Q: The builder claims to give possession by DEC2013 but ground conditions belie that.The interior work,lifts,approach roads,clubs etc are way behind,while 2nd phase construction which has just started makes it difficult to live due to dust all around.

No , the appreciation took place across the country. Except two cities Hyderabad and Kochi, witnessed decrease in real estate prices.
Yeas, even i have notice that, although cities like Faridabad, Pune, Kochi, Bhopal, Mumbai and Chennai have witnessed higher rise in property prices when compared to Delhi.

Yes, surely you will have appreciation, at least 45% should go up within 4-5 years. The appreciation will take place due to the location of the project. The project os located just 120 m from NH8 , there is already a metro station and ISBT bus stop is also within 1 km. Hence the value of the place will surely go high in near future.

Q: Price trend in Noida extension is just increasing day by day and it is expected to go up more... what is the reason..??

The reasons for the increase are very simple, as we all know that the legal battle in Noida Extension is over after the Allahabad High Court verdict for more compensation to farmers of 64% more and 10% of Land. Approval from NCR Planning Board is only a procedural matter which normally every authority in NCR adopts while amending the Master Plan. So, a lot of builders like Patel engineering, Supertech, Saviour, Amrapali group, Shri group, and Gaursons are now making plans to invest in this area.
Not only that, the connectivity in this area is well planned with direct connectivity with the existing line at Sector 32. The Metro will be extended up to Noida Extension via Sector 72 and this will be a 7km stretch. Which directly influence the price of the area go high.

Hi, I too heard that there are still problems in Noida Extension. It has been one year of the clearance of the Greater Noida Master Plan 2021 by the NCR Planning Board but still the fate of thousands of home buyers is unknown.
Hi, did you know that that many Developers have illegally canceled units of home buyers and many have also scrapped projects. The Noida home buyers associations are super agitated by this move.

Hence the whole area's price trend is on the higher side. Yea sure , the possession of the project is after 30 months according to the sales person.. You can also take a grace period .. of 6 months

It is very obvious that farmer will be very happy with the fact that they can sell the land at 5x the actual cost of the land.Now the question arises how will this affect the developers?? will it help to balance the economy or it will be a fail??? Hi ATS has two phase, Phase 1 was launched in 2008 and was delivered also. If you are looking for phase 2 then the possession will be on 2014 may or so. They have launched Phase 2 at Rs 4300 per sq ft ...

I guess if you invest in this area now, you money will double within 5 years. Indian real estate market is a play of long term not short term. Money will never become double if, you do not give time. Time plays it all. the more the time in realty market, the value of the money will rise equally. Looking at this place, it has very good location to live which will help the investors to get great value of appreciation in future.

Actually this is the specialities of builders in Noida Sector 121.. they offer a lot of amenities including gym, pool, power back-up, parking as part and parcel of the package at very affordable rates. A lot of builders offer these separately as luxury. Hence, it is believed by the developers that in the concept of amenities becoming basic necessities.

Awaiting ReplyYes sure sector 75 is just opposite to sector 50, which is one of the posh area of Noida. This is a sector with mid segment luxury and as well as luxury projects! You will find a mix of ready to move in projects as well as ongoing projects. Looking at the past records and also after having a word with the broker.. I feel the appreciation will not be too much! The area needs time to grow in terms of real estate and social infra.
I do not agree , indeed it's a good option to invest in in sector 75 as it is the next developed sector of noida and very well connected. You could consider projects like Maxblis Whitehouse in the same sector.

See there are numerous number of reasons, one reason can be because of the delay and not venture in projects that were conceived with the elections in mind. Projects worth over Rs 4,500 crore, which were set into motion by the Congress Government, are set to lose crucial momentum because the city does not have a Government even after the elections. The several dozen projects, which are at either conceptual stage or awaiting consultant appointment, are held up.

hi… yes it is, the 250km stretch has many emerging real estate hotspots like Manesar, Dharuhera, Bhiwadi, Neemrana, Kotputli and Alwar..Manesar, Dharuhera and Bhiwadi are satellite cities of Gurgaon and have a thriving industrial sector. Manesar is also witnessing commercial developments and residential projects by ABW, DLF, SARE and Sidharatha, which have seen good demand on account of their affordability.

hello pallav, i did speak to them about this project... it seems that it has 3bhks and i think these are like builder floors.. yea..i was told that they have got the plans approved by the town planning department office in Chandigarh... and it has tie up with HDFC bank to provide loans....

well although HDFC is giving loans..i personally think it better to go for nationalised banks.. and i am not very sure about the checks made.... the locality looks good with indus public school nearby and its near to NH10 and probably connectivity to delhi will be an added point.

Yea Allka, with less availability of land parcels in Delhi and even the surrounding area, the builders and developers are looking for new destinations and this city near Loni is emerging as an good location.
yeah Sooraj is right, the area is also near to the North campus of Delhi university and many infrastructure developments are already ongoing like the widening of Sonia Vihar road, signature bridge to replace the Old Wazirabad bridge and an elevated road connecting Tronica city to shahdra in east Delhi.

Well No this particular project is about 8 kms before the to be developed area and is a fully developed area with commercial area, schools, hospitals, shops and other facilities... about 7 kms from the proposed mukundpur metro station. The project is under construction and the structure is already completed.. the apartment will be ready for possession by nov 2014.

@ Kajal, The modalities of connecting rooftop panels with the power grid, through the net-metering system, was being worked out. In such a system, a consumer generating excess power through solar panels can sell the surplus to the grid and get the amount deducted from his or her power bill. Q: As per the Delhi Master Plan 2021, Delhi Development Authority (DDA) will take land of 02 to 20hectares or aboveto develop residential projects in association with private real estate companies. Here, the private companies will directly be responsible for allocated land on which they have to build residential projects.As DDA could not procure any land in last ten years, it has to go for land pooling policy with private sectorsunder the Delhi Master Plan 2021 to developaround 100 residential projects across outskirts of the capital. The policy has got a green signal from the Ministry of Urban Development with five amendments namely: timely outer development of needed infrastructure by the DDA, provide right compensation to the farmers as per the land charges, ensure homes for Economically Weaker Sections (EWS), proper transparency in allocation process and full use of approved floor area ratio (FAR).

But Land Pooling policy has been approve by the Ministry of Urban Development, Vide S.O. No-2687(E), On 5th September 2013. This Policy aims to prevent, selling of land without the owner's consent. This policy assures fundamental changes in the way of acquisition and development of land, in Delhi.

Q: I have some doubt in Builder Buyer Agreement of Signature Global Grand IVA project. I am asking below questions since 28th July'16 but they are not giving reply. Point 3.6: "the Allottee agrees that the Developer shall be liable only to refund the amount received from him/her without any interest or compensation whatsoever". Question: Developer is charging @ 15% per annum from due date, if Allottee does not pay any demand on time. Is there any penalty clause on Developer, if Developer not able to deliver the flat in 48 months without any FORCE MAJEURE mentioned in the Agreement? Point 3.7: "The Allottee, before taking possession of the said flat, shall completely satisfy himself regarding the construction, facilities and amenities in respect thereof and hereby agrees not to raise to any dispute on such account thereafter, either individually and/ or by joining as member(s) in the society/association and or otherwise, in any capacity. The Allottee, after taking the possession of the Said flat, shall make no claim against the developer in respect of any item of work in the Said flat, which may be said not to have been carried out or for non - compliance or any design, specifications, building materials or any other reason whatsoever or on account of any Common Services and Facilities". Question: How can I assure that Developer would not compromising with quality of construction (internal as well external of flat), facilities and amenities? Who will be responsible for quality check of materials as well as construction, facilities and amenities? Point 4.3: "The charges for providing external electrification, electric wiring in the said flat, firefighting measures/equipment in the common areas as prescribe in the existing firefighting code/regulation and power backup, shall be payable by the Allottee in addition to the basic Total Cost, as prescribe herein." Question: What would be the total or near about cost because noting is mentioned about the cost in agreement? Point 7.6: "The Insurance of said Unit as well as the interior/contents inside the said Unit shall be the responsibility of the Allottee(s) and Developer shall not, in any case, be held liable for any damage or loss occurred on account of any theft, loss, neglect or omission of the Allottee(s) in the regard". Question:What would happen, if internal plaster start creating problem. seepage in the said Unit. few months after possession because, as per point number 3.7, I can't check construction and material quality before and after the possession? Point 23: Question: Does it means that I can't choose Arbitrator and Arbitrator decision shall be final and binding upon the parties (Allottee and Developer)? It is very much possible that I would not be satisfy with Arbitrator's decision because Developer will only choose the Arbitrator. What would happen, if I am not satisfy with Arbitrator's decision?

Yes, they are offering Rs.150/sq-ft. as a discount. In plan-1, land cost will be @ Rs.1200/sq-ft. but on booking, you have to pay Rs.400/sq-ft. within 45 days Rs.800/sq-ft. from date of booking. Construction cost, @Rs.1800/sq-ft. and car parking charges will be Rs.2 lakh. In payment plan-2:- Total land cost will be @ Rs.1350/sq-ft. but you have to pay Rs.450/q-ft. at the time of booking and Rs.450/sq-ft. within 45 days from date of booking. Construction cost @Rs.1800/sq-ft.

Hello, MR Proview is a big builder, have many project in NCR. They have good land bank but they have not fully delivered any project in Ghaziabad. They also known for their wrong commitment like they never delivered their any project on time. So, do your all due diligence before investing in their project. Invest only those project which are state RERA Register.
I am surprised a bit that if UP CM Yogi Adityanath ordered the Noida Authority to monitor the progress of Noida flats why Ghaziabad Development Authority (GDA) is not monitoring or solving the Ghaziabad flat buyers issues? I will suggest you to make a written complaint with Ghaziabad Development Authority regarding your issue. I am sure, they will take the necessary steps regarding your problems.
