Loading factor essentially creates a relationship between the super built-up area and the carpet area. It is the factor which when added with 1 and then multiplied by the carpet area gives the super built-up area. The correct formula for calculating loading factor is: Super built-up area = Carpet area (1+ loading factor)

The reason why this locality has seen capital appreciation is because of easy connectivity with the rest of the city via the Outer Ring Road, Hebbal flyover and Bellary Road. Moreover, several educational institutes and IT companies are present nearby. The area has seen capital values rise by 13 per cent in the last three months.

If you are buying an old flat then you should check out for the construction quality and regular maintenance. These 2 things greatly affects apartment block's lifespan which can be anywhere from 40 to 75 years. Thoroughly check for cracks, concrete chipping away in walls and pillars, mould, water leakage stains etc. Is it cleaned regularly, how quickly are broker pipes, lifts etc are repaired etc. For a 10 years resale flat I think you should get a discount of at least 15% compared to a current selling price of new-built apartment.If you are buying an old flat then you should check out for the construction quality and regular maintenance. Hello, Even I saw a building in 60x40 has 8 units, is it legal ? I also went & enquired in BBMP office as per the norms they can give maximum 4 kitchens and in the 60x40 no basement is allowed. Leagally can build stilt (only for parking)+GF+FF+SF. Any suggestions to proceed further ?

Q: I have a question on the policy framed/followed by Skylark Mansions Pvt. Ltd. for their Esta project. As per them, they need full property cost+ one year advance maintenance+ one year advance sinking fund charges before they could initiate for the property registration. From my perspective, if the full cost of the property has already been paid, the property should be registered to the property owner. However, Skylark Mansions Pvt. Ltd. is adamant to receive one year maintenance cost and one year sinking fund cost apart from the already paid total property cost, to register the property though they don't have occupancy certificate(OC), and probably they are not going to have it at least for a year. Thus, we as owners of the apartments, can't live in our apartments legally after registration. However, they still force us to pay everything in advance whether we can live in it or not. My question is: is it legal, if not how can we fight against it through a legal process? Your expert advice would be highly appreciated.

Q: Hi friends, I am planning to purchase one BDA approved plot. Legal verification of the property is done and will be doing the sale agreement next week. I would like your opinion whether I should take help from an agent for property registration and khatha transfer. In many online forum, it is said we can do it without much hassle, But I am a non kannadiga, and my kannada knowledge is 2 on a scale of 1 - 10 :? The agent is asking for huge amount for getting it done, he says this inclused all like agreement, writing charges, khtha transfer(including under the table payments) not including the stamp and registration charges. May be Mountain Group is not a big builder but who knows after imposing RERA, all developers across the country is bound to give the possession on time. Helo lo Sanjeev, As far as rental of Immovable asset is concerned there is no distinction between commercial rental or residential rental as per income tax. All rental income will be taxed under the head Income from house property. if you file your income tax return for rental income you will have benefits of low interest loans as you have valid income proof.
