Hi Guys, shuttle is already available. 250 villa's completed and 35 residents already residing, more than 100 villas already handed over and i want to sell my 3 BHK villa which is on 1500 sqft land and 1965 built up area. handover in a month or 2max.

Yet, to find a solution to this trend of a few buying more flats and having monopoly in management of affairs, the committee is recommending that all such buyers will get "one voting right" like that of other buyers. Right Rameshwari, I don't think it will come into force soon. The Congress members have also demanded that the regulatory law be made applicable to all realty projects without making any exceptions. The panel has recommended inclusion of smaller sized projects under the limit of the regulatory authority but it has limited it to plots larger than 500 sq-mt or with 8 apartments or more.
Good Morning Manu, If i am not wrong, Congress want to divert the mind of the NDA because their view in the form of dissent note by Congress has surprised many, as even the original bill that NDA government had brought to the Parliament had the provision that all projects could register with the regulator only if these were developed on plots measuring more than 1000 sq-mtr.

Hi All, Right now it seems that the demand for affordable housing is not much in demand. The reason behind this is the connectivity, lack of ready to move property and infrastructure.
The affordable housing has seen a good demand mainly in the outskirts of Bangalore because of the availability of land at a cheaper price points and the swift expansion of the city in all directions have encouraged real estate development even in the outlying areas.

I personally did not like the area. I feel the area is very congested and you have to face heavy traffic at the peak time. The size shown on the Sobha website is the original plan at time of marketing, before the project was completed. The size of 1752 sq ft is the actual size on project completion and on the registered sale deed. Marketing the apartment smaller than what it is, is a common ploy done by developers to make buyers believe they are getting a spacious flat for a low price. The area is corrected closer to possession date of the project and the increased area is charged to the buyers.

I have been to that place long back, the road already seems to be quite well layed-out. There are projects by Sobha and Unnathi. There is also a Nitesh project right opposite to this road on NH7. The builder is currently quoting 4500/SqFt, so they have steeply increased price by about Rs 400 Rs. Additionally all front facing apartments are sold out. With the price increase and limited availability, is it worthwhile to purchase a property here esp when projects by Nitesh and Century in the vicinity are being offered at around the same price point?

Reliaable developers are land grabbers. They just grab land from farmers and make them wait to pay them compensation until they get their permissions. Once they get permission these guys just reject land owners. The plot adjacent to Reliaable gardenia belongs to me. These guys whit our permission caused damage to about 18000, yes eighteen thousand sq.ft of my property. When asked they made us run around their office for about a year telling us that they would need our land and would compensate for the same. But reliaaable developers said they would not need my land anymore..They did not compensate for the damages done to my property.

The Builder has to get the Occupancy certificate from the Municipal Corporation. It is a legal permission to sale the flat after which customers can buy and occupy them for living. If they do not have an occupancy certificate then the building is illegal. The builder has to submit a No Objection Certificate and Lift Safety certificate to get the Occupancy certificate.

There is no problem in buying a gram panchayat approved site but the fact is that the services provided within the corporation areas are better organized than in the gram panchayat areas.

For apartments the rate per sqft going on is Rs 5500 and for penthouse it is Rs 6245. So a penthouse will cost you around Rs 1.95 crores.

I feel the rate the builder is quoting is little high priced and the builder is also not so well known in the industry.
As far as I heard that the project is offering good amenities like Green Trellis, Bird Bath, Service Yard, Sub Station, Gym (Stilt level), Health Club, Aroma/Herb Garden, Gathering Space, Focal Water Feature, Swimming Pool and much more.

Hi Tej, As far as I know the banks approvals are under process and it will take another 10 to 15 days time to get the approvals but they have got approval from BDA. They are asking for Rs 2 lakhs for 2 bhk and Rs 3 lakhs for 3 bhk apartments.
The project was launched 15 days back and they are quoting Rs 3800 per square feet. The approximate sale price ranges from Rs 36.36 lakhs to Rs 49.85 lakhs.

Hi Geetika, I do not think amenities will be same but if you are going for a large residential project having more then 1000 apartments then you have to pay less maintenance charges, amenities will be more. Usually large residential projects are built in the outskirts of the city and if the builder is providing you 80% open space then all the apartments will have very good ventilation, bus stop, auto stand, schools and hospitals will be at stone throw distance. In a small residential, maintenance charges will be more but as the number of apartments are less which will help you know your neighbors and discuss your problems with the management. Very True Ujwal, It is also came to hear that to protect small property buyers, a parliamentary panel is recommended to cover housing projects on land below 1000 sq-ft in the proposed Real Estate Regulatory Bill. Earlier it was provision in the bill that builders could register with the regulator only if the project was on the land exceeding 1000 sq-mt.

KR Puram has recorded an upward trend in property prices since its inclusion as a part of the BBMP a couple of years ago. Earlier the place was constituted of broken paths, debris and bumpy roads but now the area has been transformed and the infrastructure is way better than before. Property owners who have bought land before 2011 have profited immensely.

Do you know that earlier, the bench also asked the BBMP chief what steps he had taken to ensure the rights of hawkers as established in the Street Vendors (Protection of Livelihood and Regulation of Street Vending) Act, 2014.

Q: Hi, I have registered a property( 3 BHK apartment unit) which is located in Doddakammanahalli, Off Bannerghatta Road in the month of March 2014 and I started living in the apartment unit from April 1st 2014 onwards. The builder has not completed the entire project, hence there is no OC and no khata transfer has been done so far.Builder has paid the property tax for the land till 2014-15 and has not paid the property tax for 2015-16. I visited nearest BBMP office to check if I am liable to pay the property tax in this case. Following are the points given by him: I am liable to pay for 3 years - 2013-14, 2014-15 and 2015-16 and gave me the break up of the amount for 3 years in the form of 3 seperate DD Name change will be done from the builder's name to my name. Seperate 600 Rupees will be applicable for this. Payment receipt will be provided. Khata is not needed for paying the tax. My questions: 1. How can I make payment without having my own khata number?Assuming I make a payment now and BBMP issues the receipt for the payment. What is the guarantee that payment history/credit will be given to my khata once I get my own khata? 2. BBMP officials are ready to get the tax even without khata. Assume I make a payment now, whose khata do they use in their records now? 3. If BBMP issues payment receipt for my payment, will that be useful when I get my own khata and can they give me the credit of property tax payment by that time? 2.Do I need to pay the property tax or the entire full year 2013-14 since I have registered my property only in March 2014.?

Hello Bindu, Nitesh Cape Cod is an ongoing residential project by Nitesh Estates, located off Srjapur Main Road, Bellandur, Bangalore. It is offering 2,3, and 4 BHK residential flats. Variants are available from 1260 - 1340 sqft(Built-up area) in 2 BHK, 1697 - 1716 sqft in 3BHK, and 2025 - 2385 sqft in 4BHK. Its current asking rate is Rs.6000 per sqft. This project is spread over 4.5 acres of land consists 317 units in 8-towers. As per the developer, its possession date will be March 2019.

Rohan Upavan is a BBMp approved the project and the leading banks and financial institutions are offering loan for it. As far as RERA approbval is concerned, its RERA Application No. PR/KN/180308/002782 for phase-1.

Yes, you will be paying a premium for those properties. I booked my apartment with Vajram Essenza because they sounded very professional and after one year of being with them, they have been very responsive to every document that I have asked of them and every receipt. Touch wood, so far, they have not given me cause for concern and I have found them to be extremely professional in their dealings. Hello Raghu, Nayandahalli is the newest entrant in the list of most profitable locations of Bengaluru. Owing to its metro connectivity to other parts of the city, the property rates and demand have risen in past few months. The property price rise is attributed to recently opened metro route that connects this area to MG Road, Indira Nagar and other commercial destinations in the city. The prices are expected to rise further as the connectivity from the metro station to the nearest residential areas of NGEF Layout, Balaji Layout and D Group Layout will improve.
This upcoming real estate hub is near three major established hubs such as Whitefield, Electronic city, and Marathahalli. It is also close to all the large IT companies, making it a rental hub, apt for those looking for non-residential property investment. Youn can also look for Hennur Road. This area in north Bengaluru has become a popular residential destination, especially after the international airport was built in Devanhalli. A number of high-end under construction properties in Bengaluru with price tags of Rs. 1 crore and above are found here. No, the state government has directed Gram Panchayats to revise property tax rates and maximise tax collection. The Bengaluru Urban district has 95 gram panchayats that are empowered to levy taxes on residential, commercial, industrial properties as well as vacant plots, hoardings, mobile towers among others. The government has taken serious exception to the fact that 71 out of 95 gram panchayats in the city district have not revised their tax rates for the past four years, whereas they are required to revise rates once in two years. But they did not do so.
This is because, the gram panchayats in Bengaluru Urban achieved a tax collection efficiency of just 49% while authorities collected only Rs 92.9 crore against a total demand of Rs 189.61 crore. So, they have formed a committee under the chief executive officer to guide every Gram Panchayat on tax revision and collection.

Birla Estates is pre-launching Birla Alokya close to Hope Farm Junction Whitefield. This project is in pre-launch phase so, the builder has not disclosed any information on it following the state RERA guidelines.
They are coming up with 1,2, and 3 BHK residential flats and project is in pre-launch status. As far as project locality is concerned, Birla Alokya is situated in Whitefield which is one of the prime locations in east Bangalore. Whitefield is an IT Hub and has become one of the most favourable residing place for most of the IT professionals. Whitefield is well connected to major parts of Bangalore through Outer Ring Road and Old Madras Road.
