I heard that this move came after holding public consultations across the country, several members of the panel are of the opinion that provisions for prosecution and imprisonment should be added in most cases where builders fail to discharge their duties and functions. I appreciate the panel's decision. It will bring more clarity in the Indian real estate market.

Hi Lohit Raj, As per latest news, ASSOCHAM drew attention to the increment in stock level, is a direct result of falling interest from investors as well as genuine buyers. A larger part of the respondents who took part a survey of 120 real estate builders in the NCR said that even apartments in ready to move in stage are hardly getting few buyers.

Yes Sukhpreet, I completely agreed with you. In my point of view, the improvement in this area has led to an enhancement of real estate activities here. There are many townships and industrial developments taking place. Locations such as Manesar, Dharuhera and Bhiwadi where logistic units and industrial model townships are closeby too.

ATS Pristine was launched in Jan 2013. They have twp payment structure , one is down payment for which they are quoting Rs 4500 per sq ft and for special plan it is Rs 5500 per sq ft....

Yes, there was a plan to start a fast metro line i.e airport line metro between Greater Noida via Bodaki, Pari Chowk, Expressway's Sector 93 to Badarpur and Chhatarpur. The travel would take only 50 minutes. Although the recent update of the news says, the proposal for the fast Metro between Greater Noida and IGI will be through a separate 60km Metro line. According to the proposal there will be six stations and we estimate that around 8 lakh passengers will use this facility every day.
What about the status of the metro? Did it start or the construction is still going on??

Almost around 159 unauthorized colonies,are located in fores land and it is situated on the southern part of Delhi. The news is true..but the news is they will get all the facilities like water , electricity and roads. The basic facilities will be provided to them.
Till now the story was different, now the Urban Development (UD) Department, Delhi government, has found a way to carry developmental work in the colonies situated on forest land, which was hanging under several objections by the Environment Department for a long time. Hence they will do the development work first then will think about legalizing..

See, according to the initial plan by in the Master Plan of Delhi 2021 the allowed height was a maximum of 15 metres but now they plan to revisit the plan and want to raise the cap to 17.5 metres.
Yes this will be applicable for all residential houses but the catch is that it will be only for those buildings that go doe stilt parking on the ground floor.

The reasons for the increase are very simple, as we all know that the legal battle in Noida Extension is over after the Allahabad High Court verdict for more compensation to farmers of 64% more and 10% of Land. Approval from NCR Planning Board is only a procedural matter which normally every authority in NCR adopts while amending the Master Plan. So, a lot of builders like Patel engineering, Supertech, Saviour, Amrapali group, Shri group, and Gaursons are now making plans to invest in this area.
Hi, according to the brokers, the rupee fall will not create a false impact in the real estate market. Although i have a full doubts how come that will happen, yet i was wondering we can go invest, but looking at the brand and location .. because if even the rupee falls affects the market.. we should not go through too much loss !!

Hi, yeas ,the project is good for investment as the builder is Gaursons, although you can expect a delay of project for one year or so. Details of the project is, the project offers 2-3-4 bhks which they named as marahaja, Samarat and Emperor 1 and 2.
Hmm the price they are quoting Rs 3750 per sq ft. This units are already sold out, hence for resale, you will have to keep a budget of Rs 4500 per sq ft...

This is very unfortunate. Noida Extension was touted as a go to place for thousands of middle income families who have booked housing units in Noida Extension had gotten a sigh of relief after the NCR Planning Board had cleared the Greater Noida Master Plan on August 24, 2012 so that construction can resume on their first homes, but now it seems very risky to invest in Noida Extension.
Hi, I agree with you, it definitely is very risky to invest in Noida Extension as at the time of approval developers and some officials of developers organisation made tall claim to render relief to the home buyers who had struggled for their dream home. But with the passage of time the developers and Greater Noida Authority changed its colour.

Hi, if you ask me review of this area, i would rate this area at 3.5 for investment and 2.5 for end use, out of 5. See i have gone through many projects and brokers and also visited the area. The area is developing, like Neherpar... hence it your luck and risk you wanna take which will give you good returns in future :)
One thing you should understand that I hv learnt that at this point of time any builder who has done 2-3 floor construction is better to invest in than those who have not even started construction or are in state of launch though price is a bit high.

Hi, yes there are few new infrastructure developments thats coming up in Delhi for better connectivity.. one of them is a six-lane flyover which has been planned to be built at the Hero Honda Chowk along the Delhi-Jaipur highway (NH-8), Gurgaon. Also i got to know that the cost is estimated to be around Rs 100 crore which is given by the Central government.
hmmm there are quite a lot, like Elevated road at Hero Honda Chowk,New highway from Jhajjar to Dwarka,flyover at Bahalgarh Chowk,Widening of a bridge near village Rasoi and all.., This will be a factor for NCR real estate market to rise and grow . I guess if you invest in this area now, you money will double within 5 years. Indian real estate market is a play of long term not short term. Money will never become double if, you do not give time. Time plays it all. the more the time in realty market, the value of the money will rise equally. I think i should also point out the affordable price range… within RS 25 lac to Rs 35 lac, you will get 3 bhk unit. When we compare with rest of the sectors, the price is bit on the lower end. Hence if i invest now there are chances for the price to appreciate.

Hi, to talk about the area, i would first say that the area has one of the best connectivity, when we compare other sectors of Noida like Sector 65 , 68, and 69. These sectors are the neighboring sectors of Sector 121. The land parcel is huge and twin cities Noida and Greater Noida are attracting maximum buyers from different parts of Uttar Pradesh and the capital.
When we talk about Sector 121, the sector is witnessing a huge demand for not just for affordable housing destination but is slowly transforming as a luxury housing destination. This eventually is creating stiff competition amongst the neighboring cities of Haryana and Gurgaon. See Noida has been eyed by both investors and end users.. there are a lot of projects in Sector 121 to opt for … hence both the parties are interested in these sector… especially for the projects present there and the connectivity .

Hi, Raj, the plot is located next to a leading fast food chain outlet on the opposite side of GIP Mall and yes it was for commercial use only. As per the experts these were the most expensive rate ever charged in Noida.

Q: I have booked a commercial property and got MoU from builder in which first leasing guaranty is mentioned. After few months builder sent BBA for signing in which leasing guaranty is omitted. So should I go for signed BBA or MoU is fine. What I understand from BBA and MoU is, with BBA one can legally enforce this document in court where as with MoU, one can not legally enforce. Guys even the construction of the project should be kept in mind.. like floor-to-ceiling height is lesser then 12 feet, the project doesn’t give the feel of a luxury project. This becomes a very crucial parameter in building tasteful interiors.
I think apart from all this, the important thing that irritates me is the parking, I need a proper parking place and that should be a factor looked upon.There is no specific thumb rule when it comes to parking. However, the norm that is followed is that the number of bedrooms should equal to number of car parks. If there it’s a three bedroom apartment, then there should be provision for three cars.

Amit, the broker who i spoke to was of the opinion that the bank loans are available although he didnt specify a Bank. He said that the company will be paying the EMI till possession is granted and only afterwards do the home owner has to pay....

Well Gautam, Nice to know that you are looking for investment. But it is too late if you want to buy still there are 2 property in it for booking in very economical rate. Yes, they will arrange the home loan with any centralized bank. It is located on Sahastradhara Main Road and has a good connectivity with Sahastradhara Water Falls which is a picnic spot. DPS is just a 4 kms away from project, naerby markets and hospitals are within 4-5 kms.

After the death of owner of a property his heirs, such as wife, children i.e. male and female, married or unmarried may get the Khata transferred on production of death certificate of the owner with details of property held by him to the following officers. It is also found that the flat owners claimed DLF had marketed Park Place as a luxury housing complex and promised an exclusive club to residents with facilities such as a swimming pool, tennis court, etc to charge a higher price per sq-ft on the sale of the apartments. They also claimed the club area was included in the super built-up area of apartments to recover land and construction costs. Super built-up area is calculated by adding the carpet area of a flat with the common area.

DLF denied these claims and said it had not charged for the club in super built-up area. There are 1500 apartment owners of Park Place. As per them they paid a lot of money for buying the apartment and enjoying the club's facilities, but now any outsider can avail the benefits by paying a mere Rs 1500 a month. As per Police Commissioner, Navdeep Singh, brochure and buyer's agreement and both mention the provision of exclusive club facility. Since there has been a breach of contract and residents have borne losses, They have accordingly booked the complain under sections 420 and 406 of the IPC.

Hi Kajal, In my point of view, builders constructing project in many places of cities are sometimes affecting the environment , residential sectors & corporate world. Choosing a right place & plan according to that place is a hectic lengthy process for builders.
@Kajal, Green buildings promise well-ventilated working and residential space with three sides-open units and well-planned and landscaped parks along with provision for solar lighting for street lights in offices and grousing-projects in townships. What actually some one need I these busy days at least to feel like living. These things we can get by using this concept.

The supply of more than 65,000 Ha would ensure sufficient supply for about a million DU in Delhi and the balance supply will originate from re-development of the existing urbanized area.

Hi, Comparing the prices in Narela property market to any other market of Delhi, and you would know that in terms of entry costs, an investor is set to gain. But the fact that several DDA flats were left unoccupied in itself reflects that the basic fabric is lacking. Small time businessmen, who would want to park their money in an industrial plot, are the only people to benefit as of today.
@ Mathur, Developing infrastructure always takes time. Houses are also under-construction and till the time they will be completed, hopefully, everything around will be ready. Flats are being made available where land was available or was acquired.

Good schools, playgrounds, family recreational centres at a walking distance, malls and commercial centres on the periphery would be appreciated. Neighbourhoods should also be kept in mind. In the proposal, Nehra has not proposed any additional taxes or increase in existing taxes. According to me ,structural engineer is in charge of that, not the modeler. Q: I am looking for a property in L - zone area in delhi. I have visited many builders and society person, yet I am not sure to whom I should go. I have read all previous advise and comments, I am not able to find genuine company or builder. I am very much interested in colour House Society project, but not sure about them.can anyone help me. Hi folks, There are large nos of societies registered/unregistered are offering attractive schemes for booking of plots/flats claiming that the land for the purpose is available with them as per Land Pooling Policy of DDA. These unscrupulous elements are charging registration money or initial deposit etc. with brochures detailing such projects.
Right Arpit, Even DDA has published in HT dated 11.09.2015. So, i would like to tell you that this Land Pooling Policy has not been operationalized yet. unless this policy is finally operationalised by the Govt./DDA. No builders/developers can make assumptions about availability of land, its location, costing time line of delivery etc.

Q: I have a property allotted to me in 2010. The actual possession was in 2014. For Long Term Capital Gain is date of allotment be considered or date of possession? I have booked a new flat last month under the subvention scheme. Can I buy a new house other than this one from the sale of the first house? Am I eligible for tax exemption

Hi Shilpa, Duration of cap gains must be based on date of allotment. It is very important to find out the date of purchase of the property because it is this date which will determine the nature of Capital Gain namely whether the Gain is a Long-term Capital Gain or a Short-term Capital Gain.
Yes, it is a great advantage to tax payers selling a property with different dates of allotment and different date of possession of the property. Thus, the capital gain arising to the assessee would be long-term capital gain taking into consideration the date of allotment and not the delivery of the possession.

Hi Siddharth, The current residential plots rate in Taj Nagri Phase-2 is Rs. 22000-30000/sq-yrd. but it depends on the plot sizes, locality and the distance from the basic civic amenities. Hi Satyendra!!! Work has started in Phase-3 and in full pace. Finishing quality is very poor because the vendor who were to supply construction materials have left and those who are still there have huge outstanding bills. I have seen many bureaucrats and engineer who have booked in Sapphire Phase-2 are still waiting for their flats to be handed over. Hi Folks, I checked with the builder, he is saying that they will get the registry done post flat transfer in our name in 60 days but he is not giving this commitment in writing. They are taking stamp duty dd or cheque on the day of transfer though. I would advise you to take the help of a legal expert in this matter.
