Q: Hi, We all are aware about the Penthouse problem with Krishvi Gavakshi. As most of us aware the Penthouse is not approved or only partially approved. We have reached to Krishvi for verification but again as usual they gave lul response. We have also verified from bank and even one or two bank has confirmed that Penthouse is not approved and loan for the same will not be available. Let us know if anyone has done the agreement with builder for Penthouse.

Hi Manu, I think it should be acceptable.......it will help both buyers and developer. But they are only discussing i don't know when are they going to implement it. Different party has sifferent view. Earlier, the NDA government had reduced it to 50% or less and allowed the state governments to lower the amount further. As per the AIADMK and Samajwadi Party states should be given the liberty to decide if they want to allow lower the percentage. Member from the Congress have given a difference of opinion proposing the said percentage be increased to 70%.

According to sources, the service will be open to the public in phase manner, with the first covering 50 branches (IDBI Bank and Corporation Bank). To provide home to the lower middle class of the city, the housing department of the state government has taken a decision to build 2.19 lakh houses this year. 1.12 lakh houses under Basava Vasati Yojane and 80000 houses under Indira Awaas Yojane will be constructed. To add to it, additional 20000 houses will be built for the urban poor.
I feel the government has really taken a good decision to build houses for poor people and even they can apply for loans from banks which is really a good news.

The second quarter of April-June 2013 has witnessed an upward trend in this micro-market by almost 16%. Just 2 years ago, land prices in the locality were hovering between Rs 200- RS 350 per sq ft. With a wide range of residential properties are under-development in this area the present price per sq ft ranges between Rs 4500- Rs 5000.

Good news!! Bangalore Development Authority laid the foundation of 30000 affordable units in the city, making flats available for everyone.
As per my knowledge, BDA has given shape to nearly 6000 units in various corners of the IT city, namely-Gunjur, Nandini Layout, Malagala,Alur,Valagerahalli,Halagevaderahalli, Thippasandra, Kothanur and Doddabanahalli.

Is there any terms and condition of selling BDA flats? I heard that they cannot resale the flat.
Although BDA expects that the allottees will retain the apartments and will not sell it, till now no certain condition have been imposed in regard to resale of the apartments. Allottees can only resell the flats, once they get hold of the Sale Deed. Even those, categorized under the EWS category, are not restricted with any rule for resale.

Q: Hi friends, Any buddy visited SJR's new project Hamilton Homes and Parkview Homes near Hosa road? I visited yesterday, as per the plan it looks to be good projects but I felt rates are little higher side considering projects are little interior and there is nothing else right now. Though they have some plans but I am not sure when will they do it. If any has booked any apartment there let me know the rate they have offered you. We are planning to book couple of apartments. Just because there is nothing else nearby and we are not sure how long it will take to develop that area, we are holding our decision. Any information related to SJR hamilton or parkview will be helpful for us to take decision.

They have not quoted the price per sq ft. It's like whole package of 26 lakhs for 2bhk. Currently it's in pre launch stage.. so the prices are less now. If you have plans I would suggest you to buy now since it is in a pre launch stage.

No Rameswari... they are not giving any discounts but you can have a conversation with the builder for further negotiations. Since the project is almost sold out, I don't think so they will give any discounts.

Hey Rameswari...this project was launched two and half years back and the launching price was Rs 1,800. Now the current price is Rs 3,000. By seeing the price difference it is clear that you can get good returns in future because every week the prices are going up.

As far as I know the project is approved by BBMP. Yes. Leading HFIs like HDFC, SBI, Axis and corporation bank has approved the development.

As far as I know they were quoting Rs 4250 per sqft as a pre launch price after launch they said they are going to increase the price to Rs 4800 to Rs 5000. They are not ready to negotiate :(

Shriram Malhaar is located on Anekal- Attibele stretch and spread over 40 acres of land.The project is approved by BMRDA. The price per sqft they are charging is Rs 1350. ICICI and Indiabulls has approved the project.

If you are not taking any steps now in future you may have to face a lot of trouble and shell out huge amount of money. Better you check how the leaking is happening and rectify it. If I am not wrong then White Meadows is one of the ongoing project by NR Infra Developers. Hosur road was once an outskirt locality in Bangalore but now Hosur Road has good connectivity to downtown city areas by BMTC bus services. The commuting will become more easy and smooth once the proposed Namma Metro gets operational. The residential projects in Hosur Road are growing after the construction of the longestelevated road in the country leading to the Electronic City. Today many residential projects, resorts, IT parks, hospitals, schools are coming up in this area.

The project has been approved by BBMP and all the leading banks. The possession will be given blockwise. I think there was some problem with the project earlier but it has been solved. I agree with you @Sree. one of the friend is residing in this apartment and he told me that for the last six months , residents have been facing water logging problem. The residents got locked inside their homes for three hours till the water level went down. Investors and end users are also in a wait and watch mode following news reports of a huge unsold inventory in the system. Buyers are postponing their decisions, leading to a huge supply overhang. Even so, the industry used to bring forward a brave face earlier, the situation has become suspicious now. The real estate industry has started taking remedial steps but things will get worse before they get better. Something has to give in otherwise it can't continue like this.

As told to me you have to pay 20% of the total cost and 80% you can go for home loan. The project is spread over 1.5 acres of land and there will be 52 units with a combination of 2 and 3 bhk apartments. It is a G+3 floors structure.

The construction work is going on and it seems the project will be completed by another 15 months. I have read both positive and negative review about the builder so I would suggest you to do some back ground heck about the builder as well as the project.

According to the concern person with whom I had a word, he told me that they are going to install three track upvc windows with mesh shutters which will not allow the sound to enter the room. They have got all the necessary approval from BBMP and all major banks like SBI, LIC, HDFC, DHFL & Axis.

Q: Absolutely no license or permission for any legal issues, no registration done till now, it's been 2yrs I paid money, no registration or refund, anybody with same problem please contact to get together to file a complaint

Do not even think of planning to buy from these. Customer service is an absolute pathetic. All of their projects are getting delayed by 2-3 years. I would suggest you to all buyers of their projects to get together and take legal action against this builder. You can also file a suit in the consumer redressal forum.
And apart from that, buy or invest in only those projects which are registered under KARERA. Before taking the decision of buying properties anywhere around India, make sure that project is registered under RERA. All ready-to-move-in and under-construction project which are registered under RERA are good for investment.

Q: I recently shifted to Bangalore and looking for an Apartment near ITPL Whitefield. I saw Sowparnika Projects and found it interesting. Can anyone who already invested on this project, share your reviews about this project.
