Q: i just got the news that blossom county has not paid its dues to noida development authority and they are served a notice to stop work , this will definately delay already delayed project.. the developer needs to be pressurised to abide by the laws and not play with hard erned money of its investors.

Why don't you send them a reminder for compensation on your total payment made so far towards your respective flats like the way Logix sent demand letter in delay of payment and reminded you all any delay in payment would attract interest @18% per annum. Now it came to hear that the possession date will be December'2014. Q: Earlier there marketing teans used to sell the flats with Credit Note Assurance and some of them have even sold the apartments on the basis that there is no Car parkig fees as its free.They still haven't mentioned this in there Rate list ,they are Charging it as Facility Charges.

Hi, I have a flat in x tower , and now the builder send us the final demand cum possession letter few days back and when i personally went and had a meeting with amarpali officials they are not ready to pay any penalty and asking me to pay the final 5% asap and if i delayed in paying that they will fetch interest on that, dont know what to do???
Hi, My suggestion to you that check the registration paper and see whether there is a clause of compensation on delay of the project. If yes, then consult a legal expert and send the builder a notice of compensation.

Heylo Mr Yogendra you have missed the major point why sector 100 is a hit among the investors, because there is no village nearby the sector. Hence the land is free from all dispute.. my Frnd @ Prasad you have chosen a very good sector for investment.There are no projects that have faced legal issues in Sector 100. So it is expected that the ongoing projects will be delivered on time !

A 1095 2BHK is costing me around Rs.4780875 + 3.09% service tax. Is anybody getting a better price at present. Please help me out if yes.
Hi Shilpa, I thinkl its a very good price. I booked same size unit on 9th floor in March of 2012 and my total cost is Rs.4711435 Incl service Tax. So you are paying approx 1.8 lacs more after 2 years. Not an issue. BSP varies by each floor......find out how much discount he is giving you on BSP.

See Mr Kher as per the rules and regulations, under the current rules any rescheduled loan is treated as a non-performing loan for which banks have to make provisions. Hence the new norms will totally change the structure of the loans.
True and hope this will help us in many ways.. like i am expecting to have a big boost to refinancing by newly established infrastructure debt funds (IDFs). !!

Hi Sir, I can give a information about the prices of the three project . Then you compare the price and opt for it! Rs. 7750 - BPTP Astaire Gardens Rs. 8500 -Ansals Esencia Rs. 8000-Emaar MGF Emerald Floors All are BSP prices and you have to pay extra for parking and maintenance.

See there are no changes in the home loan factor, Yes there is a news about home loan.Which shows a pure difference between Banks and Housing Finance institutes. It says that the Housing Finance Institute are moving towards down fall. Like their debt are increasing day by day!
Yes I have also gone through the news that the home loan portfolios of mortgage lenders have also grown at a faster pace than that of scheduled commercial banks in the last few years. The reason i can pinpoint is the borrowers ate not giving back the payment in the right time.

Till date there is no news on the start of construction, neither has the builder contacted its customers for delay. Well! The price ranges from Rs. 3,200 to 4,000 per sq feet. It seems that price is quite economic and can easily afford keeping in mind that project is in Greater Noida where the property price is much higher than anyother locality of NCR.

Well wahi, Shubhkamna Legend by Shubhkamna Buildtech was launched in November'2013. And it is expected that home buyers can get possession by December'2015. More than 100 units are constructing under it.

Well Wahi, As i know that it's an ongoing project but they have given possession of Phase-1 one year back and rest fo the possession will be provide till September to December'2014. Yes, This project is approved by Noida Development Authority.

Internet is fast means of communication so anyone can write anything for anybody. I personally had a word with the developer and their executive as well regarding your issue and found that their is no such issue with the project. Hello Shilpa, As per the word with them, the construction work has started 6 months back and up to 5th floor the construction work has finished. So, they will offer possession on time i.e. 2015 end. Yes, the project has got all the approval by the Dehradun Development Authority and the basis of approval they started construction work and got approval by the leading bankers.

No, i haven't booked yet but i am planning to book so i have to do a lot of exercise to get all this information. Because it is a matter of our hard earn money. Pacific Hills at Rajpur has a good location advantages. All the civic amenities are in just a few mtrs away from the project sites. Arya International School and Pistol Wood Schools are at a 100 mtr distance, just back side of the project there lies a Max Hospital, vegetables market is in 100 mtrs distance, nearest bus stop in a few steps and Dehradun railway Station is approx 7 kms from the project site. So, according to me it is a good project for investing.

Hi Sundeep, If such kind of issue related to the project then why SBI is offering loan for this project. If it is illegal in their knowledge then why didn't they try to make a conversation with the developer that i can only issue loan for 30 apartments? Why are they still issuing loan for this project? Few more bankers like HDFC, Axis etc.are associated with the project, why didn't they raised the issue.

yea you are right, but they hardly get paid as most of teh builders approach higher courts and delay the matter.. many dharnas have happened but hardly any respite.. the investors are feeling cheated and frustrated...

Hello, yeah i was also looking at this property and although there was some initial problems with this, the project has overcome all this and is in the final stages of completion, the structure is almost finished and in some towers the finishing work is ongoing. the builders are positive of giving possession by july 2014.
Oh..ok... can u advice about the apartment sizing and the price of the apartment.

Eldeco is a known builder and many amenities are planned like a mini golf course, open air theater, joggers park, children play area as well as sports court,piped gas connection and 100% power back up and water supply.

Sudhir ji the are 16 floor towers and just 2 flats on each floor..so it will not be congested area.... all flats are park facing and has good ventilation.. there are ready to move in flats and a 3 bhk will cost around Rs 70Lakhs + while 2 bhks are available in Rs 50-52Lakhs range.....

Q: Flat in P-tower. Builder to pay for additional 105sq ft amounting to 2.5lakhs. As per contract 775 sq ft is the carpet area. Measured today and found it to be 770 sq ft. they are not able to justify. please suggest! We need to fight this together!

Hmmm... The bridge will be 3.5 km long and the elevated road will be connecting near to the Mayur Vihar flyover.. this will provide much needed connectivity between east and south Delhi while bypassing the busy ring road.
@imran , yes it will also ease the traffic on the DND flyway and Nizamuddin bridge and cut travel time between south and east Delhi to less than an hour

What all facilities are being planned?? how is the location?
The area is quite nicely located with proximity to the NH24 , GT road and the upcoming FNG corridor..it s quite near to the Pari Chowk in greater noida and just 12 kms from the operational metro station at city center noida. There are many amenities planned like 24* 7 multi tier security, water supply, vaastu compliant, grocery stores, 80% green area and well ventilated apartments. There is also club with swimming pool, gym and separate children's play area with splash pool.

This project is in prelaunch and is expected to be launched in another months time..so the construction has not started yet..once launched the project delivery is by 3 years and the builder is known to have timely deliveries...:-)

Well yeah,.. the builder has a good reputationa nd has already delivered 8 projects in indirapuram and noida extension...all his projects had timely delivery and his earlier projects were financed by all leading nationalised and private bankslike LIC, HDFC, PNB,ICICI,Axis etc.. In this project no authorization has been received yet..but the process is underway and will be in place at the time of launching project...

Hi Guys, Recently i came to know from news that, If the long wait for the environmental clearance for their flats wasn't bad enough, approx 30,000 residential home buyers in Noida now face serious cost escalations when they register their residential properties. The Uttar Pradesh stamps and registration department has declared that, they will collect stamp duty for registry of residential properties at prevailing rates after the Centre notifies the eco-sensitive zone around Okhla Bird Sanctuary.
I agreed with Geeta. According to me, old stamp duty rate should not be relevant for those residential properties ready in year 2013 but not registered because of the ban on completion certificates till the eco-sensitive zone around the bird sanctuary, in whose boundary these residential projects came, was redrawn. Even those residential properties those were ready for registry in year 2013 will have to be registered in accordance with the news circle rates.

well yogendra, i was told a basic price of Rs 3075 for flexible payment plan.. if you can go for the down payment plan the price will be even less and higher if opting for construction linked plan.. i was advised that the broker will take care of home loans through either HDFC or PNB...

i was looking for 3 bhks in Rs 35 lakhs, but was advised that within that budget 2 bhks+study will be available ..so guess there is a 2 bhks of 840sqft, 2 bhk +study and 3bhks of 1045 sqft... availability difers from time to time so i think you should check with the broker..i was advised that there are units available...

@chandra, the work is ongoing of the 16th floor in this 21 floor apartments in 4 blocks of narmada, kaveri, godavari and gayatri.... the brokers area saying that the possession will be given by next year thatis end of 2015..but i guess you should always keep a buffer of 6 months from th committed time...

Hey Praveen, I thought the National Green Tribunal(NGT) had over one & half year prior illegal the Noida Authority from giving completion certificates to those projects that fall inside of a 10 kilometer range of the sanctuary near Noida. Then why again changes in that plan ?
@ Wahi, As per my knowledge, while it was settled a year ago to redesignate the ESZ around the bird sanctuary and environment ministry had put out a draft warning to cut down the zone to 100 meters on three sides where many real estate projects were affected, a last notice is still anticipated.

Villaments is a new concept that is an integration of a villa and an apartment. It offers privacy and convenience with luxury. Mahagun offers a wide range of club activities and a metro phase is already planned there. It is a perfect time to invest here as it is a developing locality and will yield good results in the next 4 - 5 years.
Well Surinder, you have a valid point. In my opinion, resale actually depends on the local market. What is currently going on there , what people want? I think in Greater Noida most of the tenant are searching either for studio apartment or 2BHK. So be wise before buying any property. My advice will be study the locality first.

Hi Mr Tripathy, As per my knowledge, The transfer application form should be duly filled-in along with the NOC of Residential Area Accounts & PE (JAL), NOIDA. In case the house is constructed on plot, the allottee is required to submit a photocopy of occupancy certificate otherwise he is required to pay the extension charges according to lease deed. In case of plot being transferred, has been allotted through the cooperative housing society, NOC of the respective cooperative housing society shall also be required.
Hi A.K, According to me, Occupancy certificate of plot should have been issued or valid extension of time for construction should have been approved at the time of transfer. After transfer of plot, further extension of time for construction will be granted at 4% of prevailing sector rate.

From connectivity point of view ,these locations are easy approach by bus,train & metro. In & around these two sectors , other sectors like Sector-104,105,,108,82,97,98,99,107 & 110. These sectors are coming in New Okhla Industrial development area.

Q: This project is located at Noida, sector 62. Location wise, it's the best, no doubt. But I am still in confusion, whether or not to invest there, coz the builder is not that old, and on site(I visited a few days before) construction is not yet started, just they have dug the hole in the land, so it's just the beginning. As per my knowledge, in Noida, the 18.4% increase is applicable to all categories of land, including group housing, residential and institutional properties, but not those allotted for commercial purposes. Rates were hiked in Greater Noida, too, the raise ranging from 4-49% depending on category of land. The revised rates are applicable in Noida with immediate effect. In Greater Noida, they come into force from April 1. As claimed by hyde park, the left hand side and back side areas are facility or green park, but as per noida 2031 plan, these are also residential areas, seems these areas can be given to some other builders in the future. Hi Mahinder, According to my feeling, Sector-1 is a decent locality.It is one of the prime private destination with not too bad private environment. It is decently associated with the different parts of the Delhi/NCR Region. It is placed on the primary street which is associating NH-24 to Pari chowck. It is simply a 8 minutes far from the Noida City Center Metro station and Fortis Hospital. It is additionally at a 20 minutes push remove far from the DND flyover. Major landmark in this location is HCL info system limited & Wipro. This location is popular because of commercial & corporate offices. District Magistrate's office is situated here.
@ Anup, As indicated by me, Sector-3 has excellent design encompassed by green, close to Metro station, 1km from Delhi, streets are wide with sufficient parking spot, sizes accessible 114 sq-meters to 1800 sq-meters 1km from Delhi. This sector is well connected to other parts of the city by state transport & metro. Connectivity & transportation is not an issue here. As this is a well known commercial & corporate place so there is no civic issues .

This project has spread over 24 acres of land. Here in possession of 6 towers will be in 2017 Feb. This is a township project , which is consists of school, hospital, banks & commercial shops. Hospital & school are already in running stage. Malls & banks are proposed.

Hey Prasad, According to current news, those who have been assigned land by the Noida Authority for residential plots yet have neglected to begin construction within the stipulated time of two years or as indicated by number of years specified in the lease deed now face a slight penalty. The new rules will workout from Friday.
@ Prasad, According to rules & regulations, for construction delay, residential plot owners/allottees have so far been giving money for penalty from the third year. Thus, for an expansion of three years, the penalty/fine was charged at the rate of 4% of the allotment rate in the third year, 5% (fourth year) and 6% (fifth year).

It has chosen to give without interest, long term credit to slum dwellers to authorize them to purchase economically weaker section (EWS) flats, priced approx Rs 5.15 lakh.

In my opinion, Sector 78 location is very suitable for investment. Proposed metro station is in walkable distance. This sector is well connected with expressway & DND . Sikka Karmic Greens, Mahagun Moderne, Assotech Windsor Court & Nimbus Hyde Park are some of mid range (30 Lac to 1Cr) projects.

Hi Himanshu, As per my knowledge, it is little hard to get 2BHK in Noida in this budget(25Lac). If you will increase your budget up to 30-35Lac then you can easily get 2BHK apartment. You can also check Hardik Tower, which is one of the popular residential developments in Sector-53, having 2BHK units, area ranging from 875 sq-ft to 1015 sq-ft, budget in around 25-27Lac.
In my opinion, Sector 78 location is very suitable for investment. Proposed metro station is in walk-able distance. This sector is well connected with expressway & DND . It's true they are offering 2 elevators for each floor and will open exactly in front of the flats. Under Construction link plan, price will be Rs.7700/sq-ft all inclusive and under Subvention Payment plan, price will be Rs. 7700+1500/sq-ft.

It seems to me that they will deliver the project before schedule time. You can book your unit by paying 5 lacs as token and rest of the amount equal to 10% within 20 days. Booking amount will be 10% of the total flat value. Yes, there will be floor rise charges below and above 26th floor and above 29th floor. There will be no floor rise charges for 26-29 floor.

The rate per sqft depends on what type of payment you are opting for, Like if you are going for Down Payment Plan then the rate per sqft will be Rs 4365 and the price of the apartments will fall in between Rs 44.52 lakhs to Rs 94.72 lakhs. If you are going for Flexi Payment Plan then the rate per sqft will be Rs 4608 and the price of the apartments will fall in between Rs 47 lakhs to Rs 99.99 lakhs. If you are going for Construction Linked Payment Plan then the rate per sqft will be Rs 4850 and the price of the apartments will fall in between Rs 49.47 lakhs to Rs 1.5 crores.

Actually, our country has crossed that stage when change of government in power used to result in problems for an infrastructure project, now the dispute intention network has been made very strong. To add to the comfort of the investors, we have been upgrading our laws.
Even Finance Minister told us that they are working on a new network that would do away with the requirement for going to judicial panels for resolution of dispute. He is agree that there are many problems on the infrastructure front and for that government is taking steps like setting up of infrastructure funds where it has also invited international institutions among others.

Hi Mukesh, It has now become a trend by private developer to use the fancy names of Awasiya Yojana which sounds like the plots/flats are being offered by government development authority. This integrated township comprised of 5-types of residential plots which are available for registration. The size of plots available are 65/84/100/135/220 sq- mtr. The registration amount for these plots are Rs. 51000. But the cost is more than 30000/sq-yrd which is almost double the amount of Authority Plots recently offered by Yamuna Expressway Authority(YEIDA). It will take another 10 yrs for appreciation of these plots and therefore we recommend you to stay out of these plots.
I am agree with Shivshankar.... One can easily buy resale plots of Authority or wait for correction to happen for these plots. The land of Gaur Yamuna City is around 4-kms ahead of the Budh International Circuit. Though the land has been acquired from Jaypee Group, the location is not good compared to Jaypee Sports City. So, it is better to visit the site and compare for yourself if it is worth investing your hard earned money. And don't worry about the deadline of 12th April,2016 as it is bound to get extended on low demand for such plots.

HI all, The land of Gaur Yamuna City is close to the Jaypee Group’s F1 track. That are constructing 20000 housing units in the ph-1, spread over 250 acres. Gaursons has roped in developer Saviour Builders to develop this project. Construction of the project has started and the ph-1 would be delivered in 36 months. As per the developer, there was no dispute on this land. Gaursons is currently developing a 240-acre township in Noida Extension in tie-up with Saviour. About 25000 housing units are being developed in this township at an investment of about Rs 5000 crore.
As far as Gaur Yamuna City is concerned, it offers 2/3BHK residential flats and plots. Sizes of flats are available from 1000-1240 sq-ft. in 2BHK and 1375-1475 sq-ft. in 3BHK whereas plot sizes are available in 1080-1980 sq-ft. A 2BHk will cost you Rs. 20.95 lakh to Rs.28.40 lakh and for 3BHK it will be around Rs.31.55 lakh to Rs. 33.85 lakh onward. Similarly, 1080-1980 sq-ft. plot will cot you Rs.25.60-47 lakh onward. It's possession date will be 2016 end.

Q: I work as a bank employee in Ghaziabad and have couple of kids 5 years & 1 year. After completing my MBA from IMS noida in 2004 have been working with multiple financial brands selling their mutual fund / insurance/ account. Coming from a town of MP had no option but to live in rented flats from the beginning of my career. 4+ years back I started exploring the option of buying a flat in noida area & that is when my search of flats / under construction flats started happening, coincidentally my brother in law who works with HCL as a Sr. Developer also began the hunt in the same time. I chose Gaur City project Avenue 1 while my brother in law chose another builder 'X' project in the Noida area (not taking any name as my agenda is not to defame any one). The construction & stuff started at the same time. Before finalizing on the flat we read tones of stuff on web and felt that no builder is to be trusted, even Gaursons. Gradually we realized delivery of possession has been challenge, customer service has been arrogant, builders do al kind of manmaani in terms and condition and many other aspects which just made us jittery on whether we should buy or rather happily live in the rented flat. However despite reading through all the negative stuff about the builders as we had to see we did buy. Today after 4 years my Brother in law is still struggling to get the flat as honorable court has passed some judgment against the flat that he had invested his life in, while am living in my flat for last couple of year happily, the flat was delayed by an year I guess. But when I look at my brother in law I feel it’s perhaps so important to understand the builder’s previous credential before buying in. In retrospective, where I feel my decision went right was when I chose to physically check through the property delivered by the same builder in last 1-2 years. It’s very easy to defame anyone thanks to internet if bunch of people want to do that and it’s even easier in such a competitive market of real estate. While evaluating the recent projects I realized that there were just couples of builders with whom I can risk my lives income, and fortunately decision went right. The previous projects delivered by Gaurson were better quality wise and even price was comparable. They didn’t have much hassle in the possession timelines and most importantly they have always been on the right side of the law. The current project where I’m putting up now has given us 85% satisfaction while there are some 15% areas of improvement but I feel that’s fine as 100% expectation is crime in this market. I chose to write this article as I often read stuff people claiming how builder tortured them in some form or another, but no one writes good if you are a happy customer, it’s our equal responsibility to write good stuff too. So I won’t say Gaursons is the best builder but if you shortlist builders by seeing their projects it enable a more rational decision making.

Hi Piyush, Yes, almost all the Tier-1 city is facing the same issue. Builders are not following any rules and regulation and project getting delayed from 1-5 yrs. Most of the project get stuck due to the project approval as developers don't have sufficient proof. As far as bank loan is concerned, almost all the leading banks and financial institutions such as Axis, DHFL, HDFC, ICICI, IDBI, Indiabulls, PNB and SBI have approved this project for housing loan. For Club Membership and covered car parking, you will have to Rs.1L and Rs.3L respectively and if you are taking 2 covered car parking then the price will be Rs.5L. Hi Friends!! This builder has a very bad reputation in Delhi/NCR region. Almost of their projects are delayed by 5-7 yrs. so, seeing raheja track record 5 years is a little early. And one more thing i would like to share with you that it is surrounded by Supertech project and sharing of club with such a large project of Supertech is not a good idea.Hi Friends!! Actually plan is approved by HUDA but i don't have any information about the CC and bank approvals. May be they have applied for it and once they will get, will start the construction work and will update the same on their site. As per the developer, project possession date will be December'2018.

Q: Sandeep JP Wish Town. Builder going bankrupt. I've a unit in "JP Wish Town- Garden Isles" on Noida Expressway. Paid 50% till dt. without any loan. Rest to be paid at possession which seems to be a distant dream. Sued JP @ NCDRC with 400 more flat owners. Before the builder goes bankrupt, does taking a loan against the unit safeguards my interest more as a buyer.

Hi Saroj, Send a mail to your builder as soon as possible mentioning your flat details and ask for cancellation of your booking and refund of money. Yes, there are few 2 BHK left for sale as well as in resale option. Variants are available from 990, 1100 and 1125 sq-ft. and its per square foot rate is Rs.3350. This project is under construction now and ready-to-move from April 2019.
