Hello Friends I live very close to SAFEWAY symphony and have been watching the progress for last few months. What is shown in on website and on the ground is very different. The builder is a grade 1 greedy man and trying to sell and suck the money out of the buyers and not doing anything.The quality of work is very poor and even without buying from SAFEWAY, we are suffering. Now, you can imagine your plight, if you buy.

@Nagesh, The current residential property trend in the locality is Rs. 2670/sq-ft which is average price, apartment price is Rs.2030/sq-ft and Villas is Rs. 3300/sq-ft. Q: I think the whole property registration and building permission system should be made online. It would make the whole system so much easier and accessible. Is the HMDA planning for something like this?

What I find weird is that all the smaller cities in the country have an online process for applying for all these building permissions. But a major real estate spot like Hyderabad has been left till now. Till now, we had to manually get all these building permission. I mean everything, starting from the application process to the inspection, to the final permission document release. Anyway, the process is going to be phase wise. The whole process used to be so slow, and we had to bribe these officials every step of the way to get things moving. I’m glad that this change is happening.
@Lata, You are absolutely right. Now, GHMC insists that every complex builder / owner must exhibit the approved plan with details showing elevation and section etc. for the general public which will purchase the flats/shops/office units, etc. in the said complexes.

Hi Dhananjay, Taking forward the decision of the state government to construct skyscrapers around Hussainsagar, chief minister K Chandrasekhar Rao announced on November 22 that the multi-storeyed buildings would be constructed on 40 locations spread over an area of 100 acres around the lake.
@ Dhananjay, As per my knowledge, Honorable CM said Rs 100 crore would be released for cleaning of the lake . Since the lake is getting polluted due to immersion of Ganesha and Durga idols every year, Vinayaka Sagar would be developed in Indira Park where immersion would take place.

Ace Atlantis is a residential project being developed by Ace Constructions in Khajaguda area of Gachibowli Financial district area. This project is only offering 3 BHK apartments with good amenities which are still under construction. This place is likely to have about 100 to 500 units in total up for grabs.
Many of the apartments have maintenance fee nowadays..does this project have it too? Are there any extra charges?

@ Pravalika, In case the land is not in the outskirts and not under Hyderabad Urban Development Authority (HUDA)/ Hyderabad Airport Development Authority (HADA), then Panchayat layout rules will apply. During conversion approximately 1/3rd of the land should be left for open space. Some rules, the local panchayat/municipality may be ready to waive but it is best to check with the local office regarding all approvals.

The Water Board has some serious troubles with the distribution in this area. THe drinking requirement of the city is 35 TMC while only 20 TMC is being supplied. This place has really good amenities. The ones that are being offered by the builders with the flats here have these: a Garden, a childrens' play area, a swimming pool, indoor games area, a gymnasium, security, 24 hour power back up and a community hall among many others.
It seems they are also offering shuttle court, walking track, indoor games like TT table, carrom and chess, multi purpose hall with dining, kid's studio etc

The problem right now is that the Telangana government is only taking up regularisation of lands on which buildings currently exist. The pricing for the project is pretty decent in my opinion. The 2 BHK apartment costs around Rs 37.5 lakh, and the 3 BHK apartment costs around Rs 50 lakh. The issue here is that the Secunderabad board owes the HMWSSB about Rs. 33.73 crores in dues. to which the Secunderabad board asked them to waiver about 13 crores from it. Actually, the funding for these two projects is being done in two different ways. Last time, when the LRS scheme was introduced, there was no time. It was launched in January and concluded by the end of February. By the time, they can take the scheme to the public, the deadline was over. I think that this time they have enough time for this. They are confident of earning Rs 13,500 crore through regularisation as there are lot of illegal lands and buildings in the city and other municipalities.Last time, when the LRS scheme was introduced, there was no time. Section 220 (2) states that whenever the GHMC wants to enhance the tax amount, it has to issue a written notice to the concerned parties, and the party is entitled to submit his/her objections within 15 days. After receiving the objections, the GHMC has to pass an order. That is true. but I am against this, the tax was not raised by the telengana government. The government was against this. The GHMC has hiked the property tax against the government's decision. This hike is for the commercial entities, in the name of fresh assessment.

Q: Hi, I am looking to buy a property in medchal athvelly village. It is an individual house and the plan is approved by medchal panchayat but not having HMDA Approval. When asked about the same builder is telling HMDA approval is not neccesary for that as the project is on 6 acres land. and the same is required if only land is more than 10 acres. By the time people realize it, they will close that business and start the business with a different name. Search google with the name "Happy Estates Pvt.Ltd" which was the old name of City Square. There were hundreds of complaints against this company in several police stations. The Chairman of the company N. MANOHAR REDDY is a big cheat and 420 and there are more than 10 police cases against him and he hides in Bangalore and never comes to Hyderabad and never appears in public. Kondapur is close to areas such as Gachibowli, Hitec City and Kothaguda, Kondapur is a popular choice of housing among IT professionals working in Hitec City. The locality, situated in west Hyderabad, has a well-developed social infrastructure. In my view point I think this area is one of the best locality for the residential purpose where you get good capital appreciation in next 5 yrs.

The area is situated close to to Gachibowli and Hitec City which is the best location in Hyderabad for an IT working professional who wants to move for rental or buying purpose. Hi suraj, Right now the rate per sq ft is Rs 3600, while in this prices they are offering the discount so contact with the builder for discount negotiation. I think Rs 3300 to 3400 is quite good deal for this project.

Q: I am buying an individual house in agated community for 40 laks in andhra pradesh. Out of the 200 sq yards land, house will be built in 1250 sft by the builder. While at the time of buying he said market rate of 12000 per sq yard land and 1300 per sft for construction. But the government price for the land is 5000 per sq yard so land was registered for 10 lakhs before starting the construction. There is no registration for the remaining 30 lakhs. Now builder is demanding 3.5 % service tax and 1.25 % vat tax on the 40 lakhs. My questions here are, as there was no registration for the 30 lakhs, will the builder really pay these taxes to the government, if yes how i will know that ?, He gives only company bills for the taxes not the government bills. Is it correct to calculate service and vat taxes on 40 lakhs. Should he calculate these taxes only on 16.25 laks (only for construction). Please anyone can help me in this regard.

As per my knowledge, Service Tax is not applicable on single residential unit i.e. independent house, villa or bungalow. Builder has to issue 2 separate payment receipts i.e. one each for VAT (with Tax Invoice no and TIN) and Service Tax (with Tax Invoice No and ST registration no). Hello Harshita, I would like to suggest you go for only those projects which are registered under RERA. I did not find that builder or any property portals have mentioned its RERA approval no. Hi Sid, By law, any planning permission granted expires after a certain period. Generally, unless your permission says otherwise, you have 3 yrs from the date it is granted to begin the development. If you have not started work by then, you will probably need to reapply.
Yes, i am agree with Ramya. It may be possible for you to make minor changes as you proceed but you should check the position with the LPA first. Any significant variation would require a further planning application. If, following a grant of planning permission, you need to make minor amendments to the application; this can be achieved by submitting a non-material amendment application

Though these are correct links, but they are not updated with latest data. Best way is to reach out to local HMDA office to check if the specific layout is really approved before investing.
But remember, when you visit, ask for the following set of documents such as survey no, village/area, name of the applicant or firm on HMDA application. Sometimes, it has been seen that multiple survey no in same layout may have different status.

Hello Deepak, At the time of property purchase, many people are not aware that flat they are buying is from landowners share. Majority of the under-construction property disputes are between the builder and the landowners. Buyer should be aware whether he is buying a flat from builders share or landowners Share. In my personal opinion, it is advisable to buy flat from builders share to be on safer side. I am not discouraging to buy Landowners Share but you have to be extra cautious.
Yes, I am agreed with Mr. Ramesh. If you are buying a flat from landowner then do take care of following points a) Sign only tri-party agreement, b) Payment terms & cost head should be clearly mentioned, c) As a buyer, you should take over balance payment from landowner to builder d) Never pay upfront money to landowner e.g.80% paid at the time of signing agreement and 20% will be paid at the time of registration.

Q: Hi , I am looking for residential plot near chirec public school sriram nagar colony ,i heard the plots near chirec public have lot of litigation's,Is it advisable to buy near this location,what will be the current market price near this location

Hi Venkat, Stay away from such properties. They were panchayat approved plots, not HUDA. The lands on either side of this layout belong to Govt - APIIC etc (Botanical Garden & Industrial Layout where Deccan Chronicle press is located).Hi Venkat, Stay away from such properties. Hi Prathibha, What is the current property rate is going in that locality? Calculate the rate of appreciation on your investment. If you are getting a good return after 13 years of long investment, then this is the right time for you to sell it out. Secondly, check the master plan of your locality with the local body. Is there any infra development is coming in that locality? If yes, then wait for it to complete. Hi I could see only two issues in this project 1. There is no ground water, they dug 4 or 5 bores but not sufficient water it seems. They said they are trying for dedicated manjeera pipe line, but not sure this is guaranteed. If there is dedicated manjeera pipe line then there wont be any issue otherwise it will be nightmare. 2. Work is happening very slowly, when I visited the site there are hardly any people working on slab or brick work. They are saying they will finish the work by end of December 2018, they have to mention this in the sale agreement and pay the rent if project gets delayed.Hi I could see only two issues in this project 1.
