Q: HDIL will delay the project, they claim that the 42 storey tower will come, but the rusted rebars used for the columns without any anti rust coating. they delay the project ,earlier to some they said possession in 2012 and some others it was 2015!! they demand back 20% with some and 40% with some also nil to someone. Their first project BHANDUP DREAMS IS THE GOOD EXAMPLE TO THEIR POOR QUALITY WORK.Let us join the fight for the poor flat buyers common cause. Dear valued flat buyers in WHISPERING TOWER, Let us open the eye and unite together to fight the right. they may delay the project beyond 2015. As per last survey in NOV 2011, they have not sold even 15% of flats. They confirmed to me personally that they do not encourage brokers, but i surprised to lot of brokers are working for them. regards.

Of course, I put Ulwe as even better destination than Kamothe & Panvel for long term investment. Moreover, on price correction, i would like to say that I have always seen property prices going up only, even in biggest 2008 correction also. There are other many projects in that area in which you can get flat in your budget.. Ramprastha City, Godrej Frontier, Alpha project, etc. There are projects by both reputed builders and new builders. Projects of reputed ones would cost higher than the new ones. Documents like enterprise details including name, address, type of enterprise (proprietorship, societies, partnership, companies, local authority) and particulars of registration; an authenticated copy of the commencement certificate from the competent authority, etc. have to be enclosed by the promoters... If you are planning for investment purpose, I would suggest you invest in NH07 after Bangalore airport because NH07 untill airport,it is becoming signal free. I m totally not happy with VGN. i got a flat where in single blocks 4 flats are availble and4 of us have car parking. But later they introduced 5th car parking for the flat owner who os residing in someother block. No poper answer no response from them. we are still fighting with them. Though we have the UDS only for 4 of us how will the 5th owner car parking can be allowed. we are very much disappointed on this.

Yes, in phase-2 &3 lot of flats are vacant. People are withdrawing the money from Builder. They can't even complete there existing phases. Already, lot's of people are struggling with this project. This could be a lesson for the new buyers, don't invest your hard earned money without checking the legal aspects of the project.

The bill ensures that what is promised by the developers is what that is offered to the buyers. The developers and promoters will have to disclose the actual plans and the list of facilities and amenities that will be delivered with the project. There should not be any change at a later stage of project development as per the developer’s will and wish. The bill restricts the developers to only use the actual pictures of the site and construction status for advertising the project. The developers should only use the right information, layout and plan related to the project on their websites, brochures and any other marketing activities and deviating from this is a punishable offence. If a developer is found guilty, then he will be penalized at 10 per cent of project costs or jail up to three years.

Garia Station Road and N.S.C. Bose Road along with the areas around Narendrapur always had a keen consumer interest in residential apartments. The arrival of the Kavi Subhash metro station has results in substantial gains for the older buyers. The price of residential apartments in Garia ranges between Rs. 200 to Rs 3500 per square feet up around 8 to 10% on year. Construction of E.M. Bypass connector from Padmapukur to Kamalgachi is further going to add to the area. I expect prices to go up even further in the near future.

Hi, plot investment in Faridabad, you need a budget of Rs 1000-Rs 2500 sq yard. For best invest you should check out plots in sector 70. . Also for a better future returns , Neharpar is a good area. Although you have to be very careful with localities in Neharpar, but this a growing area and will almost double your investment in near future.

So if you are associated with some business establishment or would need to travel to Mumbai, Surat is a better choice. Surat does not have an international airport which is located in Ahmedabad. If you are just focused on the returns, Ahmedabad being the central hub offers a slightly getter returns in medium to long term. You can check out properties in Gandhinagar area or western Ahmedabad in Satellite region.

The above users has perfectly summed up the pros and cons of both cities perfectly. I think Ahmedabad may offer better options for you especially with international city infrastructure. Surat on the other hand might be too cramped with confined space. Being the capital city, Ahmedabad and its periphery like Gandhinagar are going to be the epitome of new development. Modern age bus transit system and Ahmedabad- Gandhinagar metro once functional is going to make Ahmedabad as one of the best modern day cities of India.

Q: Finally the most awaited time has come. The most hyped navi mumbai property market (specially ULWE) soon to progress on the path of misfortune. The hyped bubble in real estate market is about to burst anytime now. History will be repeated again with massive correction in prices (upto 40%) is expected. Set back to property market after 1997-2003 is about to arrive. A cautious advise to genuine buyers that do not buy property in ULWE in present scenario as you'll face a big loss due to price correction which will happen in next 6months - 12months & before 2014 elections. Hi Ashish I some what disagree with you. This is not the right time to invest at all. The market is yet to see atleast 20% & upto 40% correction in property prices in next 6-12months. So imagine anyone buying property at the rate of 5000 sq.ft today and prices fall from 20-40% in next 6-12months. The buyer will be at loss. Also there is no way the prices in a area like ulwe can be double in next 5yrs as the current prices itself are inflated and reached saturation point. I strongly advise everybody to refrain from investing in ulwe for next 6-12months. Also the new RBI policy (80:20) which was announced today has hit the real estate market hard and prices are expected to fall further.
What I feel is that it is better to invest on land rather than apartments. At this point of time may be builders can give discounts and freebies for the unsold inventory or ready to move in apartments

I am interested to buy 2BHK in this project. Could you please tell what is ongoing price currently? I see two good points about his project. 1. It's surrounded by good residential layouts. 2. Good quality as many have mentioned in this forum I have two concerns 1. There is a Valley(Raj Kaluve) passes near to this project. Will that be a problem? I just want to make it does not get flooded there? 2. Public transportation - I believe there is not much. At this moment only few buses pass by in that 80 feet road. Please let me know your thoughts.

Hi Sishir, As per my knowledge, National Green Tribunal has already introduced 7.5 lakh fine on Jaypee Siddharth & Piccadily Hotel. Rupees 5lakh was fined on Indus Hotels & Spa, BM Gupta Hospitals & Jaipur Golden Hospital. Holy Family Hospital was fined 3lakh.
Hi Mr Sishir, That is right not only hotels & hospitals , National Green Tribunal has fined to malls & commercial complexes also. As per news, Laxmi buildtech Pvt Ltd & Lifestyle builders Pvt Ltd were fined around 5lakh. Like wise Upaj buildcon Pvt Ltd was imposed 3lakh fine.

Hello Vaibhav, Antriksh Green project was launched in 2008 and completed in 2011. Yes, it's a very interesting question. Since noida falls in zone 4 every builder should consider earthquake resistance architecture. I enquired from one of my friend that this builder has put the structure for a twenty storey building while they have only constructed till 15 storey. Though this is not the sufficient for a building to be claimed as earthquake resistance.

@Sishir : Ramnath City Phase I is located in Koradi Road, Nagpur. You can find the nearest landmark would be Modern school which is about 500 m.

Marvel Heights Splendor is located at Kuber Complex Link road, Andheri West, Mumbai, Maharashtra and it is one of the ongoing project by Arrow Engineering Ltd which is a part of a part of Malhotra Group. They are having four more projects in Mumbai. There is hardly any information available about the builder on the internet.

Friends, please don’t buy any thing from Mantri. They are cheaters of highest order. Now after delaying the possession for more than 9 months, still no assurance of a possession date. When emailed them, I have received irresponsible and senseless responses from them. The RM, Abhishek was even more rude and manner less in his response when queried about the delay, not even an inch of acknowledgement about the pains customers have to go through & absolutely unapologetic. His response was like – “I don’t care about the delay, why did you agree for the compensation mentioned in the contract? “. There are other employees who have given me equally irresponsible responses – Mohan Babu and Kusama. Their customer service is so horrible, the name “we care” should be changed to “we don’t care”.
Hey Deepak, Mantri Alpyne is delayed by only 9 months. I was doing some some market research as I am planning to book a property for my self and I was shocked that there are project which are delayed by 6 or 7 yrs. OMG!!

Yes, I heard and this deal is at Rs 52/sq-ft, is likely to be completed as early as this week. Flipkart plans to take in the entire office space in two phases, but in a record 4-5 years.

@Aveek, The only debt factor that usually gets people into difficulty with their debt is the factor of optional debt or credit cards. There is no contradict that they are cozy, but if we do not use it properly it can land us in a soup. Right Ramaya..... It is our efforts to get the latest updates on the real estate. Because, people have to face a lot of difficulty during their home buying. And they say that they are thinking for the common man. These Rs.200 crore will ultimately charges on us as a way of increasing tax. Now, it has become a burning topic for the country. Every next day you will get some news on it. Even i heard that the panel recommended that promoters should get their accounts audited within 6 months after the close of every financial year by a practicing chartered accountant.

Good Morning Max, Being a resident of the country it is our prime duty that we can discuss on any topic which helps the common people. And it is a good idea even the plot having 1000 sq-mtr. of area should register with the regulator....and most of the members are in favour of doing away with provision of treating "bulk buyer" as developers since this may put a brake on the investment flow to the real estate sector.

On line you can visit district administration website, check what are the documents needed at the time of registration. Another way is by visiting the particular sub registered office , where the property belongs. Here in this office , you can have all the needful details of formalities concerning to the property registration in Gurgaon.

Hi Subham, It is very difficult to come to a point and it is not clear also why people are cancelling their booking. So I would suggest you to visit the site, check all the documents, if possible check their completed projects to get an idea and then take the final decision

Hi ares, The reason of the auction was Orbit Corporation's default on loan repayment dues. Because of that the LIC Housing Finance has put the project on the block. Hey Guys, Do you know that the LIC Housing Finance took possession of the property in December 2013 after the developer defaulted on loan of 96 crore, out of total dues of 250 crore on the loan taken in 2008.
Really Mritunjoy, It means the developer had hide the matter from the homebuyers. Now i understood why about 35 home buyers went on protest for 4 hrs.

@Mritunjoy, I tried to talk with one of the protester and came to know that the company has sold certain flats to homebuyers and also mortgaged them to the lender. This may result in some of them losing their homes. But the company is not ready to accept this truth.

Right Shrikant, As far as locality's connectivity is concerned, it has both for long distances as well as local trains. There is also a proposed plan of a central-harbour and central-western line, which will connect Kalyan to all the major parts of the city. There are Metro and Monorail projects proposed to be completed in the near future.

Right Aveek, This circular will definitely change the method of calculation of depreciation in respect of old buildings and thus increases the value of constructed properties significantly.
Yes, It will not only increase the value of constructed properties but also the new method of calculation increase the ready reckoner value of a property by 30% because the depreciation is now allowed to a much lower range. In this way it will increase the stamp duty amount.

Hi David, These locations are still seeing end-use transactions happening at a good pace. They have the kind of ticket size that is affordable and selling in this slow market. It is where the volumes are and that is why it makes sense for institutional investor to come in.
Moreover, it is seen that some of these tier-II locations might be outside of the top metros but have a growing local economy, which is driving local jobs. Take the example of Dharuhera, it is between the Bawal-Manesar Investment Region (BMIR), which is a node in the Delhi-Mumbai Industrial Corridor and is emerging as a manufacturing and logistics hub.

Actually these directions had been issued to create a separate cell and independent survey teams, which should not have any relation with Jaipur Development Authority (JDA) and Jaipur Municipal Corporation (JMC).
And the survey should be completed within the given time frame. Also, interim monthly reports will be submitted by the survey team.

Hi Jitu, There are lot's of negative reviews about this project and its developer. So, do all your due diligence before buying any property in India. There are lot's of fraud cases is coming in the news. Ask for all the legal approvals, total cost of the flat including EDC and IDC, check all the important clauses mentioned in the agreement, check the connectivity, basic amenities from the project site and transport facilities in the locality and then move further. Better, verify it by a property lawyer. As i read some bad reviews in this project.
You are right Arup........but there is no doubt about project locality i.e.Ghodbunder Road for investment as well as for residential purpose. It has excellent transit system. It provides superb connectivity to various points in the city, with an effective transit system which is one of the primary reason for the investors. It also has well-organized bus service, with a wide variety of buses like BEST (Mumbai City Bus) and TMT (Thane Municipal Transport) connecting the district of Thane to other points in the city. Social and physical development is excellent in the locality as the daily basic necessities are within close proximity.

@Varun, KMU City is offering residential plots from 600-2000 sq-ft. and it's current price will be Rs.386/sq-ft. A 600 q-ft. plot cost will be Rs.2.32L onward and stamp duty and registration charges extra.

Is there any apartment for sell and if apartment is available than how much will be the price?
The project offers 21 apartments out of which it seems 17 apartments have been sold out and only four apartments are available. The price of apartments here starts from Rs 46 lakhs on wards.
