Hey Guys, As per the present provision, anyone buying more than 4 flats in a project is treated as a promoter. Yet, to find a solution to this trend of a few buying more flats and having monopoly in management of affairs, the committee is recommending that all such buyers will get "one voting right" like that of other buyers. But the UPA's statement was very rude in the Parliament.
@Karthik, And it was a very shocking statement given by to AIAMDK and Samajwadi Party have told, as per him Center has no right to make laws on real estate as it is a State matter. Ohhhh common........ how successfully you both parties are running your State, country knows it....you just don't need to know what real estate want or what NDA has to prove.

It is true Devraj, At the same time a builder or developer will have to enclose details of its existing projects, details of approvals, land title and payment dues while applying for registration of any project with the authority. The panel define again the carpet area, according to them, the net usable floor area of an apartment, excluding the area covered by the external walls and that under service shafts, exclusive balcony or verandah and open terrace areas, although it would include the area covered by the internal partition walls of the apartment.

I am happy to hear that Housing Ministry has accepted a proposal of a Parliamentary panel's recommendation on the Real Estate Bill to make the provisions stricter and increase the 50% threshold but not lower it. The Housing and Urban Poverty Alleviation ministry has also accepted all 38 recommendations made by the 21-member Rajya Sabha select committee which submitted its report last week.

In south Bangalore, the residential apartments are primarily high and mid range. There are high-end options, primarily in suburban areas of south Bangalore such as Koramangala and Bannerghatta Road. Bannerghatta Road and Sarjapur Road are the growth areas of South Bangalore that investors could look at.
In 2013, North Bangalore will continue to grow, because of the massive potential for capital appreciation. Projects which are under construction on Outer Ring Road will reach completion stage and see increased sales because of the preference for ready-to-occupy projects by users. The IT growth corridor will also impact the real estate market.

There is no free land available for developments in BTM Layout. But due to its strategic location and corporation water supply the area has seen an increase in demand in rental values. The rental value for a 2BHK in some of the inner areas was as low as Rs 7,000. But today, there is not a single area where the rental value is less than Rs 18,000.
Rental values in Koramangala range within Rs 21,000-25000 per month for a 2BHK flat while BTM Layout offers a same sized unit for Rs 15,000-21,000 per month.

It was told to that they will get the approval of SBI first, so that other banks follow. If you are planning for home loan, you can take loan once the project is launched. As per the telephonic conversation with the sales person the launch price for the project is around Rs 4000and after launch they are going to increase the per sqft price by Rs 200.

The Government of Karnataka announced a proposed revision to the guidance value of properties in Bangalore for the fiscal year 2014-15 on 15th October this year. As per the proposed revision, property prices in the city have gone up by about 15-25 per cent in various localities compared to those of last year (2013-14). The government has already raised the guidance value in Bangalore. Not just owner even developers also seem to be facing the heat.

With the demolition of the properties, the Namma Metro phase II will come into play. The metro route will create an impact in the residential space more than the commercial. Once the route gets functional, the difference in rate between the properties in the city center and outskirts will taper off.

While the government claims that the increase in guidance value will lead to a reduction of black market transactions and an increase in the revenue, builders and buyers have cribbed about the increased values, due to the increased charges that will have to be paid for registering a property. Once it is proposed, the public will be given about 15 days to file any objections before finalizing the new guidance values.

See, i think there was plan B also recommended by the authority, that they will come up with 400 houses in Gottigere which will be built under the Ashraya scheme. But if this was to happen then Bannerghatta National Park would have been in danger as the place will cover up that also and raising wildlife concerns forced the authority to drop the plan. There was no other alternative land.

As far as I know, Tower C is getting completed by July 2016 and Tower B by Dec 2016. Tower A is not yet launched. You can avail home loan from banks like ICICI, HDFC, AXIS and LIC Housing Finance.

More than 2800 applications for cancellation of house allotment (mainly for 1 BHK flat) have been received by BDA in 2013, out of which as many as 1400 applications were for deposit money refund. In the last two months, the civic body has received more than 80 such requests.

This would speed up the construction process beyond imagination.
With such a move, the government will help deal with red-tapism that is tagged as the basic hurdle to acquire approvals on time. In addition to it, getting approvals on time will help in the completion of the project on the estimated date, thereby injecting customer satisfaction vehemently. Moreover, with the functioning of the window, the sale price of projects in the city will cut down by 10-25%, and speed up the time taken to complete the projects.

Hi Tej, As far as I know the banks approvals are under process and it will take another 10 to 15 days time to get the approvals but they have got approval from BDA. Hi Tej, I have read the news in some newspaper. MUDA will venture into project and will have apartments of 20x30, 30x40 and 40x60 measurements. The project will be taken up once the site owners come forward with their willingness. Till date how many layout they are having in its jurisdiction. Did they prepare the price details and plans.
Right now they have 12 residential layouts including private in its jurisdiction. MUDA's main aim is to provide houses to economically weaker section and middle class at affordable rates. The project cost and detailed plan will be prepared soon.

Oh yes the project is still in pre launch. Any idea about the rates, configuration and possession?
It is quite a big project and it will take at least 3 years for the completion. The rate per sqft as of now is Rs 3850 which might increase after the launch. There are 2 and 3 bhk apartments with area ranging from 1060 sqft to 1600 sqft.

The budget in which you are looking for is bit less as the property prices in Bangalore is touching the sky. Hello All, Project was suppose to get completed by end of LAST YEAR. But builder intention is not to complete..If somehow complete it takes another Year and complete DEC 2015. They have done lot of deviations as per his proposal.. They have constructed one complete top floor illegally... They have not even that many parking space. Q: Hi Guys Any feedback about Garuda greenfield projects in mahadevpura which is going to start near to Nester RAGA project. Still builder does not have BBMP approval and they are committing to complete feb 2016 and providing CC & OC. Is someone booked there or planning to book? According to Knight Frank report, the Real estate prices will see a upward trend in 2015. In spite of sluggish demand in the real estate property market over the last year, residential property prices are soaring. It is the correct time for homeowners and absolutely not for the potential home buyers.
Last year there was a drop down by 17 % in the residential sales in India's top six cities. Usually the drop down demand would drop the realty prices down. According to the report, prices are heading higher due to the sharp decline in new launches.

This is coming up in a small land, close to the traffic hotspot on ORR. Getting in and out from this place during peak hour can take at least 45 mins. Add to it the air pollution and noise pollution being close to the ring road. What is the point in paying 2 Cr for such a project?
If I am buying a 2 bhk apartment in this project it wont cost me more than 1 crore I think so. The project is by RMZ Corp which one of the reputed developers in the real estate market and secondly I feel investing in this project will fetch me good returns.

The common problem faced by a potential home buyer while planning to invest in an under construction or partially completed project is that of which home loan repayment schedule to go for. There are mainly two options to choose from, one can either opt to pay full, equated monthly installments (EMI) or pre-EMIs. In the first option, the amount one pays each month will be calculated on the basis of the total loan amount. In the second option, one would have to pay only the interest on the loan that will be disbursed at each stage of construction and the real EMI payment will commence only after he gets possession of the home.
Paying pre-EMIs is better than paying full EMI's. If the time taken for completion of construction of a home is say two years then it means that the buyer would have to pay only the interest amount for two years, which would invariably be a lot less than paying the full EMI.

Currently the rate per sqft going on is RS 3950 AND 2.5 Bhk apartment will cost your around Rs 52 lakhs all inclusive. Rs 3 lakhs is the booking amount they are asking for and all the flats are Vasstu Complaint.

Yes...... builders may also charge a premium for vastu compliant homes. But this varies from city to city. For example, in Chennai, south facing apartment is considered auspicious and may command a premium. While in Bangalore, east or north facing is considered more auspicious and hence, may command a premium.

Q: The owner of the flat 301 is creating a lot of problems. He has not given a parking space and constantly keeps asking for money. He invades privacy. He has the keys to all the rooms and cupboards and keeps coming to the flat when the inmates have gone to office. He even keeps asking for money and says dues are pending when they are not. He even did a fraud on the house tax. He asked the inmates to go out of the house when the govt inspector was supposed to come so at show that the house is not given on rent and they could save on the house tax applicable when it is given on rent. He keeps telling that we will cut money from your deposit. We are scared that he might not return the full deposit when we leave. Is there any way that action could be taken against them? Probably, a police complaint will help?

As far as the local body is concerned, BBMP and BDA have approved it and almost all the leading banks and financial institutions have approved it. Q: Corona SDK and Self-Signed SSL Certs I have a project running locally, the backend is a laravel application and I use its APIs to push/pull data to the corona app. The laravel app has a self signed ssl cert so we can develop over https, mimicking production, however Corona Simulator doesn't seem to support self signed certs. I am getting the following error: Corona Simulator[66572:858313] ERROR: network: network request failed:https://testapp.test/api/login [-1202: The certificate for this server is invalid. You might be connecting to a server that is pretending to be “testapp.test” which could put your confidential information at risk.] IS there a way to allow for self signed certs? I need https to debug the Vue front end in FireFox and Chrome, so doing away with the ssl cert is a hard pill to swallow.

I booked my apartment with Vajram Essenza because they sounded very professional and after one year of being with them, they have been very responsive to every document that I have asked of them and every receipt. As far as local body is concerned, KIADB has approved it and almost all the leading banks and financial institutions are offering loan for it.
