I heard that the builder is very careless towards buyers, what they care for is only money.. there is no response or proper guidance to buyers queries. The project and loan approvals were delayed.. The rate per square meter for properties in Agra is approximately RS 15,000. I think Agra has to undergo much more development, as of now it is not a great place to invest in. Hi Vivek, Mohan Nagar has good real estate potential as it is close to Delhi.. there are so many developments happening in the area. Hi, Khusbhu, the reason behind low appreciation is there are good projects like Era, BTPT, Aspire which are offering with a range Rs 3400 --4000 per sq ft with same facilities and have proper bank approvals will be more in demand rather than project with Rs 6000 per sq ft. Secondly these project are located in sector 104 , the connectivity with Delhi is much easier if we choose this projects.
Hey frnd, true BTPT are delaying the possession date, but for investment purpose this is one of the best project in that area.If you are looking for end use then you better to go for Vatika floor in sec 82, primrose on 240 yds floor...you may also get that in 80L .

Hi, the project is approved by HDFC, LIC,SBI, Bank of India, PNB. Also had a word with the sales executive , they said the project is expected to be over by 2013 or starting of 2014 like March.
Looking at the location and the sector, the appreciation will be at least 30-40 %. Secondly Taj expressway is hardly few kilometers aways. Greater Noida is a growing place and also have a good infrastructural development. Hence a good appreciation is expected.

Hi, the project is located in Sector 77 , that is one of the posh area in Noida. You have FNG corridor, walking distance to sector 50 and 20 min from NH 24, hence the location and area is very good. This is a residential area and maximum projects are coming up in this area.

Heylo the sector is connected with Noida Greater Noida Link road, NH 24 . You have a link road on the other side of the sector which connects with NH 24 and goes till Gaur City. The Noida Greater Noida Link road also connects to NH91, which will help the people to travel to Ghazaibad and all.. Hence i see a good connectivity in this sector.

How about the price structure of the area???
Sector 44 has witnessed a very surprising price graph within - years. In July -Sep 2010 the price was noted to be Rs 6218 per sq ft. Then the price appreciated and went up in end of the 2010. By the time next July-Sep 2011 came, the price become Rs 15001 per sq ft... Slowly the price came down and July Sep - 2012 it was Rs 10261 per sq ft. Due to the infrastructural development, the sector's price again shooted up to Rs 16000 per sq ft in July -Sep 2013.... Right now the price is comparatively low than few months back. It is Rs 11300 per sq ft. Yet i would comment that the sector is bit costly than other sectors of Noida.

Hi Gwal Pahari is the area located on the Gurgaon- Faridabad road. The area was actually a village few years back and the area is facing a lot of land litigation problems. This project is located in one of the prime location ,having decent residential environment. Indirapuram is a location which has shown rapid development in these days. @Akhilesh, It may be recalled that a recent circular has already increased stamp duty by changing the method of calculation of depreciation with respect to old buildings, which would eventually raise the Ready Reckner value of resold properties by up to 35%. With this development, depreciation will now be allowed to a much lower range of the total cost of resold porperty, thereby increasing stamp duty.

It can be right Rati. If slums area are getting 24*7 power supply then it must be that the society is unable to pay their pending bills. Because i am living in Noida, sector-37 and we are sometimes in a month facing the power issue otherwise, electricity supply is good in the locality. Hi Suneet, Is it true that construction quality of Supertech Capetown is not good? I recently heard a news somewhere that a 3 month old infant suffered minor injuries after the roof of a flat in Supertech Capetown in Noida collapsed. The owner of flat had brought the property in November 2015 and paid around Rs 50 Lakhs for the unit. Can any one Suggest me that, should I buy a flat in Supertech Capetown or not ?
Hi Prava, The incident happened in the middle of the row over builders who are delaying possessions at several projects mainly in the NCR regions. There are allegations that in some of the projects the builders are violating key safety norms too.

Hi Subhash, Even i booked a 2BHK flat in Jaypee Greens Kube and suffering from huge EMI and rent for my flat. Since L& T left the project two other builder started project but even they left the project. As no progress could be seen in this project. Can anyone let me know what could we do as our money got stuck for last 5 yrs and builder is not doing anything for their customer.

It is also come to know that some of the Kube buyers have gone and met with Dr. Mahesh Sharma, who is MP from Gautam Buddha Nagar as well as Union Minister for Tourism & Culture, to request his support in the matter. I understand Minister has written a letter to JP MD to highlight current situation of Kube buyers and requested to priorities it.

Q: I just finalise a 2 bhk in sector 121 noida. I asked them to show the documents of this property. They give me the sale deed. I told them that this is the proof that u have buy this land. But I want to see the approval from noida authoirty to build these flats on this land. But they said this is freehold land and there is no need to take approval for building home in this land. Is he right? how can I know the building which he build on that freehold property is legally right?

Hi Manav, Yes, in a freehold property you don't need to take any approval from the authority. If you have purchased a freehold property then you own the land it is built on and also the house. In case of apartments, the owner of the house becomes a share holder in the property. You can live there for as long as you desire. You will have the right to make alterations in the house or redo some parts of the house. Hi Sunil, Yamuna Expressway: This area connects Noida to Greater Noida with Agra is a booming real estate investment destination. Due to the expressway, the property prices have already touched Rs 30000/sq-yrd in the area and which is growing very fast.
Yes, i am agree with Khusbhu. The 165 Km long Yamuna Expressway, that connects Noida to Greater Noida is the booming real estate destination. This area is becoming for investment due to its proximity to Delhi, accelerated industrialisation, existence of big schools and colleges, F1 track, Night Safari, new proposed airport, IT Companies and many more. Possession of various projects in Noida and Greater Noida has already started and in the coming 4-5 years, 80% of Noida extension will be developed. So, it is a good locality in Greater Noida for buying your dream house.

Q: Do we have to wait for builder to register himself or can we go ahead and buy a house and it will come u der RERA automatically?

I agree with Debanjan. Establishment of Real Estate Appellate Tribunals that will handle property disputes, with the intention of delivering quick and unambiguous resolutions. Setting up of an advisory body, to deal with matters related to govt-sponsored real estate developments. In one of the most important addendum to the RERA, real estate brokers also fall under its ambit.I agree with Debanjan. Hi Rohit, Yes, Primerose Ryne is an ongoing project and it will take one more year to finish the construction work. Construction work is not in progress. Hi Devjit, Ansal Aastha Price is a under-construction project and delay by more than 2 years. It seems to me that this whole project is a fake with a motive to grab public money since 2012. I have also booked a flat in this project and paid up to Rs.10 lakhs to builder but not yet received any project update till now. Is there anyone who has booked their unit in it?
