Q: ANSAL API has launched Golf City in Lucknow with Paradise diamond and all of us who bought flats in the schme are being cheated by ansals.After paradise diamond many schemes were launched by them and they have started construction of the same much earlier,but i dont know that why they are not initiating construction of Paradise Diamond.Every time you ask their local office in Lucknow and you get a answer that in next 3 months it will start.More then one and half year is passed but still no construction has started.In contract they have mentioned that flats will be delivered in 36 months,but going by this pace i dont think that we can get the flats even in 60 months.I need a clearification from them about this pathetis status of thier flag ship launch of paradise diamond in lucknow.

The bill also says that the developers have to sell the property based on carpet area and not on the basis of super area, which is currently happening. This will give a little relaxation to home buyers on property buying and will also bring transparency in the realty sector.The Regulator Bill will hopefully safeguard consumer’s interest from false business. The Bill prompts standardizing and systematically developing the real estate industry through presentation of definition, for example: 'carpet area', ‘apartment’, ‘common areas’, 'real estate project', ‘advertisement’, ‘prospectus’ and so on. 2. The Bill intends to enroll real estate executors with clear capacities, thereby increasing cash trail and controlling cash laundering. The executors will also be assigned clear obligations. 3. The Bill will accommodate foundation of an Appellate Tribunal. This tribunal will arbitrate debates and hear requests of the Authority or requests from choices. 4. The Bill will make it mandatory to enroll with the Real Estate Regulatory Authority for any activity that will be spread over 4,000 sq.mt. 5. It will be mandatory for promoters to register all projects prior to sale. Registrations will also be done only after receiving all approvals from the necessary authorities. This will ensure consumer protection. 6. The Bill will promote transparency relating to transactions through disclosure of project details and contractual obligations. This will significantly reduce the power asymmetry prevalent in the transactions. 7. It will ensure timely completion of projects while preventing fund diversion. It will also catalyze domestic and foreign investment into the sector, contributing to improved activity and hence the increase in GDP growth.

The road from Anekal Circle to Chandapura Circle has already almost become wide. Meanwhile all the builders and developers there on that road, are planning to hike the prices of their properties because the road is now huge, broad and wide. VBHC has come up with their project in this area and there are as many projects which are under various stages of construction and planning by different builders.
How is the price in this area? I want to repeat the question again what Mr Deepak has asked will it be wise to invest in this area? Need expert advice.

Red alert for defaulters on property tax in Bangalore, as the BBMP (Bruhat Bangalore Mahanagara Palike) is all geared up to collect arrears from people. Failure to pay the dues, will leave the BBMP with no other option other than barging into individual property, confiscating the variables and selling it to recoup the dues, according to new laws.
The defaulters have been categorized into six levels by the BBMP, depending on the amount to be paid. Nearly 12104 property owners have been identified as ‘defaulters’ by the BBMP who have failed to pay Rs 595.63 crore tax. Furthermore, BBMP officials have warned to slap ‘distress warrants’ on the defaulters as per Section 147 of the Karnataka Municipal Council Act.

Q: Hi All, I have recently purchased a flat in resale. The sale deed is done. In the sale deed, itself we had added a clause that khata could be transferred to us and the sellers to do not have any objection. Hence, when I am filling the khata application, do I need to get sign of the Khata owner? In my case the owners are in U.S and hence the property was sold by their Power of Attorney holders and we did not had any issues in getting the sale deed registered. According to me clause in agreement should hold good, please provide inputs. Also, in the khata form, there is a column called ‘details of sale deed’, what exactly needs to be filled in it?

Q: I has given him 3 Lakhs Rs. as advance for my house construction, but he has not done any work and started delaying , when I started asking about the work progress he is giving me wrong information such as steel is not available, labors are not available etc. and daily asking me for more money. One day finally one day he sent me SMS saying that i want to discontinue your work and will settle the a/c. for settlement he told i need one month time, but till today he has not returned my money back. Q: Has government approved the revised toll on NICE road?

NICE has sought to issue a notification stating the revised toll for 2012 and 2013, however, the State government has asked the promoting company to file a status report on building a concrete road in accordance to the original framework agreement. According to the agreement, the promoter should have built concrete roads, but due to the delay in the project the operator was approved to lay bituminous road on the condition that it would lay concrete road in the second phase. However, the promoters did keep their promise. The government further gave a conditional approval to build two-lane roads with bitumen roads under the condition that section A phase 1 and 2 must be converted into concrete.
According to market reports, NICE seeks approval to revise the toll stating that rather than constructing a concrete road, it has built 150 mm thick white topping on bitumen road.

The toll hike is expected to make the 41 km NICE corridor the most expensive road in the nation. According to the new rates, a trip by car on the 8.7 km peripheral road (connecting Hosur road and Bannerghata road) would cost Rs 33 and Rs 12 for a two-wheeler. Such an increase in rate will rank NICE above all the roads in India. An analogous hike in toll for buses, multi-axle vehicles and LCV’s will also be introduced at the earliest.

Marathahalli is totted up as one of the lucrative areas for developers with promising returns. Due to the upcoming residential units in the region and tacking on of the IT zone, the locality has been eyed as one of the potential areas for real estate investment. I know the builder has not increased the rate per square feet but you may expect appreciation after say 3-4 years.

The Preserve is a project by SRR Homes which is spread over 23 acres of land and is approved by BIAAPA. The project is located near Devanahalli on highway NH-7 Bangalore. The Preserve is just 15 minutes drive from the Bangalore International Airport.

Q: Hello Prospective Buyers of Meadows II,- There is a move to merge Meadows (old project) with Meadows II (new Project ) which NCCUIL is proposing and this is legally not feasible. In such an eventuality, your new common facilities like swimming pool, club house etc could be shared by residents of 318 apartments of old project, thus diluting the maintenance apart from fair wear and tear.I am sure that logically no prospective buyers of new project would wish to share their assets with another alien project .Incidentally, both are two independent projects having separate approvals from statutory authorities, registered sale deeds and DOD also specify separate common areas, common assets etc. Also is it not logical to merge a 4 yrs old project with a new project ?. Prospective owners of Meadows II need to ponder to arrive at a logical conclusion.

I heard that Thanisandra Main road is a good option for investment purpose. Any comments.
The transaction value for properties in the area will range between Rs 85 lakh- Rs 1.5 crore, depending on the negotiation process and choice of flat. By 2015-16, the area is expected to be flooded with ready-to-occupy inventory with a low price appreciation. This ranks the projects in the vicinity in the good books of the homebuyers. Keeping in mind the track record of the key developers entering the area, buying a property in the vicinity is a sure bang for the back.

Hi, the news is that Bangalore Development Authority (BDA) is expected to drop the second phase altogether and they are also going to denotify the land.See the proposed 51-km Phase II of the Peripheral Ring Road (PRR) approval is just going to come and then they will decide upon the matter ... that whether they want to continue with the phase 2 or not.
According to the BDA plan this was was suppose to link Hosur Road and Tumkur Road through Bannerghatta, Kanakapura, Mysore and Magadi roads.

Q: Few reality checks of CVK Meenakshi Elegance: 1 No Kaveri water supply available for drinking. You have to depend on container water. 2 Tanker comes everybody to fulfill the water for other stuffs. 3 No 24hrs water supply. Supply of water is stopped from 11 AM till 4 PM Mon thru Sat, except on Sundays and public holidays. 4 No 24hrs power backup. Only after dark, if power goes away, then only backup is provided. 5 Swimming pool structure is made, but no efforts been made to complete it. 6 No specific parking lot available. If you use your car everyday, after coming back, you have to look for space where to park.

Hello Sagar, Magadi Road is located in the western zone of Bangalore and has been a fast appreciating locality. The property prices have almost gone up by almost 51 percent in 2012-2013. The stretch that extends from Majestic in the Central Bangalore to Magadi in the west would be the right location for you If you are planning to buy residential villas or plots. The other main localities of West Bangalore i.e Tumkur Road and Vijayanagar Magadi Road. This region will have more demand in future because of developing metro line and good connectivity.

It has got close proximity to Outer Ring Road (6.8 km ), Tumkur Road (8.1 km) Vijaynagar on 22nd cross road on 2.9km radius and Rajajinagar on 3.7 km radius. Some of the nearest bus stops are Dasarahalli at 600 m that is just 7 mins walking distance and AD Dasarhalli at 1.5 km.

Hi Anusha, good to know that you are planning to buy an apartment in Springfield Apartment. I have been living in Springfield Apartment from the last three years and it has been a wonderful experience. Springfield Apartment is one of the best maintained Townships with an active RWA.
As far as I know the swimming pool, gymnasium and green belt is well maintained. There are regular checks and any resident can complain to the RWA about any malfunctioning and the issue is promptly resolved.

I must say the BMC's move to put up a list of building permissions has come at the right time. It however said that it will take some time to display all the approved plans on the website as it needs to compile a massive amount of data. I have the same opinion Gajendra.......... The Congress leader also accused the Centre of running away from its administrative and moral responsibility. JPC members and MPs Jairam Ramesh also admitted that he was not completely satisfied with the 2013 Land Acquisition Act brought by the previous UPA government, but added that he had to find a middle path being a cabinet minister then.

Q: Hi, I recently saw a plot and want to purchase it. The plot is having measurement 30 * 40 but it is having additional land near that is nearly 400 sq ft The builder will give the plot to people who purchase both plot (thus making over all shape odd). Builder is saying they will give A Khatha. I am sure about 30 * 40 site that they can give A Khata. But what about the 400 sq ft? Some where I have read that minimum 600 sq ft will get A Khatha. Should I go for the property? Kindly suggest.. In site plan, 30 * 40 and 400 sq ft part is shown seperately..so I am not sure that is part of actual approved plan.. THanks in Advance.

Hey Albin, I do not think there is any hard and fast rule that if the plot is minimum 600 sqft then only you will get A Khata for the property. But can take legal help from some expert.
It is advisable to go for properties having A Khatha as in case of B Khatha you are not entailed to have building license, trade licence or loan from banks or any other financial transactions. B Khata is a temporary measure which will allow you to buy or sell a site, but you will face problems when you go for construction.

Yeas even I have heard about this news. They have increased power tariff by an average of 13 paise for all consumer categories, barring irrigation pump sets with a capacity of less than 10 HP and Bhagya/Kuteer Jyothi consumers.
Good news is that there is some comfort for the domestic consumers as there will be no increase in tariff for consumption of first 100 units.The actual increase for individual consumer categories ranges from 10 paise to 35 paise a unit depending on their consumption.

The region has attended great uplift in the residential projects and partially the commercial projects. Hello everybody!!! The government has recently identified 98 cities for the Smart City Project. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. For government, the focus is on sustainable and inclusive development and the idea is to look at intensive areas and create a exemplary model.
Yes, "Jyada Khakar Bimar Hone se Achcha Hai ki Kum Khakar Healthy Rahe"......... Government grants will be leveraged to attract funding from internal and external sources but unless there is a possible business model or guarantee from the centre, this would not be easy. Also, the track record of Public Private Partnership (PPP) projects is at best mixed and when there would be multiple parties involved like the center, states, local bodies and private entities, the task would be even more challenging.

I think you are right..... Apart from that, the model document also covers risk distribution between public and private sectors, performance standards and coverage targets besides providing for flexibility to urban local bodies. Union Development Ministry has hint that user charges were way below cost recovery in urban areas. Low parking rates in cities was also observed.

Even the ministry have noted that for urban local governments, parking fee is an important source of revenue, besides having the dual impact of influencing commuting choices in favor of public transport.
Definitely Manis, Spending huge on these sectors will benefit companies in sectors associated with such amenities. However, it would be some time before the project related work starts reflecting in the numbers of these firms, given that it is yet to take off the ground. Well friends.... Since there are not too many developers buying land today, and not all have private equity support, it is a good time to be in the market to acquire land. While there is not much competition in terms of potential buyers, land prices are quite competitive keeping in mind that there are not too many good ones in the market.

As far as I know you just have to pay 10% only to own a row villa in this project. A 4 bhk ( 2769 sqft) row villa in Vivansaa Baalsam will cost you Rs 1.34 crores approximately.
Vivansaa Baalsam will have only 70 luxurious row villas and the project is spread over 96000 total land area. The project is expected to get completed by July 2016 and each row villa will have two covered car parking.

Q: Hi , I bought a flat with reputed builder, but the property is not registered under reara ,It was in prelaunch and he took the 20% without the contract was ready , then they asked for 85% within 6 months and then for 15% work they took 2 years , the possesion was in August 2017 but even after saying project is goign very fast to collect the 85% money they moved to grace period and by then GST came in picture , they applied for OC on APRIL 2017, as per my understanding the OC is only applied when property is complete an hence GST should not be applicable , but these guys are saying that GST is applicable on full 15% . In absence of RERA approval, a project is considered as illegal. Even govt is spreading the benefits of RERA every time but still people like you unaware of its benefit.
