Hi everybody, I know there are few issues with the localities but at the same time i would like to mention that during a board meeting in April 2016, the Ghaziabad Development Authority had cleared a proposal for preparation of a detailed project report for extension of Noida’s Sector-62 under-construction metro line towards Indirapuram in Ghaziabad. They have asked the DMRC to prepare estimates for a metro extension from Indirapuram to Mohan Nagar. Hey Vivek.. thanks for the info.. So I think it will be very useful if Delhi govt. allows higher floor construction of buildings in Delhi. WIthin less space there will be more number of residential nits, and obviously it is a benefit to the city's growing population. A budget of over Rs 2,500 crore has been estimated for the 2013-14 fiscal which is 22 percent higher than the budget estimate of Rs 2,156 crore for last year. DDA is planning to complete the residential, commercial and institutional land development works taken up in Rohini, Dwarka, Narela, Jasola, Bakkarwala, Maidan Garhi, Paschim Vihar, Alaknanda, etc. Main priority is the housing sector. Hi Devesh, since there will be only one authority for giving approvals, it is expected that it might increase corruption. However we cant say that it will definitely do that. And regarding price hike, I too believe it will increase. The bill has so many restrictions for developers, so the developers will look for ways to make profit. The infrastructure development along national highway 10 has been quite good. As the above member mentioned, some areas may be lagging in development compared to others along the highway, it is more because of fertile agricultural land rather than any lack of investors. There might not be infrastructural development in these regions but the land prices have been giving very good returns in the medium term for investors. The best infrastructural development along NH-10 has been closer to New Delhi near Bahadurgarh and Rohtak and then in Punjab near Sirsa and Mandi Dabwali. I have a different opinion, my frnd has invested in this project and interesting is that builder has gone ahead and given possession. Sector 17A in Yamuna Expressway is clearly becoming the first and leading Sector of YEA as both Noida International University and Galgotia are already operational.

Yes true there is metro, but to get into the metro, one has to get into the rickety eight-seater and reach the metro station. Everything is there but not a proper way. Yes, the latest on this is that IDFC which was supposed to buy out 74% stake in the Delhi-Gurgaon expressway from the concessionaire DSC seems to have backed out at the last minute.

This project is in soft launch hence, till now what the updates speaks that the project shows positive signs. JM housing is a good builder and they already have few projects in NCR, hence the builder has enough money , no financial crunch ... which will result is perfect possession of the project ... :)

The approachability of the project is good, as it is few meter away from the fortis hospital , which is a big land mark. Also Noida City Center metro station is nearby. hence the transport is easy and good..

The place is famous for automobile ancillary, ceramic, engineering and textile-based industries. Noida Extension is now going to get a new beginning after rising from the land row issue with the Greater Noida Authority deciding to re-christen it as 'Greater Noida (West)'. Noida Extension comes under the jurisdiction of the Greater Noida Industrial Development Authority (GNIDA), but was given its name due to being located adjacent to Noida.
I would like to add more in this matter, that previously developers had named 'Noida Extension' to differentiate it from both Noida and Greater Noida. Also, this name was given to make it clear to potential homebuyers that it was in close proximity to Noida and not as far away as Greater Noida. This area was primarily envisioned to provide planned and affordable housing to homebuyers in the NCR region.

Due to the vary planned social infrastructure of the area. The connecting roads are wide and this combined with the surrounding open spaces make it an ideal place to live in. The Metro station of Noida Golf Club is conveniently close and so is access to NH 24. So, you have twin advantages.!!!!
Guys, when we speak about real estate , i think Greater Noida is on a fast track to uninhibited progress. Greater Noida is home to a number of Indian and foreign MNCs.Hence the demand for residential units are max. Although it is a developing area but it stands a class apart from other cities.

The place is a mix land, where you have plots as well as abadi. For now the place needs to get developed, as the villages need to be bit cleaned and farmers land should be properly marked. Roads are needed to be built in a broader way, so that cars can go inside the micro lanes.
This sector has good connectivity with sector 18, what we call atta market.The roads are operational. You also have metro which is operational … i.e Noida City Center just 5-6 km.Yes proposed is FNG which will boost sector 121 to the max and also the best way to travel to Ghaziabad and Faridabad.

True,and almost half of the sectors are taken over by Jaypee. They are coming up with a huge township in sector 128.They are building an integrated township with schools, hospitals , commercial malls every thing...
NOIDA always remained behind from gurgaon bcoz land in this area is controlled by Noida authority ( unlike haryana where you can buy land from farmers and convert it for any use) and they have been very stingy in terms of releasing land to big players for office/commercial/residential development.

Well, what will the authorities do? They have planned to follow the footsteps of Greater Noida Authority. During the Noida Extension now known as Greater Noida West row, Greater Noida Authority had asked developers to share the burden of additional compensation which was paid to farmers following the Allahabad high court order. Since the Authority does not have sufficient funds to pay 64% additional compensation, they were seeking the help of developers to raise funds so that to the farmers eligible for the compensation can be paid.

Yeah, this has been already delayed and just starting of the year in January there was some demolition drives happening which was met with stiff Resistance from the dwellers. They argue that the land was given to them under patta system... the officials said that they are looking into this..

Well the basic rate is Rs 2649 per sqft and they do have some units left in phase 1 as well as in phase 2. they also have construction lined, subvention and 50-50 payment plans to choose from.

This is a GDA approved project and since the project is near to the Hindon Airport Base they need approval from the base that it has got. also the banks like SBI, bank of india, State Bank of Patiala, state bank of Mysore, India bulls, HDFC,ICICI, IDBI, Axis etc have approved and passed home loans.

Hi, VAT and service tax is only paid for under construction apartment. VAT and Service Tax are not applicable on ready-to-move-in properties. For instance, if you have bought a property when it is almost ready-for possession, you must consider to postpone your sale agreement to be signed after completion certificate is issued. If you do so, then you will be saved from paying these charges. Service tax and VAT varies from state to state. Currently VAT in Faridabad is 5%.

Q: There are multiple costs one needs to pay while buying his dream home. Besides other costs, some builders also take an additional charge called the preferential location charge (PLC). Can anybody explain this term?

PLC is a premium cost which a home buyer pays while preferring to book a unit with a better location situated in the same apartment complex. An apartment facing a sea, swimming pool, lake or a park, or Vastu compliant home will be charged a PLC at per sq-ft. rate.
Hi Mani, Each developer and project has a different PLC amount and most of the luxury apartments located in a posh location have higher PLC based on each unit. Apart from the luxury projects, penthouses which are built on top of a tower or an independent villa with a wide road in front or garden facing, or corner plot etc. may also have a PLC but lower than luxury projects. Hope, the next time you plan to check out an apartment, make sure that you look at the premium charges specified by the developer in the project cost sheet.

I think we should all help government in this matter and must save water for future generation. Recycling water and use it for housekeeping tasks and for farming is the best way to save water.
Right Heena..... Water shortage has became an issue in almost all the cities so little care can save a lot of water. Here are the few major points that we should keep in mind while using water. 1) Dishwashers can waste so much water, so avoid running it when it is not full, 2) Brushing Teeth and Washing Dishes with the running water consumes lot of water, 3) Do not need the water running when we shave, 4) Every time we flush the toilet, we waste 10 gallons of water, we should avoid this bad habits, 5) wash your car with a bucket of water. Only turn on the hose for the final rinse. In this way we can save lot of water and help the city facing water issues.

So, before go for buying, check the documents. Made sure that all dues to the builder have been paid by the previous owner in case of a resale. If payments to the builder are pending, the price should be adjusted accordingly. More importantly, early stage development involves significantly higher risks stemming from uncertainty around their permissions, funding, delivery, and often results in delays.
That is what i am telling you that a delay in possession lowers your returns on the property and should be estimated thoroughly before making the investment. First, the opportunity cost of your own funds is high, you might have been better off investing in other asset classes. Second, in the case of borrowed funds, the interest cost can bite you. You will also lose out on the potential rental income.

I will say that Nirala Estate is a good project and they are offering possession in the year end. It's current price is Rs. 3300/sq-ft. Yes, last month, this Godrej Properties Ltd. had launched its first project in Greater Noida, a 100-acres golf-themed township. This project is located at Sector-27 in Greater Noida. It will be a low-density development with a 9 - hole golf course and villas. They didn't disclose the project name and its price.
And the reason behind it, the Greater Noida property market has performed well than other locations in the Delhi/NCR over the last 3 yrs. And don't remember that Greater Noida is an important part of the NCR market.

And banks such as DHFL, LIC HFL, Bank Of India, Bank Of Baroda and ICICI etc have approved this project for housing loan. Sizes of 2BHK are available from 995 - 1195 sq.ft while 3BHHK in 1340 sq.ft. and it's current price will be 3096/sq-ft. Price of a 2BHK will be Rs.30.79L - 36.98L onward while for 3BHK, it will be approx Rs.41.47L onward. This project is almost completed and possession by next month.
Yes, even i have inquired about this project last months, as per them, GNIDA has approved this project and all necessary approvals are in place. As far as bank loan is concerned, HDFC, ICICI, Axis, SBI, Tata Capital etc have approved for housing loan.

And offering 100 Acre golf centric township in Sector-27 Greater Noida as a villas project.

Q: Hi, it has been so many years and no sign of possession from BPTP. I bought a flat in BPTP PArk Elite Premium and still awaiting. Today I received an email asking for VAT amount to be paid else there will be interest charged. Not sure what is the buyer have done wrong to invest in such property which is waiting in eternity..

Hi, I have also booked a flat in BPTP Park Elite Floors in 2009. No possession or update till now. Till date i am yet to receive concrete reply from BPTP authorities towards their intentions pertaining to their obligations towards the commitments made to me at the time of agreement. And there of changing the agreed parameters at their own sweet will to safeguard their personal interest hence unethically playing with my sentiments.
Yes, I think you should file a suit against BPTP in local Police Station and can also file a case in the consumer forum. There are lot's of negative reviews abut this developer and their delay projects. I hve also heard that they have raised second demand notice without allotment/agreement. They must cancel this demand and raised only after signing agreement. They are legally wrong as collection of money without agreement is also in violation of supreme court directives. They must come up with a solution if they care about their credibility in the market.

Hi, Long back, i heard that Mr. Anil Sharma, CMD visited Amrapali Zodiac alone without any other directors or staffs. He visited each and every tower to see the construction condition and patiently listened to residents and assured that by Dec 2016 society will be completed. He also told that a third party is being deputed to complete the remaining work and finishing of common area. Q: ====== ALERT ====== I deposited the pre-launch booking amount of Rs. 7 Lacs. This was my first investment as NRI in India, I had made and I feel cheated as no receipt and allotment was issued to me. I was told during collection of cheques that allotment will be given in Jan2015 . Once my money reached into the Ajnara’s account after that their worry was finished and it was my turn to start worrying so what I am doing yet. Having several calls with Ajnara people and Ajnara servicedesk even on mail(even putting Mr. Harish Gupta/ Tanzeel Ansari/Renu/ Mr. Anand in CC does not helped) also nobody was telling me the date even month of launch even. =================== Now i asked for Refund ==================== As the project Not launched after years, I asked for Refund. From an year now i am struggling for refund. When i delivered my refund document they said refund will be processed in 3 to 6 months (Here you have to notice that, Ajnara is not able to launch project and even they are not refunding money, not my fault). They asked me to sign a affidavit which says i will not ask for any interest and compensation and i am taking refund due to personal reasons. I also gave them thinking that let the process make easy. Hi Ashish If you have made payment by cheque, you have fair chances to get refund since you have not entered into any agreement yet. However builder may not agree to it easily. If the builder does not accede to it in simple talk, issue a notice through some advocate. I am agree with Mr. Jain. This is the worst area in Ghaziabad for family living. There is no chance for price appreciation as this area is under Nagar Palika and you all aware that Nagar Palika is running totally out of money. Better, go for Rajendra Nagar or Shalimar Garden where rate in comparison to Ankur Vihar are marginal high side but have better approach road, good infrastructural development and all daily basic necessities are nearby.

Hi, Very Bad place to live or invest. No appreciation, only dealer's are increasing the property rates there. Society is getting worse with more low income group residents. Not safe for females. Lot's of illegal cases are happening in the society. Stay away from this society and look for some better options nearby.
Yes, and please consider surrounding also, if you are buying for end use purpose, this area is surrounding by rural and low income group. Yamuna flood is the major concern. Border of UP is very near and it has close proximity to Karawal Nagar, Mustafabad, Khajuri Bhajanpura inhabitants are not very far. Don't expect that you will get any malls, good hospitals, showrooms, eating outlets and no proper transport facilities.

Q: I am the owner of a flat in Ace Platinum, Sector-Zeta-1, Greater Noida with a very bad experience of parking issue going on with the builder. Actually builder has shifted my open parking to road side, I am continuously following up to get back my parking but unfortunately builder is not responding, his intention is not good, now I am planning to put the matter in to the court so that no one can be cheated again this group.

Check your agreement first. whether it is mentioned that parking will be provided to you within the apartment, not on the roadside. If it is mentioned then take the advice of a property lawyer.
