Q: Right now there is no project in NOida where in you could get rate of Approx 3500 Rs per square feet Basic and we all invested here in the same rate bracket.........Now they are seeing this as gold mine because everywhere rates are approx Rs 4200 per sq ft basic rate .....They are demanding that all investors in Ajnara Ambrosia should withdraw their amount given to the builder and now after 5-6 months they will sell the same inventory at the rate of RS 4500-5000 per sq ft.............I might be wrong but something is fishy with Ajnara Ambrosia now........I have come to known that Ajnara is scrapping this project due to land problems.......But how can such reputed builder do this ??? Either this is game played by the builder or some consortium........Any inside story Please or comment ?? I have also invested in this project in last May 2012....There is hardly any response from the Ajnara office...

But truly time has changed a lot , mindset of customers and ideology of promoters and builders too .In recent past it has been bitter experience for buyers because of dirty practice of builders in Delhi NCR . That is the reason Delhi never been a place of any builder coz of DDA's clear policy , that'y we saw builders and promoters doing scan in Dwarka which was previously developed on such a large scale with good planning .But never forgot those were CGHS and in P 2 Zone only Welfare Societies under the norm of Society of Registrar .

The more prominent developers in this area are Supertech, Mahagun and Prateek. Out of these, Supertech is facing judicial problems. Prateek and Mahagun are trustworthy but Prateek is pretty new in the business and Mahagun is known for the timely delivery and value for money

Hi Hitesh, As per the news, the recovery and resettlement plan will be the same as the one provided for those displaced by the land acquisition for Dwarka Expressway. HUDA will soon do a survey to settle the design plant and accessible plots in the sector. The SPR will start from Gurgaon-Faridabad Road close Ghata and meet NH-8 close Kherki Dhaula, and is planned to be associated with the NPR by means of a central peripheral road, all of which is required to ease NH-8 movement.

The land price has already appreciated in sec 43 Gurgaon. The market is down and the land rates are at a lower side (10-15% low and might decrease further). The market is very bad currently and the land rate is not going to appreciate for another 2 years. the property market goes up and down with the government. Until the elections are over, the price will remain same only. So I think the best option for investing today is to buy an apartment which is approaching possession in another 6 months. There are many owners who are waiting for 3 years for good returns but didnt get much profit. Still they are ready to sell the property in the same price for which they had bought it. According to news, the rapid metro will be operational on 2016. Hopefully, the Delhi congestion will be removed a bit and they have promised to there will be high-speed trains running at an interval of five to six minutes.

Q: Project was launched in 2008; means its taken 5 years, yet the flat is not deliverable. It takes no more than 1.5 years to construct one's own house on a piece of land having 4 floors (all with good interiors and the best of construction material). Ramprastha launched several projects since then, like, Atrium, View, Rise, Primera (@ Rs 6500/- BSP) and more. But possession has not been given for the Edge Towers even after 5 years since the project was launched. Is it not fraud on part of the builder that it launches projects; raises money from investors (obviously who lose interest as even banks give 9% per annum ROI on FD's), and then instead of putting all resources and manpower in delivering that project, the builder diverts the funds and labour to the new projects launched; and then once it acquires 50% project money from investors, a new project is launched and so on.

The possession is being delayed due this reason partly and majorly because of few approval issues. Hi, for Takshila heights , the appreciation has already taken place, the project was launched long back with a price of Rs 2750 per sq ft, right now the price is Rs 5500 per sq ft. Hence chance of 50% of appreciation is less. Although looking at the location, the price might go upto 30% or so. Bcz the price trend of the place is high, hence after few years like 4-5 years there is a chance.

See employment facility never stop or becomes stagnant...you already have industrial belt and companies like Dabur India, Hero Cycles...The employment increases and that is directly proportionate to the rise in demand for residential units.
Looking at the price structure , i think you should buy a property, renting is bit costly here according to to buying...and your EMI will also be saved!! :)

In the first quarter of 2009, rates went high to about Rs. 2200 per sq.ft, and came down to Rs. 1900/- in second quarter of 2010. Looking at the variation of prices, you can understand the ups and downs. The price is also expected to go high after the area is totally developed! so prepared about it.
Hi, i want to enlighten you guys that Crossings Republik offers Rs 5-6 per sq ft for any property whereas others rental properties offers Rs 9-13 per sq ft.Hence, looking at the structure the rent is less and you can really opt for it.

Thanks for the prompt reply sir. I am actually looking for a 2 BHK in Gurgaon. I came across this project and thought I should research on this project before I take a decision. I work in Gurgaon and as I am getting married in the next few months I was thinking of investing in a property of around 800 – 1000 sq. ft. something that will be our first home as a couple.
Good choice I must say, this is a good project to invest in as a new home buyer. The builder is trust worthy and they make some solid structures and their pricing is also very affordable. They sell 810 sq. ft. 2bhk apartment costs around Rs. 32.40L which is very reasonable for what’s at offer.

Hi Hitesh, As per the news, the recovery and resettlement plan will be the same as the one provided for those displaced by the land acquisition for Dwarka Expressway. HUDA will soon do a survey to settle the design plant and accessible plots in the sector. Hey, the government should take immediate steps to stop wastage through leakages.. many cubic liters of water can be saved.. and these precious water can be used for other purposes than wasting it.

yes..i was told that the rate is 2850 per sqft for a 2bhk od size 1250... that will come to around 35 lakhs+ other charges....bank approvals are there..and if you just wanna put your money and the time period is not an issue...go ahead and invest as the builder does have a name and reputation.

well sameer, these are just 100m away from the NH8, overlooking the aravalli hills and near the japanese and the EPIP zone... there are many facilities that are being provided including lifts, comercila complex inside, power back up water supply, sewage treatment plan, earthquale resistant structure nad rain water harvesting to name a few...

Also Samalkha in Panipat is the provider of foundry works and agricultural machinery. It is called as the city of weavers with more than 2500 cloth/thread dye work being done as well as the largest provider of Barrack blankets to the armed forces. what is the transportation situation, local buses, travelling inside the city as well as commuting to delhi??
Well the major station is the Panipat station that lies on the Delhi-Kalka line and there are also local transportation. Inter-state buses are also frequent and so is local train service to delhi. In the pipeline are the regional rapid transit system(RRTS) and the panipat elevated expressway which is a 6 lane 10 km way is functional on the busy Amritsar Delhi route.

Yes, it sure is a happy news as the revised NCR plan will ensure that no tourism activities and only limited construction will happen in the natural conservation zones of Aravalli, riverbeds and major water bodies.
It is nice to know that the planning board accepted the changes suggested by the Ministry of Environment and forest and accepted plans to save the ecologically sensitive areas.

The plan as per the officials is to construct these underground toilet space which will be given to stakeholders who will operate, maintain and supervise these toilets.
The project looks good with good features like the seats, separate cubicles for men and women, separate area for washing clothes, large water storage capacity and safe disposable and/or reuse of waste water.

The BSP being quoted is 8075 per sqft. Is this a fair price given the project was launched at a much lower price? If yes, what is the expected return in next 3-5 years?

Hi vishal, I think 2 BHK of 1621 sq-ft in ground floor is not available. Yes you are right the BSP is 8075/sq-ft which increased . It is because this project is in sector -78 ,which is a developing sector of gurgaon and has many major infrastructures in its vicinity. So definitely price will increase.

Q: I am thinking to buy a flat in the SEZ area on the Gurgaon Faridabad Road (made by ASF Insignia), would like to know if there is drawback of buying flat in the SEZ area? I found out there will be no registration rather there will be lease for 30 years and lease will be renewed every 30 years. Is the property value comes lower in SEZ area compared to other areas? what will be the procedure to resale the flat? It is true Sir. Residents have to pay tax for the period 2008-09 and 2009-10 only if their house was rented out. They are however exempt from paying the tax if their house was self occupied. Gud afternoon Navven & Lohit!!!! The MCG has made it clear earlier that it will not be able to maintain these areas with property tax alone and has asked the state government for permission to collect maintenance fees as well. Because of this issue chief minister Manohar Lal Khattar has asked the urban local bodies department to see if the property tax can be revised in order to ensure that funds are generated.
The property tax will go up across the state of Haryana If and when it effected. And the increased charges should be enough to cover maintenance of colonies that will get transferred to MCG after some time. Everyone was taken by surprise when the CM announced on February 5 that DLF phases 1-3, Sushant Lok-1 and Palam Vihar would be brought under MCG's region.

Q: I recently rented a flat in Conscient Heritage One and have faced quite a few issues with the quality of construction and fittings. There appear to be major problems with the electrical wiring, power backup, metal and other fittings, modular kitchen, and maintenance. Maintenance is unpredictable in service provision; sometimes, they respond and sometimes they don't. Although they are supposed to provide intercom facility, this is given only if you subscribe to the Conscient-owned DelDSL broadband connection, which has a sluggish and poor customer service. I don't know whether the internet itself works, as I have not had a clear response from their team to requests for a connection for over 10 days now. I think I would have had better luck getting the BSNL chaps to set up a connection. Overall, the place may look good, but is not as comfortable as promised.

Hi, As per me, while the unit is being rented, the landlord must do maintenance work and make repairs which are necessary to keep the unit livable. However, a landlord is not responsible for repairing damages which were caused by the tenant or the tenant's family, guests or pets.

Q: Hi all, Just wondering if any owners here have received notification from IREO of the changes in transfer rules recently. They plan to allow transfers only till July end, post which the transfer charges are being unilaterally revised to a draconian 500 per sq ft for towers A and B! I would like to solicit views on whether such amendments are legal at all? Are builders allowed to set arbitrary transfer charges for under construction properties?

For other states, the buyers must insist on not paying such charges and if needed move a petition in concerned HC stating existing laid down guidelines by other courts. Hi Krinda, Be careful while you are planning to invest in real estate. Property market is full of uncertainty. Q: I have some doubt in Builder Buyer Agreement of Signature Global Grand IVA project. I am asking below questions since 28th July'16 but they are not giving reply. Point 3.6: "the Allottee agrees that the Developer shall be liable only to refund the amount received from him/her without any interest or compensation whatsoever". Question: Developer is charging @ 15% per annum from due date, if Allottee does not pay any demand on time. Is there any penalty clause on Developer, if Developer not able to deliver the flat in 48 months without any FORCE MAJEURE mentioned in the Agreement? Point 3.7: "The Allottee, before taking possession of the said flat, shall completely satisfy himself regarding the construction, facilities and amenities in respect thereof and hereby agrees not to raise to any dispute on such account thereafter, either individually and/ or by joining as member(s) in the society/association and or otherwise, in any capacity. The Allottee, after taking the possession of the Said flat, shall make no claim against the developer in respect of any item of work in the Said flat, which may be said not to have been carried out or for non - compliance or any design, specifications, building materials or any other reason whatsoever or on account of any Common Services and Facilities". Question: How can I assure that Developer would not compromising with quality of construction (internal as well external of flat), facilities and amenities? Who will be responsible for quality check of materials as well as construction, facilities and amenities? Point 4.3: "The charges for providing external electrification, electric wiring in the said flat, firefighting measures/equipment in the common areas as prescribe in the existing firefighting code/regulation and power backup, shall be payable by the Allottee in addition to the basic Total Cost, as prescribe herein." Question: What would be the total or near about cost because noting is mentioned about the cost in agreement? Point 7.6: "The Insurance of said Unit as well as the interior/contents inside the said Unit shall be the responsibility of the Allottee(s) and Developer shall not, in any case, be held liable for any damage or loss occurred on account of any theft, loss, neglect or omission of the Allottee(s) in the regard". Question:What would happen, if internal plaster start creating problem. seepage in the said Unit. few months after possession because, as per point number 3.7, I can't check construction and material quality before and after the possession? Point 23: Question: Does it means that I can't choose Arbitrator and Arbitrator decision shall be final and binding upon the parties (Allottee and Developer)? It is very much possible that I would not be satisfy with Arbitrator's decision because Developer will only choose the Arbitrator. What would happen, if I am not satisfy with Arbitrator's decision?

But very few developers have mentioned clauses which helps buyers, all clauses are for the benefit of the builder. Hi, No..you will not get any money from builder as penalty if he delays possession by even 5-7 yrs. You will be free to challenge this in court and you know the Indian judicial system, truly Pathetic. You will waste time, energy, money and at last will gain nothing. Even after 8-10 yrs, court gives a judgement in your favor, then it will "Penalty clause to be paid plus 50,000 Rs extra". Are you satisfy with the judgement.
I agree with you Jitendra. Remember the builder has team of experienced lawyers who are permanently hired by them, and not to forget political connections and solid buying power. And by the way if you are in a dream world that India judges are not for sale then please wake up, go through the right channel with the right payment and you can get judgement in your favor. Since 2008 to till date around 50000+ appartments have been stalled. You are free to check how many have got penalty money.

Hi Naveen!! I heard that locality price is somewhere around 11-12K/sq-ft. as of today in Gurgaon belt. They why most of the developers are offering 8500-9500/sq-ft. rate for their new launched project?
Hi Baldeep............ Very good question. There could be many reasons why pricing has not risen in Gurgaon's few sector. Dwarka Expressway not completed and sewage/Water problem are the few issues in the locality. This could be the main reason of constant price.

Hi all!! For any development project submission drawings are to be submitted to local development authority and must have architects's direct involvement. An architect usually suggests the builder or contractor. If it is a big project then a specific protocol is followed. Now I am not eligible enough to explain you the dos and don't w.r.t. to your location but the above holds true in the entire country. I agree that a lot's of people do not go to an architect. many a times due to lack of knowledge or to avoid paying the architect and contractor both. Many builders and developers have hired registered architects or they out source them for a given workHi all!! Hello Nita, There is another way out. You can get a buyer and ask the property to be registered in that buyer’s name and you can get the money paid by you to the builder. This is also a better option and you can get back your money without filing any case and involving any lawyer.
Hi Nita, Ankita's option is not bad and you have to search a buyer for your property. Secondly, is your agreement with the builder registered one ? If it is registered document, then the said clause is binding on you. In case the said agreement is not registered document, then the builder cannot forfeit the said amount. The course of action is first give a legal notice and in case the builder donot comply file a summary suit. You are bound to get back your money.

They are the worst builder in Delhi-NCR. All of their projects are not in schedule. If you will search in Google with their projects name, you will get a lots of negative comments. I will advice you not to invest your hard money with any such builders in future. Which projects have they completed in Gurgaon on time? Hi Anil, We have already noticed the slow pace of construction of Canary Greens, Callidora and Elegancia projects. Callidora Project, Sec-73, Gurgaon launched in Jan 2011 is running behind schedule by 3 yrs. With 90% payment gone so far, it does not seem to be closer to completion by the end of 2017 even. I think, we as buyers of Callidora, should meet with builder and discuss the matter. Subsequently, take a legal course, or complained to concerned Haryana authorities.
Builder is making fool of the buyers by giving them false promise of possession starting in April 2017 , and itself believes that actual possession will start 90 days from the possession offer. They said they will complete all the pending work in that way. I don't think that they will complete by December 2017 end.

Q: Sir, The Mapsko Builder for the project Mapsko Casabela, in Sector 83, Gurgaon, till 31st March 2014 had charged Vat at 1% with the surcharge of 5% which makes it to 1.05% as per the notification from Vat Authority and the payments which have been made after 31st March ,2014 till possession, they had charged Vat at 4% with the surcharge of 5% which makes it to 4.5% . Further, the builder is saying that there is no clarity on such charges from Vat Department, however, it is a mandate from the company to charge Vat at the time of Registry. Further, the Builder is saying that there is a clause in the registry that in case of any notification from Vat Authority for the increase or decrease in Vat %age.if the same has to be given to you without interest and if there is an increase in VAT amount then it has to be taken by the client. In my scenario I had paid Rs. 1 lakh extra as I was not having any option but to say so that I can get registered my flat. But imagine there are so many flats and the money collected by the builder. He is enjoying on the money of the people. What action can be taken in this regard.

Stay away from such project. Those who have invested in this project are still waiting for their flat possession. On the other hand, those who want to cancel their booking are still waiting to get their initial amount back but the builder is not taking them into consideration. Q: I have been cheated by these fraud builders for the past 7 years. They have made multiple promises to me over the years and did not fulfill even a single one. They have kept using delaying and harassment techniques to fool their customers. There's even a website that details all of their attoricities in detail: http://lakshyarealinfrareview.com/. I want to take criminal action against them and against their Directors Ashthana and Awana. Please comment here so we can decide suitable steps.

Hi, I have gone through the multiple forum site and found negative reviews everywhere. I will personally advised you to serve a legal notice to them asking them to repair the entire amount with the interest of receipt of the legal notice. You can also claim compensation and notice fee from them in the legal notice.
Yes, I am agreed to Visal. And if they feel to adhere even after receiving the legal notice, you can file a complaint against them in consumer court or under state RERA claiming the aforesaid reliefs along with litigation fee.
