Hi all, Is it true that after waiting for over 3 yrs to gain possession of their flats, home buyers of a LBS Marg, Kurla project have filed an FIR for failing to give possession to people who bought flats in their Premier Residences project after taking full payment from them? I am planning to buy a resale flats in it. Will it be a right decision? I need your advice?
That is why i always advice the buyers to buy ready-to-move property. It is always safe. The price is little bit more but you will get your possession as the registration process complete. I am giving you a simple example. Suppose, whatever you paid the builder in those 3 yrs. if you made an FD, SIP and ELSS, you will rewarded as a 5-6% as a interest and In ELSS, you will get the benefit of Tax redemption plus 8-9% as an yearly interest.

Q: The construction seems to have been halted at the moment. There is some concern regarding their approvals from GDA. My bank, which had earlier approved my loan has now put it on hold because of some FSI transfer issues.

Every time I ask them they say everything is in order and that constructions will beging in the next 45-60 days... Almost 2 years have gone in this fashion. I wonder if it makes more sense to ask the money back and invest in something that's ready to move or on the verge of completion.
Hi Mr singh, i think that you have already invest a lot of money time and efforts on this project and there has been no progress..so i do suggest that you take you money back as well as speak to a lawyer regarding this about what kind of compensation you can get from the builder..it is possible or not...

Hello Richa, Latest news about Delhi Metro Rail Corporation (DMRC) is that they are planning to run trains at a higher average speed of 40-45 km per hour on the approved extension from Noida City Centre to Bodaki village. The line , which will run along the Noida-Greater Noida expressway, is slated to be completed by 2017, DMRC officials said.
Well Richa, the metro will start from the now existing city centre station and cover sectors 50, 51, 78, 101, 81, 83, 85, 137, 142, 143, 144, 147, 149 and 153 and enter Greater Noida through Knowledge Park-II and cross Pari Chowk and sectors Alpha-1 and 2 and terminate at Knowledge Park-IV. a total of 22 stations are planned.

Just to caution others, I have been constantly demanding the approval papers from them and even did not sign MOU without approval papers in place. Around 1 month back, they asked me to visit their office and told to get my unit cancelled which i rejected as they still could not give me the approval papers. To my utter disappointed, they unilaterally cancelled my booking and deducted 20% of the booking. We have initiated legal action against Premia. Take guards for your hard earned money.
Thank you Mr Gupta for that information.. im sure that it will benefit many people who are struggling with unresponsive builders.

Located close to National Highway number 5 is an advantage but with its price of Rs 4000 per square feet for1 BHK, the prime performance ratio does not seem to be right. I would suggest you to wait and watch before deciding on the property just on the name of Tata. The brochure of Tata Ariana does not have much details apart from a lush green landscape. Hardoi Road located in the CIS-Gomti region zone 5 is indeed a good investment opportunity. The future of this locality is good on two counts. Firstly the whole Trans Gomti region is going to be well developed with modern amenities and state of the art civic infrastructure. Secondly the close location of Hardoi Road area to the premier Indian Institute of Management is a big plus. I have invested in the region in en Eldeco housing project and I am quite happy with my investment. You can also check out the residential apartments offered by Sahara housing in Hardoi Road. Hi Rakesh, The builder frankly is not very known or has a very good reputation in the market.. you can say its an average builder and have earlier delivered only one project in indirapuram. Why dont you look for some other project by known reputed builders. if you are looking at greater noida west, there are many projects there ,infact better projects within the same range as white orchid.

Actually this is the specialities of builders in Noida Sector 121.. they offer a lot of amenities including gym, pool, power back-up, parking as part and parcel of the package at very affordable rates. A lot of builders offer these separately as luxury. Hence, it is believed by the developers that in the concept of amenities becoming basic necessities.
How about the prospects of these, if i invest in here! And what should be my budget if i want to invest in here!!

Generally, most NRIs are of the opinion that these laws are way too complicated, while actually they are not.
Only an existing property can be transferred by the way of gift and not any future property can be transferred. And the transfer has to be made voluntarily, without any compensation. The gift must be accepted by the donee or on behalf of the donee, and only during the lifetime of the donor.

Hello, i sure agree with Harilal, even the social infrastructure too is quite good here, Meerut is the largest supplier of sports goods and largest manufacturer of musical instruments in India. There are many small and large scale industries here. There are a number of higher education institutes like engineering, medical, management, pharmacy etc that are operational so, it can develop as a major educational area as well.. Hospitals are quite a few, probably no big names but good enough to get quality health care like the Military hospital ,Meerut cantonment general hospital, KMC hospital and research centre, meerut hospital, Green hospital, Anand hospital to name a few and not to forget the LLRM medical college and dental hospitals.

Yeah of the 400 flats that are ready for allocation only 81 has requested possession, and this despite DDA giving a deadline of march 15th. It is mainly because of incomplete formalities.
Well the construction of the other blocks has already been completed and more than 90% handed over as well..possession in 2226 flats has already been given...

Well the civic agency was looking at areas from Jan 2013 to march 2014 and in this period has sanctioned building plans for nearly 3,000 properties. The demolitions are happening at the Shahdara North and South zones
Now even the process of sanction the building plans are easy as that can be done on line and the sanctions comes through within a month.. they why do illegal construction, a bit of hardwork can lessen the worries considerably

Hey, widening of roads and making communiting hazzel free is the need of the hour especially on the outer ring road where there are frequent jams... trees along the roads are haphazard and i don't think its bad felling them in case a new tree is planted or the existing trees transplanted at a different location.
PWD Chief engineer and the forest department head will have to respond to the petition and it is said that already many more trees than allowed has been felled.

A stamp duty paid instrument/document is considered a proper and legal instrument/document. The liability of paying stamp duty is that of the buyer unless there is an agreement to the contrary.

Hi Himangi, I came to know from news that both housing schemes are suitable for people. People actually preferring both schemes. But major thing is both schemes have some advantages & disadvantages . The concept of housing scheme is aim to provide houses to those EWS or LIG category people. So according to me , this scheme is bringing some major changes in India Real Estate.

Over the past one year, the market has been largely stagnant with only properties nearing completion registering appreciation of 10-15%. Market watchers say that projects on GCE Road located close to Golf Course Road will see prices appreciate and nearly match prices on Golf Course Road itself, where the current rates are Rs 13,00015,000 per square foot.
@ Rajesh, As per my knowledge, not too many projects have been completed here at present. As per different sources, i came to know that, currently, 2BHK apartments are available for rent, Rs 15,000-25,000 per month while 3BHK apartments are available for Rs 20,000-25,000.The rental rate depends on the area of the apartment and its quality. Street lighting and security need to improve in this area. Connectivity of some sectors like 57 and 61 also needs to improve.

There was a meeting held to discuss the plot of land owned by the Delhi Urban Shelter Improvement Board (DUSIB) in Trilokpuri where over 100 families, predominantly Muslim, from block-15 of Trilokpuri were to be relocated. Yes, buyers dream of buying a house could come true if the slow down in realty market continues for a few more quarters. Property prices in most metros have risen at a slow speed in the past 1 year while the cost of capital remains high. The weighted average of supply of real estate and property prices across 11 cities, has registered annualised growth of a mere 1.7% since January 2013 while it was 12% between 2011-2013.
It is my personal opinion that there is more pain in real estate sector, especially the residential segment. There could be a deeper correction in residential prices. While mentioned prices remain raised, transaction prices have already fallen by 10-15%. Discounts have increased significantly in the secondary market and anguish sales are becoming increasingly common.

If somebody ask to me, will the prices fall? I will say yes. However, a correction does not mean that real estate prices will come down by 30-40%. A 30-40% come down mean, there is a crash in property market and it can happen only when the economy goes into a recession. But our economy is doing extremely well now, the GDP is growing at a good pace, inflation is down and PE Investors are investing in both manufacturing and e-com businesses.
But don't forget that even a slow rise is actually a correction in real terms. In major markets like the Delhi-NCR, property prices have risen 1% in the past 1 year. Due to the oversupply, the prices are expected to remain flat or register a marginal growth in the next 12 months.

Hi Abhijit, Do you smoke cigarettes? If so, there is no neighbors above you to deal with your second-hand smoke. Just like heat, smoke travels upward as well. It is sure to bother anyone who lives above you. As such, living on the top floor allows you to be a good, considerate neighbor.
Hi all, Top floor flats are generally brighter and you don't have to worry about noises and leaks from an unit above you. As a result, they are generally more expensive. In some buildings, it will also require walking up/down stairs, so there are pros and cons both.

Hi Nikita, They are coming up through an integrated online single window approval process under the revised bye-laws for the city. Good morning all!!! And as per the new bye-laws, buildings have now been categories based on risk-low risk with 105-500 sq-mtr built-up area and very low risk godowns of up to 250 sq-mtr. And it will be the duties of local bodies to grant permits within 10-20 days.
And obtaining permission for commencement certificate for construction has been removed. The govt. has made easier building approval process with one common single application form for online submission by the building applicants and single payment to the concerned urban local body electronically.

@Ankita, It is absolutely right. Even the numbers of documents to be submitted for obtaining building permits has been reduced from 40 to 14 and for obtaining completion-cum-occupancy certificate from 36 to 9 days. The new revised bye-laws has been notified by DDA and will be applicable on the areas under DDA's jurisdiction.

Q: Hello All, I am looking to buy a single unit flat, 2nd floor in Sec-49 Faridabad. Area of the flat is 123 Sq. Yards. 2nd Floor is not as per the sanctioned map, hence builder has applied for the Completion certificate after paying some penalties. From last 3 months, builder is saying that process of Completion Certificate is on hold and it will open soon. Can anyone guide, if it is a single unit flat, then why there is problem? Also, can I get the registry done, without completion necessary. Regards, Prabhat

If building has no Completion Certificate it would imply that building had not been constructed as per sanctioned plan. And as you have mentioned above that 2nd floor is not as per the sanctioned map. So, Municipal Corporation can demolish unauthorized construction. Don't purchase the 2nd floor flats.
Jashan is right Prabhat. It is an authorized building. So, don't waste your hard earned money. And i am hundred percent sure that the builder will not get the Occupancy as well as the Completion Certificate. You can not register your flat as the Completion and Occupancy Certificates are not in place.

Before taking your flat possession ask for the Completion and occupancy certificate. Occupancy Certificate indicates that the building has followed all the norms required for construction of a building and legally approved. If your builder is not providing Occupancy certificate, then you may have to face the trouble in the future. Your electricity and power may be stopped by the local body and building can be demolished in absence of Occupancy Certificate.
Yes, a completion certification is an important and mandatory legal document attesting to the fact that a new building has been constructed and completed according to all the safety norms and regulations of the Buildings Act.

Q: DDA L Zone first time came into existence when DDA announced MPD 2021. According to MPD 2021,DDA proposed a new zone L in West Delhi which located near-by Dwarka. Hi friends!!! Check out Delhi's Master Plan 2021 before buying/investing any property in Delhi. Because as per master plan 2021, It is declared that all the plots which are coming under Land Pooling Zone will be consider as illegal. If your builder tells you the project is in the land pooling zone, and that you can make a good profit from it, understand that you might end up being a victim of fraud. If one goes by the recent public notices of Delhi Development Authority (DDA) in August, 2015, such offers are illegal and homebuyers are advised to stay away from them.
I am agree with Diwakar......Because L-Zone falls in the land pooling zone, but DDA has just prepared the draft regulation of the land pooling policy and it is yet to be notified – no developer can as of now own land in this zone. A number of public notices have been issued by DDA, warning people to stay away from “any illegal offer of registration of plots/flats under the land pooling policy”.

Hi, In a bid to provide relief to the common man in payment of stamp duty and registrations fees on the documents like sale agreement and the power of attorney during sale-purchase of properties, Chief Minister Vasundhara Raje in her budget also sought to reduce the stamp duty on these documents from 3 and 2 per cent to 0.5 per cent respectively. She also sought to slash the registration fees from 1 per cent to 0.25 percent with a cap of Rs 10,000 on the two documents, namely sale agreement and the power of attorney.

Hi Randeep, I heard that Ireo is not going to build apartments in Panchkula. Those who are interested can exchange the apartment for a plot with price adjustments. They are also not going to build a 200 acres integrated township but the township will be divided into 4 parts of 50 acres and will get its license as per the new policy.
