Q: Unitech is not able to keep its promise and not able to deliver the project. I have purchased a apartment in Uniworld Garden II? Can anybody tell the current status and possession date? What can be done against builder in case of delays?

I live very close to this location. Since 2009, I am seeing construction happening & since November 2012, I am hearing about possession to be offered in 2-4 months starting from Tower D & since then, I can only see towers covered with green cover. Even today they say possession in 2-3 months. Weird. This is the same story for all Unitech projects. (Unitech Escape a luxury project from them where people are living still have lot of towers not fully constructed & non-occupied)
Hi Hemant, As per my recent inquiry about this project , i got to know that ,this project possession is around 2016 December. Construction work is going on full swing. Spreading over 13 acres, this project has total 16 towers & 15 floors and nearly 800 to 900 units are there.

Hi Karthik,,, Considering Raheja builder mind-set and their tactics to deliver the project, we have to be ready for unjustified extra huge demand with high delay in delivery. According to one my friend (who bought flat in Atharva in sec 109), we also have to be ready for legal battle. In short, dealing with builder like Raheja is getting high tension & shock in return of our investment. I am honestly telling, new buyer should stay away until unless Revanta is fully ready with OC.

At Gaur Homes project, the builder was charging high maintenance charge of Rs 1.35 while it was supposed to be only Rs 1 per sqft. Also the behavior of builder with the buyers is not at all good. Hi, this project started at 2007 and really got into delay and the amount of money Government has alloted for it is huge. The recent news says that PWD is constructing three flyovers at Bhalaswa Chowk, Burari Chowk, Mukundpur Chowk and two loops at Mukundpur Chowk.

The Raj Nagar Extension is situated on this new Meerut bypass.The place enjoys the status as the most well planned city in the NCR, having high connectivity with Delhi as well as Noida the place is simply giving the residents the super good connectivity.To note down the perfect distance kindly go through this :From Raj Nagar Extension it is just a 15-minute drive to Delhi, Greater Noida is 35 minutes, Vasundhara is 10 minutes, Indirapuram is 10 minutes, Vaishali is 10 minutes , Meerut and Hapur is 40 minutes each.
Raj Nagar Extension is located adjacent to Ghaziabad and is yet disconnected from all the pollution and chaos of the industrial town. It is situated close to the Hindon River Green Belt. The connectivity with the arterial NH-24 and the Grand Trunk Road is improving with the construction of new flyovers.

Hm there are banks like SBI, PNB, ICICI, HDFC who have approved the project. Hmmm the project is approved by GDA and is located near NH 58 , also within 20 min you can reach Delhi . There is also a proposed metro station which will be just few km away from the project.

Most importantly investment is easy and more safe is because there are no land mafai or land litigation story on Crossing republik. There are new areas which are also rising up, like Noida Extension and Indirapuram, but all this place has some legal issue or some land litigation, hence you money is not safe there . But here , you can believe in the area and the projects and can expect a good future returns.

Guys when there is already a land issue and which is not yet solved, how do you expect it to get solved so early, that you guys are expecting the returns. Even if you buy plot, if the place is not good enough for investment, why will anyone even buy it!!!!
True , i agree to the fact, Noida Extension is still a baby, it needs to get nurtured first then the story comes for micro market and all. For now the place is not at all a place for investment.

See i can quote few points each : Advantages: a. Sector 121 has the best connectivity which will help your money to appreciate fast and in double rate. b. You have high end projects and also the all the projected are located nearby IT sector. c. Noida Extension is easily accessible, which is the fasted growing market for now... d. There are already small shops ready near the projects. Disadvantage : a. Sector 121 is among the last sectors of Noida.Hence the area is less populated, which might cause, issues like robbery, eve teasing and all that. b. Almost 25% of land parcel belongs to the village called Garhi Chaukhandi, which is a proper village. c. There is a proposed sewage plant in sector 119 and also there are news that sector 122 is a cremation ground . d. The most important point, there is a proposed water treatment plant in Sector 121.See i can quote few points each : Advantages: a. Sector 121 has the best connectivity which will help your money to appreciate fast and in double rate. b. You have high end projects and also the all the projected are located nearby IT sector. c. There might be a discount .. for that you have to go and meet the sales executive of the project.

Then check for seller’s name in municipal records, confirm seller’s membership in the society (if formed) & ensure there are no pending bills, charges or taxes. Then make sure that the property is mortgage free & Sanctioned Building Plan (to ensure no unauthorized construction) & Previous title documents (that chain of title is complete).

Hi, In my point of view, you should you should pay the following taxes at the time of property purchase:- 1)TDS or tax deduction at source on amount exceeding Rs 50 lakhs for the purchase of immovable property excluding agricultural land. The TDS must be submitted in the name of the seller. 2) Stamp duty on registration. 3) Service Tax is applicable if the property is being purchased from the builder who conceived and constructed the project before offering possession to the buyer. If a ready-to-use property is purchased from the seller then service tax is not applicable. 4) VAT( Value added Tax) – if applicable on the state.

Hi Manu, Yes you are right. I too saw the news and i came to know that Noida authority is building a landfill (SLF) or waste-to- energy processing plant in Sector 123. People are not happy because thousand of like are in stake. This plant is very near to five Schools including play schools, residential sectors & highly populated villages of Noida. This plant will produce 1500 metric tons of waste everyday which will create unhealthy atmosphere for everyone.
Hi All, As per my knowledge, the National Green Tribunal has stayed construction activity on the landfill site in Sector 123 here after a commission appointed by it found that the project had been formulated without following the guidelines. The Noida Authority has also been restrained from carrying out digging or construction till the next hearing.

Hi Mr Pathak, As per my knowledge, go to your local registry office of local jurisdiction along with the xerox/photocopy of documents. And just apply for a certified copy which is as equal as original. Yes if you are not sure that it is stolen or misplaced , then better to make a complaint to your local police station of such deed. And this number will be very helpful for you in future. That deed number will be present in your copies.
Yeah you can follow that. In my point of view, first report to police that you misplaced the deed. Along with that police report, visit your area registrar office. You will have to apply for certified copies of the deed. On payment of certain amount they will issue another copy of the deed. While making an application for obtaining the true certified copy, make a mention of the misplaced deed and you may attach the photostat copy of the misplaced deed.

That is the manner by which most private guesthouses perform their business. It is this anonymity they give that is helping those searching for easy targets finding a home.
@ Bhawna, According as far as anyone is concerned, One essential reason driving the fast growing business of guesthouses many of them unregistered and, for that reason, illegalis the interest for affordable rooms in Gurgaon. In any case, without regulations, these facilities, some of which double just as PG housing, have transformed into a security nightmare.

Facilities provided are Club with Gym Swimming Pool Multi cuisine Restaurant Banqueting Meditation Hall The project is well connected to other parts of the city. Such as 4 Km from Sai Mandir 1 Km from sector 120 4 Km from Fortis Hospital 15 minutes drive from sector 18 market 20 minutes drive from DND Flyway. The price of the apartments ranges from Rs 42 lakhs to Rs 67 lakhs approximately.

Q: I want to know when i s the project expected to get completed and how much is the total land area.

Few months back I enquired about the project and the concern person told me that the project is expected to get completed by end of 2017. The project is spread over 113 acres of land, nestled amidst the Aravallis on one side and 500 acres of Master Plan greens on the other.
Hey Nishant, Today only my wife inquired about the project as we were planning to buy a property in Gurgaon. It seems the project is on hold because of some delay :( :(

Opppzz then I do not think it will be a good idea to buy a property here as you never know when they are going to start the project and when they will give the possession.
Anyways now you can book or buy a property here as it has been put on hold and the sales person is not ready to disclose anything related to the project.

Thanks Lohit.... Could you please tell me, ohw much service tax Ajnara is charging? The Flat cost sheet provided to me have 4.5% on BSP and 15% on PLC. I believe 3.75% on BSP is the correct service tax on under construction property of less than 1 crore. Please let me know, if i am wrong.

Hello sir, Do not buy any such ongoing projects which are not yet register under Haryana RERA. As per Haryana RERA, every project must be registered under it otherwise, project has been consider as illegal. Q: I am planning to buy an apartment in Mahindra Lifespaces Luminare in Gurgaon. Apparently they are offering a free Mercedes Benz C-Class. Sounds too good to be true. Anyone has an idea about the same?

Hello Pranay, Yes, Mahindra Luminare is a UPRERA aoproved project and its registration no is HRERA (Reg)209-2017-299. It is a HUDA approved project and banks like HDFC, ICICI, Axis and SBI are offering loan for it. Hi Sujan, Are you looking for a ready-to-move-in property or under-construction property? I would suggest you go for ready-to-move-in flat, you will get what you will see exactly. There is no possession delayed or any legal dispute. You can also go for under-construction flat, but be sure that it is RERA Approved. Apart from that, It has been made mandatory for any developer launching residential property over 500 square meters or eight apartments to register the project with RERA and upload all the details pertaining to the said project on the RERA website before any initiation for sale is made.
I agreed with Richa and Yash. There are a few more benefits which I would like to mention here. These are - This Act also requires the developers to deposit 70 percent of the total amount received from the buyers in a separate bank account earmarked for each project. To provide strength to this, Appellate Tribunals will be set up in each state to adjudicate and deal with real estate disputes.
