Q: With the construction of the Outer Ring Road, how will the return on investment near Narasimharaja Boulevard be affected?
My replies to this discussion
Hey, the construction of the Outer Ring Road won’t take so long, it has been declared that it will be finished within the next 8 months. I think the main problem in Narasimharaja Boulevard is the traffic congestion. If the Outer Ring Road construction is completed then it will take a huge load off the traffic at this place. That might help to improve the real estate situation at Narasimharaja Boulevard. Now, even the existing residents of this area are facing a lot of problems because of extreme traffic congestion.Hey, the construction of the Outer Ring Road won’t take so long, it has been declared that it will be finished within the next 8 months. Q: How much will buying a plot in Zed Rainseed cost me?
My replies to this discussion
Hey, other than the two units you have mentioned there are plots of a much larger area available for sale at the Zed Rainseed. The area of this plot is 3875 square feet. So the price of these plots will be around Rs. 52.3 Lakhs. So there are three kinds of plots that you can buy in Zed Rainseed. Depending on their area, they will cost you Rs. 15.7 Lakhs, Rs. 16.2 Lakhs or Rs. 52.3 Lakhs.Hey, other than the two units you have mentioned there are plots of a much larger area available for sale at the Zed Rainseed. Q: Is Elavala a safe locality to live in?
My replies to this discussion
I agree. Elavala is a pretty safe locality to live in. It is strategically located near both the city centre and the Bharath IT Park, which is the IT hub of Mysore. It is well connected with the Hebbal SEZ by a 4-lane highway; so commuting will be much easier for you. Elavala is a town on its own, complete with facilities like hospitals, police stations, bus stands, and other government offices. It is already being developed under City Developer’s Strategy Plan (CDSP) and will be much more advanced and safe in a couple of years.I agree. Elavala is a pretty safe locality to live in. Q: I’m joining L&T from next month. Which of these two areas, Hunsur Road and Elavala, is better suited for renting a 2BHK apartment?
My replies to this discussion
Hey there are a lot more residential localities on Hunsur Road near Vijayanagar and Vidyarayanapuram. Elavala is still undergoing development. The residential colony of Elavala has not developed as much as other areas of mysore. So I would suggest you to go with Hunsur road, especially the localities like Jayalakshmipuram, Vinayaknagar and V.V. Mohalla. All these areas will be close to your workplace at L&T Infotech. There will be many young professionals living in this area since Infosys is also close by. Q: What are the major upcoming residential projects in Mysore?
My replies to this discussion
Hey, if you’re looking to invest in property in and around Mysore, then check out the Century Royale project that has been launched on the Nanjagud Highway. The developer is Century Real Estate, which is a big name when it comes to integrated townships and housing societies. This project will have a range of properties that you can choose from. There will be apartment buildings and villas. Another added feature of this project is that there will be row houses, where the houses are arranged side by side to each other.Hey, if you’re looking to invest in property in and around Mysore, then check out the Century Royale project that has been launched on the Nanjagud Highway. Q: What are the amenities available in DS Max Smaran, and what are the facilities available in the neighbourhood?
My replies to this discussion
JP Nagar is a locality which has a lot ongoing development. Builders like Brigade Group, Pathak Constructions, and Vsan Infrastructure are building new projects in the area. There are 48 units in this project, spread across three floors. Q: I’m looking to buy a residential home for my family in the locality of Rama Krishna Nagar. I’m looking at 2 or 3 BHK apartments. How is the Sai Squirrel Oak project in terms of square foot price, location, built-up area, etc?
My replies to this discussion
I think the Sai Squirrel Oak is a good project for you to invest in for your family home, as it is extremely family-friendly. If you have children, then there are very good schools nearby where you can send them, like Christ Public School, Kuvempunagar High School, Sri Raghavendra Gurukul Vidyalaya, Hemavathi school, etc. hospitals and nursing homes like Vinayaka Children’s Hospital, Adithya Netralaya are also close to the Squirrel Oak project. The Kubvempunagar branch of the ICICI bank is also just 1km away.I think the Sai Squirrel Oak is a good project for you to invest in for your family home, as it is extremely family-friendly. Q: I’m a government employee and I’ll be retiring in two years. I’m planning to move to Mysore with my wife after that. I was looking to buy a 2BHK apartment for us. Will the Sankalp Central Park be a good option? What is the locality like? Can someone give me some extra information on this?
My replies to this discussion
The Sankalp Central Park will be a good home for you and your wife, uncle. The apartments here are 2 and 3BHK. If just you and your wife will be living here, then I think a 2BHK will be more than sufficient. The area of the 2BHK apartments is quite big – 1288 sq. ft., with a price rate of Rs. 4000/sq. ft. The price will come to about Rs. 50 lakhs. The apartment has a master bedroom with an attached bathroom and another bedroom, a common bathroom, a living room, a kitchen with a utility room, a small puja room and a balcony, where you can relax in peace. The Sankalp Central Park will be a good home for you and your wife, uncle. Is the booking open for Phase II? How is the builder track record?
Yes the booking is open for Phase II. Sankalp established itself as a brand in Mysore and completed 17 projects within a span of 11 years. They have completed all our projects on time, with 100% adherence to the legalities.

Q: I am going to be transferred to the Mysore factory of JK Tyres. Are there any good apartments for sale in that locality? What do you people think about the Pratham Prerna apartment project?
My replies to this discussion
I agree that this project is perfect for you. The apartment complex has generator backup for common areas, and also has solar lighting for common areas. The project also has a gym, club house, intercom and 24 hours security. The project will have five floors and a total of 33 apartment units. The size of each 2BHK apartment is 1200 sq. ft, and the project will be completed by November 2016. Because of its nearness to the industrial and IT companies, there has been a lot of demand for property in the Hebbal region which has increased realty prices. You can expect an increase in price even more, so it is a good place to invest.I agree that this project is perfect for you. All provisions are given for telephone and TV, there are three light points for each room, and there are plug points and light points given for the utility area, portico, and all rooms. The builder has used a premier emulsion for the interiors and exterior emulsion for the exteriors. Water proofing has also been done on the outside. Q: I'm looking to move with my family from Bangalore to Mysore. Can someone tell me some good localities in Mysore?
My replies to this discussion
If you are moving away from Bangalore because of the pollution and traffic, then you should not move to any of the areas suggested above. These areas may not have the traffic the Bangalore faces, but there is much more traffic here than other parts of Mysore. But, if you are moving to Mysore to live in an environment where the air is fresher, you should try out other areas of Mysore like Vijayanagar IV stage or projects near Bogadi Road. These areas around eight kilometres from Mysore railway station, and are much quieter than the hustle and bustle of the main part of the city. You can buy land in these areas for around Rs. 2000 per sq.ft. Q: Will it be wise to invest in the MV Ecosphere project in Mysore?
My replies to this discussion
I agree, the property prices are increasing everywhere in and around Mysore, so it seems like a good investment. This is a project by MV Projects, which will be completed by June 2014. This township will have plots and also luxury villas. The township is built around gardens in a 12 acre land, and is located opposite the Eaglton Golf Club. The project will have 24 hour backup, club house, swimming pool, garden, and security. There is also provision made for underground water, electrical, and drainage facilities. My replies to this discussion
The Premier Metropolis is a new apartment complex coming up at Jayalaksmipuram, Mysore. The project has 2BHK and 3BHK apartments for sale at Rs. 4250 per sq. ft. The project which is located near Hunsur Road is very near to educational institutions like St. Josephs School, SJCE College, and SBRR Mahajana PU College, and is close to the Mysore railway station. Q: How is the Mittal Pride apartment? Is it too far from the centre of the city?
My replies to this discussion
Hey! The project has been approved by KSPCB, MUDA, BMICAPA and also by the Mellapura Gram Panchayath. I also agree that the project is located in a very good locality which is pretty near the heart of the city. Also, Mysore city does not have as much traffic as other metros, so you can travel very quickly to other parts of the city, and most of the roads are well tarred and wide. Yeah, even I feel VV Mohalla is a very nice locality in Mysore. This Pratham Aradhana apartment will have big bedrooms and the apartment itself is very spacious. You can choose the 2BHK, where the 2BHK will be 1450 sqft. The project is designed well and structurally is very sound. The project will have a lift, 24 hour security, and granite flooring. Q: I know that there’s been a lot of unnecessary digging on roads, sewage and streetlight problems in Mysore. Can anyone tell me the current status of these issues?
My replies to this discussion
Let me tell you, the sewage system, or I should say the lack of a proper sewage system is an even bigger issue in some areas. Take for example, places like Shakti Nagar, Doora and Hinkal have experienced a lot of drainage problem these past few months. Even a little bit of rain can clog up the sewage and the dirty water begins to leak out onto the roads. People have been constantly complaining to the local authorities, but they are really slow in taking the necessary actions. Some other places which were experiencing similar problems were fixed recently, so that is cause for some hope.Let me tell you, the sewage system, or I should say the lack of a proper sewage system is an even bigger issue in some areas. Q: Hello all, I am residing in Bangalore, but I want to buy an apartment in Mysore as an investment and rent it out. Which area should I look for, that will give me maximum returns?
My replies to this discussion
Hey if you are looking to buy an apartment and rent it out, then places like Siddartha Nagar and Kalidasa road are really good. Of course, it will cost you an arm and a leg to invest in any substantial apartment or house there, but the returns will also be really good and worth the money you spend. Take Kalidasa road for instance, if you were to buy a 3000 sq. ft. apartment, you can easily demand a monthly rent of around 55,000 to 60,000 rupees, which is quite a lot. Q: I heard that there's going to an entertainment zone in Gokulam itself. How will it affect the real estate in the locality?
My replies to this discussion
It's quite strange isn't it? Good strange. I've seen the local body do a lot to make the civic facilities in Mysore better but this is definitely a first. Even the Valmikki road is being widened. Not bat at all. I think work on the amphitheatre has already started and it should be complete in 9 months, or so they say. And a Bangalore designer is doing the interiors. He's even putting in a library and a cafe. The theatre is said to seat about 250 people. This should be interesting :) It's quite strange isn't it? Good strange. Q: I recently read in the news that Yadavagiri is going to be a prominent locality for investment. But does the locality face any sort of civic issues?
My replies to this discussion
Hey that's right! The Mysore Industries Association has funds from the new state budget to develop 3 industrial areas in Mysore, namely Visveshwaranagar, Yadavagiri and Bannimantap. They also have plans for the Kabini project where they will be able to supply 6 million litres of drinking water! Now, if Yaddavgiri is going to have further development this is good news because real estate value will increase in this area. It is already quite high as it is one of the prominent localities in Mysore. Q: I heard there were water problems in Bilikere a while ago. Should I not buy a residential house in Vijaya Nagar because of this situation?
My replies to this discussion
You should consider moving to smart spaces 2 in Bilikere. I saw here http://www.commonfloor.com/smart-spaces-two-mysore/povp-pd0mfg that you won't need to worry about water supply problems there. They practice rain water harvesting and reuse waste and sewage water for irrigating their plants. They also have 24 hour electricty back up. I don't really think the drought at Billikere is solved completely and there still may be a few hitches for finding an adequate source of water supply. But there are schools, colleges and IT sector all located in Vijaynagar so there the neighbourhood is really nice. You should consider moving to smart spaces 2 in Bilikere. Q: I'm new to Siddhartha layout in Mysore and I know nothing about the area. Can someone tell me where the closest airport, railway station and nearby cities are? Any suggestions for apartments?
My replies to this discussion
The first thing I want to know about when I'm moving to a new locality are the closest attractions apart from Mysore ofcourse :P It is a must to visit Srirangapatna. It is also the closest taluk. Rent a cycle and ride around the entire area because it is beautiful. It's only 12 km away from Siddhartha layout. You'll see many lakes, forts, temples and there's even a bird sanctuary. Nanjangud is another really nice touristy place that is 23 kms away and has the famous Kabini river. It is also the 2nd closest taluk. Q: Hey how profitable is the real estate in Yadavagiri in Mysore? Any suggestions for 2 bhk residential apartments in the locality?
My replies to this discussion
Yaddavagiri is one of the prime localities in Mysore. The price per square feet has been fluctuating every 2 months just between last year and this year. Initially the price per sq.ft was roughly Rs 3500 in the October to December quarter in the year 2012. In January 2012 the price appreciated to Rs 3700, by April the price was Rs 3723, by June it became Rs 3725, by October it became Rs 3729 and by january 2014 it escalated to rs 3750. I think the reason for the high demand in property in this area is because it is centrally located and all important centres of the city are in close proximity. Q: Do the authorities know why dirty water came from the taps of residential houses in Bogadi? Has the problem been rectified or are there bigger civic issues like waste disposal that Mysore has to deal with?
My replies to this discussion
Did you also know that the reason for all this is because a contractor dug up a road near an apartment building complex that led the sewage to leak into the main water pipeline? I think the only ones who benefitted from this situation were the sump cleaners and tankers in the area. Even the sumps of some residents were not free from this horrific sewage water so they had to end up paying 600 to 1000 bucks to these tanker vallas to clean their sumps and give them fresh water. The residents were super angry and wanted direct action to be taken against contractors who dig up roads without even taking prior permission. And the Mysore Civic Authorities should have the sense to reimburse the expenses that these residents had to bear if they want to keep the real estate trends active in the area. Nobody likes brushing their teeth with sewage water. My replies to this discussion
But most of the residential projects proposed by MUDA are still in the process of development since 5 years when it as first announced. MUDAs pland to contruct additional sites and them disperse those to investors, and realty players. Q: I heard that apartments are still available in the Jayashree Residences project in Hebbal? Im interested in buying a 2bhk apartment there. Can you give me some info on the price details, specifications, amenities, approvals, etc?
My replies to this discussion
The Jayashree Residences building is 5 floors high. I think apartments are available on rent more than for sale. Also, the prices have increased from the initial asking rate. Now the per square ft rate is 4585 rs. So the standard 2bhk will cost you around 55 lakhs. The Jayashree Residences building is 5 floors high. Bogadi has a lot of issues. Even after 20 years of being around, basic civic amenities are lacking. The borewells dong function properly and. People had to end up paying 600 to 700 rupees on water tankers. Also regular road cutting activities undertaken by the civic body to 'fix the drainage system' hamper daily commute.
