Hi friends, It will be better if they reach out to untapped property owners, this would increase the civic body's property tax collection in 2016-17. But again in 6th April 2016, Maharashtra Govt. has waived property tax for Gallantry award winners.
And last week, the Delhi High Court, with regards to a recent case, ruled that service tax cannot be levied on under-construction flats in a housing project. Earlier, service tax on under construction property is charged on 25% or 30% of its value. It is not charged on the entire value of the under-construction property, and is instead levied on a certain percentage of the total value, i.e., the cost of construction.

Hi friends, Now the effective rate of service tax on the entire value of a property costing below Rs.1 crore is 3.75% (i.e., 15% * 25% of the property value), and for a property above Rs.1 crore, the effective rate is 4.5% (15% * 30% of the property value). Accordingly, if you are buying a property costing Rs.75 lakh, you will have to pay Rs.2.81 lakh (3.75% of Rs.75 lakh) as service tax. Similarly, if the value of the property is Rs.1.5 crore, service tax would be Rs. 6.75 lakh (4.5% of Rs.1.5 crore).

I too know about the issue with Springfield residents. In Springfields the facilities are not active but maintenance charge collected is high for no good service. Yes I agree that Tata Ariana could be a nice residential property with well equipped materials without compromising on quality but the prices are simply too high for Bhubaneswar. Pricing 31 Lacs for a 1 BHK and 53 Lacs for a 2 BHK (with possession in 2017) is mot very attracrive. The response seems to be a bit negative. The buyers that have gone on board have done so because of the face value of Tata. I think is the price is reduced, which is not likely to happen, there will be more demand. As of now it’s a little too expensive for whatever it is offering. Low profit margin is the main reason due to which builders show less interest in developing affordable housing projects. Consequently, the supply of affordable units is much less compared to the demand. Developers are much interested in luxury housing, due to the high profit margins associated with it. The profit margin can't exceed 15 to 20 percent in case of affordable projects while the margin is way above that in terms of luxury projects. Hi Vibhor, As per the latest news, the Delhi government will point out the limits in the 1,639 unapproved colonies in view of development till 1st January, 2015 as well as transfer them to the municipal corporations for layout preparations. The designs will be sent to DDA and then to the Union UD ministry for informing change of land utilization.
@ Vibhor, According to sources, still there is uncertainty over the dates. Regardless of the possibility that the government denotes the limits according to the revised cutoff, different agencies will go behind the Center's cutoff of June 2014.

Hi, the construction is almost done and whatever left is going on in a full swings.Work is going on at good rate, the builder has constructed some new tower (studio type, I think). From inside in the park, the place looks like a FORTESS with no view of outside.

Hi, Noida extension is a area, where the prices went down, just due to the land litigation problems...When the projects were launched they started with Rs 1200 per sq ft.. the same projects are now RS 3400 per sq ft. Hence the whole area's price trend is on the higher side. The price per sq ft for this project is Rs 3100 per ft+ EDC.

See according to my perspective, developers will lose the battle. They have to pay more than what they are paying now. Not only for the land price but also the additional price. Like the infrastructure of the area… relocation of the people who are staying there… all the cost have to be taken care by the Developers….
The present condition of the realty market, government framed the new bill, which will fire up the property prices and turn the concept of affordable housing into a pie in the sky.

What i have noticed, two years back in sector 16 C , it was around Rs 2500 per sq ft ft or even less, right now due to the increase in demand , the area is having a price trend of Rs 3200-4500 per sq ft. And within few days it might go up more. whereas Raj Nagar in Jan-March 2012 quarter, multi-storey apartments in this area has seen an average increase of 12% with the prices ranging from Rs. 2,145 to 2,243 in the same quarter. I guess if you invest in this area now, you money will double within 5 years. Indian real estate market is a play of long term not short term. Money will never become double if, you do not give time. Time plays it all. the more the time in realty market, the value of the money will rise equally. Looking at this place, it has very good location to live which will help the investors to get great value of appreciation in future.

The sector does not have a great connectivity compared to other sectors of Noida. There are internal roads that will connect the sector with the expressway. There might be a news about the proposed metro, yet no confirmation news came out. The sector is a developing sector and not too much in news. I would suggest its 50-50 for end users as well as investors.

But guys I think people who are interested in real estate investment they will wait for the price to fall and also the economy to settle down.Real returns depend on at what point you enter the markets. Stagnant prices are discouraging both the buyer and the investor.
Guys I feel Stock market is more risky,performance of most stocks is lacklustre in case of equities. Even if you consider the biggest of the stock market Niffty, they cannot assume whats coming up next! Stockists remain confused on which way the markets will go in the coming weeks.

Sure praneetha, the current basic price is Rs 3090 per sqft plus other charges.. and yes bank loans are available and you can approach all banks and the builder has tie ups with SBI..so it is a good enough project to invest in.

Hello, I was having talk with a few intermediaries and they said that the work is progressing relentless for the last 10-15days at this point.There was some issue with the arrangement in GDA which has been dealt with... in towers A,B,C the upper floors are being done while the ground floor of tower D is continuous. excavation has started in the towers E, M ,N and so forth.

Mr Dinesh, The place is around 120 Kms from delhi and in the Alwar district of Rajasthan, the place of Neemrana has been promoted extensively for its commercial and industrial use. The place is actually more in news for its tourist places in the form of palaces and forts as well as the majestic heritage hotels there. With the announcement of the Global City and the Special Economic Zones and the Kundli-Manesar-Palwal expressway which will intersect NH 8 when completed, the area is seen as a realty hotspot in the time gap of say 8-10 years. The area has quite a lot of industries already functioning under the Rajasthan Industrial corporation (RIICO) as well as the Export promotion industrial park, Japanese zone in Majarkanth and is a major stop on the Delhi Mumbai freight corridor.

Yes tuhsar is right...and there are educational institutes and hopsitals but dont expect reputed name s as of now... Around 38 Universities already sanctioned in Neemrana which includes the NIIT University, Raffles, Rai University, School of Aeronautics, SMEC etc that are already Operational there are government schools here and 2 engineering colleges but no schools that has got a good name. Government hospital and baba khatanath hospital are functional here and the nearest railway station is the bawal railway station that is 25 kms

Well ranjeet, i have been looking at this area for some time now and the average price here during the last quarter of 2013 was around 2550/sqft and this has mildly increase to be around RS 2750/sqft in this first quarter of 2014. Both apartments and plots are good and it is totally your choice. i personally will suggest that you look for plots in gated communties and many brokers are there who will give u option to pay in installments as well....

Yes Arpit, in a move to ease traffic especially to those traveling to noida and east Delhi, there is a proposal by PWD to extend the bridge over maharani bagh T point and till the DND flyway.
hi, it seems that the proposal has to be sent to Unified Traffic and Transportation Infrastructure (Planning and Engineering) Centre’s working group for in principle approval . If this is approved and work completed it will become smooth travel from Moolchand till DND flyway.

If all incl. rates except service tax and registry is not more than 2400/sq-ft density is not more than 100-110/ acre loading is not more than 27-28% If above parameters actually are true then.....expressway facing upto 7th-8th floor max.....seem pretty interesting to me... I dont have official figures or details......just giving a rough idea on what could be an ideal situation for a buyer.

Hi Tushar, As per my knowledge, recently, CREDAI recommend strongly to developers in the NCR to complete their existing projects before starting new ones. Definitely it is a good step taken by CREDAI. Perhaps, the developer fellowship needs to take the indication. Till that happens, buyers need to be aware of their rights.
Hi Tushar, In my point of view, the main reason of delay is , some developers try to sell property even before they have obtained the license to do so, some other mis-manage their cash inflow, others go overboard with their expansion plans. And there are some buyer who will buy lands/plots from buyers money. They will get money from one project , in the mean time they will buy plot for another project

Hi Harilal, As per my knowledge, some of the guidelines in the bill are provisions like restricting launch of projects or advertisements unless all approvals are received, maintaining separate account for customers' monies, sale of projects based on carpet area, etc, which will indeed help bring in transparency.
@ Harilal, Other provisions like mandatory registration of projects within 15 days and registration of brokers are well intentioned but unless objective guidelines and rules are stipulated regarding the registration criteria, there is a danger of subjectivity creeping into the registration process. Stipulation of carpet area as the only measurement unit will limit fraudulent practices from using units like sale able area, super built-up area, etc.

Hi Kajal, As per my knowledge, the order, passed by the department of renewable energy, is in line with the state's solar power policy framed in September 2014. Its implementation will help the power-hungry state augment generation and ease pressure on its distribution network that's prone to breakdowns, particularly in Gurgaon where demand is very high.
@ Kajal, In my point of view, the minimum solar power capacity to be installed is 1 kilo Watt or 5% of a building's connected load, whichever is higher. A 1 kW plant can generate up to 4.5 units of electricity a day, enough to power three fans, seven tubelights and a cooler for four to five hours.

I came to know from news that, according to the amendment, unauthorized constructions up to June 1, 2014 would be protected from punitive action. What was illegal in the previous Act has become legal in the new one (amended Act). Your (Centre) government is legalizing what has been illegal, a bench of justices Badar Durrez Ahmed and Sanjeev Sachdeva observed and added, somebody should challenge it".
It is also heard from news that, the bench also said that if status quo needs to be maintained with respect to such properties, then no further unauthorized construction should take place. The court said that it will, however, interpret the amendment later. The observations came while the court was hearing an NGO's PIL against unauthorized constructions in Sainik Farms in south Delhi.

Hi folks!!!! We all know that the government has recently identified 98 cities for the Smart City Project. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. For government, the focus is on sustainable and inclusive development and the idea is to look at intensive areas and create a exemplary model.
I agree with you but i think that it would be better if the govt's focus on smaller number of cities first and then developing them as model for others going forward. Under the mission, it will be operated as a centrally sponsored scheme and the centre will give financial support to the limit of Rs 48000 crore over 5 yrs, which is on an average Rs 1000 crore per city per year. And an equal amount, on a matching basis, will have to be contributed by the state and urban local bodies.

According to me ,structural engineer is in charge of that, not the modeler. Hi Mr Pranab, According to most recent news, The new proposition by the Union ministry of civil aviation for establishment of a second airport in the Delhi NCR area - Jewar along Yamuna Expressway being the top pick - has brought assumption up in the DelhiNCR real estate market.
@ Pranab, As per sources ,the proposition will soon be forwarded to the Cabinet for its approval. Once approved, the government would need to change rules & regulations that specified that no airport can come up inside of a 150km of a current one- for this situation, the IGI airplane terminal is very close to Gurgaon.

Thanks Diptarishi, While some builders do offer compensation, the amount offered is nowhere close to the EMI you are paying. Some builders lapse in a clause, which wrap them against any claim. Others fix an upper limit for compensation they will pay. And then there are the bounced cheques.

Hi everybody, It is good news for the general public of Jammu & kashmir that the union government of India has agreed to considered Srinagar once again in the list of smart cities. It is said that the Jammu and Kashmir governor N N Vohra had asked the Centre to consider bringing Jammu and Srinagar under smart city mission. The request was made to the Union urban development minister Venkaiah Naidu through a letter.
In final selection, there was a tie between Srinagar and Jammu cities due to the intra-city competition among the potential cities to be proposed for adding in Smart City Mission. And you will be glad to know that center has accepted the request and Vohra thanked Naidu for agreeing to consider his request for inclusion of both Jammu and Srinagar cities in the list of Smart Cities.

Here are those banks which hold real estate where the value is not recognized anywhere and this could one of the items that could be revalued. Almost all public sector banks hold real estate with market value running into thousands of crore.
That is why most of the private banks are falling last one months in stock markets. Many private banks have fallen up to 20-25% in couple of months. In the past banks were allowed to revalue their real estate assets to strengthen their capital adequacy. But the revaluation reserves could be utilized only toward tier II capital and not as tier I capital which is at the bottom of the new capital adequacy norms under Basel III.

Hi, Delhi High Court observed that builders are not holy cows who cannot be questioned by their customers. Builders cannot demand hidden charges which are not part of their contract with buyers and are liable to pay compensation for delaying delivery of property and they can not levy any additional charges without any justification.
It is mostly seen in Delhi-NCR that builders are adopting tricks to achieve their illegal purposes and arm-twist the buyers to extort more money by raising the cost price or applying additional charges which do not form part of the original contract.

Hi, From now, builders cannot charge the same without offering any justification until or unless these hidden/extra charges form an essential part of the contract within the knowledge of customer or else the builder would be liable to compensate purchasers for financial and physical sufferings caused to them.
It is a good judgement by the High Court. If any builder who delays handing over plots or buildings to buyers on one excuse or the other by creating artificial claims, carry out a civil misconduct and can be made liable to pay damages to the buyer.

Q: Am planning to buy a flat in a 4 story complex at Mahipalpur 100 metre bypass road. The land exists as lal dora land on which flats have been constructed. I have seen the chain of documents and been told that registry is possible. Few queries are: 1) Are the flats legal and property re saleable?? Banks are giving loan. 2) What are the various approvals/NOC/documents required for Lal dora flats which I can see from builder which he might not be showing to me? What document to see and care to be taken before buying lal dora property? 3) Are the MCD/DDA/relate agency approvals applicable on the land. These documents were not available in chain of documents. Builder did not show me building approval from MCD and said that Lal Dora lands are exempted from building plan approvals. 4) What are future prospect of this area and appreciation?? 5) What problems are foreseen in case of lal dora property? 6) At present Jal board connection is not available and undergorund water is being used. Builder says after 1 year DJB water would be available and owner shall have to apply on its own? Is this the case applicable for water. Please advise with as much as details possible. Dear Friends, In this area, one can establish residential as well as commercial activity with some approval. However, it is very difficult to get loan to construct or buy property here as the land is not authorized by the city's development authority. These kind of properties are are usually available at a discounted price in comparison to properties in authorized colonies in the city. Since, these kind of properties are not numbered anywhere in the country and their dimensions are not approved by a qualified surveyor. These are the most demanding locality in Delhi/NCR and you can get double returns in 5-7 yrs of time frame. Hi, Seeing the current pace of construction work on highways, the target for these states is more than double of that in 2015-16, when the government managed to award projects adding to a little less than 1000 km. Do you remember that last year, govt. was awarded projects worth Rs.10000 in hill states which was considered only 10% of the total projects awarded in the country.

As per the sources, it is found that the ministry has planned to award projects of about 300 kms in Arunachal Pradesh, 256 in Mizoram, close to 250 km each in Jammu and Kashmir and Himachal Pradesh, 100 km in Manipur and the remaining in Uttarakhand, Assam, Sikkim, Nagaland and West Bengal.

Q: hi , I have been informed by the builder the as per the new notification of the service tax department , under group housing society , they have entitled to only 70% rebate , on 30% value they are required to pay service tax , means the new taxes in 4.5% (15%*30%) irrespective of the value of the flat , however as per the Govt notification , it should be 25% , and value of the tax would be 3.75% hence please guide me what is correct

Q: I shifted with my family to gaur Grandeur from Gaursons in March last year on rent. I want to share my experience with builder. Earlier I was living in indirapuram with some other builder. There were lots of issues related to security, maintenance and resident welfare. Every day there was some issue arises due to maintenance. But most frustrated part was that no one from builder maintenance team ready to listen from residents. There were so many security threats for the children and older family members. Condition of apartments was very poor. Everyday some thing gets damage either bathroom tiles, electricity boards or some other part. Residents complain in maintenance office but no action gets taken. That causes many families to leave the apartments and shift to others. I also decided to go for some other property, so spent some time in searching a good place for my family. After some research, I decided to shift at gaur grandeur. I gone through various web portals for gaursons review and asked to friends who were living here already and on the basis of gaursons good reputation I decided to shift at gaur grandeur as it is also near to my work place. Now it is more than 1 year for me and I can say my decision about gaursons was right. In last 1 year or so I have not faced any big maintenance issue or security issue for my family or even I never heard from any other resident such complaint. One plus about gaursons is that there is escalation system for resolving the complaints if residents. There is complaint log system at gaursons office through which resident can log their complaint and they just need to keep complaint id with them as each complain id should get closed. That helps to resolve problems in quick time. And now grandeur is handed over to RWA so now it will be more convenient for residents to resolve their issues related to apartments or maintenance issues. So after living more than 1 years here, I can say my decision to shift at gaur grandeur was right. I am not saying gaursons delivering is best builder but on the basis of my reviews about gaursons I can say they are doing good job. They are giving good services to their residents.

Yes, don't invest in any of their projects otherwise you will loose your hard earned money. For investment purpose in 2011, I bought some property in Gaur City a project from Gaursons. But due to my transfer of job, i decided to cancel my booking. And I cancelled my property in august 2015. Also it has been 4 years since I have paid all installments on time. I mailed my details and concern to Gaurson’s team and to get my refund ASAP. But i was shocked to hear the response from them. As per the builder "what so ever money you have given to us , we have invested that same in construction , we can’t get money out from construction. We will refund you once the flat allotted to you is sold to someone else. Can you believe this?
I am not agree with you Kunal....if it is like that then nobody complained about the builders and there are lo's of court cases pending against this builder. Recently, i saw a massive demonstration on the main entry gate of the complex's sports premises against this builder. According to the resident, while selling the apartments, Gaursons had promised that they will be given stadium and sports facilities too but when the time came for possession, builder has charged a hefty amount for access to these facilities. Is it reasonable?

Hi Rajan, If possession of your flat is not delivered on time, you can send a notice to the builder, claiming refund of the amounts paid along with interest and/or damages. Buyers can also file a consumer complaint for "deficiency in service" as defined under the Consumer Protection Act, 1986 against the builder.
I agree to Yachna..... 1) You are entitled to seek compensation for delay in delivery of possession by the builder. 2) Since builder is charging you 15-18% interest if you delay making payment similarly he should also pay interest at 15-18% for delay in delivery of possession by one year. 3) You can move to consumer forum against the builder to direct builder to pay you interest / compensation for delay in delivery of possession. 4) Further you can seek direction that builder shall hand over possession within stipulated period .

Q: I am planning to buy a home (new independent Builder Floor) in Sushant Lok 1 (Block C). I would like to know if this locality is good and what are the things I should be aware of before putting in my money. Also, I was confused between this, and a smaller CGHS society flat in Sector 56 (about 15 years old property). Considering all factors such as ease / quality of living, safety, amenities, resale value in future, and the fact that the builder floor is about 10 lakhs cheaper, which one do you suggest?

Q: I have a 113sqft super area (56sqft carpet area) shop in Noida Extension. I made all the payments and got offer if possession 3 weeks ago. As per the offer of possession I went to make the final payment. When making the payment I was told by Builder that the size of shop has increased by 21sqft (3 lakhs rupees more). No letter of such demand was shared with me. Builder has now left me with two options either pay or cancel. If cancel than no interest will be payed and only the net amount will be paid. In my allotment letter there is no mentioning of cancellation clause. What can I do?

If there is no cancellation clause is mentioned in the allotment letter then take the advise of a legal expert.
