As Subramaniam has said, issuing of Completion Certificate shows that the owner has constructed the building as per the approved plan. Basically, it gives a kind of relief to buyer that his hard-earned money is not going to be wasted. I think it is a good option to invest in Chandapura Anekal belt and after few months you can expect appreciation as Phase II of Bangalore Metro has already got Chandapura circle included in the rail network proposed and is expected that Anekal will be included in Phase III.
Hey Deepak, Chandrapur Anekal Road from Chandrapura circle till Anekal is about 14 kms long which is being widened. Chandrapura Anekal belt is fast developing and is well planned, it is well connected to Silk Board and Koramangala. PES Engineering College and Oxford Institution is also less than 15 kms from CA Belt. So I feel the idea of investing in CA Belt is not a bad option.

Q: I am planning to purchase a plot from a BDA approved layout. The owner has BDA khata. I want to know if a property will have both BDA khata and BBMP khata. As I understand, khata is an entry in the governing body's register specifically for property tax. So, I guess a property will be either in BDA khata or BBMP khata but not both. Is my understanding correct? If so, do I need to convert the BDA khata to BBMP khata to start construction?

Hi Aveek, it is a good idea. But I am not sure whether it is allowed in Agra or not. I have heard of this plan in other cities. Have you first checked what is the FSI in your area. You have mentioned that your sister is planning to build 4 floors, but does the FSI value in that area permits four floors? Q: My uncle purchased a flat from a reputed construction company in hyderabad. First installment he paid directly in the office and received a original receipt. He was introduced to a sales executive personally by the company staff . The sales executive started visiting my uncle frequently with the inputs of the site development phase so for the second installment he paid the executive in person at his home in the presence of the executive's coworker and he received the receipt for the second installment by the sales executive but the problem is that the sales executive ran away with the money and our amount was not credited in my uncles account. so the problem pertaining here is the second installment receipt is with fake signature claimed by a employee of the company . I want to know my rights as a consumer to get my money back. Honest opinions and adequate information will be respected.

Hi Naveen..Bonsai Homes is located in Tellapur, Hyderabad. It is close to Lingampally MMTS . This area houses 8-9 residential projects. Till December 2012 the average price of apartments was Rs 2568 per sq. ft. Q: For those who have opted to purchase flat from SI beware. Don't fall into the trap of this builder. Theie main intention is to cheat and not give possession to flat in time. All the projects are still pending. And they do not have any intention of completing. Those who have already invested are taken for a ride. SI is presently a sinking ship and capsize any time with all your hard earned money. Definitely this region is providing luxurious world class projects . In fact not only luxurious but also affordable residential developments also.
Hi Guys, In my point of view, the average residential price of Dwarka expressway in year 2009 was around 2550/sq-ft. After many developments , ups & downs , as of now this average residential price is approx 6950/sq-ft. Which indicated that , region is developing fast , sectors inside this region are attracting many investors, capital appreciation is rising & this region is becoming a hot spot for investors. So nearly 18%-19% growth we saw in this price trend.

Good Morning Bulbul, Nala Sopara is an area that has come up as a destination for affordable housing. Compared to the eastern part, the western part of the area is more planned and developed. As a result, one may find more housing projects in Nala Sopara West compared to its eastern counterpart. There are some upcoming infrastructure which i heard by some reliable sources. These are 1) extension of Mumbai metro up to Virar, passing through Nala Sopara, 2) Nala Sopara-Virar Link Road is currently under construction. The area is making an entry into the Mumbai real estate scenario due to its good connectivity, growing infrastructure and its affordable prices.

Mahangar located in the Trans Gomti Region Zone 2 is one of the oldest planned colonies of Lucknow. Developed and planned 25 to 30 years earlier, there is no new construction activity in the region. The prices have escalated in the last few years and prime properties have exchanged hands between buyers and resellers. The average apartment price ranges between Rs 3000 to Rs 4000 per square feet. So considering your budget, you can get a decent accommodation in Mahanagar but resale property needs to be carefully examined legally for complete paperwork and any pending issues. Buying a resale apartment can also be an option considering your budget.
The price is only for the land parcel and not for the built up house. You will hardly get any first hand sale properties in this area. Most of the properties are for resale only.

Hi Samrat, The authority has got the letters of 3 lacs for 1900 flats in two phase Spandan in 1BHK and Sparsh in 2BHK but only a few got the opertunity in it such as 1375 people are selected for Spandan(1BHK) and 509 in Sparsh (2BHK). Yes, almost 50% applicants has got the letter and rest of the 50% will get within 1-2 months. One thing that i wanna clear here that flats under lottery system comes as a package based not in sq.ft but there is no property available as a new because within the time frame you have to send your application and after the end of that period nobody can buy as a fresh level.

Olympia Enchante is an ongoing project by Olympia Group. The project is expected to get completed by 2015 and it is known to be approved by BBMP and all the leading banks. There is only one apartment available for sale in this project for the time being.

How is the connectivity? Is the area easily accessible from other parts of the city?
It is ust about 15 km from Hinjewadi, which is one of the main IT SEZs in Pune. The Mumbai Pune Bypass Road, which is a part of National Highway 4 passes through the area and connects it to various other cities in Maharashtra and the country. The area also lies just off the Mumbai-Bangalore Highway. As such, Pashan enjoys very good connectivity. There are regular PMPML buses from various areas to Pashan. The nearest railway station is just 10 km away while the Pune International Airport is about 15 km away.

The Price in this project is around Rs 1.7- Rs 2 Cr for a 2 BHK of around 653 sqft size.

Do you know that the scam became evident in 2013 when the Shrimad Trust, which has owned the plot since 1948, came upon paperwork which suggested that the land now belonged to the Senghanis.
Yes, In May 2013, the trustees found that a requisition was made to the Charity Commissioner for papers pertaining to the plot. A month later they find out that the Trust no longer owned the land, and instead four members of the Senghani family Mansukhlal, Deepak, Pradip and Prakash were the new title holders.

Because of that they approached the Charity Commissioner, who ordered an inquiry. The probe showed that the paperwork had been forged and the land records altered in collusion with government officials.
According to the report, a 1953 order of the Commissioner was allegedly forged to show that the plot was owned by a man identified as Kamal Priya Bhahuji, and not the Trust. These papers were then inserted in the Charity Commissioner's records. The paperwork also indicated that Bhahuji sold the plot to the Senghanis in 1996, for which a registered sale agreement was allegedly forged. The land record in the tehsildar's office was similarly altered using the alleged forged documents, and the owner's name changed from the Trust to that of the Senghanis.

Even on September 29, the Worli police recorded a case of fraud, forgery and cheating against officials of the Charity Commissioner's office, the tehsildar who altered the land records, and the Senghani family.
It is also heard that Mumbai Mirror made repeated attempts to reach Mansukhlal Senghani and his family - calls were placed and text messages sent - but to no avail. Sources in the police department said the Senghani's claim they are victims and not conspirators.

No, the first such investment took place when Dutch pension provider APG invested Rs. 770 crore in Mumbai-based company Godrej Properties in 2012. Later, GIC, or the Government of Singapore Investment Corporation, invested Rs 1500 crore in a Bengaluru-based company Brigade Enterprises.

@Rajat, On the other hand, the last year saw the percentage of launches in the premium section drop to about 6% as most builders tried to sell projects that had already been launched. As per the report . residential launches in 8 major cities dropped by 50% at 24700 units in the first quarter of 2015 over the same period last year as most developers are concentrating on completing existing projects.

The government has granted environment clearance for a 35-km coastal road project to connect north and south Mumbai. This project will help in decongesting Mumbai roads and create 91 hectares of green space.
The coastal stretch will help a lot to the tourists. The road, considered as essential to plans for transforming the Mumbai into a world class city. It has planned as a freeway to connect South Mumbai to the Western Suburbs through a high speed corridor as a cheaper alternative to sea links for decongesting vehicular traffic in mUmbai.

@ Raj Roy, Many subvention schemes are popular in these days in this area and per sq-ft price are also higher in this process. Builders will say following this payment plan you will have the project on time. But is it happening? Or buyers are stuck with one project & one developer. As of now as many as possible builder are planning to get approval from bank for subvention plan.

It is true that home buyers preference is changing with time. It is also true that several urban buyers are increasingly looking for new homes near their office location which could be small in size. They prefer a house that is enough for his family needs. But this does not mean that they are compromising on their lifestyle.
Right Sishir, In realty, they prefer a small compact house equipped with all the basic amenities. They are looking for homes that are closer to their work places in order to reduce commute times. But at the same time, these locations are expensive compared to the suburbs, and buyers may be able to afford smaller units, which is more than acceptable.

Because MMOPL has demanded a minimum operational subsidy of Rs 21.75 crore/month in addition to the one-time capital grant of Rs 1000 crore to continue operating the 11.4 km Versova-Andheri-Ghatkopar corridor. The operator has asked the government to decide on the demand by October 31 this year but despite repeated attempts, the company did not respond to their queries.It's true.... i remembered Sharbani.....The corridor was built at the cost of Rs 4321 crore and this 11.4km elevated corridor comprising 12 stations, connects Versova and Ghatkopar, the eastern and western suburbs of Mumbai. This corridor is run by MMOPL, a joint venture owned by Reliance Infrastructure with Veolia Transport and Mumbai Metropolitan Region Development Authority as stakeholders.

For booking an apartment you have to pay Rs 1 lac and the project has got approval from all the leading banks. The project is under construction and the expected possession date is by March 2016

I agree with the Ujwal's point of view.......to increase sales, developers have no choice than to cut property rates. We have seen that in most of the under construction projects, builders are keeping low prices. Year-to-year, prices have come down almost by 0.95% and 3.23% in MMR region and Mumbai, respectively. It is happening because the property prices had shot up beyond the buying capacity of the customers. But there was no matching rise in salaries. There is a huge difference between affordability and realty. And a result, it has decreased the sales.

In the MMR, corresponding figures are Rs. 1.32 crore and Rs. 1.30 core respectively. There is no significant sales and most registrations are for leave and license and lease agreements.

According to me, over supply of housing units and high prices are drying out property sales. Even builders admit that they are feeling the pinch. They are facing the huge problems in clearing pile-up inventory.
Affordability means, the total flat cost should be equivalent to the total 5 yrs. income of a husband and wife. If it is more than that, buyers will be opposed and will stay away from the market.

In spite of the fact that a large segment of the new awards would be under the conventional engineering, procurement and construction (EPC) model, the public private partnership (PPP) segment is also looking up thanks to right-sizing of projects, the policy that four-fifths of the required land will be in the government's possession before Public Private Partnership projects are awarded and the hybrid model which reduces the risks borne by the private developer.

This is really recommendable Mani, Of the road ministry's demand for additional budget expenses, Rs 2620 crore is for awarding contracts for building additional national highways, which has been targeted at around 10000 km this financial year, and Rs 1510 crore for special speed up road development programme for the North-East.
@Abhi, It also have the intention to increase the non-Plan expenses for maintenance and repair of national highways by Rs 1000 crore from the Budget Estimate to Rs 3700 crore.

I know that you all have been under the burden of RENT + EMI and want to move in to your apartments at earliest. However, one should be careful and think about the safety of their families. While some of the genuine builders have offered such letters in good spirit. Fit out possession is illegal and a crime and buyers should protest this.

Right Varun, Although metro rail connectivity gave a boost to the real estate market in MMR. The MMRs property graph crawled up by a percent in April-June2015 after witnessing a 2% growth in Jan-Mar 2015.

As per the builder, in 1977, when the Society was formed, he had sent a draft of the conveyance deed for approval but the Society had not responded. He alleged the delay cause to the Society's negligence. He also claimed all documents had been handed over to the Society. He also argued that the complaint should be dismissed as the legal legatee of the deceased partners had not been brought on record, and only he was being singled out and targeted.

It is not true. Because the forum found that there was no evidence to prove the builder's dispute that the draft of the conveyance deed had been sent to the Society for approval. Similarly, there was no documentary evidence to prove that the builder had handed over the original title deed and other documents.
Not only this Ramesk, The builder was also directed to pay Rs 15 lakh to the Society toward compensation and Rs 10000 as costs. The Forum also directed the builder to comply with the order within 30 days, or else pay the amount with 18% interest.

Hi Ansh, Is it a agriculture land or Non-agriculture one? Do you have conversion certificate for it? What is the area of the plots from minimum to maximum and its current asking rate?
Hi Kunal, As i know if you are buying agriculture land in Indore, you will have to get the land diverted in accordance with the relevant provisions of the Madhya Pradesh Land Revenue Code, 1959, within one year from the date of acquisition, and commence the proposed non-agricultural use of the land within 3 yrs from the date of diversion.

Thanks Varun, Where is the project strategically located and how is the project connectivity and daily basic amenities from the project site? is the locality good for residential use?
@Pranab, I haven't visited this place earlier buy one of my friend belongs to this area have given me some idea about this locality. Subham Vatika is a part of the suburban area of Kotabagh in Nainital. It is well connected to near by localities by wide roads. Inhabitants of the locality have easy access to public facilities like schools, colleges, hospitals, recreational areas and parks. Transport facilities is also good in the locality. Lot's of infra development have seen in the last 10 yrs. But still i would like to tell you to visit the project site and do your own due diligence before investing your hard money in it.

Q: Hi guys, I am planning to buy a plot in dio city in phase1. After background check my lawyer said that I can go ahead n buy the plot and there were no problems. I c that layout has many house coming up with no problems too. So anyone can ping me if there's any issue you would like to confirm
