Actually, the service tax on property transactions in Indore has been cancelled since end of last year. This is applicable for both builders and buyers. So you don’t have to worry about paying the service tax at the time of buying a flat. If you are buying an under construction property, then you have to pay VAT on the construction charges at the time of registering your property. Hey, the standard rate for 2BHK apartments in and around A B Road is around Rs 22 to 24 Lakhs. AB Road is one of the prime residential areas in Indore. So I wouldn’t be surprised if they are asking for a heavy price for a 2BHK apartment. However, it’s the size of the built-up area that really matters and not the number of rooms. I would also suggest going for an integrated townships. A young couple like you wouldn’t want to be disturbed by salesmen and other people like that. In the township those people are not allowed to enter the premises. The best integrated township projects in Indore right now is the DLF Gardencity and the Silver Springs project. There has been absolutely no progress in expanding the airport. The airport will a building where CISF security can live, near the airport, and also multi-level parking building will be constructed. All the projects have been stuck in the land acquisition stage. The PWD are also thinking about constructing a 6 lane road to the airport to help travellers to travel quickly to the airport. This has not been approved yet. But, it's good that the prices are less because the locality is a very good locality in Mysore. There are not only residential houses, but even several schools, hospitals and colleges in the locality. Ravi Diagnostic Center and Apollo BGS Hospital are two hospitals in the area, Sri Raghavendra Gurukula Vidyapeeta and Pramati School are schools in the locality. The IMC's plan was to use small vehicles and hand carts to collect garbage from door to door. They also tried to partner with a private company to dispose garbage, but no company came forward to take up the project. The sewage lines in many areas of the city are also blocked, which causes a bad stench in the areas. It has a nice garden and 24 hour security backup also. The drawing room will be made of Italian marble and all the door frames and main door will be of high quality wood. The electrical fittings are also all branded and the bathroom is really good, with designer fittings from Jaguar. The Sahara city homes is another extremely safe gated community and a good choice for a family. The neighbourhood can get a little dangerous at night if you're not careful enough. I just looked it up and this project doesn't seem to have many houses or flats that are available. Probably still under construction. Don't limit yourself to just one locality in Talawali Chanda because it is a huge area! There are many other localities where you'd get reallly good houses in convenient and safe neighbourhoods. Also consider Amitesh Nagar, Mahalaskhmi Nagar and Nipania. They usually say that about every gated community but this one has so much greenery and water bodies all around, you feel extremely peaceful. A 5bhk for 80 lacks is a really good deal. Ask anyone. Plus, there are many facilities offered here that you do not find in other complexes like a tennis court and library. The area is good and well-maintained with many hospitals, schools and shopping complexes close by. I would say investing now would be ideal as you will surely get an appreciated value in the future, especially for a 5bhk. The Narmada water project is way more expensive when you sit down and do do the math. The mayor feels that Indore is too heavily dependent on the Narmada river and we all know how much that is true. Every time some Narmada pipeline bursts, no water supply for days. When there is pollution, we get sewage in our drinking water. And sometimes just no water at all. At least the Choral river is brought to Indore by gravitational force and doesn't need to be pumped. Because of this the proposed 180 mld of water from Choral will cost Rs 12/1000 litres and the 360 mld from Narmada costs rs 32/1000 liters. And totally, Narmada project is costing 673 crores as opposed to 260 crores of Choral project. Then they have to provide satisfactory answers as to why they want the trees cut down. Permission to do so will only be granted if the project transplants the trees. Also a fee would have to be paid to the municipal commissioner. So all this has made it all the more difficult for people to cut trees yay! There's also going to be a tree census in all of Indore where all trees having more than 30 cm circumference and taller than 1 metre are counted and put under the Global Positioning Scheme where they will be henceforth monitored! :) That is really great! If they keep throwing garbage on the streets and plastic bottles, cans, food waste, wrapper, and what not, then the drains are bound to get water logged. Arre this mess is going to pollute our underground water also. But the IMC should have immediately demolished the 100 dilapidated buildings they listed before the monsoon. Only after a wall collapsed at Khatipura, that they immediately swung to action and demolished all the buildings. Hey! So Khandwa road is a little unfamiliar to me also. But I know of this gated community that has really nice apartments with great facilities. It's called Countywalk Township. It has a swimming pool, gymnasium, club house, community halls, basketball courts and there's a lot of greenery everywhere. I think there are ATMS on premises itself. If you're shifting with your family this seems like the perfect place because you really won't end up having to travel much anywhere at all. Actually this water problem happened at least 15 years ago. But we still felt the consequences of water scarcity just a few years back. People from Indore used too much of the underground water and well water that Indore suffered a major drought. Ultimately we had to draw water from the Narmada river and divert a part of the water for the people at Indore. The basic problem started with water pollution of tanks as well as lakes. Because of this, we could not even think about using the lakes as a source for water. So more and more water needed to be diverted from Narmada but today, Indore is at a much better position and better developed. I really don't think there's going to be a major water crisis any time soon! :)Actually this water problem happened at least 15 years ago. I know a couple of people who plan on buying a flat there and given the locality, it seems to be quite reasonably priced. I think it's pretty much the only gated community you'd find off MR10 near Changragupta Maurya Square. Houses are going to be available soon, I suggest you look into it before they're all gone. There are many residential apartments around here, and are occupied by families. It might not be a very developed neighbourhood, but it’s got all basic amenities like bus stops, schools, parks, restaurants, petrol bunks, etc. The only thing that might require a bit of your time is finding an apartment. There are nice cafes also along this road. My favorite two places are Cafe Tareeza and Wanna Puff 2 but if you want you can also try Olive garden Cafe or Shreemaya Celebrity Cafe. Also there is a DPS and the Goenka World School in the area. These are some of the reputed schools that are all over India. Yes definitely be prepared for that. The problem is that AB road is still one of the low-lying areas of the city. And the drainage system is also not in place. So it gets flooded when it rains. Yeah I also feel same. The sizes are quite spacious. The 2 bhk sizes is as big as 1224 square ft. Even when 2bhks are 100 sq ft big, thats considered as a large apartment. I dont see anyone talking about the Airport road that runs by close to this locality. Thats another strong mode of commute between this place and the central areas of Indore city. I don't think they will even waste a thought on this. The district administration is supposedly planning to increase the property prices by around 5 % to 20 %. I think that the rule for approving new colonies or townships have been amended keeping in mind hygiene and environment. You know, now, the rules are not so mandatory. And most of the townships and residential settlements do not have a proper sewage system. The railways too responded over this and it said that there was nothing pending from its side and that everything was lacking from the contractor's end and so the project was delayed.
