Q: Is any one aware of latest status of North city project, is it approved now. I booked a flat in this project on Jan 2010 and thereafter they were updating the status on every three month, but since last one we didnt receive positive comments from them. Is anybody having the same review?

Hi Anantha, I tried calling the builder but no one is picking the called then I had a word with one of the sales executive, she told me that as of now they are not marketing HM North City. I think there is something fishy.

Q: Can an apartment community deny you from moving out of the complex because you refuse to pay rs. 5000 they have implemented for use of the lift? They are also refusing entry of the moving truck. This is something newly implemented as my lease agreement mentions nothing to this rule? Also can they demand payments for maintenance, if your lease agreement with your landlord states rent is inclusive of maint? Please advise the legal rights to move OUT!

The promises made at the time of sale are flatly and unabashedly retracted. Saurabh Rana and Ashish have set standards in impoliteness. They are launching new projects and it is important to share experience of previous buyers.

Yes Amressh..it is very important to transfer name if you are buying a resale apartment.If the name is not changed within 3 months after registration..penalty will be charged to you. Not any scheme has been launched in the recent times by DDA.. I heard that there are already many flats lying vacnat which were allotted in the ptrevious housing scgemes by DDA. The authority seems to be careless towards such flats. At least poor people who are looking to buy low cost house could be allotted those flats. Buildings in Manikonda are given permission to build only ground plus three floors as it comes under panchayat permission. But it was found that some builders have violated the rules and constructed up to five floors by getting permission from the panchayat authorities. Hi all be careful while buying flat in Manikonda. Q: The model house is a beauty, the project is coming up good. I am almost about to decide. Two issue, they are not ready to negotiate and 500 mtrs stretch from Wipro gate are only concerns. Any suggestions? Neo Mall, Metro station at Electronic City, Peripheral ring road and the project completion will easily bump up the price to 2.5 cr within an year . Is that a fair analysis? Considering , it is a luxury and large villa, is 1.5 cr a good deal? 2.5cr after an year seems to be reasonable . I ran this through my friend who works for real estate large PE fund, he does think 2.5 cr in 1 year is a reasonable expectation. Any other experts?

Builders in India do not use techniques which will enhance life of the building. Life of building in Bangalore generally has 40 years of age, If maintained properly can be increased to 60 years. But because of RWA issues and not all residents wants to contribute equally towards maintenance and upkeep of the building. My budget is less then Rs 40Lakhs. But I got to see a very spacious flats in ananthnagar with reasonable price and thats a reason I would like to move myself to Electronic city. I am shifting in Hyderabad next month but I am scared about the water issue. Can anyone update me about the problem?
Water condition in Hyderabad is really not dependable. At least, I can tell you about the locality of Punjagutta, because I stay there. I mean, one day water is there, then next day we wont get even a drop. Then we’ll have to try to get the water tankers to come and provide us with some relief. Especially in the summer months this condition becomes unbearable.

Hi Jignesh, I think it is good to invest in Greenopolish as it is seeing good demand.. It is better than many other projects in that surrounding.. It is the second largest group housing project in Gurgaon. Also i would suggest you the 3c co & Orrice which are going to launch their floor option within few months.. You can explore the same, try contacting local agents and check out more.. I agree with Saran. The amenities provided in such kind of projects are security, medical care, access to transport because they may be disabled, there is an emotional vacuum and hence need for social networking, domestic support and maintenance, technologically convenient lifestyles etc for which the cost for senior homes cannot be reduced. The elderly population is increasing at 3.8% yearly which is expected to double in the next 20 years. :) :)

Electronic City is well developed and planned with wide range of mid segment of IT professionals. Now-a- days even mid level IT people look for affordable apartments for which the demand for affordable housing is rising. Another reason can be the good connectivity which has contributed to the increase in projects in the below Rs 40 lakh category. I agree Electronic City is still a panchayat town in Anekal Taluk, yet it is extremely well connected to the rest of the city as well as the airport.

Yes I totally agree with the above post. The problem with central Lucknow is that not much construction activity takes place. It is good in a way as it allows keeping the landscaped areas and the vintage attraction of the region intact. The only downside is that such space limitation has made the area completely dependent on sellers who sometimes ask exorbitant prices. While staying in central Lucknow is a wonderful idea, you may look at other regions like Jankipuram and extension that can offer a much better deal in the same budget. The property prices in central Lucknow including Kaiser Bagh range from Rs.3500 to Rs.5500 per square feet.Yes I totally agree with the above post. Dear Gary, What u r saying about ulwe now, many said same about ghodbunder road 10-12 yrs back. and you know the results now. Same was the case with Seawoods. Property rates are never going to go down. I bought an apartment in Ulwe and 1 in Ghodbunder road both in 2013, and both places have experienced growth buy 25% buy now.

This will increase property taxes by 100%-300%. For example, the property tax for a 1,000 sq.ft. in localities such as Cuffe Parade, Nariman Point, Napean Sea Road and Worli will be between Rs. 8,540 and Rs 24,690. The taxes in areas such as Ghatkopar, Mulund, Kandivali and Borivali will be between Rs.3,280 and Rs 3,850.

I came to know that banks like SBI and HDFC has immediately increased their interest rates on home loans simultaneously. But According to sources, it has been decided that all interest rates including home loans in SBI will remain unchanged.

The central government is currently building several road projects across the country on a public private partnership (PPP) model and intends to build few more projects in a similar way. However, the National Highways Authority of India (NHAI) has made a bid to dump the PPP model and go back to the earlier engineering procurement and construction (EPC) model. In the EPC model, the NHAI has control over infrastructure projects.
The NHAI chairman quoted certain reasons in support of taking up the EPC model. 1. Most of the infrastructure projects proposed on the PPP model had not received any good response either under annuity or toll modes in the recent past. One example was the Mumbai Trans-Harbour Link which received no bids even after three attempts. This indicated that there was a lack of equity in the market. According to NHAI data, a total of 1,116 km road projects were awarded for the fiscal year 2012-13 on a PPP model. it had drastically reduced to 122 km till July for the current fiscal year 2013-14. 2.There are certain advantages in the EPC model. In this mode, the government funds the construction and the road developer has to only complete the project in a stipulated time period. It also takes just about 3-4 months to award a project whereas a BoT (Build Operate Transfer) or PPP mode takes longer. The bids are also substantially below the project cost. This project has a good connectivity with the other parts of the city Pune such as Wisdom world School- 2kms from the project sites, Hospitals- 5kms, Pune railway station- 10 kms, Pune International Airport-18 kms, Pune City Center- 3 kms. great connectivity with the Mumbai-Pune Expressway. @Dwarkesh, No, i don't think so, such procedure seems to be at work in the Indian property market though, where price corrections have essentially meant some deceleration, but not enough to sell off existing stock.

As per my knowledge, both locality Electronic City Phase I and Godrej E City is good to investment purpose.
Electronic City is well developed and planned with wide range of mid segment of IT professionals. Now-a- days even mid level IT people look for affordable apartments for which the demand for affordable housing is rising. Another reason can be the good connectivity which has contributed to the increase in projects in the below Rs 40 lakh category. I agree Electronic City is still a panchayat town in Anekal Taluk, yet it is extremely well connected to the rest of the city as well as the airport.

Water condition in Hyderabad is really not dependable. At least, I can tell you about the locality of Punjagutta, because I stay there. I mean, one day water is there, then next day we wont get even a drop. Then we’ll have to try to get the water tankers to come and provide us with some relief. I remembered this drilled has been exposed by the BBMP's audit report for the year 2010-11 which shows various projects value Rs. 78.4 lakhs have been assigned to a single without lawful justification.
Yes, you are absolutely right........... This practice has been exposed because the BBMP floated tenders for reconstructing Immadihalli Main Road at Whitefield at a value of of Rs. 14.73 lakh since only one contractor participated in the bid and the chief engineer has to direct the executive engineer to re-tender the project. But the order has been disobeyed and the same contractor has been assigned with the work.

@kaushik, They also express their view in a statement that inquiries for residential property is rising and builders are hoping that the market would recover in the coming months. However , many of them getting many customer by offering discounts, freebies, waivers and attractive schemes to book orders.

Well Santosh, According to me, one of the major reasons behind the fall in rentals is the shift in demand from Mumbai's CBD to the secondary business districts in its suburbs. The city's CBD is loosing its shine over the past 5-6 years and rental here fall by 3-4% in the last one year.

Hello Roshini, This happened only because of the change in the Government. During the Congress-NCP rule in the state, MSRDC failed to construct any new project across the state. And now department has undertaken many projects of roads and tunnel development and that Fadnavis is backing his department.
@Govinda, Congress-NCP rule was nothing but the politics of revenge against each other and thus MSRDC could not work during their rule. The difference between Congress-NCP and BJP-Shiv Sena government is the understanding between two parties and the complete backing of chief minister in all development projects.

The present rate per sqft going on is Rs 3000 ( basic price). BBMP and banks like HDFC, Axis, LIC Housing Finance, SBI and ICICI has approved the project.

Yes Dhiraj.... The "smart villages" will come up with amenities like roads, health, renewable energy, and drainage facilities. Therewith, villages will get a village development plan to ensure their planned development unlike the present system where these amenities are planned in an casual manner.
According to the 2011 census 45.2% people in Maharashtra residing in Urban area. However, the state, which is spread over a 3.08 lakh sq-km area with a census population of 11.24 crore, also has 40959 villages which is the 2nd largest state in India in terms of population.

Good morning Pranab and Lewin!!!!! It is really a good thought by the state govt. that they are looking forward for the development of rural villages. As per rural development minister Pankaja Munde, the smart gram scheme is referred by the rural development department and they have been designing it for the past few months and have conducted surveys and studies for that.
As per Rural Development Minister Pankaja Mumde, The plan will be prepared in discussion with local gram panchayats and gram sabhas and the development funds dispensed by members of Parliament and legislators will have to be used for activities and amenities marked in this VDP.

Hi Lewin and all..... It is not so easy. Firstly, they will have to make a presentation about the smart village scheme before chief minister Devendra Fadnavis and then put it before the state cabinet. The eligibility of these villages will be decided on vast parameters like whether the primary health centres there are operational, percentage of institutional deliveries, male/female ratio, the rise or fall in child numbers.
You are right Chintak.... It is not an ice cake. They will try to operationalise around 400 villages at first, though the final figure will be decided in the presentation. Currently, schemes like dispute free village and village cleanliness schemes are award oriented. They will be approached into the smart villages scheme soon.

Yes, the buyer's name could not be revealed. But as per the ET news, he runs a large diversified business group in a wide range of sectors. The industrialist has already made a token payment under an agreement signed last week and the deal is expected to be concluded over the next one month. It cost him Rs. 1.20/sq-ft.

@Ananya, The draft of the policy, which was supervised by the state's Town Planning and Housing departments, in pending with the Chief Minister's office for approval. It is expected that the Cabinet's nod will come within a couple of weeks and an ordinance will later be issued as currently the state legislature session is not underway.

Yes, i was following the news. It was a high-level meeting. The decision was taken by the minister for urban development and housing & urban poverty alleviation M Venkaiah Naidu. The meeting was attended by Defence Minister Manohar Parrikar, Minister of Culture Mahesh Sharma and Cabinet Secretary PK Sinha alongside secretaries and senior officials of eight related ministries
This move was really a relief for the real estate sector which has been complaining about the time taken to secure approvals for housing projects in different parts of the country. According to builder, there are over 40 different permissions that are required for a housing project that could take anywhere between 12-24 months to come that cause delays in projects and increasing in project costs.

It means everything from our mobile bills to eating out in air-conditioned restaurants, a visit to a spa, dry cleaning charges and coaching classes fees are set to get more expensive with the government deciding to levy a 0.5% Swachh Bharat cess on all services that attract service tax. I am sure that this money will go into our politicians electoral propaganda and less on the mission.
Swachh Bharat does not need new taxes but better deployment of existing ones. The chief ministers are wrong and the central government should avoid levying more taxes. Public health and sanitation are tasks entrusted to state governments by India's Constitution.

Q: Hello, I believe many people has books flats in Isha Misty Green. I had visisted the project and very few flat s available as of now. can someone please share the post -booking experience with builder as of now? how is the quality of construction, builder response to querry and hidden charges etc.. @Saras, And the disadvantages of not registering a sale agreement was specifically highlighted by the apex court in its judgement in the TG Ashok Kumar Vs Govindammal case in 2010. Where an unethical property developers enter into agreements of sale and take huge advance money, and then sell the property to others, thus, pushing the original agreement holder and the future purchaser into litigation. Registration of agreements of sale will reduce such litigation.
It is true and multiple Supreme Court and high court judgments have held that unregistered agreement of sale will not be recognised in a court of law.

As long as the quality of the construction,foundation , vaastu and ventilations are good . There is nothing wrong in trying the new builders. Infact they even customize your building unlike other established builders.
I agree with you Sushma... There are many reputed builders who provide very cheap construction quality and there are so much errors also.

@Ujwal, It is expected that an aggregate of 78 million sq-ft of home space was sold across 8 cities compared with 72.9 million sq-ft a year ago. Unsold stock increased 21% y-o-y and 5% q-o-q to 1124.9 million sq-ft, with unsold inventory in the NCR rising to 361.1 million sq-ft, up 14% over last year, and that in Mumbai rising 28% to 235.9 million sq-ft.

Yes, in petition it was mentioned that the Supreme Court has already ruled that a property once acquired by Mhada cannot be de-acquired. A few yrs back, residents of a Dadar building approached the court, asking for de-acquire the property. But the Supreme Court refused their appeal, stating that no decision could be taken as the case about all such Mhada-acquired properties was pending before a larger bench.
It is true Ananya. And currently, there is no provision in the law which permits Mhada to de-acquire property acquired by it. One of the housing authority's vice president had suggested that de-acquisition permission cannot be given as the Mhada Act has no such provision.

Hi everybody, Mumbai Building Repair and Reconstruction Board, they have issued a final hearing notice to the tenants on August 7, 2015 inviting the objecting tenants for final hearing. It was informed that if they were not present for the hearing, it will be presumed that they have no objection. Out of the 37 notices for final hearing, 21 notices were received back by this office for the reason that the names of persons who had been issued the notices had expired.
As per Mumbai Building Repair and Reconstruction Board, they have issued another notice right after 2 months and this time only 7 out of 37 tenants were present on October 13, 2015 but they didn't find their objection convincing and tenable and rejected them at once. It is found that 82.49% of the occupants did not object to the property being de-acquired. The divisional executive engineer found the buildings shabby and in a dangerous condition. So, he stated that they be redeveloped collectively.

Hi Abhijit and Lewin!!!!! But do you know that this upward revision in ready-reckoner rates would result in more stamp duty for the home buyers. At the same time, developers usually pass on increase in project expenditure to consumers.
It means this hike will apply for developers as well as they have to pay premium for FSI and development charges. But rise in these levies would increase a project's cost, which developers would try to recover from consumers.

Many homebuyers while rushing to save the 2% stamp duty are complaining of incomplete possession papers with errors in map, details of units, etc from builders leading to further delay. Some buyers, who had paid the stamp duty fees in advance, said they were charged extra owing to the sudden, unauthorized increase in floor area by the builder.

Hi friends!! Actually there is a supreme court judgement that clearly states that these documents should be handed over to the buyer, which reliable builders adhere to. But consumers need to understand that even reliable builders will show the OC-NC documents to perspective buyers and will hand over the copy of the documents after completion of the project. If you are not buying from a reliable builders and are not getting the OC or the CC, you need to issue a notice him to apply and hand over the copy of the documents within one month period from the date of the issue of your notice. Falling which you can also get it via a consumer forum or filing a writ petition.
Hi Adnan, Did you talk with the builder on OC? What is their reply? There must be some date by which the builder is obliged to give you occupancy certificate. If that date is there, talk about this to your builder. If it is being delayed deliberately without any reason, you send him legal notice. About his interest delaying the occupancy certificate, he may be looking for an opportunity to get additional money in one or other form.

Kanakpura Road enjoys good demand due its proximity to important centers of the city and beyond. The locality is specially known for its lush green open spaces tucked with several lakes. And its cultural, educational and spiritual nature has ensured it a good catch on the Bangalore realty radar. The property price are expected to good appreciation in the coming days.
