I think first half of this yrs shows a price growth of approx 5 to 8 % in Chennai’s residential market, With the first phase of the 10-km long metro line from Koyambedu to Alandur becoming operational, realtors are hopeful that the market would strengthen in the near future.

@ Raghav, It is true that chennai corporation is panning to upload property tax rates in his website. due to this corrupt officials will find it hard to fleece citizens by demanding extra. Corporation of Chennai uploading a street-wise property tax rate of the city's 15 zones on its website.

@ Pavan , You are right!! The cost of properties varies from project to project and state to state. The overall property cost can be divided into 2 parts: 1. Cost which is paid to the builder. 2. The statutory and legal costs. all you have to know that within each of these categories itself there are several hidden costs which a buyer must pay at different stages.

Hi Nagesh, As Mr Ramana said above about this FSI. You will be charged with normal FSI- 1.5. If you want to calculate , then follow this formula. Constructible area divided by Land Area will give you FSI Index.

Q: Olympia Opaline are totally unreliable people. They promised delivery of Amber block flat in April 2011. They are delivering in April 2013. ( Even now, lifts are not operational fully ) Everytime they were extending the time by around 3 months. Only second rated companies and totally unreliable companies will do like this i.e. will delay for 2 years. Olympia Opaline has joined in that group. Buyers should be careful while selecting a buyer. Otherwise, they will be forced to incur huge loss by way of ( bank loan ) interest for the delayed period. When the question of compensation arises, they will speak about agreement. When the question of honoring of their own commitment arises, they will function like a second rated company. BUYERS MUST BEWARE.

So this part of Chennai always had its economy dependent upon large scale industrial enterprises. North Chennai has not seen much of ITes and development of office space. Due to this, Ayanavaram was not one of the majorly preferred residential areas. But recently due to the affordable projects coming up in this region there has been a rise in the real estate demand for residential units. Q: I have bought property with Rajparis Civil Constructions Ltd at Madampakkam.Rajparis Crystal spring phase1 completed year ago. But, there are lots of rework, pending activities like EB name transfer, building water leakages, building completion certificate, etc., There is no compensation for delay or not getting the committed facilities. Rajparis team markets the property through Myproptree Company. Rajparis will not fulfills the commitments and they say Rajparis is not responsible for Myproptree commitments.

Hello Sir, Rajparis is decent builder as i heard. But i am not sure about quality construction. Please personally take a look at their earlier projects. In one forum, i heard Harmony phase 1 was good.. But Harmony phase 2 quality is not tat great.. I could see so many cracks on the walls of phase 2. The finishing does not seem to be good. Though I have not checked inside. Fair project price 4000 / sq ft..now it is 4300/sq-ft tentative completion period informed in fair project will be march 2015. The association may or may not be registered. By registering the association, members can enjoy legal benefits and the association gets a unique name registered. By road this place can be reached through Kelambakkam, Navalur and OMR.

Hi Mr Kumar, As per my knowledge, Flat owners association can be registered under Tamil Nadu Societies Registration Act, 1975. The number of people needed to form a flat owners association is 5. Before apartment ownership act 1994, the minimum number of owners needed to form the apartment owners association was 7.
Hi , Yes Mr Shyam, I agreed with you. According to me, the byelaws contain particulars about the association. For e.g. name of association, date of formation, address, etc. along with other details like business hours and activities of association. Name and details of the person who can sue or defend on behalf of association also need to be mentioned. Details regarding qualifications and enrollment of members including any fee that needs to be paid to enroll in the association also need to be mentioned.

This would enhance connectivity to ECR. Earlier people had to reach ECR via Thoraipakkam or Shollinganallur.

Hi Ranjan, As per my knowledge, Govt. occupied 65 acres of land for this project from Vandalur to Manimangalam area. But Govt. won't touch those lands having NOC from authority. As there was road blocks & protests due to this project, Govt. is pending this project now. So in my point of view, just wait for a while & watch what's happening ? Q: I am planning to buy a 20 year old apartment in Seaward Road, Valmiki Nagar, Tiruvanmiyur, Chennai. This is a 4 BHK 2600 Square Feet Dupleix penthouse apartment with an unregistered 350 sft open terrace garden with enjoyment rights. The seller is quoting Rs 9200 / sft for the 2600 sft. The apartment is located close to the beach but does not have a beach / sea view. The UDS (land area) is 1650 square feet. The apartment complex is run down but the apartment on sale is in good condition with modest interiors. Prevailing prices for new apartments for similar type of apartments with better facilities are around Rs 12000 / sft. I would like to seek opinion and feedback from experts on the following 1. Is Rs 9000 / sft a good rate to buy a spacious dupleix penthouse as described above in that locality 2. Would there be a market for 20+ year old apartments 5 yrs from now in that locality 3. This could include lack of proper chain of documentation, especially in cases where the property has changed hands more than a couple of times in the past. If the property is over 18-20 years old, it is possible that it was never formally registered in the first place. Thank you all for your feedback, all very valid and very much appreciated. More info below This apartment wd be for personal use large / growing family reqts. Room sizes are 250 sft and it is not meant to be an investment. The apartment block is in reasonably good shape but requires renovation, painting, etc This 20 year old apt with 2600 sft super built up area offers 2100 sft carpet area. To get 2100 sft carpet area in new apt I need to buy a 3000 sft apt costing me Rs 4+ crores in this locality with a much lower UDS as against the pre-negotiation rate of Rs 2.4 Crores for the old apartment. I am happy to forgo new apt features Do members feel that 1. A re-sale 20 year apartment is a good viable option from an Potential future valuations Though I do not intend to sell it, but my biggest concern is re-sale interest and valuations Is Rs 9200 / sft a good price, or what would be a fair price 2. Hi Mr Krishnan, As i told you before , it is not advisable not to buy any property more than 10 years old. Even now a days those who are buying for self use or investment they are not preferring more than 5 years old. Main problem is you have to check technically & legally too.

You need to keep chopper with you after buying this flat becoz no road connectivity is there from main road, very funny, Even builder managed to sell 40 percent of its flats.
Thank you for your valuable inputs, But I think before buying properties anyone have to look for future prospect if anyone looking in the outskirts of the city. In coming years this location will provide maximum appreciation as well as fine residential destination.

Mannivakkam is place to live comfortably because it has got green trees, near by schools, railway stations, bus stand, industrial area like Oragadam, Shriram gate way, mahindra city. Whole family can enjoy even in the week days with out strain and pain. Vandaloor zoo, theaters are very near by, and upcoming super theaters, malls in GST Road.

Q: When I booked the apartment, they promised a July, 2014 delivery. When I registered it, they said December, 2014. Now I see that construction in the Annexe block has completely stopped, and the sales team say July, 2015 whenever I ask them!

However, there are few hotspots that are promising healthy profit through resale and capital appreciation to the buyers who are ready to take the plunge.

Good evening friends, Only god know when is the bill going to pass????? The committee has 13 members who are opposed to, while 11 are in favour of proposed amendments. So, the votes of rest 6 members, who are mostly regional party leaders, matter more. So, they need to pressurise them to protect their rights. I don't understand why are they playing such kind of game in the parliament. I want to ask you all, have they ever experience the beggar's life or they ever plough the field in sunny day or they ever harvest the crops? If not.....then how can they say that they are with the farmers? Then why we people vote for them and elect our minister? According to me, BJP Govt has the majority in the parliament so they don't need to ask and should stamp the bill in the next session of the parliament.

Malles is one of the leading builders in Chennai. The project is located in the heart of the city at Perumbakkam, Chennai and is a very impressive project. It is well designed and will surely appreciate very well. Water logging is common in some parts of the area, but most of the apartments use rain water harvesting and other such options to control it. It shouldn't be a major problem with Malles Malles Aashira as such I think.
I enquired about this project last week and really found it impressive.Projects is launched in Aug 2013 with phase wise spread across 7 acre of land with 3 Towers and 350 Units. As per builder concerned person project is expected to complete till June 2017. Project is approved by CMDA.

Rathinamangalam is the good area for investment, once the Vandalur Bus Terminus project starts you can see the price uptrend in good proportion.
I do not think the Vandalur Bus Terminus project will ever start because attempts to acquire the land failed. It is a distant dream now :( :(

The possession is expected by next month and the price of a property here will cost you around Rs 4.10 crores. The project has got approval from all the leading banks and CMDA.

As far as I know the rate per sqft going is Rs 23,000. The project Arihant Shri Narayana is located in one of the most prestigious address of Chennai with many facilities and utilities nearby.

You need to attach address proof to avoid any misuse like driving license, passport etc. On Form 22 you also need to mention....1) The period for which you require EC, 2) Property details like area of property, survey no, address etc. 3) Purpose for which EC is required, 4) Ownership details. The fees is charged depending on no of years for which the EC is issued. Q: Has anyone got DTCP approval for land located at Vadapattinam village on ECR comes under Cheyyur SRO. This place is located near Kanathur. Could not get any response from SRO or DTCP office in Chengulput. If any one got DTCP approval pl let us know

Hello Ram, DTCP approval applies for layouts and should be done by the seller, without the signature of the planning director on the plan it is not approved. So, it is not safe to buy. Panchayat approved number must their in document. Hi Praveen, First check whether this project has got approval from state RERA or not. Hi, ECR or the East Coast Road is one of the rapidly developing areas of Chennai and is located very close to the industrial zones and the IT corridor of Chennai. ECR is a Highway built along the cost of the Bay of Bengal connecting Chennai with Cuddalore via Pondicherry. Earlier it was a two-lane State Highway but now has been upgraded to the four-lane divided highway. Nearby ECR localities include many famous areas of Chennai, such as Thiruvanmiyur, Sholinganallur, Palavakkam, etc.
Apart from that, The ECR starts at Thiruvanmiyur in Chennai and is a part of the Chennai City roads till Uthandi. From Uthandi starts the beach way section starts as a toll road. The ECR is a highway which connects Chennai to Cuddalore via Puducherry. This road runs along the coast of the Bay of Bengal and has many picturesque locations.
