Hi, Prashant , according to the location the appreciation of the project should be around 40 -50 % on the basic price. The project is located in one of the posh area in Gurgaon and more over plots has more value than apartments. Vartika city is situated in Sector - 88A and 88B On Dwarka Expressway . Also within distance of 5km to 10KM from the project Airport like IGI Airport is located . So you do not worry about the price appreciation.

Hi, this project started at 2007 and really got into delay and the amount of money Government has alloted for it is huge. The recent news says that PWD is constructing three flyovers at Bhalaswa Chowk, Burari Chowk, Mukundpur Chowk and two loops at Mukundpur Chowk.
The Skyrocket was delayed for five years due to UTTIPEC and Delhi Urban Arts Commission (DUAC). In 2007, the cost of the project was estimated Rs 1,500 crore which increased to Rs 2,400 crore in 2012.

Firstly i would like to ask , are you looking for investment purpose or end use?? If your are looking for end use,i would like to suggest this project, Because they have good connectivity, good location, and the project offers nice amenities. Secondly if you want to invest for this project, then see appreciation can be imagined, moreover there are chances for appreciation looking at the location. So all in one, you can go for the project.

The project is very much alive as , the sales executive confirmed that Era has all the approvals in place and loans likely in a month plus the structures have come to the second floor. Hence you can easily go ahead with the project

Hi, for now there are no schools and colleges ready. All social infra are planned, like hospitals, schools and colleges and all.The area is yet to get developed. It will take another 3 to 4 years for the area to be developed for people to stay there. There are broken roads and every where projects are coming up. Even if the project gives possession , people cannot stay there because the place is not yet ready. For end use, guys u got to wait for few more years...

Yes, you have Noida Expressway , Dadri road and also a 30 mtr wide road, which will connect you to other sectors of Noida... So i do not think we should worry about that.
See i would like to add that the project might gave you good appreciation as the project has good connectivity.. as DND is just 10 min, the metro station is around 15 min and you have the biggest market in Sector 18 , which is again 10-15 min... hence the project is well equipped with infra and social structures. So the demand of the project will be more and that will help the price to rise up...

I will try to answer that. The external of the apartment has a permanent paint finish. The inner walls of the home will have oil bond distermper. The dining room will have ceramic tiles / marble flooring and the kitchen will have marble counter with 2 dados above counter and anti-skid ceramic tiles.

Yea sure Neel right now the price they are quoting is Rs 6450 per sq ft. After that you will have to pay parking charges and maintenance charges. You have to pay an extra charge if you want a corner apartment I guess.So check with that!

Q: Investment in Noida and Noida Expressway is always tricky and risky! But i want actual review from experts who have already investment in Sector 74 and has good idea about the price appreciation.

Hmmm that is true, it is prime location of Noida, just 1 min drive from proposed Metro Station, 3 min drive from FNG corridor, 5 min drive from Sector-119 and Sector 120, 5 min drive from Sector 32 Metro Station, have all the basic amenities from the doorstep. So i feel the sector is good for investors as well as end users!
Guys please be careful with this sector! Because this sector is opposite to sector 117 and Sector 117 has 15 % land as abadi… so there will be issues like safety and all. So i think we should give the sector some time to develop!

Actuallu Nifular the construction of the project is going on full swing. Hence there are no chances for delay. The sales executive has confirmed that the possession of the project will be in 2016. You can tale a grace period of six months, which will be end of that year.

Hello Diptanu, I am R K Mathur and I am looking for investing on a project in L Zone area in New Delhi. I have gone through the documents from DDA and various other builders in regards to L Zone and land pooling. Though DDA and urban ministry through their plans and documents are ready to accommodate a huge population by 2021, however, I do not see much action going on and feel dicey. I read your previous comments and advises and according to me you are the most genuine consultant in regards to this area of investment. Can you please tell me if it is going to be a profitable venture? Also the bsp over there ranges from Rs.3200 - Rs.5000, both of them say are best but do not have any sample to see. National Housing Bank study say s that there is shortage of housing in urban areas of around 18 million units and more than 95 % is for low-income group and the economically weaker section(EWS). Housing as of now is a high risk for banks and if given the infra status will lower it down making it easier to lend money.
The Urban Development minister Venkaiah Naidu will decide soon about this issue and this has been a long standing demand by the real estate industry. But this alone will not help; there needs to be faster approval process , environmental clearance and other clearances.. the process needs to be streamlined and made transparent for success.

People are not happy because thousand of like are in stake. This plant is very near to five Schools including play schools, residential sectors & highly populated villages of Noida. This plant will produce 1500 metric tons of waste everyday which will create unhealthy atmosphere for everyone.

@Lo0hit, I heard that the steps was taken after holding public consultations across the country, several members of the panel are of the opinion that provisions for prosecution and imprisonment should be added in most cases where builders fail to discharge their duties and functions. I appreciate the panel's decision. It will bring more clarity in the Indian real estate market.

Currently, there are many builders who have to be controlled in and the current disciplinary action measures may not work as a sufficient defensive. So, the main objectives of the committee is to see how best they can protect the interests of helpless consumers from the high-handedness of powerful, unethical builders.
The existing version of the bill provides for setting up state-level housing regulatory authorities and tribunals, and includes all residential and commercial projects over a certain area under its limit.

But Hariyana Urban Development Authority claimed that only 1055 plants & trees uprooted in this process. This project is close to existing HSIIDC industrial sector. Proposed international school is nearby. Hi Mr Samrat, According to most recent news, The Haryana State Pollution Control Board (HSPCB) has fined around 6 builders sums between Rs 1.5 lakh-Rs 2.5 lakh to each during the previous month, after they were discovered violating Union ministry of environment and forest's (MoEF) 2010 construction rules and regulations.
@ Mr Samrat, According to sources, this action took after the National Green Tribunal order on April 10, 2015, to the PCB to complete inspections all over NCR. The tribunal had advised the PCB to charge a penalty of Rs 50,000 on defaulters as well as seize their projects. HSPCB had officially fined around 15 developers in May. With six more fined throughout the recent month, the aggregate number has gone up to 21.

This survey team is consists of 2 junior engineers, 1 sub divisional officer ,7 patwaris as well as LAO & DTP officials. This survey, once completed, the report will be submitted to administrator Anita Yadav. Hi Baldeep Singh, As per latest news, arrangements to nominate Gurgaon for the Center's Smart City project started vigorously on Saturday as the MCG met residents for a meeting to generate new ideas even as an evaluation of the city's achievements on a portion of the qualification parameters drew a unsatisfactory picture.
@ Baldeep, As indicated by recent news, Haryana can recommend two cities to be smart city and the MCG is confident that Gurgaon will be among them. Still it has hardly 10 days left to get ready and present its case as the nominations must be presented to the state government by the 15th of July.

Hi Shilpa!!!! If you sell a house within 3 yrs of buying it, the tax benefits on the principal repayment and interest paid on the home loan are reversed. These are then included in your income when you file your tax return. Also, if a house is sold within five years of the end of the financial year in which it was purchased, all the deductions claimed under Section 80C with respect to the property are added to the taxable income in the year of sale.Hi Shilpa!!!! @Sayatani, You have a good knowledge of the Dwarka Expressway. Are you a resident of this locality? You must know that the new Master Plan, there will be a well-built 100m-wide roads connecting the area to the Metro corridor and the proposed diplomatic enclave. The 18km Expressway will be close to some SEZs that are coming up near Kherki Dhaula. This Expressway will reduce the travel time of commuters from west Delhi. It will be parallel to the NH-8 till it merges ahead of the IFFCO Chowk.

I agree with Mr. Hitesh. Remember about Campa Cola Society of Mumbai. A year back, Campa Cola Society wad demolished by BMC in absence of Occupancy Certificate.
