buildings and landscaping to match international quality, in a majority of cases, the ground reality is far different leaving buyers feeling cheated. The regulatory body envisaged in the draft bill would ensure that the developers are held accountable for what they promise and provide recourse to customers in case these are not fulfilled.

Hi Guys, I came to know that, under the project the Greater Noida Authority on behalf of Uttar Pradesh government will enter into an agreement with the centre for developing infrastructure for first 'early bird project' in integrated industrial townships in the state along the Delhi Mumbai Industrial Corridor. Both DMIC trust and Greater Noida Authority will sign a joint venture to executing the project in UP.

Hi Guys, In my point of view, unrealistic pricing in many micro markets, high mortgage rates, dampened sentiments due to poor job and compensation growth and delay in project completions were some of the factors affecting the demand last year. Housing sales are unlikely to recover in the next fiscal as high property prices have made residential units unaffordable for end-users. The sales of residential units are not likely to recover during FY16. There are certain things which you have to keep in mind, this is because under the Income Tax Act, if you sell a house within 3 yrs of buying it, the tax benefits on the principal repayment and interest paid on the home loan are reversed. These are then included in your income when you file your tax return. Also, if a house is sold within 5 yrs of the end of the financial year in which it was purchased, all the deductions claimed under Section 80C with respect to the property are added to the taxable income in the year of sale.
Sekhar is absolutely right...... Real estate is regarded as an asset, so the profit from its sale is assessed under the head ''capital gains''. If a property is sold within 3 yrs. of buying it, it is treated as a short-term capital gain. This is added to the total income and taxed according to the slab rate. Whereas, if you sell a property after three years from the date of purchase, the profit is treated as a long-term capital gain and is taxed at 20% after indexation. While you can avail of various tax exemptions in case of long-term capital gains, no such benefit is provided for short-term ones.

Apart from that, We require multiple institutions for financing infrastructure. Asian infra was suffering for a long time due to lack of availability of right funds. Infra funding has to be long term in nature.

Yes, it seems to me that Homeowners in Gurgaon may have to pay more property tax as MCG stands firm on its lack of ability to take private colonies and Huda sectors for maintenance with the current levies.

The MCG has made it clear earlier that it will not be able to maintain these areas with property tax alone and has asked the state government for permission to collect maintenance fees as well. Because of this issue chief minister Manohar Lal Khattar has asked the urban local bodies department to see if the property tax can be revised in order to ensure that funds are generated.
@Indranil, Now, there is talk of a hike in property tax, but it is limit to rebound because the Khattar government will become unpopular if property tax is increased. MCG official were saying that they were waiting for the government's clarification. They are yet to hear from the government on whether or not we can collect maintenance fee from the residents.

Bhiwadi is a city which is developing very fast due to its connectivity with the Alwar highway. Lot of residential projects are coming up there like, BDI sunshine City, Avalon Rosewood, Cosmo Greens & The Palms. The Coral of MVL group has already been delivered and more than 500 families are living there. Though their possession date got delayed but the houses are amazing. You should definitely consider investing in The coral or The Palms which is also a township by MVL because they believe in value for money.
@Piyush, Yes it is, it is much advanced version of any Tier-2 city. It has many factories and reputed companies who have their offices set up at Bhiwadi. Infact by start of rapid rail transit system it will be very easy to commute to Delhi/NCR. It has already houses more than 300 multinational companies, their manufacturing units and offices. If you are willing to make a limited investment in or close to Delhi, NCR, Bhiwadi wins it above all.

Hi Pehar, If you are looking to buy a property in Bhiwadi, then go for one of these as these are the best ones in Bhiwadi right now: Cosmos Green MVL Coral Both these projects are ready for possession and are almost booked also. They have amazing amenities which have been provided to the residents. I have personally invested in The Coral township because I found it better than the other one because of so many other things being provided along with it in such minimum cost. You should definitely check their website for more info and they I think have two more projects coming up and much lower costs , they are also very good and soon are going to be launched as well. Hi, For investment purpose I would prefer you to go for Bhiwadi as it will give you good returns in long term, majorly because the ticket size is affordable and thus, buyer base is wide. The expected movement of various companies too will boost the real estate market in Bhiwadi. Moreover, the high prices in Gurgaon have made Bhiwadi attractive for the middle class investors. This region has a lot of scope to develop its real estate potential but you should not expect any returns for another 5 years or so because overall the re-sale market in Delhi/NCR and for that matter, the entire country is going through a tough time.

Hi Pankaj Considering the location being very very far away from NOida, Gurgaon and other parts of NCR. So, I would suggest nearby place and price is expecting something in the range of Rs.1800/sq-ft. all inclusive.

No point in going for this project. The area of this project will take another 7-8 years for becoming livable. This locality is not good for those who have their work place NOida, Gurgaon, Faridabad and other parts of the NCR. They have to face traffic issue during the peak hours and at the same time winter is too difficult for them as there is a dense fog in this area. Check out for other project in nearby localities.

Hi Neel, No point in going for this project, the area of this project will take atleast 7-8 years for becoming livable. Those who have their work place in Noida and Gurgaon and other parts of the NCR , they have to face transportation issues and traffic issue is also there in the pick hour. Check for other projects nearby to gaur chawk !!

Yes, i think this is the right time to buy property as lot's of good news come this budget 2017 for real estate. So, the builder are reducing their prices. I heard that there is some litigation issue with the land by Sorkha Village people. Confirm first before booking your flat. If this project has all the required approval and is free from any litigation case then only go for it.
I am agree with Anil, But i have visited the project site and have checked the price in nearby project and found that Ajnara Belvedere in Sector-79, Dadri Road charging Rs 4341/sq-ft., Lotus Greens Arena in Sector-79, Dadri Road charging Rs. 4150/sq-ft., Sikka Kimaantra Greens in Sector-79, Dadri Road is charging Rs. 4099/sq-ft. Seeing the rate of these project, my conclusion is if Gaur Sports Wood in Sector 79, Dadri Road is charging Rs. 3995/sq-ft. then what is wrong on it. I think it is a good deal. It's all exclusive rate will be 4500/sq-ft.

Q: Let us assume, I have a Land of 14000 Square in city. It was an agricultural land and I got it converted to construable land under Section 143 of Uttar Pradesh. I have already started construction of school in 11000 Square yards of land(Got the school map also approved by the local authority ). Now, I am willing to do plotting in remaining 3000 Square yard of land. I was planning to create plots 100 square yard each and will also construct a road for access for each plot. What is my concern Do I need to consider the size of road, It their any law regarding this. Because I will construct road as per the practical requirement. Road as wide as 20 feet is enough as per my experience. But the architect who was building the layout is troubling me, he is saying whenever someone do plotting in colony they need 30 feet wide road. My argument is I am not constructing a colony or not even starting a great real estate project. I am trying to sell my land in form of plot, which is already converted to construable land. My age is only 25 Years and I am doing this project in small town where most people dont have exact knowledge of law. It is my social initiative to build a school and money I will get after selling with be utilized for the development of school. We have very very less fees in our CBSE Pattern English medium school. It is only 250 INR per month. We are building another branch in 11000 square yard land(Mentioned above). I am just trying to fulfill my father dream of educating less privileged people around me.

Hello Suleman, The plots proposed for group housing shall be located on a minimum 9 mt wide road, but for plots with more than 4 stories or more than 4000 sq.mts (the minimum width of the road shall be 12 mt). The minimum width of internal roads between block shall be 4.5 mt for lengths up to 50 mt., 6.0 mt. for length up to 125 and 9.0 met for length up to 250 mt. For the longer length of roads, the width shall be in accordance with Land Development Regulation of Authority.
Better, visit the local municipal or Tehshildar Office, they will give you the exact idea on it. If the plot is in your name then you can sell it to any person buy you have to follow the govt rules.

Hi, It is better you can apply the certified copies in the Sub-Registrar with respect to the copies of the lost documents.
