Q: How is the locality around Unitech Palace Court project? Do you guys think I should buy an apartment in this project?
My replies to this discussion
Yes, the Unitech Palace Court is a very good project to invest in. It is located in the heart of Mysore city, and is one of the prime localities in Mysore. The Mysore Palace is hardly 2 km away from the Unitech Palace Court project, and the Railway Station is only 3 km away. The project offers superb connectivity to other areas of Mysore, as well as other cities. You have hospitals, educational institutions, restaurants, and shopping malls near the property. Q: I’m looking to buy a residential home for my family in the locality of Rama Krishna Nagar. I’m looking at 2 or 3 BHK apartments. How is the Sai Squirrel Oak project in terms of square foot price, location, built-up area, etc?
My replies to this discussion
This project is good for those who want to invest in larger apartments at affordable rates. The 3BHKs are almost 2000 square feet in area. There are supposed to be two floors of this project, with 2 and 3BHK apartments. The square foot prices are same for all the properties, be it 2 or 3 BHKs. There are a lot of amenities for residents of all ages. There are swimming pools, with separate pools for young children and women. There is a fully functional clubhouse, with provisions for indoor games and other forms of recreational activities. This project is good for those who want to invest in larger apartments at affordable rates. Q: I want to buy a holiday home in Mysore; a big part of my extended family lives there and we keep going over for family holidays. I hear that the Friendly Leisure Homes are a good project. What is the date of possession for these homes? I want to buy a 2BHK, because I have a nuclear family, it’s just me and my wife and our young son. Please advice.
My replies to this discussion
The Friendly Leisure Homes are basically holiday homes, where you can spend a part of your year, to get away from the burdens of your everyday life. The constructions of these homes are currently on their last leg and the date of possession has been announced as August 2014. If you’re genuinely interested, I’d advise you to get a move on as these properties are in demand and are selling out quite fast. The Friendly Leisure Homes are basically holiday homes, where you can spend a part of your year, to get away from the burdens of your everyday life. Q: I’m a government employee and I’ll be retiring in two years. I’m planning to move to Mysore with my wife after that. I was looking to buy a 2BHK apartment for us. Will the Sankalp Central Park be a good option? What is the locality like? Can someone give me some extra information on this?

Hello sir, I think you made a good choice on selecting Mysore for your retirement home. This is the second cleanest city in India and both of you will be very comfortable here. Now let me tell you something about the Sankalp Central Park project. The unit types are 2 and 3 BHK apartments and the project is located in the heart of Mysore city in Yadavgiri. The botanical garden is also very close by, which adds to the low pollution factor of this place.Hello sir, I think you made a good choice on selecting Mysore for your retirement home. Q: We are a family of 6 and are planning to buy an apartment. I have shortlisted the Pratham Splendor project. Should I buy it?
My replies to this discussion
The materials used for the apartments are also good. The flooring is vitrified tiles, anti-skid tiles for the bathroom, RCC framed structure, and good quality bathroom fittings. The project also has good connectivity, and if you want to travel by bus you should take one from the Vonttikopal bus stop. There is also a 2BHK apartment available in this project which will cost between Rs. 60 lakhs and 70 lakhs. The 2BHK apartment has a built-up area between 1200 and 1400 sq. ft. Q: I am searching for a retirement home, and heard about the Tapovan Solace project. What is the forum's opinion on this project?
My replies to this discussion
Hey, I think it is a good property to buy for people who are thinking to retire. The project has many amenities catered for old age people, and is a good property to buy when thinking about the future. Mysore has always been a place where retired people moved to because of the quiet atmosphere and the old world charm of the city. This residential project is different to other projects as there is a real community feel. Q: I would like to invest in a property in Mysore. Which area is the best place to invest in Mysore?
My replies to this discussion
The areas mentioned above are areas which are at the higher price range. If you are looking at property which is a little cheaper then, you should buy property in Vijaynagar 4th stage, Bogadi Road, or Hebbal Industrial Area. The property rates in these localities are increasing because of the nearness to the IT and ITES companies. Vijaynagar 4th stage is around 5 kilometres from Infosys, BEML, and is near University of Mysore. My replies to this discussion
First of all, you have made a good choice of choosing this apartment project. It is located 3.5 km from the Bangalore-Mysore highway, and is around 5 km from the Mysore Palace and the Railway Station. The apartments will have vitrified tiles for a few rooms, and the master bedroom will have a laminated wooden flooring. Q: I'm looking to move with my family from Bangalore to Mysore. Can someone tell me some good localities in Mysore?
My replies to this discussion
As mentioned above you should think of moving to the Vijayangar area. The land price in this area is appreciating because of the proximity to the IT companies. The area is well connected as the outer ring road and Hunsur road is very near the area. Most of the sites are approved by the Mysore Urban Development Authority (MUDA), so you should not have any hassles when it comes to purchasing the property. As mentioned above you should think of moving to the Vijayangar area. Q: Are there any new infrastructure projects in the pipeline in Mysore?
My replies to this discussion
Yes, the expansion of the Bangalore-Mysore highway is much needed. During most weekends and holidays the road feels more like a road in the city, rather than a highway. There are also plans to expand the Mysore-Kollegal highway into a four lane road. The widening of the 27km road will be done by 2016. The new Central government have plans to add a hi-speed railway line from Bangalore-Mysore, I think this will help Mysore city a lot because the travel time will reduce from 2 and a half hours to around 30 minutes. There are already many people who travel from Mysore to Bangalore for work, if this line comes up more people may move to Mysore.Yes, the expansion of the Bangalore-Mysore highway is much needed. What are the Major infrastructure projects development going in Mysore? suggest few project in the range of 30 lakh for investment?
Absolutely agree!! As per Mysore plan expansion of the Mysore, Airport will definitely boost the realty market in Mysore. In addition to this, the Mysore Urban Development Authority (MUDA) plans to develop a Film City, an International Convention Center and tourism facilities (hotels) near the airport. All this will give a major boost to Mysore real estate market especially the areas surrounding the airport.

Q: What is the latest on the water situation in Mysore? Has it been resolved?
My replies to this discussion
The water situation in Mysore hasn't changed much, and most residents of the locality still face acute water shortage. During the summers Mysore has faced some water crisis. This is a strange situation because the Krishnaraja Sagar (KRS) dam is just outside Mysore, and this dam stores water from the Cauvery river. The city faces a lack of drinking water and all promises made by politicians haven't been kept up by them. The water situation in Mysore hasn't changed much, and most residents of the locality still face acute water shortage. Q: In process of looking for a safe apartment society in Hyderabad, I’ve come across Mantri Celestia. I’m considering it because of the convenient location, but I’m yet to visit the place since I still reside in Mysore. I need to know whether this society is as good as it claims to be.

Arey! There are also some good amenities in this project. You will get 24 hour backup, intercom facility, gym, club house, swimming pool, community hall, indoor sports, ATM, and garden. The apartments are spacious, with the 2BHK apartment having an area between 1100 and 1200 sq. ft. and the 3BHK's size is between 1450 sq. ft. and 1575 sq. ft. Q: I've been reading many news articles that say that the roads in Mysore are going to improve? What sort of developmental plans are there? Will this help the real estate to boost up?
My replies to this discussion
About a month or two ago, sewage entered the drinking water supply pipe and came out of many residents houses in Mysore. The civic authorities didn't rectify the problem until 2 or 3 days later. And the solution was to rip the roads apart to find what the problem was and of course the residents had to pay road cutting charges. Mysore's civic amenities are not becoming of a supposedly developing city. If it wants to attract the industrial sector then basic facilities such as good roads, water supply, and sanitation must be provided. Otherwise real estate prices will sink even lower! Q: It seems that the local body is investing to develop the Valmiki Road into a 2 laner? Is this a boon or bane?
My replies to this discussion
Hey it is surely not such a bad thing. Because they are also looking to make the civic facilities improve in the locality. They are going to provide good underground drainage system, medians all along the road and even footpaths. Overall, it seems like it will only do the locality good. The simultaneous plans to build that amphitheatre in Gokulam will also be beneficial to the locality. This is all done to attract more tourists because there are already so many of them but civic facilities in Mysore are not good and upto standards. Hey it is surely not such a bad thing. Q: I recently read in the news that Yadavagiri is going to be a prominent locality for investment. But does the locality face any sort of civic issues?
My replies to this discussion
This is a good locality. It is in close vicinity of many IT centres and well established schools. Definitely has lots of room for improvement but that is true with all of Mysore! Apartment buildings are the most preferred here. I think it's because there are more employees who are bachelors, renting apartments. But there are also a lot of residential projects in the locality. Civic issues will easily be fixed in the near future. But this locality makes a lot of sense to live and invest in. This is a good locality. Q: I'm quite apprehensive of relocating to Sreerampura, Mysore because I've heard that it's an unsafe area. Do you think it will be a good idea for me to move there with my family? Any suggestions on apartments?
My replies to this discussion
Hmm well a couple of years ago Sreerampura didn't have many residential projects going on. It was more secluded than what it is today. A couple of murders did happen as the area seemed to have a lot of thugs. There was a dispute between a local financer and one of her clients who supposedly hired a bunch of rowdies to follow the financer and kill her. This caused atleast 300 shops dealing with export garments to shut down. Many shopkeepers kept their shutter down because they were genuinely afraid. The police had to literally camp at Sreerampura to ensure that the streets would be kept safe and free from violence. Since then it is has become a much safer locality to live in.Hmm well a couple of years ago Sreerampura didn't have many residential projects going on. It was more secluded than what it is today. Q: Hey how profitable is the real estate in Yadavagiri in Mysore? Any suggestions for 2 bhk residential apartments in the locality?
My replies to this discussion
That's true, it has great potential! I just saw a graph here http://www.commonfloor.com/yadavagiri-mysore/lvp-4vkw7n that showed 80% of property is in the form of apartments and about 11% are villas. Right now, there are about 23 listings for sale, 14 for rent and 12 upcoming projects. That tells you that property value is ranked pretty high in this area. Buying an apartment might be quite expensive but if you look at the long term benefits, the property value is appreciating at a really fast pace. That's true, it has great potential! Definitely there is going to be horizontal expansion of Mysore city as MUDA is currently developing the Balahalli layout in the fringe of the city. Tapovan Greens came up just recently and it's supposed to have all basic amenities (security, lift, power & water backup) and extra facilities like a gym, swimming pool, garden area etc. Living there would be pretty much hassle free considering ATMs, supermarkets, hospitals, hotels, schools, bus/auto stands, railways stations etc lie in and around Sreerampura 3rd Stage.Tapovan Greens came up just recently and it's supposed to have all basic amenities (security, lift, power & water backup) and extra facilities like a gym, swimming pool, garden area etc. Living there would be pretty much hassle free considering ATMs, supermarkets, hospitals, hotels, schools, bus/auto stands, railways stations etc lie in and around Sreerampura 3rd Stage.

Q: Hello, I heard from my friends that V.V Mohalla is one of the better areas in Mysore. I'm looking for a place to invest in. Can someone tell me more about the locality so I can decide for myself?
My replies to this discussion
It is located near the heart of Mysore, and the land value is also good. The prices here are sure to go up, and you will definitely get good returns on your investments. Now that Bangalore is getting too crowded, many people are shifting to Mysore, so this would be the right time for you to invest. It is located near the heart of Mysore, and the land value is also good. Q: Hey guys, have the price details for the Lakvinsar Royal apartments been announced yet? I’m interested in this apartment, as I was looking for something at Hannahalli. Any information you guys can give me on this?
My replies to this discussion
Even I have been looking for apartments at Hannahalli. These apartments will turn out pretty good, I feel. The builders are the Lakvinsar Group, who I feel are pretty good property dealers here in Karnataka. The whole project area is around 8500 square feet, so you can figure out how huge its going to be. The 24 hour power backup is also another thing that got me interested. In a city like Mysore, where we have such regular powercuts, I think a reliable power backup system is always good. Q: What’s the status on the Mysore Airport expansion project? I’m a real estate investor, and I’m interested in buying property in Mysore. I’m asking so that I can figure out how the Mysore infrastructure is at the moment, and what are the prospects for growth.

My replies to this discussion
The Mysore Mandakalli airport has already been delayed long enough. I’m glad that finally at long last something substantial is happening here. See the thing is that we are expecting the aviation Minister Mr. G M Siddeshwara will be visiting Mysore sometime in the beginning of August. Actually he is visiting Mysore on the request of parliament member Pratap Simha. He is going to be discussing all the issues that have been deterring this project, and hopefully we will come to a proper solution, which will help us to move forward. I recently heard about changing of the will too. As in you can go and modify or cancel the will if and when you feel it is necessary. Q: Hello there, wasn't there a news that the mysore airport is going to be expanded? what is the further development in this field? can anyone provide some info regarding this?

My replies to this discussion
Hey, if this project was functioning, not only the tourism industry will grow friends. There will be a great revival in the city's real estate growth as investments will start coming all over again. even though mysore is a great city with high potential growth, the connectivity issue has played badly here. It lacks air connectivity across major Indian cities. Foreseeing the plans to expand the airport, now hopeful stakeholders are also approaching the govt. to discuss the issue.Hey, if this project was functioning, not only the tourism industry will grow friends. Q: Hey everyone, I came to know that there is some development going on in the direction of waste management. Can I know what it is actually? Is there any initiative that is taken for making Mysore pollution free?

My replies to this discussion
Oh, i see this as a very good move. I have heard of this particular zero waste management unit of Kumbarkoppal in Mysore. This is a model waste management unit in mysore. They collect around three tonnes of waste everyday. They also get some good revenue by selling the manure produced from the waste. This can be followed by other zero waste management units also. Q: Hello guys, I happened to hear that the works of the Outer Ring Road project of Mysore is not going smooth. Can anyone tell me what is the reason for this? What are its inplications on the development of the area as well as the real estate of the Mysore?

My replies to this discussion
yeah, i agree with you. actually, the work is hampering because an 800-metre stretch of land was required from the AP for the completion of the project. Now there is some difference of opinion between land sharing. and this hampering of work will have a worse effect on the real estate. The decongestion of the city and the better management means that the traffic would also be controllable making the infrastructure and planning better. this will naturally attract investors.yeah, i agree with you. actually, the work is hampering because an 800-metre stretch of land was required from the AP for the completion of the project. Q: Hey guys, I heard that Mysore is also in the list of cities chosen to become smart cities. Is it true? Are there any issues regarding this? plz give some informative details about this news?

My replies to this discussion
I am actually skeptical about this proposal actually. I welcome the idea of developing the city of mysore. But, i doubt that this project will be effectively implemented or not. I think that fund will come for this project as they are saying, but, I doubt if they would be genuinely spent for the development of the city. There were also other similar projects also, no? like solar city and tourism city, but now there is no news about it.I am actually skeptical about this proposal actually. Q: Hello there, wasn't the NICE project's work started long ago? What is the status of the work now? How is this project affecting the real estate of the area?

hey, to be precise, the idea of this Bangalore-Mysore Infrastructure Corridor (BMIC) took birth when the karnataka govt. expressed their wish to create an expressway that connects bangalore to mysore. This was in the 1980. so, you are right, the discussions about the project started a long while ago. hey, to be precise, the idea of this Bangalore-Mysore Infrastructure Corridor (BMIC) took birth when the karnataka govt. expressed their wish to create an expressway that connects bangalore to mysore. These townships that will be situated along the expressway will accommodate around 50000 people. This means that there is a hidden agenda to decongest both these major cities of mysore and bangalore. The townships are like a magnet that will attract more people out of these cities. More than that, these wastlands will now have great value when investors will gradually start coming up near the expressway. Hey, the main positive thing that i see about this project is this: the existing state highways, that is, the SH17 and SH86 have around an average of 140 kilometers distance. in addition to this, these highways are not necessarily built to accommodate the growing traffic every year. While the expressway not only reduces the distance to 111 kilometers, it also has a 4 to 6 lanes roads. Q: Hi all, I happened to hear some bad reviews about the connectivity issue all over in mysore city. Is this true? I was planning to invest in the real estate of mysore. Will it affect the real estate of this place. Is there any possible improvement for this issue?

but, the city has a very good climate that is very good for people to live in. So, as a place for investment for residential purposes, it is a good location. It is very close to Bangalore, but inspite of this, it does not have a good connectivity to this place. See actually only 2bhk flats are there in this project, and that also all of the same size that is 1400 sq ft. So any apartment in this project will cost you roughly Rs 56 lacs. But if you're a good bargainer, you can negotiate with your seller to sell it to u at a lower rate. Hey, recently, I came to know more about the project. I think that the officials and the elected representatives and the mayor R Lingappa visited the project recently. The project is actually taken up by the the JNNURM. They have asked them to complete the project within the deadline.
Actually, can I know what is the deadline for this project? What all things are remaining for the project to be completed?

The Mysuru Medical College and Research Institute (MMCRI) has sought the assistance of a private firm to check the structural stability of the century-old Krishnarajendra Hospital, popularly known as Dodaspatre (big hospital) and Cheluvamba Hospital. It has set aside Rs 50 lakh for this project. The Mysuru Medical College and Research Institute (MMCRI) has sought the assistance of a private firm to check the structural stability of the century-old Krishnarajendra Hospital, popularly known as Dodaspatre (big hospital) and Cheluvamba Hospital. Q: Hello, I heard that MUDA has got their revenue collection target down. Why have they done that. DO you know?
My replies to this discussion
This is when it changed the revenue generation model this fiscal, betting on sale of sites in developed layouts. But as of now, their fortunes do not look any bright. I think they are really in a tough place right now. This is when it changed the revenue generation model this fiscal, betting on sale of sites in developed layouts.
