I'm planning to book a flat in pace prana. Builder said the case will not stand because the survey number that the party quoted comes under Ben Foundation which comes next to Pace Prana. They have filed a counter affidavit to which the opposition party has not responded yet for a long time now is what I understand. However, the case is still in court so not sure what will happen later. They will completely handover the flats by April 2015. Does anyone has any other update on this??
Hi Thyagarajan, According to me, it is better to keep in touch with builder. Like as per builder it will take some time to resolve the issue. So if you are planning to book a flat in Pace Prana which is one of the popular residential development in Chennai, then keep in touch with builder & wait for a while.

Adayar,is a new place that emerged up recently and is said by the neighborhood that it is one of the costliest place on south Chennai.It is also been witnessed who ever have invested in that area, have got the best return price till now.
See i can just see the news and give you the statistics, Adayar has given a return on real estate investment of a whopping 110% in the last five years. If you had invested Rs 1 crore in an apartment in 2008, it would now fetch you over Rs 2.2 crore.

Well, For me, presently Amarprakash Palm Riviera , Chromepet, Chennai is for end use. About builder, I read some bad comments in ds forum but yes against all builders. My main attraction point s price. No one can build bad quality house in 3 big GCs and run away after.

Just a little worried about the non progress of work and actual delivery date as little work has been completed at site for such a huge project which started last year. Q: I am planning to buy a resale flat in Sembakkam, Chennai. The flat is 1.2 km away from Velachery-Tambaram main road. The flat is 3years old with 1200sqft. Selling price of nearby newly constructed flat is 4000-4300/sqft. How much I can afford for the 3 year old flat? Do I need to pay separately for parking area while buying the resale flat?

Hi Vino, I think the current price of a 3BHK 3-5 years old resale property will be around 4000-4500/sq-ft. Car parking and open terraces are supposed to be a society's common area. Parking spaces are not considered a part of the FSI and hence, cannot be sold as a separate entity. HI, Suppose a builder X is constructing a project with 100 flats of 800 sq-ft, 200 flats of 1200 sq-ft and 400 flats of 1400 sq-ft. of carpet area. The size of the flat is 5 acres. So the 1 acre = 43560 sq-ft, therefore 5 acres = 217800 sq-ft. Total area of flat in sq-ft.=100*800+200*1200+400*1400=880000 sq-ft Then the FSI of this project will be= (880000/217800)=4.04

Hi Priya, In my point of view, TNHB has made several schemes as per Govt. order for every one. As per my knowledge, Tamilnadu Housing board has 18% reservation for State Government Servants. According to TNHB , they have category wise reservation for all Government ,non-government, S C, ST ,Ex-army & General public etc. This category wise reservation made by TNHB as per Government order.
Hi Priya, It's a nice question you asked.As per my knowledge, If the number of applications exceed the number of units available for allotment ,then a system of “drawal of lot” will be held in the presence of the General Public. After due scrutiny of all the applications received and if found eligible, your application will be included in the list for conduct of lot, observing category wise reservation.The lot will be conducted by the Allotment Committee constituted by the Government.

HI, As per my knowledge, when ever you are going to buy any residential property,you are asking about approvals. These approvals are coming from Government authority. The commonly marketed layouts which do not have approval are often marketed as Panchayat approved lands. These are the lay outs which are unapproved by town planning authority or Nodal Authority.
Hi Mr Rama, As per my knowledge, major benefit of getting approval from DTCP or CMDA is the entitlement to get building approval. This can be an assurance that the building cannot be demolished without proper procedure laid out for approved layouts. The demolition of buildings constructed on approved land is quite uncommon and is often discouraged, without strong justification, by the legal system.

Hi Every one, Buyers should be aware that the Panchayat cannot approve layouts and does not have the authority to do so. Most of the times real estate developers term unapproved plots as Panchayat approved plots. This is a misleading term and aids them to sell unapproved layouts. According to Town and Country Planning Act, approval for layouts should be issued by: Town and Country Planning Department such as Director Town and Country Planning (DTCP).
Hi All, It's not like panchayat approvals are of no value . Actually in some areas, after the layouts are approved by the DTCP or CMDA, Panchayat may approve the building plans. There are some region where DTCP act may vary.

Q: we constructed over 3000sq.ft 1 years back by Max Construction chennai in Thoraipakkam for Rs.1400/sq.ft but now i guess it will be atleast 10% higher. the rate also depends on total area of construction.if it is smaller area then cost would be higher an vice versa. thats what my builder told me. i'm quiet happy with his work and would recommend to anyone.

As far as my knowledge is concerned BBCL is a new developer and they will give their 100% and fulfill their commitment as they have a very entered into a competitive market. So, they try to develop their name first. My suggestion to you that check all the legal approvals, basic facilities nearby, connectivity to your work place. Then only proceed. If there is any legal dispute avoid them. Read all the documents and clause carefully, check whether there is a clause for compensation in delay of project or not, verify it to the local body.

Hi Mr Kumar, As per my knowledge, neighbors should have collected the maintenance bill from previous owner ,not from you. Now this house belongs to you not to your earlier owner. You are suppose to pay the bills & maintenance charge after being the title holder of the flat. It is not possible for you to clear the dues of previous owner on account of maintenance done by other flat owners.
Yes Subramanya, your above argument is not wrong. It is acceptable because it is also a fact that other flat owners are fixing this amount for maintaining all the flats including yours. It may be not like that they are no doing their work. So I think if you will refuse to pay, then you will not be friendly with them anymore. And may be maintenance work will be interrupt .

Any body having the idea about service tax ,Actually they are charging 4.944% service tax and saying that it got revised from 3.71 to 4.944% but normally it should be 3.71% only ..Please anyone suggest on this.
In my point of view, villa project always comes in package type. Which includes all charges. So that builder is not charging anything extra or separately . BSP + All charges will become total package. If you are having any doubt in this, then kindly follow the payment plan of this project. There only you will get a clear picture.

Hi Mr Venu, In my point of view, they are required to file a declaration in form IPI 7 with the Central Office of Reserve Bank at Mumbai within a period of 90 days from the date of purchase of immovable property or final payment of purchase consideration along with a certified copy of the document evidencing the transaction and bank certificate regarding the consideration paid.

Hi Venu, The flat terrain of Chennai City needs effective Storm Water Drainage System to prevent water stagnation in roads. The terrain of Chennai city is flat and average level of the land in the city is only 2.5m above the Mean Sea Level (MSL). Because of this flat terrain and partial coverage of roads with storm water drains, flooding and water stagnation happens in the city during the monsoons.
Hi Venu Gopal, As per my knowledge, in Chitlapakkam, there is a liquid waste management plant where sewage flowing into the storm water drains along Balaji Avenue is treated at the plant before being discharged into Sembakkam Lake. What is the benefit if still stinking smell is coming while walking in Chennai.

Hi Mr venu, As per my knowledge, Sriperumbudur is one of the posh localities in Chennai. This place is known as manufacturing hub over last seven years. But now a days real estate appreciation in this region is very much low as compare to Chennais outlying areas. Developers who have promoted residential projects there are not enthused about launching new ones.
Hi Guys, Sriperumbudur fired the imagination of Realtors after Bangalore-based Velankanni group bought Anubhav Foundation’s 161-acre farm at Sunguvarchatram, 4 km from Sriperumbudur, for 60 crore in a court auction . When the property, which most realtors valued at hardly 6-7 lakh per acre, went for 37 lakh per acre in 2006, it is pretty shocking & amazing. Since then, land value surged almost 4-5 times and major real estate firms picked up large swathes of land.

Q: I am planning to buy a 20 year old apartment in Seaward Road, Valmiki Nagar, Tiruvanmiyur, Chennai. This is a 4 BHK 2600 Square Feet Dupleix penthouse apartment with an unregistered 350 sft open terrace garden with enjoyment rights. The seller is quoting Rs 9200 / sft for the 2600 sft. The apartment is located close to the beach but does not have a beach / sea view. The UDS (land area) is 1650 square feet. The apartment complex is run down but the apartment on sale is in good condition with modest interiors. Prevailing prices for new apartments for similar type of apartments with better facilities are around Rs 12000 / sft. I would like to seek opinion and feedback from experts on the following 1. Hi Mr Krishnan, There are certain challenges that a buyer of a resale flat may face. This could include lack of proper chain of documentation, especially in cases where the property has changed hands more than a couple of times in the past. If the property is over 18-20 years old, it is possible that it was never formally registered in the first place. Registering it at the current point in time would put the onus of paying the stamp duty in arrears on the buyer.

Although a resale apartment may be old, it is a good investment option owing to the low availability or supply of new properties in the area. For investors & end users this place is a gold mine . Situated in a prime location it always attracts IT people ( for rent) , home buyers & investors. From connectivity point of view, this place is easily accessible by city transport & train.
Hi Venu, I think now Adyar real estate market is treating very well to investors & home buyers. One of the most prime residential location of Chennai, Adyar had lost its grace as a residential address largely due to unavailability of new projects and over-crowding. However, ever since the re-development started in Chennai, localities in the central parts of the city have been witnessing new projects in the market .

Hi Mr Hanumantharao, As per my knowledge, it is advisable to check the age of the house before buying. The apartment should not be more than 1-5 years old, at the maximum of 10 years. Any building older than this limit is not worth spending your money. Gandhinagar ,Adyar is a nice location, you can get a fresh 2 BHK ,650 sq-ft in affordable price.
According to me the primary advantage of going in for a resale flat would lie in buying a home in a strategic location where no new supply is coming in. If one has personal cash resources at one's disposal and is not reliant on a home loan, buying a home in a project that is 20 years or more in age can be a good investment bet if the residential property is in a strategic, high demand location with low or no new supply.

So Chennai Corporation has taken this initiatives to reduce the traffic flow in Chennai. Land acquired for Chennai Metro will be used for widening roads near the sites earmarked for Metro stations on the elevated line.
Hi Mr Venu, Chennai Metro Rail Ltd. (CMRL) has completed civil work on a number of stations and has now asked the Chennai Corporation to use the land it had acquired a few years ago to widen roads. Chennai corporation has taken first step to widen the road from Alandur. Station Road in Alandur is likely to be the first road to be widened by the Corporation.

Hi Javed, As per my knowledge, Nanganallur is the well known place of Chennai. It is an excellent place with all the basic facilities like schools, colleges, hospitals are nearby. Vegetable markets, shops, hotel, hospitals, banks, super markets are available in this locality. Nanganallur is one of the most promising location of Tamil Nadu and newly constructed road and all basic amenities within reach.
@ Javed, According to me, in the last few years developers have started re-developing the older independent houses into apartments. Developers have also started buying small parcels of land and developing it as one. This has attracted buyer interest from those who had once moved out.

Whole family can enjoy even in the week days with out strain and pain. Vandaloor zoo, theaters are very near by, and upcoming super theaters, malls in GST Road.

Hi Javed, As apartments sales in the middle and high income segments are showing no signs of improvement, many builders are seriously stopping big project & looking for plots to start budget homes. Budget homes is something which will be suitable for lower income & middle income group people.
@ Mr Javed, According to me, you can raise funds from the market (customers) and do projects. As long as the budget housing segment is treated as a separate entity and the money collected for it is used for the same project, it will work. But if the money is diverted to service bad loans or to complete other stuck projects, then things will miserably go wrong.

Hi Javed, As per my knowledge, Chennai, hub of many IT/ ITES companies is a floor for real estate boom in areas like OMR and GST Road. These are the two areas where one can find the most number of IT giants and automobile companies that are setting up their base, this has led to increase in demand for homes in Pallikaranai.
Pallikaranai has some good schools in its vicinity, Sree Sankara Bala Vidyalaya is nearby. Reputed colleges like, Asan Memorial College of Art and Science, NIOT (National Institute of Ocean Technology), and Sree Balajee Dental College are part of this locality. Chennai Corporation will direct private buildings without disabled-friendly infrastructure to make necessary modifications. Corporation focus will mostly be on private buildings that are used as public premises. Until now, the civic body had been taking measures to regulate only public buildings.
Thousands of commercial buildings in the city that houses nearly five lakh commercial properties are likely to get facilities for persons with disability by year-end. A decision on regulation of housing complexes will be taken based on requests from residents. The city has 17 lakh properties and 11 lakh property tax assesses.

Hi Mr Ananth, Chennai’s southern corridor continues to drive demand and capital appreciation for investors in land development projects. This is because of improved connectivity, expanding city areas, growth of industries and infrastructure development, among others. Definitely this is a suitable place for plot investors.
@ Ananth, As per local builders & developers investment in plotted development has yielded capital appreciation ranging from 50-100 per cent in a span of just two years. This appreciation has been seen in ECR, Acharapakkam, Maraimalainagar, Singaperumal koil. If you will invest in plot , surely you will have better appreciation but may be you have to wait a while & you have to choose the project wisely.

Hi Alex, In my point of view, water is a very big problem in Chennai not always but specially in Summer season. Mostly many reputed & developing area are suffering from this problem One of them is Sholinganallur. Water, for residents of Sholinganallur, has always been a problem of too much or too little. Close to two years after it came under the Chennai Corporation's purview, the zone is set for a major overhaul of the sewage and water distribution system.

Hi Srinivas, The Corporation will primarily screen roads constructed after 1991 in the CRZ-II and CRZ-III areas. Norms pertaining to urban development under the second master plan will not be applicable in CRZ-II that includes developed areas within 500 metres from the shore. Roads, infrastructure projects and housing are not allowed in CRZ-III, which covers a 500-metre stretch of beach from Injambakkam to Uthandi. However, recreation-based activities’ are permitted beyond 200 metres from the coast in CRZ-III.
@ Srinivas, The Tamil Nadu State Coastal Zone Management Authority has given CRZ clearance for projects on the landward side of a road that existed before 1991. Since then, a number of multi-storeyed buildings have been constructed. Environmental activists have objected to such clearance, demanding a list of roads approved by the State coastal zone management authority.

Hi Venu gopal, Thinking an average budget of Rs 20 lakh as affordable, it is quite interesting to note that almost 90 per cent of the supply in Chennai in this budget range is for plots. However, the maximum demand in the city exists for apartments. Nonetheless, buying a plot for Rs 20 lakh and then constructing a house on it would by no means be affordable.
@ venu gopal, It is also noted that buyers are more keen on buying apartments. Today, buyers in Chennai prefer to invest in apartments and condominiums due to better lifestyle and quality of living and security aspects etc. Most of the real estate investments are funded by home loans. Banks offer loan for apartments in the range of 75-90 per cent while it is 60-70 per cent in the case of plots. Also, unless it’s a plotted development by builders, investors are mindful of the perceived risks while buying plots. This explains the low demand in the upto Rs 20 lakh category in Chennai as most of the supply is concentrated for plots.

Hi Priya, Tambaram East is seeing maximum demand for property within Rs 30-40 lakh budget range. This is because of the presence of the IT belt and SEZ within a radius of 2-3 km of the locality. Professionals working in these companies can stretch their budget to Rs 45 lakh, driving demand for housing within this budget, especially for 2BHK units. These are also easy to sell.

Tambaram East is directly connected to the State Highway 10, Grand South Trunk (GST) Road, Velachery Road and the Outer Ring Road (ORR). It offers better transportation facilities over the West, with wider roads. The Tambaram Railway Station is at a distance of 2 km and the Chennai Airport at 10 km through the Velachery-Tambaram High Road.

Hi Priya, As per my knowledge, The Chennai Metro Rail Ltd (CMRL) has planned to convert five of its upcoming elevated metro stations in to commercial hubs. These include stations at Alandur, Ekkattuthangal, Arumbakkam, CMBT and Ashok Nagar.
Hi Priya, According to me, with the trial runs over for the Koyambedu-Alandur elevated line, the plan is to construct two to nine floor buildings to be given on rent to set up malls, retail stores etc. Plans are also ripe to set up movie theatres at some stations. An official from CMRL on request of anonymity informed, These locations have been identified as key areas and have roads wide enough to accommodate these developments. A consultant has already been identified to carry out feasibility studies. Work may start very soon.

Hi Javed, Since the 2012 rise in guideline values, imposition of 1 per cent additional TDS on properties worth over Rs 50 lakh by the Finance Minister has already raised the price bar in the city. Subsequently announced increase in registration cost, due to inclusion of additional 2 per cent of the construction cost, has further increased the transaction cost.
@ Javed, Earlier in Chennai, buyers had to pay 8 per cent of the cost of UDS (undivided share of property) as registration and stamp duty. Now, the government has made it mandatory to register construction agreement before or along with the registration of the sale deed of UDS.

The traffic piles up due to wrong parking practice here. People park their cars on the road itself. The state government has also proposed a bus terminus at Perungalathur some time ago. If it materializes, the area would be further decongested.
