Q: Hello, I purchased new flat (under construction flat) in Bangalore in June 2011. Basic cost of my flat is 30Lakcs. And 1.5 Lacks for Car Parking. Total basic cost is 31.5 Lacks. My Builder charged me 5% of VAT on 31.5 Lacks (Basic Cost of Flat + Car Parking Amount). My Builder also charged me 2.7% of Service Tax on 31.5 Lacks (Basic Cost of Flat + Car Parking Amount). Do I need pay both VAT and Service Tax to my builder? Do I need to pay VAT? If yes, as per Govt. norms how VAT I need to pay to my builder? As per Govt. norms how much Service Tax I need to pay to my builder? Please advise. Thanks, Venkat.

VAT and service tax is only paid for under construction apartment. Service Tax is 3.09% of Total Cost(means 12.36% of 25% of total cost) and VAT is 5.5% of total cost = 8.59% of total cost.VAT and service tax is only paid for under construction apartment. The launch price was 3800/sft and now they are quoting 3900/sft. I have visited the site and I have something to say like there is a HT lines in the project ,which i guess should not be a problem but still it is inside the project . There are other 2 proposed apartment complexes next to each other and not sure when he plans to start. One of my friends booked a plot in second phase – they were completly dissatisifed with the phase in which things were moving and filed for a refund with Citrus ventures though they got their money back in a month’s time. According to government reports, most of the housing projects do not comply with rainwater harvesting. To add to it, the increasing number of housing projects has also adversely affected the water table. Around 90% of the buildings in the city bank on water tankers and borewells. In accordance to a survey by the stamp and registration department, a number of flats are lying vacant in Bangalore, since homebuyers are afraid to purchase them due to water scarcity. Lack of water connection and tankers in such buildings have significantly contributed to the decline in possession of flats in Bangalore
Officials of sewage and water authorities of Bangalore further confirm that Cauvery water will not be available for the people of the city, since the state has utilized all it was allotted. The government is trying to find an alternative way such as getting water from Ettinahole, but this would consume a lot of time to get implemented

I feel Electronic City is a better option for investment and you can also except good returns in the coming future because of the PRR project. You can also get good returns as some may offices are there. The region is well developed and has many reputed IT companies, industries and residential spaces. It also has some of the reputed educational institutions and hospitals to give better facility to the residents.
From investment point of view Electronic city is a good locality but you have limited choice to invest in where as Sarjapur road has more option for villas and much larger flats. :) :)

The current price per sqft for Phase I is Rs 3099and for Phase II is Rs 2999 which is not negotiable. 81 percent of Phase I is already done and it is expected to get completed by October this year and Phase II will be launched by 4-5 months and expected possession date is by third quarter of next year

I visited Sri Amethyst apartments yesterday which is under construction currently by Sri Srinivasa Developers. The floor plan looks ok to me. The price they quoted is Rs 3200 per sqft which is negotiable and they got approvals from BBMP and A Khata is there. Can some one please let me know if Sri Srinivasa Developers is good to invest in and also Sri Amethyst? The property to get ready by Dec'2014 as per them, means I can expect it to get ready by Jun'2015 (6 months buffer because no builder says the correct time)!
@ DC Bansal, they have completed only one project so really cannot comment on that. But if you are investing you can go for other project which are coming up in KR Puram.

Jakkur is very much good for end use purpose as well as good for investment. Jakkur is one of the finest and prime location for investment purpose of Bangalore. The real estate growth of the vicinity has been aided by the sharp crisis of plots in the city.
I know that Jakkur is an ideal place for investment purpose but if you are planning only for investment purpose I would advise you to go for Hedge Nagar. This area is also developing slowing so if you are investing now you can expect good returns in next 4-5 years.

Hi Sarkar, the project is known to be approved by BMRDA. The project seems to be a ggod one as it is located on NH 207. The concept of teaser loans clearly states that for the initial years, the loan will be on a fixed rate basis only to get converted to floating rate basis, eventually.
According to RBI’s norms, all dual loans should be treated as teaser loans and provisions for such should be made by banks. Furthermore, RBI testifies the fact that such products are valid and are not banned, however, certain stringent rules are required to be adhered. To straighten things up, RBI in 2010, asked the banks to make a “special provision” of 2% of the outstanding portfolio of such loans. In addition to it, since no banks were willing to accept the regulator directly, RBI asked the banks to pull out their teaser loan campaigns.

You can go for Artha Citrine and Confident Aspire they are offering good sizes of plots and the price of the plots ranges from Rs 26 lakhs to Rs 52 lakhs. I am planning to invest in a flat here. I quite liked the area and the pricing is reasonable I feel. I am approaching one of the banks that has approved the project for loan and so far it seems ok to me. Some of the comments are pretty harsh here while I myself have had a good experience with the builder so far. Not sure as to why there is a mixed bag of comments. My experience has been positive!

Q: Hi, I recently bought a villa and have got the agreement and registration done. However, my query is regarding the "Assignment Charges" clause in the agreement. It says, The purchaser shall not assign/transfer his/her/their interest under this agreement without the prior written consent of the Seller/Developer. In the event the Seller/Developer provides its consent for assignment of Purchasers' interest in this Agreement, then a transfer fee of 20% of Sale Consideration shall be payable by the purchaser to the Seller/Developer, however it is exempted if the assignment is made within the family members; My question, once registration is done, why should i take the permission from the developer to sell it? Also, it appears to me that the clause is applicable perpetually and any day I were to sell the property I would have to pay the developer 20% of the sale proceeds. Is this how every developer writes the agreement? Is there something wrong or am I being apprehensive?

The price for plots, villas and apartments have been on a rise in Yelahanka and Doddaballapur road. Since 2011, the Hebbal locality has registered a 59% hike in real estate property appreciation. Much of it can be attributed to its close proximity to the Majestic Railway Station, ISKCON, Marathahalli, Palace Grounds,International Airport and MG road. Close proximity to the Bangalore International Airport and the proposed Hebbal to BIA road project (that will ease the traffic flow significantly) has raised the bar for North Bangalore. Q: I am pllanning to buy a plot from a just launched layout (near Kumbalagodu of mysore road) from a developer. Developer is saying this is BMICAPA approved. But how to make sure this just launched layout has been approved or sancationed by BMICAPA and there are no legal issues with this layout. I think you can check if the plot is approved by BMICAPA with the order number in their website. You can also take help from your legal expert to check whether the layout is approved by BMICAPA and BMRDA. Q: Hello, I am interested in buying apartment at Bren woods. Could any one please tell me, how is Bren's registration process. I heard from one of my friend that the apartment registration is not done on the government stamp paper, rather done on Bren's letter head. Two months back the project was launched and the possession will be by August 2015. Yes SBI, HDFC, LIC Housing Finance, Bank of Baroda has approved the project. So you can take home loan from any of the said banks.

Haralur Road is a good and decent locality in Bangalore. The area is well connected with the other parts of the city. The area is fast developing because it is close to Hosa road and NH 7 so after few years you can expect appreciation. Water crisis is a big headache all over Bangalore. The area is fast developing because it is close to Hosa road and NH 7 so after few years you can expect appreciation. Water crisis is a big headache all over Bangalore. @Vibhor, The center and the state governments will together invest about Rs 11654 crore to make available 135 litres of clean drinking water per person each day and provide sewerage linkages in all the 272 cities. What more we can expect from a one and half year old govt.

Finally some good initiative has been taken. I want to know how to e-register land?
E-Registration of land is very easy. You can either download online or get the land registration form from the concerned authority's office. The land will be registered within few days after the form details and the documents of the respective person are verified. This completes the full registration process and establishing the authority of ownership of the property.

According to experts, once a specific phase is completed, the concerned authorities after inspecting the building grants it a Partial OC. Simultaneously, as the next Phase finishes, partial OC is given to that as well and so on. Once the entire project is complete, Partial OC is replaced with one common OC for the entire project,Partial OC is granted to large projects that are being developed in different phases or blocks. I am agree with you Javed. But at the same time, You can also invest in Alkapur Township, manikonda as the rates are reasonable currently and likely to shoot up as the proposed Radial Road 5 work is in progress, once the road is ready it connects to Nankramguda service road and which directly shoots up the real estate prices in that area.

Q: The property market has slowed down and delays are to be expected. But not so with Adarsh as things have been good from the last month. Overall the experience till date with many is good. Their response rate is good and construction quality/concept is really good. Sales/marketing team always clarified our doubts so always felt confident about the project.

Q: Hello all, I have purchased a Land loser site from MUDA 20 years back. I had not taken the Title deed at that time as they were not giving at that time. Now I want to take the title deed. If anyone has taken Title deed kindly let me know the procedure for obtaining the same. I am seeing that the fine amount is very high. Yes, Copy of sale deed can be obtained from MUDA, Sub-registrar Office. The penalty clause kicks in only when the property without the title deed is sold to another party.
Procedure to obtain the title deed: 1) Obtain the title deed (kraya patra) request form, fill it out and provide all necessary documentation listed on the back of the form. 2) Submit the required documents to MUDA and obtain the acknowledgment A caseworker is assigned based on the location of your property. Find out who he or she is and keep meeting her to get the status. The usual nonsense you get from MUDA workers is that your file is not found! You have to bribe the file locator who is a lazy ass sitting in the secure corridor. Once your file is located, your caseworker will have it with him/her and then you have to constantly pursue it for the status update. Find out who the Tahasildar is and meet with him.

Builders are transparent in this regard but if you are buying landowners share then it becomes very difficult to find out. 3) In some cases, Landowner give marketing rights to builder i.e. right to sell his flat. As per the developer, its expected date of possession is Dec-2019.
