Hi everybody, Myhna Properties is going to launch yet another project at Varthur, Bangalore called Myhna Heights. It offers 2/2.5/3 BHK from 1075-1737 sq-ft facing West and East. The current price is Rs. 3699/sq-ft and Rs.25/sq-ft will increase after 6th floor. The price of a 2BHK unit will be Rs. 49 lacs onward. The construction has been just started.

The area has been hyped with residential demand with reputed builders launching massive projects. This is because of the low cost of land to major builders. There has been sluggish demand for residences on this stretch and the focus has moved to north Bangalore. So I would advice you to check everything before investing in this area.
The market for residences on this stretch was sluggish few months ago for which the focus has moved to North Bangalore. The area offers apartments, plots, row houses and villas. Demand is high for apartments in all sizes including 1, 2 and 3 bedroom units.

However, the concept is heading for a fall in the city, since Bangalore is laced with an oversupply of units in 2013. Although units in the price bracket Rs 40- Rs 50 lakh may have a lot of takers in the different micro-markets, demand is not picking up.

You are absolutely correct @Armaan. With the stepping up of water tariffs by the Bangalore Water Supply and Sewerage Board (BWSSB), apartment residents in the city have taken a serious hit. Increased Water bills in the city for the month of June, which was totally unwished for, have been called upon by the BWSSB to be at the helm of water usage in the city.

The price per sqft they are quoting is Rs 3900 and even they are ready to negotiate. Aqua heights is right on main road, nearby toll plaza and the project is reasonably priced. So I think investing in this project will be fruitful.

I agree Armaan, Around five residential enclaves are in various stages of completion on the Yeshwantpur stretch alone. Many builders are planning to increase the price of their ongoing projects as well.
The inception of Namma Metro has propelled Bangalore to develop and expand horixontally. FAR(flor area ratio) was changed from 3.2 to 4 near the metro stations, give a huge kick-starty to teh retail realty development surrounding the stations

Well Promit, Its running quite late. Eventually it would get completed by 2014 end, but be ready to wait for atleast an year and half. Even the best builders in Bangalore have an years delay. Assuming that property prices are going up only, it is good to invest in Mantri too. the current residential property rate in the locality is between Rs. 4150-5000/sq-ft. The project get’s touch competition from DSR, Saket, Mantri-Glades near Wipro. Salarpuria is also speculated to launch a new project soon near Sancity.

Almost 90% of the work is done and the plots are ready for registrations. They are charging Rs 1 lakh as the booking amount. For the time being Cauvery water is not there in this area but they are installing bore-wells for the water supply.

As this is only for investment purpose. I need some feedback about the locality also.
Mysore property market is developing at a slow and steady pace, witnessing an average appreciation of 5-10% across the city. Both the rental and capital values of apartments have seen a upward trend. New multi-storey apartments are also being launched in the city. Mysore is very well connected to Bangalore and proving to be very advantageous for the city. Most of the multinational companies set up in Bangalore are moving to Mysore to set up their back hand offices.

Q: We are considering taking up a flat for rent at Brigade gateway. We inspected a flat today. The flat was in the first 3-4 floors and was close to the railway tracks and the swimming pool was visible from there. It might have been F block but i cant be sure. When we visited the premises of a flat today, we heard a train pass by and it let out a huge sound (train horn sound). It was very loud and definitely has the potential to drown out anything that you are watching on tv or anyone talking. The tenants there told us that if we close the balcony doors, we hear nothing. I have a few questions 1) Is the sound proofing really that good that you hear absolutely nothing when balcony window is closed. 2) How often does the train pass by and how often do these train horns happen in a day. I would hate to have my balcony windows closed perpetually on account of this. 3) Even if the train horn is not sounded but train passes by (and your balcony is open), is it disturbing?

Hi Suresh, the railway line is just 300 mts from the project and train horn sound will be there in the first 3-4 floors but may not be on the higher floors. The project is under construction and it is expected to get completed by 2016 April. Yes you can avail home loan from SBI and other banks like LIC, Axis, ICICI and HDFC. The project is spread over 80,048 sqft plot and there will be 124 apartments with a combination of 2,3,and 4 bhk apartments.

Actually in South people strongly believe in Vastu and they prefer apartments or house having Vastu compliance. In-fact people are ready to shell out more money for such kind of homes. Where as in North, home buyers are more concerned about the availability of the sun. :) :)
Yeah I agree with you.... I have seen developers are charging a premium of Rs 300-500 per sq ft for projects offering Vastu compliance. In cities like Kerela, Bangalore and Chennai, North facing or north east facing homes are sold easily whereas South and South-East facing homes are not preferred.

Yes the project has got approval from BBMP and you can avail home loan from State Bank of India. There are two dimension of 2 bhk apartments ( 1039 and 1060). Price of 2 bhk apartment starts from rs 58 lakhs eclusing car parking, registrations and taxes.

Apranje Elite Grandeur is under construction and the project is expected by end of 2015. The project has got approval from BIAPPA.
As far as I know there will be 4 Phases in this project. Banks like Axis, ICICI, Indiabulls and LIC Housing Finance are providing home loan for this project.

Yes the project has been approved by BBMP and banks like HDFC, ICICI. There will be 56 units, 4 units each floor. For now two bore wells are there for water supply

Recently I enquired about the project and they told me that there will be around 120 villas. There will be two types of villas 2bhk with 2000 sqft area and 3 bhk with 3000 sqft. The project is around 1.8 kms from E City Toll Gate Phase I.

One can expect good rent in EC Phase I as 75 percent of IT guys stays at Phase 1. In Electronic City, residential properties are much more affordable when compared to other areas of Bangalore. According to JJl report, Usually it is observed that property prices appreciate at a faster pace when an infrastructure project is announced and again when it is nearing completion. That's quite strange that the east -west corridor has not yet seen property appreciation.

Q: When we moved into an apartment, we paid the monthly maintenance based on the square feet of the flat to the builder. However, after forming the apartment residents' association, a few people are arguing that the maintenance charges should be equal for 2 BHK and 3 BHK flats. Can it be possible? I understand that maintenance cost determines the number of square feet one occupies and Undivided Share (UDS) that each apartment possesses. As a simple rule, 3 BHK will have an extra room and the UDS is more than the 2 BHK flat. So it should be based on the square feet each apartment has. The 3 BHK flat owners argue that even they have equal number of bathrooms compared to 2 BHK. Here the question is not only the bathroom. The extra room consumes the electricity when the DG is On, they use resources like water to maintain the extra room. The 3 BHK owners also pay the taxes based on the number of square feet they own. When it comes to the maintenance payment to the society, why should it be different? Please advise. Thanks, Madan

Apartment owners and tenants have to pay maintenance fee for the amenities and service enjoyed by them in their apartment. Expense incurred for the maintenance of common area is shared among residents of apartment and income is distributed among apartment owners. Maintenance charges cannot be the same for both 2 and 3 bhk units.

Radiant Jasmine Terrace project got approval by BDA in 2008 and plan was sanctioned in 14-Jan-2011 to construct 4 units ( A,B,C,D) of 7 floors each totals 196 Flats + 3 floor amenities , children play area and Swimming Pool within 39 Months(36+3 months) but as of today (13-Feb-2017) almost 6+ years past now only C & D (98 flats) + Amenities are constructed. We are still waiting for children play area and Swimming Pool to be constructed by Radiant Developer. This project is not completed. Residents of RJT are loosing trust day by day what was promised.. Careful before buying this property..
I think you should talk to the builder for some compensation... It is quite a long time and the builder is yet to complete the project.
