Hi Kiran, Inno geo city changes its plans often, commitments are not met, too slow developments,located at a interior location. No proper road access.Food court is only a Japanese restaurant for few Japanese residing inside. ATM has not yet come. Only very few houses were handed over since start of the project in 2010.

I am interested in booking an apartment but before that, I want to be cautious and hence to know about the project and the location details. Project was expected to be completed by 2014, but 2014 ended without any information from the Builder. Inordinate delays and no information from Builder. They are ignoring all questions, email and phone calls.
Hi Rudhra, If you are Ignoring call from builder make one common platform which all suffering from these issue and file a complain against builder or take local adviser suggestion.

Hi Karthik, They are at 5th floor roofing at present for Block A, B, C, D.. Also they are going to start basement for Block P & Q on Jan 2015.. But my worries are, whether they will complete all of the blocks on mentioned date (i.e March 2016) or not ? Also the customer service is really not worthy of asking about the progress to them.. But compared to many other projects, i found these builders are selling at very reasonable price with good quality and best architecture.. Mukundan

Builder quoted price 3600/sq-ft for 2 BHK , 3 BHK & 4 BHK apartment,area ranging from 972 sq-ft to 4050 sq-ft. It has total 12 Blocks & 18 floors. Expected possession of this project is July 2017.

Heya Joseph there is is this project coming up in Yamuna expressway : Gaur city -2. The price is quite reonable like Rs 30.89 lac as the starting price this is an apartment project. Even Amrapali is coming another good project for future investment. It is more effective if you invest in apartment projects. Yes Sunil Govt have included them in the new master plan 2021. You can download the plan from DDA website also.. Noida, Gurgaon, Faridabad and Ghaziabad, and now extensions of all these cities came up and prospered due to lack of land in Delhi. After going for 30 min, yo have to make sure that you reach DNF fly over, which will take you to Noida. I am also searching for farm houses in this area, although my statistics says that other than South Delhi (Chattarupur) are between 1.5-3 cr per acre and in South Delhi these are between 4-10 cr per acre. Hi Guys, Couple of days before i came to know that, urban development minister Venkaiah Naidu has given his nod to the Delhi Development Authority’s demand to increase the floor area ratio (FAR) in the national capital. This increase from 150% to 200% is for residential plots that are 750 sq. mt or more in size. At present we are living in an apartment in Adaya a, CHENNAI. There are 8 apartment of 750 sq ft each constucted in ground plus 3 floors. Since the building has become weak, we want to demolish the building and reconstruct. plot size is 2925 sq ft (65x45). Thefront road size is 30ft. There is small 10ft side road abetting our compound . Iwould like to know how many flats can be constructed and what could be the fsi allowable including the premium FSI. M. SIVARAMAN

all i know is TDI City is one the highly developed and well designed area in Mohali. TDI all flats, commercial and residential plots are almost booked and do note that all small enclaves are developed because of TDI City. Sector 144 is still developing, the infrastructure is not at that level that the project will attract the customers. Hence once the area has proper infrastructure, Unanati fortune world project will also pick up.

Hi Mr Akash, The 5:25 scheme is aimed at correcting an asset-liability mismatch faced by banks wherein banks could not offer long-term loans to infrastructure projects.Banks rarely lend beyond five or seven years, but infrastructure projects can take up to 25 years to be viable.banks can’t raise money for that long a period to fund their requirements. The 5:25 scheme allows banks to think of the project in five-year windows. After that period, the borrower will pay back the loan through takeout financing provided by other banks.
As per my knowledge, this 5:25 scheme had announced by finance minister was notified by RBI only for new infrastructure projects. The ministry was considering asking the Reserve Bank of India (RBI) to make this possible for older power projects. The move, if it happens, will ease project and financing bottlenecks for infrastructure projects.

Q: I would like to purchase a plot of land in Gautam Budh Nagar. I have identified one plot which is owned by real estate company in a village falling under gram panchayat. The land is currently Agricultural Land, which the company says will soon become Non Agricultural Land or Residential Land. The company has developed the land in 3 phases and is selling plots of residential and commercial (for shops) land which are 50-60 square yards each. For the residential plot, it is charging some Rs. 4000 per square yard. Someone I know has already purchased a plot and got it registered there. Please tell me, What precautionary measures should I take. .Specifically, HOW DO I ENSURE THAT:- 1. the plot which has been shown to me actually belongs to the real estate agency and no one else has claims over it - I know we have to see the title deed for it. But how does one know that the title deed that is being shown is for the land that contains the plot that I am being sold and not some other land. How can I know that the my prospective plot of land falls within the land for which I am shown the title deed? 2. the plot will become non-agricultural or residential within the specified period; 3. the plot offered to me will be of the specified dimensions (60 square yards); (will that be specified in the agreeement, or the sale deed, or the torrence plan or map of my prospective plot?) 4. will be at the specified location (i.e. how do I know that the plot that is being sold to me is the same that I have seen on my site visit and on the layout map of the township); 5. will be registered to me alone (i.e. how do I ensure the same plot has not been sold to other people as well?); 6. will not be disputed in any time in the future by any previous owner or anyone else who may also be sold that precise plot of land (What do I need to see for this - the title deed, the previous title deeds; get the encumbrance certificate? How do I get the encumbrance certificate? What do I look for in these documents?) 7. will have all the promised infrastructure facilities (roads; electricity poles, lines, connections, meters; water pipes, connections; drainage; boundaries, etc.); 8. will have the promised infrastructure facilities within the specified time frame (I will have paid the entire cost of the property within a month of booking. However, the infrastructure will only be ready later. Then can I be sure that the company will put in all the infrastructure even after it has been paid all the amount?) 9. will not be liable for payment of any dues (such as remaining taxes etc. Can I ask them for the Tax Paid Reciepts - what does one see in the tax paid receipts even if they do show them? How do I know that the tax paid receipts include the plot which is being sold to me); 10. I will not have to pay more than what I have been told i.e. the cost of the land (area x cost per square yard) + the registration charges as specified by the government.

People want to register there property need not run from office to office for registration. This easy process will people to register their property quickly with out any glitch.
Hi Akash, In this process all kind of verification & acknowledgement will be done at a time. Aim of this new rule is to stop misinformation that such properties cannot be registered and to bring 1.5-2 lakh properties-residential and commercial-in the loop of compulsory registration on payment of stamp duty. Also, this is an attempt to monitor sub-registrar offices, which hold up the process and prevent the possibility of a nexus with builders.

Hi Akash, I heard in news that, YEIDA CEO PC Gupta said due to ongoing farmers agitation for the last two years, development works had come to halt. Keeping that in mind, the state government had formed a committee under the chairmanship of cabinet minister Rajender Chowdhary.
@ Akash, Yes Tusar, from news i got to know that, In the board meeting YEIDA had passed to offer additional compensation to the farmers. Apart from that YEIDA have decided to settle abadi regularization issue. A committee has been formed to settle abadi regularization issue but due to some glitches, the committee couldn't properly take up the issue. Now the government has allowed some changes. Now some committee members can also participate in the committee to speed up the process.

Hi Raj, DDA is making efforts to refund within one month the security deposit to the unsuccessful applicants of the DDA Housing Scheme, in which draw of lots had taken place on November 25. As per Minister of State Of State For Urban Development & Housing , with in 90 days the money will be refund.
@ Raj Roy, Honorable minister also informed the House that uninterrupted connectivity between Rajghat and Vijay Ghat will be made available by the end of September next year. connectivity is already available between Rajghat and Shakti Sthal and work is in progress to extend it to Shantivana, Rashtriya Smriti and Vijay Ghat.

Hi Raj , According to me, In India, at present, taxes are collected at multiple points, such as manufacturing, sale, entry, providing service, consumption etc. It also differs from state to state. Some taxes are levied by the central government and some are levied by the state governments. GST will help in widening the coverage of tax base, improve tax compliance, remove existing unhealthy competition among states and re-distribute the burden of taxation equitably among manufacturing and services. Overall, it will result in increasing revenue at the Centre.

Hi Mr Akash, As per my knowledge, as Delhi prepares for assembly polls, the Union Cabinet on December 29 amended the existing guidelines for regularization of unauthorized colonies which would give legal status to at least 1,939 such colonies where an estimated 60 lakh people live.
Hi Akash, As per source, the Cabinet extended the cut-off date to be eligible for regularization from March 2002 to June 2014, thus extending the benefit to over 1,000 more colonies. As per the existing guidelines, only 895 colonies were found to be eligible. Sources said the formal notification would be out within a week.

Hi Jitu, If you are a first time buyer and want to buy flats under this scheme then i would like to share some information with you. As per the notification by the Haryana Govt., The applications are invited for general public for booking of Residential Apartments in the Affordable Housing Project proposed to be developed as per terms and conditions of the policy prescribed by the Town & Country Planning Department, Government of Haryana vide notification no PF-27/48921 dated 19 August 2013. This policy is made to encourage housing projects where in apartments of predefined size are made available at predefined rates within a definite time frame to deserving beneficiaries in urban housing market.
Yes, and as per affordable housing policy, the projects would be allowed in residential zones of notified development plans of various towns and cities. The license for such housing projects would be given on a first come first serve basis.

Well Rahul, The allotment rate would be Rs. 4000/sq-ft.of the carpet area in the development plans of Gurgaon, Faridabad Panchkula, and Pinjore-Kalka, Rs.3600/sq-ft. in the development plans fof other high and medium potential towns. Yes, the affordable housing projects will be handled by the Deputy Commissioner of the district in which the unit is located. According to the new affordable housing policy of Haryana, anyone who doesn't own a plot or a house or a flat in any colony of Haryana Urban Development Authority (HUDA), any licenced colony of Chandigarh or the NCR, is considered to be eligible for the scheme.

I have visited the project site and have checked the price in nearby project and found that Ajnara Belvedere in Sector-79, Dadri Road charging Rs 4341/sq-ft., Lotus Greens Arena in Sector-79, Dadri Road charging Rs. 4150/sq-ft., Sikka Kimaantra Greens in Sector-79, Dadri Road is charging Rs. 4099/sq-ft. Seeing the rate of these project, my conclusion is if Gaur Sports Wood in Sector 79, Dadri Road is charging Rs. 3995/sq-ft. then what is wrong on it. I think it is a good deal.

Hello Jay, Have you got a chance to look at their plot yet? How did you find the location and what prospects do you see for it in the future, in other words is it worth investing? I have no idea where this L Zone falls but I'm aware of this builder and their construction quality is okay if not very good. And secondly, this project can not be just 2kms away from Sec-21 Metro Station. They are fooling people to sell their project fast to make cash. They are increasing the price on paper just to attract buyers giving reason, locality price is increasing. If you have good bargaining power then they can give you Rs.4600/sq-ft rate.
