@Neel, looks like you have had quite a bitter experience with Raheja based on your post . I am sorry . .,,,You may be right . Golf course was trading at 10K in 2012 , so surprised its only 12K now. Also DLF Park Palace is just another high rise and nothing special whereas the Hope is that Revanta will be something unique and will have a novelty factor at least initially.

This whole township has different project and each project has diff launching date and price. Hi, this is one of the superior project, i have come across in Gurgaon. I wanted to invested in Gurgaon, hence i came to know about this project. Heart Song project is offering 2-3-4 bhks and qutoing Rs 7500 per sq ft rate. The price is high due to the location of the area.
The project is located in Nothern Pheripheral Road, which is in Dwarka expressway. The area is very much posh and in demand also. Hence investing in this area, is good area sir!!!

Hi, this is a very new launch project. It is launched in 2013 and the expected date of complication is 2017 December. The construction has just started and hopefully it will be over by 2017...
Mr , Nitin this is again another luxury project by DLF. They are offering 3-4 bhks with Rs 7450 sq ft rate.. This is another variant of DLF with luxury interiors.

Hi, this project started at 2007 and really got into delay and the amount of money Government has alloted for it is huge. The recent news says that PWD is constructing three flyovers at Bhalaswa Chowk, Burari Chowk, Mukundpur Chowk and two loops at Mukundpur Chowk.
Yes, there is a drain , which is just parallel to the six-lane on one side and on other side the fly over is getting constructed..... which will be constructed from Sanjay Gandhi Transport Nagar to Wazirabad intersection along with a flyover to cross the drain and the National Highway-1 near Wazirabad intersection.

Hi, for Takshila heights , the appreciation has already taken place, the project was launched long back with a price of Rs 2750 per sq ft, right now the price is Rs 5500 per sq ft. Hence chance of 50% of appreciation is less. Although looking at the location, the price might go upto 30% or so. Bcz the price trend of the place is high, hence after few years like 4-5 years there is a chance.

There is a 6 lane northern peripheral road thats coming around the Raj Nagar extension and it is expected that it will help the residents to travel , work outside Raj Nagar Extension and come back and stay here.
Guys the area needs to develop a lot in terms of infrastructure and metros and all, hence the place needs to get many roads and link roads and all… Government is planning develop the eastern area of Ghaziabad in a very serious way. Yes there is a proposed metro thats coming up… station are not finalized yet.

Hi, Gurgaon was once upon a time the bets place for investment. But it went down... now all of a sudden , Gurgaon is witnessing a sudden rise in demand by end-users for luxury residential projects in the past few years, while earlier the major portion of the demand flowed in from investors.
See to list down, there are many reasons for it.... few factors are such as great infrastructure of the city, growing interest in foreign nationals, rising aspirations among buyers and importantly the proposed major projects which have all been driving fast growth in the luxury residential segment in Gurgaon, pushing prices even higher.

Yes,these sector is mostly wanted by NRI’s just because of the fact is , they can sell it in higher price and also the connectivity. Moreover the price is still cheap for NRI’s to come and invest. You according to few reports,all the realty transactions happened in 2012, 40% consisted of NRI.Housing prices have gone up in NCR localities from Rs 2,500 per sq ft to Rs 5000 – 7000 per sq ft, owing to realty demand on the part of NRI buyers.

The Mayfield Gardens does have a Residents Welfare Association which has been fighting against the builder for violating building plans and not providing maintenance facilities as promised at the time of booking. Sanjana, it your call really.. but then is that government organisation is building and this project is not open to people who are privately employed.. then you are among the lucky few who can actually book this flat. the area of greater noida is developing and expected to be quite good. i will suggest that you speak with the developers to get a definite answer and then make your call. but the plan and area looks good..so if there is some progress stay invested....

In a historical decision, the Haryana Government has decided to do away with the age old system of exemption of municipal taxes on its buildings and establishments so as to inspire the general masses towards payment of property tax besides making Municipal Bodies financially more sound.
Yes, i heard Nishant. The statement was made day before yesterday. Till now, it was the State Government which fixes the property tax to be levied on the owners. The State Government would henceforth fix only the floor and the ceiling rates of properties. While reviewing the tax structure, the Chief Minister said that municipal bodies should be self sufficient in terms of availability of funds for development. For this, he directed the officers to explore additional possibility for increasing the income of Municipalities other than the grants from the Government.

Check that all other permissions from various authorities are in place. E.g. Utility Companies, Environment clearance, Airport Authority, etc. Confirm that the Land title is clear and there is no disputes/litigation (Title Certificate).
Hi Nithin , In my point of view, Confirm Builder has the Intimation of Disapproval (IOD) and commencement Certificate (CC) to start construction. Have the agreement evaluated by an Advocate. Check possession date promised and provide for penalty if Builder does not deliver as agreed. Check and negotiate the payment schedule. Q: I am confused with this legal term .Kindly explain what are the taxes I should pay at the time of property purchase !!!

Hi, In my point of view, you should you should pay the following taxes at the time of property purchase:- 1)TDS or tax deduction at source on amount exceeding Rs 50 lakhs for the purchase of immovable property excluding agricultural land. The TDS must be submitted in the name of the seller. 2) Stamp duty on registration. 3) Service Tax is applicable if the property is being purchased from the builder who conceived and constructed the project before offering possession to the buyer. If a ready-to-use property is purchased from the seller then service tax is not applicable. 4) VAT( Value added Tax) – if applicable on the state.
Hi Mr Sharma, As per my knowledge, the original property document to be registered along with a copy is to be presented with the concerned Sub- Registrar by the Seller. Both Seller and the Purchaser are present before the concerned Sub- Registrar who admits the execution of the document. The sub- registrar after making the due inquiry registers the documents and returns the original document to the concerned party.

Hi, As per my knowledge ,this project construction is on full swing. Expected possession is 2018 Jun. This project is in a prime location close to Pataudi road & Delhi- Gurgaon Express way. If you are planning to invest ,then it's a good time & good deal. You can get 1 BHK apartment , area of 650 sq-ft ,around 45 Lac.

Q: I am thinking to buy a flat in the SEZ area on the Gurgaon Faridabad Road (made by ASF Insignia), would like to know if there is drawback of buying flat in the SEZ area? I found out there will be no registration rather there will be lease for 30 years and lease will be renewed every 30 years. Is the property value comes lower in SEZ area compared to other areas? what will be the procedure to resale the flat? What will happen if the SEZ area is de-notified / removed after few years, do I have to pay registration that time? Answers and advice will be highly appreciated.

Hi Somnath, As per my knowledge, this project ASF Insignia is only for clients like IBM, Tata Consultancy Services ,ERICSSION . Total land is dedicated to commercial purpose. So here in this project there are two zones , Processing zone & Non- processing zone. As per SEZ rules & regulation you can't register the property in your name. You can have that property in lease for 30 years. After 30 years you can re - apply for lease. The state is equipped to put the hills under the natural conservation zones (NCZ) however there are few loopholes in its sub regional plan that will clear path for construction there. As per clause, construction in NCZ can be allowed in 0.5% . Hey Guys, As per sources, one of the penalyzed construction site is situated in Sector 102 close to the Dwarka expressway. 2 others are on Golf Course Road, with other 3 in sectors close-by. The authority said 5 developers have effectively deposited the fine money. So HUDA passed a stay order to builder & developers not to give possession until pipeline work finishes. But now this water issue has been resolved. So builder started giving possession of their project. This project offers 1BHk & 2BHK apartment, area ranging from 469 sq-ft to 738 sq-ft. Builder quoted price is around 3500/sq-ft. This project is located in a prime residential cum commercial/official area. It is a good location for investment.

Hi Karthik, There are only one sizes 1350 sq-ft. available in 2BHK and 2sizes 1550/1700 sq-ft is available in 3BHK in Vatika Xpression, Dwarika Expressway, Gurgaon. The cost of 2BHK will be Rs. 76 lacs all inclusive and for 3BHK, Rs.90 lacs onward.

Hi Vinit, I think you should visit the project site and see the quality of construction himself. Asking for quality of construction on any forum site will not provide you meaningful answer. As we all know that project is still under construction and people who have invested in this project are still waiting for their flat possession. You are right Karthik. I have invested in Unitech Fresco, Sector-50, Tower-15 in 2008 that was due to be completed in March 2010 and it has been 8 yrs. i am awaiting for my flat possession. I have been informed that possession will be in March 2015. We have been cheated by Unitech. After years of delay and constant follows up there is still no sign of possession. Month after month i am getting information that possession is further delayed. Only the God knows when is the project going to complete. If you have any further information plz. update us.
Even i am riding in the same boat Indranil. Had this flat been ready for possession on time, we could have earned rent on it, which could have gone towards the payment of EMI. We had a big loss of Rental Income as well from April 2010 till date, which is approximately Rs. 40000-45000/month, which we believe should be compensated by Unitech, due to delay in possession.

Hi Karthik!!! I have visited the builders office and they have provided me price list of this project. A 1BHK flat price will be Rs. 66.43 Lakh onward, for 2BHK it will be Rs. 94.75 Lakh to 1.04 crore, for 3BHK, it will be Rs. 1.37 crore to Rs. 1.57 crore, for 4BHK, around Rs. 1.76 crore and for 5BHK, you will have to Pay Rs. 3.33 crore onward. Stamp Duty and Registration Charges extra. Apart from that there are many more charges which you have to pay such as EDC/IDC Charges, maintenance charges, generator charges, club membership charges, car parking charges, PLC charges (if any), power back up charges etc. Booking amount will be Rs. 5% of BSP

Hi, Sector 70A is a good location for investment if you are going to invest here. But I would also like to recommend sector 111 as the best and most prominent location for investment. You can get a good return on your investment after 3-5 years.
Yes, i am agree with Pramela...... The average residential price of Sector-70A was around 5500/sq-ft in October 2012. After many ups & downs, it has touched around 6900/sq-ft in July 2015. Now, again price is marginally decrease and going around Rs.6500/sq-ft. So definitely it shows significant growth in price trend. So if you are planning to invest here, then after 3-5years you will get a very good return. There will be around 20%-30% hike in property price , as per the current market scenario.

Q: ow getting your own house and settle with your family is not a tough job. Dwarka L Zone is the large project that are undertaken by DDA. It is one of the mini city itself and the DDA has decided to restructure everything and this is an innovative step towards a smart city. Under the land pooling concept DDA working towards building flats on the UN used land and converting it in a smart city. This policy was formulated in 1962 but at that time no private owner was strong enough to take the charge but the economic development changed the scenario of private sector. Hi Anil, We have already noticed the slow pace of construction of Canary Greens, Callidora and Elegancia projects. Callidora Project, Sec-73, Gurgaon launched in Jan 2011 is running behind schedule by 3 yrs. With 90% payment gone so far, it does not seem to be closer to completion by the end of 2017 even. I think, we as buyers of Callidora, should meet with builder and discuss the matter. Hi Chetali, Waterlogging has been a big issue in the society in the rainy season. The drainage systems have fared no better.No action was taken by the Haryana Urban Development Authority (Huda) officials even after being alerted about the waterlogging several times.
As per the resident of society, this is not the first time that the housing society located along Sohna Road is facing waterlogging on such a large scale. This is the case after even after the slightest of rain. They are virtually put under ‘house arrest’ for 24 hours after every downpour as the six basements and the lower floors get flooded.

Q: Hi folks, Recently I went and saw "Under Construction" Pareena Micasa Apartments - Raksha Towers that is in Sector 68, Gurgaon just off of Sohna Road. It is being managed by Armed Forces Officials Welfare Organization (AFOWO). I have visited the site multiple times, spoken to AFOWO officials and almost decided to proceed with it but have some questions that I are still open. I want to ask everyone here esp. those aware with the project or visited the site. If anyone has bough apartment here, please do help out. 1. AFOWO maintains that society is only open for Defence, Central, State, IAS etc type of officials as mentioned here on AFOWO's site. So, I match the eligibility. But I happened to spoke to an investment consultant who claims this is not correct and he has many flats in the project that he can sell me for a much lesser price. Who is lying here? AFOWO or the Investment Broker? 2.) Even though the Builder is Pareena (whom I had never heard of until now), it has no presnce on site. Everything is being managed by AFOWO (including showing the project for buying, etc). I have visited the AFOWO's main office in Jor Bagh also. Who is Pareena? Is anyone aware of quality of their work? 3.) AFOWO maintains that the project delivery date is (per RERA) Dec. 2020, however, their RERA certificate shows a different date. I have still not seen the delivery date in print. I liked the project very much and want to invest in it, but only after these questions are clarified. Thank you for those who can help!
