Completion certificate shows that the building construction is done as per the plan which was approved by the concerned authorities. And after getting this, occupancy certificate will be given to all buyers so that they can take possession of their homes. Q: Can an apartment community deny you from moving out of the complex because you refuse to pay rs. 5000 they have implemented for use of the lift? They are also refusing entry of the moving truck. This is something newly implemented as my lease agreement mentions nothing to this rule? If your lease agreement says the rent is inclusive of maintenance charges, then obviously tenant will not have to pay maintennace charges separately.. Q: Hi All Members, What option the government has given for LPG gas distribution to Apartment Complexes? At present the Government and the companies like IOC and HP companies are compelling all flat owners to sign an Affidavit/declaration that "I do not possess any LPG connection of any PSU oil companies or piped natural gas line connections either in my name or in the name of family members residing with me" Since residents use the piped line facility, they have the LPG connections bought on their name quite sometime back. If we sign the Affidavit, that will be treated as PERJURY under the law. This Affidavit is not necessary. We should fight with the Government and the Oil Companies to remove the Affidavit class from the format.. -Dorai N R

I buy a residential plot of 1200 Sft in Millennium Square at Oragadam, Chennai which was promoted by VIP Housing and properties at Chennai.What are the chances of appreciation of value wrt this property. Does the Central Government's proposal to promote into major industrial belt in collaboration of Japan cover this area also..
Oragadam is very clean with enough parking space and 4 lane roads. The road to Walajabad is going to be made into 6 lane highway. Recently Asia largest vehicle testing track and research center was opened in this locality. Oragadam is the most happening place in Chennai at present and it is now connected by 4 lane road to Chennai-Bangalore Highway. Very soon Southern Railway is going to connect Sriperambudur and Oragadam to Indian Railway network. So no dought in next 5 to 6 yrs you can get good capital appreciation in this property...

Q: Right now there is no project in NOida where in you could get rate of Approx 3500 Rs per square feet Basic and we all invested here in the same rate bracket.........Now they are seeing this as gold mine because everywhere rates are approx Rs 4200 per sq ft basic rate .....They are demanding that all investors in Ajnara Ambrosia should withdraw their amount given to the builder and now after 5-6 months they will sell the same inventory at the rate of RS 4500-5000 per sq ft.............I might be wrong but something is fishy with Ajnara Ambrosia now........I have come to known that Ajnara is scrapping this project due to land problems.......But how can such reputed builder do this ??? Either this is game played by the builder or some consortium........Any inside story Please or comment ?? I have also invested in this project in last May 2012....There is hardly any response from the Ajnara office...

I just sent a request to join the google group. Kindly accept it. Meanwhile here is what I know so far. project has nearly 1600 flats. initial booking nearly 740, withdrawals around 300. So roughly 450 bookings still there. 3 disputes going on that I got to know from Manish in Mkting at Ajnara: 1) some politician has filed a case that this land was agricultural and NOida authority converted it to residential and sold to builder through unfair means. So stop all work here. Case is in court. It seems to be out of Ajnara's influence. 2) Noida authority sold land to a builder ( dont know who) who couldnt construct. so NOida authority later sold to a joint company between that builder and Ajanara to get it going. Now Ajnara is trying to get the entire project in their name before starting construction for their security from any future disputes between the 2 builders. It seems to be in hand of Ajnara and they could settle it through their connections.

Hiranandani Upscale, Akshaya Today, Doshi Etopia II, Marg Pushpadruma, Groovy Woodz, Olympia Opaline etc. These all mentioned flats have flats left for sale. All, Do not trust Land Marvel - Read and decide.- Do not let your money deceived by others I have booked a flat in Solaray perumbakkam in Aug 2012 and paid the 8 lakhs and made the agreement. However there is no progress till 13 Jan 2105 and cancelled my booking in Feb 2014. Till now there not settling the amount and there is a lot of dispute between the Land owners, Power agent of Land owners, Arul Constructions, Land marvels and others. At present the project will not start as it is going for litigation buy the flat buyers. Also Land Marvel got the loan from IOB for 10 corers and not paid so they are taking some legal action against Land Marvel. The firm is not trustworthy and double check and proceed. Cheers Arun

Hi Abraham, If the property is self acquired property you can write to anyone and you can put any condition in the will and to avoid any legal complications if you registers it then their will be no problem to the successors.
@Abraham, Or let the beneficiaries of the will offer to all of their family members whether any of them interested to buy the property against a decided value or not by sending registered post with A/D letter and wait for a month if no body shows any interest to buy the property then by giving a advertisement in paper beneficiary can sale the property.

Well Mr sridhar, this is an newly launched project and the construction is expected to start shortly as the bhumi pujan has happened..... @Sudhakar, Nallambakkam is a very nice locality and well connected with the other parts of the city. It is located next to OMR, VK Road and GST. GST area is becoming a hub for industrial development & SEZ and IT Parks. Currently the Gold Souk Grande Chennai and Ramada Hotel have come up in the locality. VK area has specialized renowned colleges and universities. . OMR area is the new IT Corridor of Chennai being promoted by the Government of Tamil Nadu. It is well connected by trains, buses and public transports. Transport facility is also good in this locality. School, bank, ATM and hospital are available nearby the locality. Investing here is a good decision in the coming year as the Telengana issued has been resolved, property prices are going to hike very soon.

The Porur flyover work had been stopped for more than two years. The work had been put to hault due to the urgent need to bring in a change in the design of the flyover. The state highways department has recently tried to begin a fresh effort in order to restart the Porur flyover project. The state highways department has been trying to revive the project without any further delay. One of the top official in the state highway department wing stated that they have sent a request to the government to provide them with a revised plan sanction so that the work that has already been delayed can start with a new design. Yaah....you are absolutely right, The maintenance cost must have been defined in the contact. If not i can tell you that it is Rs. 1/sq-ft. but might increase. No, the mentioned price is not all inclusive. You have to pay 7% on the market value of the property as a stamp duty and 1% of the property as a registration fee.

Hi Sarvanan, As per my knowledge, Madipakkam is a very nice decent residential location. As of now average residential price is around 5500/sq-ft. According to me if you look in to year 2009 , average residential price, you will see the price was 2750/sq-ft. So this difference shows significant improvement in price trend.

Now-a-days no of residential apartments in the recent past has increased at an exponential rate with more than 20000 apartments are under construction in the state capital itself. @ Ramgopal, I think you should get max tax exemption while a co-borrower whose income is higher and is in a higher income tax slab can opt for greater share in ownership and loan EMI. Yes murali , You are right in some extend but I would like to add few more point which I like is necessary to know: 1. Off course a minor cannot be a donor but can be a Donee. If the property is gifted to a minor, on behalf of a minor, a natural guardian can accept a gift. 2. If the gift is onerous, the obligation cannot be enforced against him while he is a minor. But later, he must either accept the burden or return the gift. 3. The gift of property must be without any consideration, absolute and unconditional except when made for a specific purpose. If there is any consideration in any shape, there is no gift. 4. Any person who is competent to contract can gift his property. Every person is competent to contract who is of the age of majority according to the law to which he is subject, and who is sound mind and is not disqualified from contracting by any law to which he is subject. 5. The builder is planning to hand over this project by March 2017 and the project has got approval from CMDA & leading banks. I heard that the project has got 5 star ratings from CRISIL.

Construction has progressed faster than before - as of Oct : 1. All towers (except Matira) are in the 7th floor/8th floor slab construction stage. 2. Brickwork is happening in parallel. 3. The clubhouse construction is also happening in parallel which is good and a differentiator compared to other gated projects. 4. Progress is on the way but I thinks we have to wait till construction done to give any comment.

Q: They are really good for building quality properties. Their status is wide-spread in Hyderabad. And so, when we wanted to buy an apartment we chose to consider an alien property. Yes, i have discussed with the home owners who have taken possession of their apartment, most of them appreciated the futuristic approach that had been incorporated by Aliens Group.
I also read some positive feedback by a NRI ii Financial Express and he was accustomed to Sydney's high standard of living and thus was very particular about the house he would choose to live in. His Penthouse in Aliens Space Station is exactly what he was looking for. He was very happy with the kind of architecture work.

They started a residential project in Thiruvananthapuram and collected advance from people and they have sold of this project to Malabar builders with out making any progress . Mambakkam an ideal location to invest since it is well connected to ITI/TeS corridor in OMR, various industrial setups on GST through Vandalur,schools, banks and hospitals. The area is a good option for investors since it can be rented out to students who are away from home and studying here and also employees working around. The area has good potential for capital appreciation as well.

Q: I Went down for a site visit at VGN Coasta at ECR and had to share this, the project really had me interested with the perfectly spacious apartments to the way they places all the amenities withing the society is very interesting, the rates are pretty fair and i think its worth investing in.

As far as I know, the project has got approval from DTCP and banks like Axis, Citi, DHFL, HDFC. The price of apartments here falls in the bracket of Rs 69 lakhs to Rs 2.77 crores approximately.

No, Modular Kitchen has high price comparing to a normal one. Prices can range anywhere between INR 10-25 lakh depending on the style and look of the kitchen. Local brands are always cheaper but then one should not compromise on the material used. Q: I booked an apartment in Ozone The Metrozone Pinnacle, Chennai about 3 years ago and the project was supposed to be completed in 2018, but it has not even started. You will have to get the beyond 500 meter Certificate from Sholinganaluur Taluk Office. This is where you can check if it is indeed beyond 500 meters from High Tide Line or not. Surveyor can also help when you have the Field Measurement Book (FMB) Sketch and the survey number.It is hard otherwise to know exact distance based on other souces. Hello Murali, Field Measurement Book (FMB) Sketch is a compilation of map data that is stored in volumes by the Government at the respective Tahsildar office. In FMB, the individual survey number sketches are maintained at a scale of 1:1000 or 1:2000. Make sure to confirm the distance before you go ahead otherwise building approval will not happen by CMDA.
