Q: LPG subsidized cap is now 6 refills per year per connection. Apartment is having Centralized Gas Bank connecting 132 Flats, each flat is having individual meters and have been enjoying subsidized LPG. Each of the 132 flat owners have placed their connection with their respective agency under safe custody. IOC now confirms that since its one single connection in the name of association servicing 132 flats the cap of 6 refills per F.Y is on the association not on each apartment. Please guide what steps to be taken to avail credit of 6 refill caps per flat against connection placed on safe custody. Please Guide. Regards, ABK Nair

Q: Hi All Members, What option the government has given for LPG gas distribution to Apartment Complexes? At present the Government and the companies like IOC and HP companies are compelling all flat owners to sign an Affidavit/declaration that "I do not possess any LPG connection of any PSU oil companies or piped natural gas line connections either in my name or in the name of family members residing with me" Since residents use the piped line facility, they have the LPG connections bought on their name quite sometime back. If we sign the Affidavit, that will be treated as PERJURY under the law. This Affidavit is not necessary. We should fight with the Government and the Oil Companies to remove the Affidavit class from the format.. -Dorai N R

Q: We know that there is a delay in Jain Housing on our Jain Inseli Park project. After the discussion with supporting team, I understood the reasons on delaying. In fact Every Builder in Chennai including major reputed companies like DLF also delays their projects. Compare to other firms, I felt Jain Housing is better. The main reason on delaying is labour shortage. We know that from last one year the work progress is going well in Jains Inseli Park. Mostly they complete all the flats in 3 to 4 months. My flat is almost complete, Finishing is well to see.

Checking the legal documents before buying a property is a must do. The documents that need to be checked are the title deed, prior title deed of last 15 years, no encumbrance certificate, tax receipts, approved plan and NOC for building construction, affidavits if any. Take the help of a good advocate to check all the documents are in place. If you are buying property from a builder check the previous track records of a builder to see if all the previous projects have been delivered on time. Also if a project is approved with bank, you need not worry about the legal documents. Q: I bought a flat in 2008 and last year i sold it. The builder charged me Rs 50000 for NOC for sale of house. Now the VAT decision has been out and he wants me to pay Rs~30000. Is this legitimate request from his side because i see that 50000 is a huge amount when it comes to NOC where in the builder has to do nothing.

If the builder is not giving completion certificate then I think you may face problems in getting home loans. Hi Umesh, actually they are quoting Rs. 1050 per sqft in MS Supradeepam. Seems to be quite reasonable when compared with rates of other projects in Poonamalle. The project is exclusively meant for premium gated community.
Hey, they are quoting Rs. 39 lakhs including registration for 2 BHK. Came to know from the executive that no 3 BHK are available.

This is little exaggerated. There are issues and I am not giving a great certificate for IB But there is no water scarcity in the apartment and the issues regarding water scarcity has been resolved. There are six bore wells and one well totally committed to Phase 1 alone This should give water of 1.7 lakh liters a day Out of 24 lifts, atleast 18 are in good condition. Some os these problems keep coming due to EB voltage issues. Now IB has installed voltage stabiliser for all lifts and testing is going on. There had been issues on maintenance support but for the past two months, IB is giving complete support and consult us on many issues There are issues in Basement and hopefully issues will be resolved. I am writing this as an active member and President of the association Club House will also be in operation in full swing in a weeks time T Sivasankaran

A pipeline corridor has been established to connect the port to the nearest 7 oil refineries with the purpose of liquid bulk transport. Q: The owners of Sabhari Foundations, Mr Hari and his son Mr Balaji had collected 1 lakh rupees for the car parking from all the flat owners but yet hadn't mark the parking to the flat buyers. And there are only four parking available where as they had collected money from 6 buyers. How do we get the car parking now? And there is no sewage also. Hi Mr Srinivas, Foreclosed houses are the houses auctioned by banks to recover the loans that buyers fail to repay and, hence, the cut in prices. Such properties are cheaper by 10-25 per cent of their prevailing market value. Those houses are called foreclosed property. There are many definitions for foreclosed property.
As per my knowledge, auction means the owners can't make the mortgage payments and the bank schedules an auction to sell the home "as-is" (meaning what you see is what you get) to the highest bidder. If the owner comes up with money at the last minute to begin making the mortgage payments, the bank will cancel the auction.

Hi Guys, Like Chandra said , some time it depends on area. I will comment that , DTCP is the town and country planning authority, it is vested with the powers to approve any building plans and layouts. Panchayat does not have the power to approve any layouts. Patta is an extract issued by the register of land holdings maintained usually at the office of the concerned Tehsildar.
Hi Alex, CMDA approval will be held where CMDA sees some issues related to land or lack of some statutory approval. For example, NOC from the Airport Authority or NOC from the Archaeological Survey of India. Normally, buyers wait for the CMDA approval before making any purchasing decision.

Hi Sir, As Mr Sundar, said above about this FSI. You will be charged with normal FSI- 1.5. If you want to calculate , then follow this formula. Constructible area divided by Land Area will give you FSI Index.
Hi Balachandran, In my point of view, FSI along 30 feet road is 1.8 FSI along 40 feet road is 1.95.

Q: Hi, We are looking to buy a land or house in Kuberan Nagar (near Madipakkam). In the past 2008, 2010 there was lot of water clogging issues in the rainy season. How is it now? When i visited that area last week, there we lot of lands , all appeared like lake as the lands are filled with water... may be because of the height of the roads are increased. What are the possibilities of the appreciation of this place, do we have to be worried about this water clogging and salt water.

Also there is a dump yard, just 1.4 Km across the velachery main road just opposite to Kuberan Nagar, 6th street. This is the other thing which I was thinking about. From the dump yard till the velachery main road, there are no houses.
Hi, Kuberan nagar is one of the developing area near velachery. As regarding Dump yard it will be under control of municipality which will clear all the garbage very soon. Rain water canals have been laid. So no water logging problems here afterwards.Roads have been laid down. 75% completed. Work in progress. street lights is work in progress.

Hi, Ground water in Perumbakkam and near about this area are too salty. Also, I have inquired some of the people who stay there and they are telling that we can't even use the water for bathing and washing. So they are buying water from tanks and managing their needs. Q: We had purchased one unit in Tower 6 already and went to visit our property today. We have already taken care of the payments and wanted to plan the closing. We went there at 5.15pm, but were treated like some unwelcome people, and sent back at the gate, saying the office closed at 5pm. Is this the way to treat a buyer? I wish someone had guided us with some basic information and a plan to meet them the next time - instead we were disrespectfully sent away. The receptionist there (Mr.Mohan) and his boss (Ms.Devyani) went to the extent of saying you can go and complain wherever you want. I am guessing they are used to treating clients rudely so they could not see the difference. We were shocked by this experience. It is a shame and really wish people learn to respect people. They could have been gentle with us and we would have become proud members of the community and referred more people. Instead this incident left a very bad taste with us. Really wish we were not associated with such an organization. Khatheja B.

We heard good feedback about Prestige as a builder, so builder wise we felt comfortable. I observe a few advantages over Grande: larger open area & more amenities, better finish in my opinion compared to Olympia, no worries regarding possible leather factories etc, closer to key Chennai areas and good hospitals nearby. My comments to replies
Earlier, the fee is payable by builders for approval of the building plan by the competent authority. The fee is payable for the entire built-up area and it includes the area meant for parking and other concerned services, which includes the pathway.
In other way we can say that it is clear cut indication to the builders that the environment impact fee is on account of Building Construction Fee. The fee may also be payable for the ongoing construction ventures and just completed buildings by obtaining the data from the building plan approval authorities as per the guidelines.

Q: They are really good for building quality properties. Their status is wide-spread in Hyderabad. And so, when we wanted to buy an apartment we chose to consider an alien property. It is ready to occupy project and the project has got all the necessary approvals from banks and legal body. Hello Junaid, You can go with Alliance Galleria Residences, Pallavaram, Chennai project as it is registered under TN RERA regulatory body. And they have got the RERA approval for the same. Its RERA No is TN-29-Building-0008-2017. So, you will get what they will promise. Hello Vishnu, The amendments relating to FSI and premium FSI increase have come into force from October 1. For a road width of 18 metres, the premium FSI allowable will be 50%.
