Hi friends!!! The Central government has modified the guidelines of Prime Minister's Awas Yojna (Urban) which can make housing projects eligible for central assistance. The updated guidelines state that if carpet area is increased by at least 9 sq-mt in a housing project, will it be eligible for financial aid under the housing mission's Benificiary Led Construction (BLC) assistance. The govt. has initiated this change in rules to all the states so that they may be able to enjoy the benefit of the BLC.Hi friends!!! My comments to replies
Covered area can be calculated by multiplying the outer to outer dimension of the floor, not considering the boundary walls but of course taking into account the house outer wall as well as the inner wall. Carpet area implies the total clear usable area inside of the house. It is calculated by subtracting the area occupied by the outer and the inner walls of the house from the total floor area.
Acoording to me Covered Area : This is the Actual Area under the roof. Carpet Area : As its name suggests, Carpet Area is the area where we can spread a carpet, means area calculated from inner wall to wall distance inside the house.

@Siddharth, They have also added another condition in the revised guidelines is that after the addition of the extra carpet area, the total carpet area should exceed 30 sq-mt nor it should be any lesser than 21 sq-mt.

This builder has past good records I don't think this is his last project so he would not spoil his name and business. Please approach him in right spirit. What we hear always is not correct. So, taking any further step we should make sure that what is wrong or right.
Hi Vatsa Suman, In my opinion, first try to understand the actual problem of delay. Still if you guys are planning to approach legally, then no need to hurry. Discuss with an advocate or lawyer. Let the lawyer check all legal documents. Then as per your lawyer you ca serve a legal notice to developer regarding your issue.

@ Saurav, Wagholi is located on the Pune-Nagar Highway close to the Kharadi IT hub. Q: I have purchased a farm house plot in Saffron City, Wangani village, Velhe taluka, Pune district in 2008. Saffron City with developed bungalow plots, farm house plots, agricultural plots with roads, electricity, compound to plots. This project is situated near Kondhanpur on one side and Wangani on other side. It is at 35 km from Pune. It was booked in this project offered by Saffron developers, Pune with the promise of handing over the plot in 2010 with well developed roads, electricity and water at the doors. A fencing and plantation in the plot will be provided by the developer. Nothing has been happened till today. Anybody has any idea about it? Is there anyone who has booked plot here?

Pawana Hospital, Indira college are very close to Hillock towers. The project location Somatne Phata is an upcoming area of Pune. Projects are being launched there. This builder already has a project by the name Bhagtani Krishaang going on in Powai. This project is under construction since the last 6 yrs and is not even half complete since then. This area is somewhat far from city but still a good place to invest as well as to live in upcoming years. I visited the Harihar Nagar Project behind st Palotti eng college. Good construction of bungalows is going over there.
I heard a lot that real estate market in Nagpur Ha dead. But the fact is that the Nagpur real estate market is not dead. It is growing day by day and people has good options to buy as well as invest in property. yes, resale properties got less response now a days as there are few new build apartments and bungalows available at best prices. Manish Nagar has become the center of Nagpur property development because of its location and easy reach to main markets, railways station and airport.

Hi Neha, Yes Service Tax and VAT is only for under construction property. But if you buy flat/ unit only after the builder obtains Certificate of Completion from the Competent Authority you need not have to pay any of them. In short purchase flat which is ready for possession. you should ask the builder to provide you a break up of all the charges on a written document. For the payment of the service tax it is always advised to make a payment by check rather than cash, as it is accounted as white money and the white payments will be helpful for you from taxation point of view in future and when you will be planning to sell your property. For the payment of the service tax it is always advised to make a payment by check rather than cash, as it is accounted as white money and the white payments will be helpful for you from taxation point of view in future and when you will be planning to sell your property. Don't forget to ask your builder to provide you a receipt when you make him a payment by cheque.

Namaste Sunil, Came across that 2 BHK at Namrata Flora City costs approx 25 lakhs onwards and they are charging Rs. 3000 per sqft. The builder is offering host of amenities such as club house, gym, swimming pool, RWH, 24 hrs security, Wifi connectivity, cafeteria and landscaped garden. Looks to be a wise option to buy a 2 BHK flat in this project.
Hmmm, seems to be a good decision to buy a flat in this project. Apart from providing modern amenities, the flat is also Vasthu Complaint which is an added bonus.

Hello Vinay, This project is located in Dighi in the industrial zone of Pimpri and Chinchwad. The project has already been completed in way back in 2011 and has 1,2, and 3 BHK units. The price quoted is Rs. 3300 per sqft and 1 BHK flat costs approx 16 lakhs onwards. The flat have good basic amenities such as club house, power backup, security, 24 hrs water and swimming pool.

Hi Pravakar, In fact Hadapsar is also easily accessible to airport which is approx 17 kms and Pune station is only 9.3 kms. State run buses connect Hadapsar with other localities like Keshav Nagar, Mundwa, Kondhwa and NIBM at regular intervals. You can also take an auto, taxi or a cab from hadapsar to reach other destinations in Pune.

Mr Pravakar, I am one of the owner staying in Slyvan Heights for the past 4 years. The apartments provide some wonderful amenities like swimming pool, tennis court, club house, garden, children play area, security and 100% power backup. Aundh is located close to Mumbai-Pune Expressway and is approx 18 kms from Pune Airport. Pune station is approx 10 kms and it is located at a distance of about 15 kms from main Pune city.
Hello, In fact Aundh is bound by Khadki, Pashan, and Baner which are some of the upcoming localities in outskirts of Pune. You get buses run by PMC from Aundh to Khadki, Baner, Shivaji Nagar and Pashan. Autos and taxis also form the basic mode of public transport.

The average property rate of this locality is Rs.4250/sq.ft which is not very high and affordable for every class. Kessar Valley by Bansal Kesar Associates located at Chikhali in pune. Hi Joydeep, They are offering possession for 1/2BHK in December'2015. There are 160 units in it out of which 13 flats have been booked. You have to pay 20% of the property and rest of the 80% will be arranged by the loan issuing bankers.

Sure....kunal.... Sai Garden by Sai Developer located near Lexicon School, opposite JSPMS College, Bakori Road, Wagholi in Pune. It offers 1/2BHK apartments ranging from 571-850 sq.ft, @ Rs. 3500/sq.ft. It cost Rs. 35 lacs onward. Currently, 1bhk have been sold out and only 5 units of 2BHK from 750-850 sq.ft is available for booking. It ha s two blocks and 60 nos of units are being constructed. Yes, you are absolutely right, They are giving possession for the property after six months i.e. October'2014. yes there is still few units left in 2BHK but only one units in 1BHK from 639 sqft is for booking. If you bargain convincingly there is a chance of good negotiation.

PROS: Wagholi is becoming a preffered residential destination in Pune because of it affordability and proximity to various IT Hubs. The locality has good connectivity via Nagar road and easy access to social infrastructure, schools and malls. It seems a new four lan flyover is proposed which will connect Wagholi to Shikrapur. Nagar Road has now been widened into a six kane road. Less traffic is there because of the broad roads. CONS: The infrastructure in this area need to be upgraded. Water supply and power need to be addressed. The locality is good for single professionals.
What is the new update at Wagholi? Is it best place for investment in 2015? I am looking few project is this location?

Wagholi is located in east pune and it is a good option for new investor as well as residential person. Wagholi gained its popularity because of Kharadi Eon IT Park in the vicinity. But If you are looking for investment purpose then Wagholi is better go for areas. Wagholi is good for long term investment ( say for a time period of 3-5 yrs). In January to March 2012 quarter the property price was Rs 3100 and now the rate per sqft going on in Wagholi is Rs 4000 to Rs 4300. The area has seen almost 30% rise in property value.

To be honest, TEERTH Realties does not have credibility to be a builder. It is really shame how such people are exploiting customers and still get away. All the Director, heads should return our hard earned money. They had committed so many things at AAROHI but delivered none. Poor Facilities, Poor Infrastructure and built. I request dont spend your money in any of TEERTH Project, before you do that please read all the court cases which has been filed by resident of AAROHI against TEERTH. TEERTH SUCKS !!!

Hi, A Red Zone is an area near defence installations where no construction is allowed due to security reasons. The local residents are demanding reduction of the flagging of Red Zone areas around Dehu Road Ammunition Depot (DAD). It is estimated that around 50000 families are believed to be affected by the Red Zone in the Dehu Road cantonment area.
But it is also noticeable that PCMC had informed the defence authority also about the conflict of the radius marking many times. The defence officials did not follow the procedure while declaring it a red zone. So, PCMC filed the writ petition.

Hi Vatsa, 3BHK Villas in the range of 1035-1465 sq-ft. and the price quoted for that is Rs. 2500-3000/sq-ft. It will cost around Rs. 25.86 lacs to Rs. 43.95 lacs. Whereas the sizes of Plot is 2000 sq-ft. and the price quoted for it is Rs. 750/sq-ft. which will cost you near about Rs. 14.98 lacs + registration charges.

In case the owner passes away the agreement gets terminated automatically. Moreover, when the rental period is over it is easier to evict the tenants. Hi, Advantage- The view is always good from higher floors, In some cases you can take the advantage of roof. low cost, no one is above you so not much noise over your head. Disadvantage- Need lift always, its always too hot in summer and too cold in winters, monsoon leakages, difficult for old age people, lift issues during power shut, mosquito problems . Most of the buyers in Pune are looking for weekend homes, while the global trend is about vacation homes. Hence when choosing hill properties in Pune, easy reach and access to property and to the city are important.
Prospective buyers must ask for the certificate of approval given by the local zoning department in the municipal office, regarding land quality, which gives information regarding ground-water levels and quality of the soil. Most developers will give you a copy of this approval. Other aspects to be kept in mind include environment clearance, water source approval and plans for sourcing alternate energy. For all of which the developer can provide approval certificates.

Except Viman Nagar, all other localities are relatively affordable with capital values falling below Rs 6,000 per sq ft. These areas generate maximum demand from the mid-income group who have a budget of Rs 30-60 lakh. But because these areas are still developing, the presence of investors is more in the region.
@ Rohit, In my point of view, with city moving beyond Koregaon Park, Kalyani Nagar and Magarpatta, prospects of these areas are bright. Developers already have presence in the area and property prices are low, which allow investors to earn maximum benefits. property prices in all these localities have increased by 16-17 per cent in the past two years. Buyers can find properties in the price range of Rs 20-80 lakh, with options ranging from apartments to houses to villas.

Hi Mr Marathi, According to me, the administration had also proposed an increase in entertainment tax. A special cleanliness tax for malls, lodging-boarding, function halls, hotels, hospitals and canteens was also to be introduced for the first time, as per the proposal. The administration was hoping to get additional revenue of Rs 35 crore with the tax hike.
@ Rohit, In my point of view, the PCMC thinks that the local body tax (LBT) is likely to be scrapped from the next financial year. The administration also expects a shortfall in revenue from LBT, property and water taxes and building permission fee in 2014-15.

Q: I was looking for a flat in pimple saudagar. I had analysed many projects but out of them I am interested in buying in Alcove. Atul enterprises is a reputed builder but on other forums I found a few reviews regarding delay in possession. But, recently I even had a word with an existing customer, they said they had a few problems initially but the builder sorted them. Everything seems fine now. I also visited a few projects with Rose brand, I found there is no open space as compared to Alcove. Lets see how things work out, I will keep you updated with my experience..

Hello Sneha, Good question. Incase of Non-payment of property tax for first half year 2% fine per month is payable from 1st October. And in case of second half year 2% fine per month is charged starting first January. 2% penalty per month is charged on the outstanding amount. And in case of non-payment of government taxes like Education Cess, Employment Guarantee Tax on Due Dates, Notice fee at 1% is charged.

@ Vatsa, price is negotiable when you visit the site and while finalizing builder person promised to give 2 % discount on BSP. Project is going to construct in phase wise. first phase of tower A B C D is expected to complete in June 2017.

Hi Wasim, East Pune is best for investment as it covers Hadapsar, Kalyani Nagar, Kharadi, Koregaon Park, Wagholi, Viman Nagar localities which are more promising area in residential real estate in the current market. Over the last few years, Viman Nagar has become one of the best locations in Pune with many exclusive and luxurious residential projects, IT parks, hotels and educational institutes.
I don't agree with you guys.. I think West Pune is more residential project while East. West Pune is a bit more peaceful than east. It is more like one society ends & another starts. In the east, you see nice residential complex & out of a sudden there will be some IT/BPO/KPO office in between. West Pune like Wakad, Balewadi, Aundh, Baner, Bavdhan, Hinjewadi, Kothrud, Pusan, Pimple-Saudagar most buyers will be ITs, while, in the east, it will be a more mixed buyer.

@Somsh, There are 3 major Intellectual Property :- 1) Functional and Technical Inventions:- controlled by patents Act, 1970 which was amended in 1999 and 2005. 2) Purely Artistic Works:- controlled by Copyrights Act,1957 and was amended in 1982, 1984, 1992,1994 and 1999. And 3) A symbol, logo, word, sound, color, design etc. controlled by Trademark Act, 1999 and was amended in 1994,1996 and 2000.

Q: It seems we need a strong background check system for tenant information verification. Bad experience faced for lack of such information. I urge my fellow common floor community members in Pune to be aware of person named baburao vhankol. Be careful while giving your flat on rent to this person. He stayed in my flat on rental basis in pune pimpri-chincwad corporation area for 4 months and did not pay any rent, he kept on giving payment commitments but never paid anything. Instances like this seem to be increasing these days.

Although finance minister Arun Jaitley had not announced the list of services that would face the latest cess but there were indications that the levy would be imposed on high-end services such as five-star hotel bills. But the government has opted for an across-the-board load on consumers.
SIR, Just think about the taxes paid by an individual i.e. income tax cess, Education cess, sales tax. VAT, wealth tax, BSNL telephone charges service tax, taxes on eatable food stuff on hotel's service tax, water tax, road tax, toll tax, insurance premium service tax, some more taxes which i may not remember. I am failed to understand why there is a service tax for every service? Why so? If there is already a service and cess charges are there in a particular bill. Is it justify? I think that it is the inability of any govt. to run with the taxes already imposed.

Q: Hello, I have been to Karia Orchid and liked the apt. 2bhk ~58L. It fits my requirement too, ready to move, within budget. My only concern is water. I am told by the sales person that they provide tanker and it's common in Wagholi as there is no pipe line connection. He was willing to provide me contacts of their Exotica project residents to check with them if they ever faced any water problem. Q: PRA is fraud, worst and biggest flop builder in Pune, he booked our flats and took money from Nov 2010 for East Avenue project in wagholi which he not yet started and now after 7 years he is asking all 200PLUS customers to cancel bookings. We all lost so many opportunities of investment from 2010. In future also please do not trust and invest with this builder. His staff also don t have sense to talk to customers, everytime we went to ask timelines for project completion, they gave fix answer that they are going to start in next 2 to 3 months, which never happened.

I have tried to know multiple times about the project status but every time they are saying that project will start in 2-3 months. Sizes of the flats are available from 670 - 950 sq.ft in 1 BHK and from 895 - 965 sq.ft. Its rate per square foor will be Rs.4400. But still few flats are available in resale as well as in new.

Q: I have purchased a flat with Shah Bafna Associates with project name Costa Blanca, baner, Pune The personal secretary(Ganesh) of the builder(Rohit Shah) turn out to be big liar. Before buying there were lot small things were pending like below: Cleaning on the window trail: This is pending from July 2017 Door change or fixing as it is swollen from one side now: Pending from Oct 2017 My name plate is still not fixed at the ground floor., pending from August 2017 Glass rack in kitchen is missing and have been informed from couple of months but still not fixed yet. Net is missing from one of the drain present in the balcony. Monetary issues After they received all the money then they started showing their real colors. They have stopped accepting calls dont care about their commitments. I am feeling cheated now so I would request you be beware of hypocrite in Shah Bafna asociates and advise you not to buy anything from them if you are planning so.
