Hi Mr Wasim Mohammad, In my point of view, development of roads such as Hedgewar Path, Aundh-Ravet Road, Rahatani Road, and Kalewadi-Rahatani Road was another factor that contributed to Rahatani’s development and improvement in connectivity.

Hi Everybody, I have checked Raunak city last month. I am interested in Raunak city Ph-3. In Raunak City Ph-3 all the towers are of 7 floors (with no floor rise) and are of 1BHK. Two towers possession is in Aug 2015. Should i book my flats in it ? Kindly advise.
Hi arun, You have written that they are giving possession for the Raunak City Phase-3 in August'2015 but i found that some of the project listing site like HDFC Red in December'2015. I don't know who is right or wrong. I am really disappointed buying flat of this project.

Hi Rishita, nyati estate is a very good project with good construction, garden societies and amenities and all but the main problem is water.. There is a severe water problem and the builder doesn't convey the project to the society easily . Today the scenario might have changed.. Project is nice and flats are quite spacious as per requirement.However, the status of Environmental Clearance is still not cleared. I read somewhere extract of EC Meeting dated 16Jan 13 Environmental clearance for “Konark Meadows” at Gat No. – 1185/A, Plot No. – 3, Near Wagheshwar Temple, Behind Moze College, Wagholi, Pune by M/s. Q: The Lake District Project is delayed beyond comprehension. We have booked a 2BHK Flat in Bldg C4 in Jan 2011 which is a part of the Phase1. As per the agreement the Apt should have been handed over by Dec 2012 considering all the grace periods of more than 6 months. The building has only reached 6th floor out of the 12. How many are such agreived parties? Can we join together and issue a notice to the builder?

Hi Has the builder contacted any of the members for the handover of the flat and if so are they asking any of you guys to sign some indemnity bond indicating that you give up all your claims for the delay in the delivery of the Flat. An indemnity bond is a bond that is planned to repay the holder for any actual or claimed loss caused by the issuer's conduct or another person's conduct. An indemnity bond acts as coverage for loss of an obligee when a principal fails to perform according to the standards agreed upon between the obligee and the principal. During the time of foreclosure, if the house is sold to pay off the loan and there is negative equity, then the indemnity bond pays the difference.

Q: Finally the most awaited time has come. The most hyped navi mumbai property market (specially ULWE) soon to progress on the path of misfortune. Dear Gary, What u r saying about ulwe now, many said same about ghodbunder road 10-12 yrs back. and you know the results now. Same was the case with Seawoods. Property rates are never going to go down. I bought an apartment in Ulwe and 1 in Ghodbunder road both in 2013, and both places have experienced growth buy 25% buy now.
Ulwe is well connected to most of the localities in Navi Mumbai by road. The Uran Road and JNPT Road pass through Ulwe connecting it to localities such as Greater Khanda, Kharghar, CBD Belapur and Panvel. The Vashi Railway Station is the nearest railway station. The nearest airport is Mumbai's Chhatrapati Shivaji International Airport. The chief modes of transport in the locality are buses and auto-rickshaws but there are very few of them. The Navi Mumbai Municipal Transport (NMMT) runs bus services from Vashi, Nerul, Kharghar, Uran and Belapur to Ulwe. A railway station being built nearby called the Bamandongri railway station.

Q: I’m planning to by an under-construction property in Pune. Previous owner had paid VAT on the flat, do I need to pay VAT again on same property?

Hi Neha, Yes Service Tax and VAT is only for under construction property. But if you buy flat/ unit only after the builder obtains Certificate of Completion from the Competent Authority you need not have to pay any of them. In short purchase flat which is ready for possession. you should ask the builder to provide you a break up of all the charges on a written document. For the payment of the service tax it is always advised to make a payment by check rather than cash, as it is accounted as white money and the white payments will be helpful for you from taxation point of view in future and when you will be planning to sell your property. Don't forget to ask your builder to provide you a receipt when you make him a payment by cheque.
One more thing you should always keep in mind that when you buy a flat you buy two things from the builder 1. Undivided Land of Share and 2. The flat. Both VAT and Service Tax (As on Jan 2013 ...Service Tax @ 12.36% on 25% of BASIC Price ( if Land Cost is included ) otherwise 12.36% on 33% of Basic Sale price ) need to be paid on no 2 and not on no 1. Make sure you get a TAX invoice for those if builder is not giving you the TAX invoice then dont give those amount.....rest of the things as KTPCL+BWSSB + AMMENITIES are chnarged at 12.36% ....BUT Parking could not be chnarged for service tax as , as per SC decision Parking slot is not an extra service but the part of construction itself

From Dhanori, it is located at a distance of 4 km and from Kharadi, it is about 7 km away.There are other factor that has attracted developers to come up with projects in these areas is the availability of land banks and good connectivity via Nagar Road.

Q: I have purchased a flat in Cilantro in Year 2012 with a promise of getting possession on Dec 2013. Obviously the project is not complete and the completion date is not known. The locality is not that conjested as compared to other areas in Pune. One can still find abundant greenery in and around Kharadi. Transport connectivity is good and there are good educational institutes, financial institutions located in Kharadi. Looking for a property in Kharadi has lots in store since it is near to airport and central areas like Koregaon Park, Magarpatta, Kalyani Nagar, Viman Nagar and Wagholi. With lots of IT companies such as Tata, Eaton, Reliance, Zensar, Wipro, Honeywell etc., 5 start hotels and commercial buildings, development is surging at a rapid pace.
Yes you are absolutely right Mr Suraj. Apart from being a posh and decent locality in Pune, Kharadi not only is enjoying the benefits of good infrastructure and presence of multinational companies, but also at the same time enjoys excellent water supplies and uninterrupted power supply. Better transport facility and linking of proposed Kharadi-Mundhwa road is making this locality a hot and safe investment destination. Investing in a property in Kharadi will only mean that you are in the right track and making the correct decision.

Hello Aarti, The good point is that even their share price also made a solid jump from Rs 30 to Rs 90 in recent times. As a result the board of directors have also declared a 45% of profit as dividend to its share holders. This was mainly possible because due to their sincere commitments, delivery track record was impressive and right pricing made them march towards success.

Hi, As many high end posh and luxury projects being launched in Pune, this has put the city in the country's luxury housing map. It was only a few years back when a couple of high-end luxury projects were launched in Pune. But now we see that more and more posh high end flats coming up in the city as well as in the Pune outskirts.

Hi Shweta, Paranjape Pratham by Pranjape Schemes Const. Ltd. is well situated at Sadashiv Peth in Pune. It offers 2/3 BHK. All the units in 3BHK has been sold out and 4-5 units in 2BHK in 1186-1300 sq.ft, Rs.1.36 crores onward are available for booking. There is no issue with the project. It has got all the approvals from Pune Municipal Corporation. They quoted the same price as it now. But there is a chance of negotiation if you are really interested for buying.

Hello Dipti, The expected date of possession would be 2 years from now i.e. March'2016. I haven't heard any bad news till now. Because this builder has a very good reputation in Pune. Yes, You can get a home loan easily as HDFC and Axis Bannks are providing loan for this property.

As far as I know government has approved the project and has also sanctioned Rs 8.5 crores for the construction. The construction will begin before the Kumbh Mela 2015-16 in Nashik. Well..... Himani, Dhanori is an upcoming areas located on the eastern side of the city and offers properties at affordable price compared to other areas. Huge development have been seen in past few years which raised the housing demand. This area is very close to Pune Railway Station and the Airport. The development work has already started in this locality and govt. is looking at the infrastructure of this suburb.

Well, Pimpri Chinchwad is a twin towns naming Pimpri and Chinchwad governed by a common municipal body the Pimpri-Chinchwad Municipal Corporation. Q: We are planning to shift to Pune and buy a house in Wagholi. Please share the pros and cons of the locality.

PROS: Wagholi is becoming a preffered residential destination in Pune because of it affordability and proximity to various IT Hubs. The locality has good connectivity via Nagar road and easy access to social infrastructure, schools and malls. It seems a new four lan flyover is proposed which will connect Wagholi to Shikrapur. Nagar Road has now been widened into a six kane road. Less traffic is there because of the broad roads. CONS: The infrastructure in this area need to be upgraded. Water supply and power need to be addressed. The locality is good for single professionals.
Hi, The zone has a built social Infrastructure which comprises of shopping centers (Inorbit Mall, Phoenix Market City), schools and hotels.However, water supply and power are the main concerns in the area that needs to be addressed. but soon this problem is rectified by the local authorities.

Q: The possession which was supposed to be in June 2012 was later delayed to Dec 2012 and since then it is being delayed. It seems like there are court cases going on now against builder. Anyone who has a flat in Yashodhan, can you shed some light on this matter?

Hi Rohit, I did some investigation about the builder and it was positive overall. As far as my knowledge is concerned you need to be very clear on all the agreement between you and the builder. Probably, ask for draft copy of agreement. Also, you can ask for interest for the money paid till said possession date if you don't get the possession actually.

HiSaurav, The overall returns (loss) for investors are around (minus 3.5%) in the negative for this project. It would be even worse after 4-6 years. perhaps around minus 12% (loss). compared to FD returns after taxes. Please do your calculations independently and verivify all the legal; documents and environment clearance, connectivity and location as well before entering into any project.

Hi, Once you pay the total amount, this is where the actual problem starts. Your flat work will not be completed – brick work, painting, fittings, wood work etc. Since the builder has mentioned 36months, he will take his own sweet time to finish it. After Sale Deed registration, the builder will ask you to move into flat without Occupancy Certificate. Once you complete interiors and move into your flat, you will start noticing problems like temporary electricity connection, leaking taps, patches in painting, Lift will not be working continuously, Incomplete parking lot, Drainage problems etc.Hi, Once you pay the total amount, this is where the actual problem starts. It will cost around Rs. 1.34 Cr for a 2BHK and Rs. 1.76 Cr for 3BHK. It is a G+6 storied apartments and consists 3 towers. Booking amount will be 20% of the agreement value and rest of the 80% in the easy EMI.

Chinchwad comes under PCMC. It situated on the old Mumbai–Pune Highway in the heart of Pimpri-Chinchwad which is one and a half hours from Navi Mumbai. Annex by Navkar Associates offers 3 BHK residential apartment from 1400-1776 sq-ft. and the price per square feet is Rs. 6300. No, it is G+4 story apartment consists 10 units. There are only one lift in it.

Bank loan is under process as the paper work has finished and they are waiting for the approvals. But the date of possession will be October-November'2015 as per their sales manager. The current residential price trend in the locality is between Rs. 5250-5450/sq-ft.

As per my knowledge Yerawada is an old locality is Pune and densely populated area. The area is good for end use purpose but I do not feel it is a good idea to invest in this locality as the resale value in this area will not be as good as Viman Nagar, Koregaon Park or Kalyani and even the area has slums. Current the rate is Rs 7000-Rs 9000/sq-ft, anyways the rates are on the higher side so I do not think the rates will increase so easily.As per my knowledge Yerawada is an old locality is Pune and densely populated area. Hi Madhu, As per my knowledge, this is a populsr residential project developed by MMG Construction on KRS Road, Mysore. This location has basic amenities nearby. This project offers 2 BHK &3 BHK apartment ,area ranging from 900sq-ft to 1500sq-ft. Builder quoted price is around 2600/sq-ft to 3000/sq-ft. Expected possession of this project is May 2015.

The penalties for delay in payments by buyers are mentioned explicitly but obligations of timely delivery by builders are played down. Try to speak with the builder and pressurized him for compensation. I think you should go for Wakad because it is only a 7 kms from Hinjewadi It Park and will take 15 mins via Hinjewadi Road and Phase-2 Road to reach there. Some of the good project in the locality are Altissimo, Deep Varsha, Ivana, Kasturi, Park Ivory, Park Titanium etc. which offers 1/2/3 BHK residential apartments.

Q: We are a group based out of Pune and are looking to invest in farmhouse plots in a scheme in Bhor (Kurunji Village). We had the deal almost finalized when one of the members of the group raised an objection that the land that we are looking to Purchase is in Vanikaran zone ( as per search report and 7/12 Extract) and his lawyer is saying that according to Forest Act of 1975, this kind of land cannot be purchased or sold whereas our legal counselors have said that there is no problem is such a purchase except that the FSI is only 0.4. We are looking to purchase 4-5 plots of 11000 sqft each in the scheme. Since we are stuck with this problem, our group member says that he is willing to go ahead if there is some documentation which clearly says that Purchase and Sale of such land is permissible by law. Because of him others in the group are also asking for the same. Our lawyers have not been able to help us in this regard though they maintain we can go ahead with the purchase. I tried to find information on the same online but couldn't find anything. Appreciate if you could help throw light on the matter stated above and help us on the above issue with your expert advice.

Hi Vinay, As far as possible have rectangular rooms. Even an 11x15 ft ratio is good. You require less steel rods to support and strengthen it. You can have a strong staircase with two support beams. With Saadarhalli stones and 2RCC beams as support, your staircase is strong. Hi All , In my point of view, the fact that the authorities are taking such action against unauthorised construction is a good thing for the market in general and has added to Pune's credibility quotient. There will be a bit of a shake-up on the market in 2015 as it aligns itself to various new regulations, but this is a necessary process which will be seen in most cities of Maharashtra. The benefits given to both developers and buyers in the last Union Budget will kick in during the upcoming fiscal, and this will add to the already positive sentiment.
Hi Mr Marathi, Residential properties in both established and new locations were in demand during the latter part of 2014, and luxury projects did especially well. Also, project launches across categories were toned down so as to aid absorption of existing stock. Some of Pune's larger developers were a bit over-aggressive in launching luxury projects in 2014, and we will see supply in this segment slowing down in 2015 as existing inventory awaits to be sold.

Hello Rajiv, Pune residential sales is also going through a tough phase. Even the recently announced Union Budget did not do much to ease the sentiment of the prospective home buyer. Residential sales across Pune in 2014 drop considerably compared to 2013. It decreased from about 38000 units in 2013 to about 34870 units in 2014, recording a drop of about 10%. Besides, residential launches across the city also fell by a whopping 26% in the 2nd half of 2014 compared to the same period in the previous year.

Day before yerterday, the Maharashtra government has asked the Municipal Corporation of Greater Mumbai to correct actual problems on land use in Mumbais draft development plan for 2034 and come out with a modified draft within the next 4 months.
Yes, i read this news. And at the same time, the current DP will cease to exist after publication of the improved DP and the process of inviting suggestions and objections from citizens will begin once again. A committee appointed by the state government under the chairmanship of chief secretary Swadheen Kshatriya in its report mentioned many cases of actual mistakes on existing as well as proposed land use.

Hi Prabha, Project location is one of the advantages of this project. Currently the price of this project is Rs 6600 per sq ft and for 2 BHK units of size 1150 per sq ft the overall cost is 76 lakh. The project does not have car parking space which is one of the drawbacks of this project. However the project is ready to move position so one can easily go and check the construction quality.

Hello Rithwik, Few of my friends invest in this area and as per his purchase, I think a the residential apartment in Viman Nagar is priced around Rs 7700 per sq ft. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. Yes, it would be better if the Govt's focus on smaller number of cities first and then developing them as model for others going forward. Present Govt. has already started so many programme in 2015. Now it is time to complete those project in proper manner. Under this mission, center will give financial support to the limit of Rs 48000 crore over 5 yrs, which is on an average Rs 1000 crore per city per year. And an equal amount, on a matching basis, will have to be contributed by the state and urban local bodies if required.

Hi, As per Section 7 of the Maharashtra Ownership of flats Act, after the plans and specifications of the building, as approved by the local authority as previously mentioned, are disclosed of furnished to the person who agree to take one or more flats, the promoter shall not make any change in the structures described therein in respect of the flat or flats which are agreed to be taken, without the previous consent of that person. It is consider as a criminal offense and you have right to file a case against the builder in consumer forum. Similar clause exist in apartments acts across country.
@Vinay, This order will help future home buyers and would finally mean that the buyers would end up getting what they initially signed up for and if there are possibilities of change to the original plan, even then the buyers would be a part of that change in decision. Am i right ?

If strong IT frameworks, connectivity and digitization are made possible in smart cities, there would be a marked improvement in the quality of infrastructure.

Yes, it is true Surekha. Those who have booked their flats 2 yrs back and promised the possession on 30th June had delivered the project by 8 month delay and unable to provide the said amenities. At the time of booking they told the innocent buyers that it will be a G+10 storeys apartments but later it came to know that it will be a G+12 storeys. It means 2 floors are constructed totally illegal.
Right Suraj, What we have faced, we don't want that some innocent buyers should come in their trap. They have provided a garden in front of Wing-A block, but they didn't provide us garden in Wing-D. They are running the lift without license and back up and we have yo face technical issues many times.

HI Uday, In case of an independent house, the value of the house is sum of the value of the land and construction cost of the building. While the value of the land needs to be benchmarked to the market price, the value of the building depends upon its age.
You are right Vatsa.....In case of an independent house, the total useful age is estimated to be about 60 years. Suppose you are selling it after 20 years of construction, selling price of the building minus depreciation is arrived at by this simple formula- Number of years after construction/ Total (useful) age of the building. In Karthikeyan’s case it is 20/60 = 1/3. Therefore, the remainder of the useful age is the price you can ask for the building component. To this building price, add the price of land arrived at through market benchmarking to get the total price for the house.

Q: Just visited Godrej Infinty site at Keshav Nagar, Project is in full swing and nice location this will be next kharadi in next 5 years. But there is issue of air pollution back side of this project. on River side there is huge garbage dump which keep out burning complete day which causes air pollution in that area. @Pankaj, I am a resident of Hadapsar and living here since 21 years. It is a good locality for family living. As far as project location is concerned, Hadapsar is an eastern suburb of Pune, located around 8.5 kms from the heart of the city. The area was once a small village but now stands as a prominent locality, due to the development of nearby areas like Magarpatta, Amanora Park and Handewadi road. It is one of the fastest growing localities and house numerous IT and BPO companies. The area has good internal roads and enjoys connectivity with other parts of city via the PMPML buses. The presence of IT Park at Hinjewadi has significantly contributed to the increase in demand for property around the Baner-Balewadi belt. Pune University also situated close to Baner and is easily accessible from Mumbai-Expresssway. A number of companies set-up their base in Baner. Yes, we are fighting for good service since 5 years. Even after doing multiple follow ups, kul team is unable to resolve my issues. All amenities are far from completion. Very unprofessional team. And most important thing which you have to remember while go for booking or visit the developer office, buy only those project which are RERA approved. Located close to the Pune-Nagpur Highway, Chikhali has IT Parks, automobiles industries and factories in its vicinity. It has the finest infrastructure including hospitals, markets, schools, shopping malls, institutes for higher education as well as the new international airport and railway stations in the vicinity. Property rates in the locality range between Rs.3955 to Rs.5960 per sqft. Chikhali is well connected by rail and road networks. The area has an extensive bus service and the Chinchwad Bus Stand and the Bhosari Bus Stand lie in close vicinity. Mahanagar Parivahan Mahamandal Ltd, BRTS, and a host of other private buses connect the area to neighboring areas. It has excellent connectivity to Pune International Airport which is located at a distance of 27.5 km via Alandi Road and Pune - Alandi Road. Chinchwad is the nearest and major railway station to Chikhali situated at a distance of 6.9 km via Chikhali - Kaspate Vasti BRTS Road.
The civic amenities have also improved here. The industrial and IT sector growth have led to the development of the retail and hospitality sector as well. I receive a monthly rent of Rs 22000. the property mgmt company is already charging me 18% service fee. on top of it they are charging me 18% GST on the service fee. Your property management company is making you fool charging you 18% service fee and 18% GST. Rental income received from residential house is exempt.
