I have booked an apartment in Electronic city, Bangalore. The flat is under construction and will be available for possession during feb 2013. The builder has given us the cost break up which has Rs.2,62,000.00 as service tax and VAT on the property which cost Rs.32Lakhs (basic cost + car parking). Kindly clarify me, what is the calculation for service tax and vat? Also pls clarify me what is the need for two separate agreement, say sale agreement and construction agreement? Now my builder is telling me that he will be giving me only one agreement. Kindly advice me on this.

Hey Srinivas, you should ask the builder to provide you a break up of all the charges on a written document.
For the payment of the service tax it is always advised to make a payment by check rather than cash, as it is accounted as white money and the white payments will be helpful for you from taxation point of view in future and when you will be planning to sell your property. As per my knowledge, the service tax is revised on April 2012 and now the service tax is 12.36% with no changes in the budget 2013-2014. The service tax is charged on the 25% of the base value of the flat/ apartment. For eg. If the base value of the flat you are looking to buy is 80L , in that case service tax will be charged on Rs 20L ( which is 25% of rs. 80 L). so 12.36 % if Rs 20 L will be Rs. 247300/-As per my knowledge, the service tax is revised on April 2012 and now the service tax is 12.36% with no changes in the budget 2013-2014. As I understand, khata is an entry in the governing body's register specifically for property tax. So, I guess a property will be either in BDA khata or BBMP khata but not both. Hi Anish, the raid was conducted on few real estate developers and lawyers.. They found nearly 100 crore worth assets owned by some six developers. Previously also IT dept had raided few developers and found above 100 crore assets with them.. This is also one such issue. This shows how the builders are making profit by snatching from buyers.. According to vasthu, every room of a house has a particular place and direction where it has to be located. It says that kitchen should be in south west direction which is said to be the fire angle (Agni)… store room should be constructed in the southern part of the building.. Study room can be set in Northeast, northwest, or east corners, master bedroom should be in the southwest corner… bedrooms should be avoided in the southwest corner of the house.. i became interested in owing flats in the project. Later through your authorised agent Mr Manoj Bansal I along with my family members, visited the site office of Narayan group near Muhana fruit and vegetable market, where site office personnel took us around the sample flats. There we liked 4BHK flats decided to own.In the year 2009, I received 03 letters from Narayan group each demanding Rupees 03 lacs as installments and allotted Flats numbers 501, 801 and 901 in their Tower "B"
I immediately deposited Rupees 03 lacs for each flat totaling at Rupees 09 (nine) lacs and obtained Narayan group receipt numbers 100009/08-09, 100010/08-09 and 100011/08-09 all dated 30.03.2009.
Since i am not able to get in touch with the authorised personnel with Narayan group, please advise next course of action on my part as to when, where and how much installment i need to pay to have the possession of the 4BHk flats I had booked and consequently allotted?

I went to the site today (31st Mar'13) again and spoke to the security guards on duty, it seems the work has come to a complete stand still. Hello, I would request anyone not to invest your hard earned money in Passion Elite. The marketing guys are very cunning Farhan and Sayeed and the builders are cheaters. Once booking is done youll face problems. It is not just minor problems. The construction quality is very very poor and there are cracks in all the walls. They have used very cheap quality. Dont invest here unless you want to ruin your life. Take this as sincere advise.
To verify yourself, just go to passion elite 1 and check most of the apartments in top floor like 302,303, etc,,,There are so mancy cracks in all the apartments because of substandard quality.
