Q: I visited the site in March'12 and then in June'12. I can hardly see any progress in the I tower. Can anyone tell me if there is any legal issue with I-Tower of Cloud9 Indrapuram? I would also like to know if there is any online group of people who have invested in I-tower so that I can stay connected to this group for questions and updates.

Q: Right now there is no project in NOida where in you could get rate of Approx 3500 Rs per square feet Basic and we all invested here in the same rate bracket.........Now they are seeing this as gold mine because everywhere rates are approx Rs 4200 per sq ft basic rate .....They are demanding that all investors in Ajnara Ambrosia should withdraw their amount given to the builder and now after 5-6 months they will sell the same inventory at the rate of RS 4500-5000 per sq ft.............I might be wrong but something is fishy with Ajnara Ambrosia now........I have come to known that Ajnara is scrapping this project due to land problems.......But how can such reputed builder do this ??? Either this is game played by the builder or some consortium........Any inside story Please or comment ?? This link road will reduce travellling time of commuters.. People moving from Kala Patthar to Noida used to cross Noida’s Sector 58 traffic signal on NH-24, which used to result in huge traffic jams. Now the 22 km stretch can now be crossed in just 20 min. Commuters from Indirapuram to Noida’s Sector 58 had to cross two signals which largely created traffic issues. Hi Ravindra, buyers are waiting for reduction in rates, but buyers are not ready to cut the rates. Even though RBI has cut repo rates and loans are made easily available, the builders are not going to reduce. May be very few of them would have decreased but not all. Subhash, you can invest in the same, but make sure you see their Approvals and cross verify. They are claiming that the Approvals have come, however some basic formalities with GDA is pending due to which they are not able to show their projest as GDA approved on their website. I has a word with Mr. Praveen today morning and he was saying that the project has been approved, just basic formalities are pending. Apart from this, The builder is New therefore, wont damage his image in first project. It could be fruitful decision to Invest. Also catch hold of Mr. Praveen tomorrow when you go, and ask for the actual position, According to me he is the only one there who will not mis-guide you. rest all will make fool.

When the exemption clause was introduced, the apartment prices were at least 40 percent lower than the current rates. Hi, Manish, if we are talking about three projects like Aashiana sec 88A, ATS sec 89,Agrante sec 107 on Dwarka eway, all three are very costly project, like luxury project. According to few local real estate agents, although builder have a good reputation, but the appreciation of the projects will be very low after few years.

Hi, Khusbhu, the reason behind low appreciation is there are good projects like Era, BTPT, Aspire which are offering with a range Rs 3400 --4000 per sq ft with same facilities and have proper bank approvals will be more in demand rather than project with Rs 6000 per sq ft. Secondly these project are located in sector 104 , the connectivity with Delhi is much easier if we choose this projects.

Hey, let me try to answer this. General Power of Attorney order passed by the Supreme Court on property transactions. The Delhi government in April 2012 the end of GPA-based property transaction. On October 12, 2011, the Supreme Court had ruled that the property transactions done through GPA will have no legal sanctity and immovable properties can be sold or transferred only through registered deeds. Later on 5th May, 2012, the Delhi High Court banned property dealings through GPA, after which the number of property transactions declined drastically. The residents had to face many issues due to the ban as the GPA-based transfer was much convenient to them than any other ways. Now on 22nd July 2013, the ban GPA transaction was removed by the Delhi government. In September 2012 around 895 unauthorised colonies had been regularised by the Delhi government and the lifting of ban will support sale and purchase of properties in these areas.
So now all properties can be registered with General Power of Attorney. That’s great news, I shall do it right away.

hi, i had a word with the builders office recently and was told that the work has been delayed in some blocks and the possession of those blocks is delayed till Dec 2015. The other blocks can expect possession by this year mid.

Hi Payal, According to me, yes this pact/contract will definitely be help full for both builders & buyers . It's like avoid litigation & get full authorized conformed idea about what ever residential project you are going to buy/invest. Apartment owners in Ghaziabad have asked the Union ministry of urban development to formulate a model builder-buyer agreement that reduces disputes and litigations in housing projects in the city.
Hi Guys, So In the letter to the ministry, the federation highlighted that agreements do not contain clauses on the exact date of completion of flats or penalties that developers are liable to pay in case the handover is delayed. According to the federation, an equitable and legally tenable builder-buyer agreement would bring an ample amount of changes in builder-buyer relations and provide valuable contractual rights to both parties.

Hi Sooraj, As per my knowledge, Raj Nagar Extension (NH-58) has emerged as one of the best options for home buyers & investors in the Delhi NCR. Raj Nagar Extension is on the new Meerut bypass and one can travel to Delhi or other cities without crossing crowded areas of Meerut or Ghaziabad. The entire area is developed and this has given the civic authority and developers a chance to carry on planned development.
Hi Sooraj, Once in place, the road will also sharply reduce traffic on NH-24 and Link Road. The new road will cut down travelling time for motorists going to Raj Nagar Extension sharply, to about 10 minutes. It now takes 50 to 60 minutes. Think of the time saved and fuel saved by this road.

Hi Vishal, According to me, the need for completion certificates of projects at the time of registration has been done away with completely, while submission of deeds of declaration has been made mandatory for those projects sanctioned by the development authority after 2011. While we know that both Completion certificate & Deeds of declaration are very necessary for any residential project.
@ Visha, Submission of these documents for registration had been made mandatory by the district administration in an order issued on November 3, after the Federation of Apartment Owners Association (FedAoA) in Ghaziabad informed the administration that the exchequer was losing crores of rupees it otherwise used to earn from compounding charges’ on unauthorized project extensions that had already been cleared by the stamp department.

This project has approval from Ghaziabad Development Authority. Banks financing this project are HDFC Bank, DHFL & Punjab National Bank.

Hi all, We the resident of Parsvnath city, Jodhpur, facing a problem of security from last 15 days. There is no security guard in the colony from last 15 days. After making several complaints, nobody has listened to the problem and even try to get it solve. While we are regularly paying maintenance charge to society. Without security, guard colony is very unsafe for us.But builder is not ready to listen to our problems.
